  • Currently, the school-age population continues to decline in Korea due to social factors. On the other hand, the dormitory facilities are constantly being built and renovated. There are many problems such as construction period and on-site waste when constructed with reinforced concrete structures, which are existing construction methods. Accordingly, dormitory facilities shall be constructed using appropriate construction methods. Therefore, in this study, we will collect and organize basic data on the use status and modular system of dormitory facilities and study efficient maintenance and management when modular construction method is applied to dormitory facilities with changing demand.

Insulation Performance Analysis of Vulnerable Parts of Thermal Bridge and Condensation in Modular Buildings (모듈러 주택의 열교 및 결로 취약부위별 단열성능 분석)

  • The modular construction method is an off-site construction method using built-in structures from the manufacturing facilities. Modular construction is commonly applied to buildings which have relatively smaller and simpler structures than other types of buildings. Although modular building has emerged in the domestic construction industry as an alternative building strategy, previous researches on the environmental characteristics of modular building has not been comprehensively studied. Thus, this study empirically analyzed the insulation performance of thermal bridge and condensation parts of the modular buildings by using IR image analysis, Air-Surface Temperature Ratio method, and temperature difference ratio. The insulation performance analysis was conducted by comparing a modular building and a RC building in Seoul.   • As policy support for the modular construction method and measures to expand the market are being prepared, it is time to present and analyze clear tasks for activation. Therefore, this study aims to present core tasks for activating the modular construction method. The tasks were reviewed through analysis of existing research and supplemented through expert interviews to derive 30 core tasks. Following this, a questionnaire survey was conducted to analyze the important and urgent of these core tasks and to determine their priorities. The results of this study can contribute to a strategic approach for solving the core tasks necessary for revitalizing modular construction.

  • The productivity of the construction industry is lower than other industries. Modular system is suggested to enhance the productivity of the construction industry. Modular system is a construction method which installs units manufactured in factory on site. It enables to reduce the duration and improve the quality of the constructions. However, the construction technique applied to modular system has not overcome certain structural problems. To solve the problems and motivate the application of modular system, this study propose the hybrid system which use core to resist a lateral force.

The Study on the Developing Process of BIM Modeling for Urban-life-housing Based on Unit Modular (유닛모듈러 기반 도시형 생활주택의 BIM 모델링 프로세스 개발 연구)

  • The current architectural design of unit modular has been based on 2D of CAD program, so unit modular character which needs unit information management, as a dried-member system, has no effect on design process. The purpose of this study is We have developed a suitable BIM design process, according to various works of construction, then tried to contribute to supply and activation of the urban-life-housing based on unit modular. The BIM modeling process based on unit modular has been in order of unit combination with preparing manual classification, and, it has been constructed, at construction site, from housing foundation to roof finish by Bottom-up method. At a manufacturing factory, it has been produced in order of 1) grouping materials and parts, 2) fabricating unit boxes, and 3) interference examination of unit boxes, and each order has been classified as housing structure, architecture, plumbing process separately. At a construction site, the fabrication has been done in order of, like as a real housing construction scenario, 1) RC foundation work 2) unit module job-site-fabrication work, 3) roof truss work, 4) plumbing and HVAC work, and 5) housing interior finish work. After modeling process, the interference examination on each work of construction has finally completed modeling. The Unit modular utilizing BIM modeling can make easy housing maintenance through systematic control with preparing manual of unit module information, and securing accurate and speedy construction information. And it will promote design credibility and create maximum effect of unit modular construction method, such as construction period reduction and upgrade of construction quality, etc., through the computer simulation as real as construction environment in cyber space, and with the interfering examination.

An Analysis of Cost Reduction Potentials for Modular Housing from the Long-term Perspective (장기적 관점에서의 모듈러 주택 공사비 절감기회 분석)

  • Despite the many advantages of modular housing, low preference for modular housing for consumers who are familiar with RC structure leads to high construction cost of modular housing. The cost of modular buildings is about 130% of that of RC structures, so it is urgent to secure economical efficiency of modular buildings. Therefore, in this study, after calculating the savings amount of modular housing by type of construction work, economic analysis was conducted from a long - term perspective. In order to carry out the research, the authors compiled and analyzed the material cost, labor cost, and expenses incurred by each type of work by reclassifying the statement of the modular housing into the factory production and the site installation. After that, Pareto diagrams were created to find a core work that is included in the cost ratio of about 80%, and selected it as a cost reduction subject. Based on the assumption that the market size of domestic modular housing is similar to the level of modular advanced countries such as Japan and European countries, six cost reduction methods were set up that reflects the characteristics of the modular construction method and used for the expert interviews. Cost saving potentials in percentage from the interview were converted to the amount of savings that can be achieved by each type of method when applying the method. Finally, the findings of the study are expected to suggest long-term directions for technical development for modular construction and cost savings.

  • Republic of Korea is recently becoming an advanced country with increasing standard of living. This is causing a lack of employment in the construction industry because of high labor costs and it is resulting rapid increase in foreign labors. Modular Method of Construction can be defined as 50%~90% of the entire process is completed in factory, and transferred to construction field to install. The main purpose of this process is to minimize the entire process that possibly can be done at construction field in order to maximize the quality. The current local usage of Modular Method of Construction started at Shin Ki Elementary School during 2003 and it is widely used for military facilities. It should be used more because it has strengths of spending short time period to complete and low production costs. It can make a change if Modular Method of Construction is applied. Toyota is currently producing vehicle with conveyor system and if Modular Method of Construction is applied, then it is possible to reduce the waste of labor, and automatic production time. Expansion of the modular Market can be expected by applying this method because it will improve producing costs, high quality, and enforced process. This research tried to solve the problem of factory's manufacturing production by applying local Modular Method of Construction to provide suggestions and analyze the profitability with applied conveyor system. It is depending on produced model, but this research's model will take 20 months including assessment of payback period.

Comparison of Characteristics for Establishing Quality Standards of Modular Buildings for Temporary Classrooms (임시교실용 모듈러 건축물의 품질기준 마련을 위한 특성비교)

  • Wall structure smart modular is a building construction method where modules are manufactured in a factory and assembled on-site. This method is gaining popularity in the construction industry as it reduces construction time and mitigates risks such as material supply and labor costs. Wall structure smart modular is necessary as it provides comfortable temporary classroom space during renovation and remodeling of aging school buildings. The structure and characteristics of each type of temporary classroom modular were compared, and wall structure modular showed superior performance in terms of height and weight competitiveness compared to mixed structures. With these advantages, wall structure modular can ensure economic efficiency and recyclability as a temporary classroom. In the future, we aim to compare and analyze the standards such as inter-floor noise and heat transfer coefficient for wall structure and mixed structures.

  • Recently, The importance of modular construction method has increased by market environmental change. However, it's application in the actual project is restricted due to the lack of understanding of modularization and the absence of utilization system. To overcome this problem, this study propose the decision-making model for selecting modular or conventional (stick-built) construction method at early stage. First the needs of modular method in plant project is derived and the benefits and barriers of modular construction are analyzed through literature review. Based on this analysis, 6 decision-making factors covered project and modular characteristics are derived and the decision-making model is developed. Finally, 12 actual overseas project cases is evaluated by this model for verifying its applicability. This proposed model can provide the guideline to select the construction method in early stage for successful execution of plant project.

  • At present, there are many companies that can produce modular housing. However, if the housing projects are conducted without design standards and principles, each company will supply housing according to its own design standards, resulting in a loss of opportunity to promote standardization at a national level. Korea's modular construction technology is still in its infancy, and there is a lack of MC design applications due to the limited construction market. In recent years, however, related R&D has been carried out by the Ministry of Land, Infrastructure and Transport in order to activate modular construction. As a result, test-beds for public rental housing are currently being built, and the public rental housing applied with the modular construction method is expected to spread in the near future. In this regard, this study seeks to promote more economical and efficient production and supply of modular housing. To this end, it investigates the current status of modular construction, analyzes the problems and proposes a serious of MC design standards as part of the design standardization and open system for modular housing industry to solve the problems.
