주상복합건물의 성장관리형 도시재생 효과에 관한 연구 (A Study on Effects of Urban Growth Management Style Urban Regeneration of the Mixed Use Building in Seoul)

  • In the urban area where rapid suburbanization trend continues, the role of mixed use building is controversial. It is argued that the mixed use building is an effective tool to recover residential function of urban core(urban regeneration). It is also argued that the building is a cause of serious urban problems, such as congestion, public service shortages. The fundamental purpose of this study is to examine the role of mixed use building in terms of urban growth management in Seoul. For this purpose, data of mixed use building from 1981 to 2007 are collected and analysed. The results show that most of mixed use buildings are located in either sub-centers or population losing areas, rather than traditional urban core. Therefore, it is hard to accept that the two controversial arguments. The mixed use building noncore areas in most cases. However, it dose help to increase population inflow in non-core areas. it is difficult to accept the public service assertion which states that super-high rise mixed use building causes public service congestion, because the building is built in population losing or demand decreasing area. Based on these findings this study suggests some policy alternatives such as urban service boundary or concurrency program to management urban growth.

  • 유비쿼터스 기술의 보급이 본격화됨에 따라 민간 주도적 u-서비스 개발이 활발히 추진되고 있다. 특히 다양한 생활공간으로 구성되어 상호 시너지효과를 목표로 개발되는 복합단지는 차별적인 서비스 제공을 목적으로 유비쿼터스 기술을 적극적으로 활용하고 있다. 본 논문에서는 복합단지에 적용 가능한 u-서비스 개발 방법론을 제시하고자 한다. 복합단지의 u-서비스는 궁극적으로 수익성을 목적으로 하기 때문에 서비스 사용자가 유비쿼터스 기술로 제공되는 서비스로 인해 보다 많은 상거래 행위를 할 수 있도록 해야 한다. 본 논문에서 제시하는 복합단지 u-서비스 모델 개발 방법론은 우선적으로 u-서비스 개발을 위한 다양한 관점을 정의하고 이와 같은 관점들의 교차점에서 구체적인 u-서비스 요소를 도출하는 방법을 사용하고 있다. 다음으로 도출된 u-서비스 요소를 구성하여 u-서비스 풀(pool)을 설계하고 평가를 통해 최종적으로 도입할 u-서비스를 선정하는 과정으로 u-서비스 모델을 개발하고 있다. 제시된 u-서비스 개발 방법론은 복합단지의 u-서비스 풀을 체계적으로 발굴할 수 있는 기반을 제시함으로써 성공적인 복합단지형 u-서비스 구현에 기여할 것으로 기대된다.

  • 유비쿼터스 기술이 본격화됨에 따라 민간주도적 u-서비스 개발이 활발히 추진되고 있다. 본 논문에서는 복합단지 공간에서 활동하는 모든 참여자들을 위한 인터액티브(Interactive) u-서비스 모델 개발방법을 제시하고자 한다. 웹 2.0트렌드는 단지 내 서비스 제공자의 일방적인 정보 또는 컨텐츠 푸쉬(Push)뿐만 아니라 사용자의 참여에 의한 정보 창출과 공유를 전제로 하고 있다. 여기서 사용자 주도적 u-서비스는 다른 사용자뿐만 아니라 서비스 제공자에게 맞춤형 서비스를 창출하는데 매우 유용한 정보를 제공할 것이다. 이와 같은 인터액티브 u-복합단지에서는 정보 제공자가 사용자가 되고 정보 사용자가 정보 제공자가 되어 네트웍의 효과가 극대화되는 정보밀집형 공간이 될 것이다. 또한, 복합단지라는 제한된 장소적 특성을 고려해 볼 때 인터액티브 u-서비스가 제공하는 정보 또는 컨텐츠의 공유 및 활용의 효과가 매우 클 것으로 기대할 수 있을 것이다.

이치카와(시천(市川)) 시립 제 7 중학교 설립과정 분석을 통한 일본의 교육시설 민간투자 사업에 관한 연구 (A study on the Mixed-Use School PFI in Japan - Case study on the construction of Ichikawa 7th middle school -)

  • This research is intended to analyze the tendency and mixed-use of the PFI for the middle schools in Chiba Province, Japan. The Ichikawa 7th middle school has included food supply system, nursery school, auditorium, day service center and care house. It consists of 2 PFIs. The one is middle school, food supply system, nursery school and Auditorium. The other is Day Service Center and Care House for elderly. This is the first mixed-use school by PFI in Japan. The PFI is a very nice tool for the future of our educational environment. But it has weak points, too. This paper analyze the case of Japanese PFI for the better results of Korean BTL systems.

A Mixed-Method Approach to Explore the Motivations and Constraints of Kiosks Consumers

  • Providing services using kiosks is actively carried out between suppliers and consumers. These service processes have recently begun to play a dominant role in transactions. However, previous self-service technology (SST) studies or kiosks have not fully reflected the changing environment surrounding these different technologies. To cover the updated business environments, we combined qualitative and quantitative research methods. Through qualitative research and a review of previous studies, the variables emphasized as motivations and constraints for kiosks use and those that can be newly illuminated were selected for this study. We then applied the variables to the research model to assess their influence. In terms of the motivations for using kiosks, the results suggest that perceived usefulness and compatibility as service quality, forced use, and perceived service providers' efficiency as provider polices, absorptive capacity, and habit as an individual characteristic and social influence as a subjective norm have a significant effect on the attitude toward kiosks. In terms of constraints, difficult to use and need for interaction predicts the attitude toward kiosks. Attitude toward kiosks, perceived behavioral control, and social influence are directly related to the intention to use kiosks. Lastly, intention to use kiosks plays a significant role as an antecedent of revisit intention. Using these empirical results, we propose both academic and practical implications for future kiosks use.

  • Since the provision of Permanent Affordable Housing in the early 1990's, it is confronted with the need to strengthen its welfare service due to aging of its facilities and the declining welfare system for its tenants. In addition, the aging population of tenants is on the rise, increasing the group of tenants that are in need of care. The local social community center has entered into the community of permanent affordable housing and takes partial responsibility in the tenant's social welfare. However, social community center is mainly responsible for providing welfare service to its local residents and thus limited in its ability to satisfy welfare service to tenants of permanent affordable housing. Therefore, it is required to renew the existing welfare system to better suit social demands of tenants according to its specific social group and the characteristics of housing complex. This study aims to propose methods that can strengthen welfare service and analyze the characteristics of welfare service by investigating the existing conditions of welfare system for the tenants in permanent affordable housing complex. For this purpose, this study presents with categories of service standards, by breaking down and codifying welfare service and propose applicable mixed-use service in pre-existing permanent affordable housing.

초고층 주상복합아파트 거주자의 주거만족도 (The Residential Satisfaction of Residents in High-rise Mixed-use Apartments)

  • This study investigates residents' living satisfaction with high-rise, mixed-use apartments built in the structures of reinforced concrete construction(RC) and with steel framed, reinforced concrete construction(SRC). The following study results were obtained: 1) Residents expressed below average satisfaction (below 3.0) with the common-area landscape and environmentally-friendly factors, children's playground and its facilities, community service for residents' by the management offices and utility plan. 2) According to the satisfaction of sound environment, residents of the SRC group expressed above average satisfaction. It can be concluded that noise problems around the residential area of the SRC group was well solved in this study. However, the residents of the SRC group expressed low satisfaction with the freshness of indoor air, humidity, and smell in the living quarters. 3) High-rise, mixed-use apartments should accommodate a familial life cycle, be designed as an environmentally friendly resting place in harmony with city life, and provide various communal programs for residents.

Cost analysis on renewable warranty policies subject to imperfect strategies using inter-failure intervals

  • In this paper, cost analysis is conducted using inter-failure interval under renewable warranty subject to imperfect repair for multi-component system. One way to model the imperfect repair is to use the quasi-renewal process (Wang and Pham 1996). Two alternative quasi-renewal processes were suggested by Park and Pham (2010) using quasi-renewal process; first is an altered quasi-renewal process with random variable parameter and second is a mixed quasi-renewal process considering replacement service and repair service, simultaneously. In this study, we use the altered and mixed quasi-renewal processes and develop the warranty cost model to obtain the expected value of warranty cost and to help company make important decisions regarding the warranty policy. Numerical examples are used to demonstrate the applicability of the methodology derived in the paper.

  • 정보통신기술의 발달과 코로나19는 호텔산업에 이례적인 변화를 불러일으켰고, 호텔 고객들의 서비스 로봇과 같은 비대면 서비스에 대한 수요가 급증하였다. 이에 본 연구는 혼합분석기법을 적용하여 호텔 고객의 비대면 서비스에 대한 인식을 조사하고자 한다. 구체적으로 본 연구는 구조방정식모형을 통해 변수들간의 상관관계를 파악하였으며, 나아가 퍼지셋 질적 비교 분석 기법을 적용하여 비대면 서비스를 제공하는 호텔 이용의도를 형성하는 변수들의 패턴을 도출하였다. 분석결과, 서비스 경험 공동창출, 즐거움, 개인화 그리고 신뢰가 비대면 서비스 이용욕구를 거쳐 이용의도에 유의한 영향을 미치는 것으로 나타난 반면에, 퍼지셋 질적 비교 분석 방법에서는 도출된 모든 패턴에서 즐거움이 핵심 요인으로 도출되었다. 이러한 분석결과를 토대로 본 연구는 호텔 고객의 비대면 서비스에 대한 심도 있는 이해를 위한 학술적 근거를 제시하였으며, 호텔 매니저들에게 위드 코로나 시대에 비대면 서비스 전략에 대한 구체적인 가이드라인을 제시하였다.
