실적자료에 의한 공동주택 하자보수비용의 시계열적 분석 (A Study on the Time Series Analysis of Defect Maintenance Cost in Apartment House according to the Actual Use Data)

  • Recently a great deal of people are taking legal action against the housing provider due to the defects of their Apartment house. And most of the housing companies are spending a huge amount of expenses and efforts to keep their brand value. This essay will carry out time series analysis the 20 housing district which are constructed by huge construction companies. This analysis itemised by metropolitan area(Seoul) and others to keep the degree of reliability, and converted future defect maintenance cost into current cost applied by discount rate to figure out suitability of defect maintenance cost. Even though, this essay is not able to represent standard of defect maintenance cost due to the insufficiency of record, while it will be assisted as a referance when long-term record of time series is estabilished.

  • The need for maintenance of bridge infrastructure is increasing due to aging, and the cost of maintaining the infrastructure must be calculated for effective budget distribution. Therefore, in this study, representative defects according to bridge superstructure type are derived to calculate the cost for each repair method. First of all, the representative bridges, PSCI girder bridge, Rahmen bridge, Steel box girder bridge, and RC slab bridge, were selected as superstructures using BMS data, and repair methods for defects were presented. In addition, the cost of the repair method by superstructure type was compared. This result is expected to predict total maintenance costs in consideration of the maintenance cycle.

  • 본 논문에서는 비재생무료교체-수리보증이 종료된 이후의 수리가 가능한 시스템에 대한 주기적인 예방보전모형을 고려한다. 이러한 예방보전모형에 대하여 기대순환길이, 총기대비용 그리고 단위시간당 기대비용을 각각 유도하고자 한다. 또한 유도된 단위시간당 기대비용을 최소화하는 최적의 예방 보전주기와 예방보전횟수를 결정하는 방법에 대하여 자세히 설명한다. 끝으로 고장시간이 와이블분포를 따르는 경우에 최적의 주기적 예방보전정책을 결정하여 본다.

  • 본 논문에서는 보증기간이 종료된 이후의 수리가 가능한 시스템에 대한 주기적인 예방보전모형을 고려하는데, 무료수리보증, 비례수리보증 그리고 혼합수리보증과 같은 세 종류의 수리보증정책을 고려한다. 이러한 세 종류의 수리보증기간이 종료된 이후의 수리가 가능한 시스템에 대한 주기적인 예방보전모형에 대하여 각각 기대순환길이, 총기대비용 그리고 단위시간당 기대비용을 유도한다. 또한 유도된 단위시간당 기대 비용을 최소화하는 최적의 예방보전정책인 최적의 예방보전주기와 예방보전횟수를 결정하는 방법에 대하여 설명한다. 끝으로 고장시간이 와이블분포를 하는 경우에 최적의 주기적 예방보전정책을 결정하여 본다.

  • The optimal design was performed for the bridge superstructure composed of steel box girders and concrete deck considering life cycle cost. The service life of the superstructure was estimated, after load carry capacity curves for steel girder and concrete deck were derived on the basis of condition grade curves and maintenance histories. The object function was determined as life cycle cost, including initial cost, total maintenance cost, disposal cost and user cost, for a period of the estimated service life. The optimal design of the superstructure was performed for the various service lifes. The annual costs were used to compare calculated results and to get the most economical design. Also this paper presents reasonable idea for the use of user cost with uncertainty.

  • Life-Cycle Cost Analysis (LCCA) for highway projects is known as an effective analytical technique that uses economic principles to evaluate long-term alternative investment options, especially for comparing the values of alternative pavement design structures and construction strategies. In the Unites States, the 2012 Moving Ahead for Progress in the 21st Century Act (MAP-21) amended the United States Code to mandate that the United States Government Accountability Office (GOA) conducts a study of the best practices for calculating life-cycle costs and benefits for the federally funded highway projects in 2013. The RealCost 2.5CA program was developed and adapted as an official LCCA tool to comply with regulatory requirements for California state highway projects in 2013. Utilization of this California-customized LCCA software helps Caltrans to achieve substantial economic benefits (agency cost and road user cost savings) for highway projects. Proper implementation of LCCA for roadway construction and rehabilitation would deliver noticeable savings of agency's roadway maintenance cost especially in developing counties where financial difficulties exist.

  • This paper presents the result of life-cycle cost (LCC) estimation for domestic products propulsion control system (motor block unit) of KTX-1 considering periodic maintenance. Life cycle costing is one of the most effective approaches for the cost analysis of long-life systems such as the KTX-1. Life cycle costing includes the cost of concept design, development, manufacture, operation, maintenance and disposal. To estimate LCC for domestic products motor block unit, it was analyzed physical breakdown structure (PBS) on motor unit in view of maintenance cost and unit cost etc. As a results, life cycle cost on motor block unit increased moderately expect for periodical time when major parts are replaced at the same time. hereafter this results will be reflected in the domestic products being developed.

  • 본 연구에서는 생애주기비용을 고려한 성능기반 최적 유지관리 전략 수립 시스템을 개발하였다. 교량 수명동안 비용과 성능이라는 상반되는 목적을 균형있게 만족시킬 수 있는 유지관리 시나리오의 생성을 다중목적 조합최적화 문제로 정식화하고 유전자알고리즘을 적용하였다. 개발된 프로그램을 이용하여 국도 상 강거더 교량의 최적 유지관리 시나리오를 제공하는 과정을 제시하였다. 개발된 시스템은 현재의 교량 유지관리 전략 수립의 방법을 개선하여 교량 관리주체에게 다양한 제약 및 요구조건에 부합하는 최적의 교량 유지관리 시나리오를 제공할 수 있는 효율적인 도구로 활용될 수 있을 것으로 판단된다.

예방보전이 불완전할 때 최적 주기적 예방보전 계획 (Optimal Periodic Preventive Maintenance Schedule When Preventive Maintenance is Imperfect)

  • In this paper, we consider a periodic imperfect preventive maintenance(PM) policy in which the system's failure rate after each PM remains unchanged. The system undergoes only minimal repairs at failures between PMs. Exact mathematical formula of the expected cost rate per unit time is derived. Optimal number of PMs and optimal maintenance period are derived by minimizing the expected cost rate per unit time. A numerical example is provided to illustrate the proposed approach under Weibull lifetime distribution.

  • This paper presents a Stochastic Long-Term Maintenance Costs Estimating Method for the Apartment Housing (SLCE). A simulation approach is used for generating the stochastic long-term maintenance cost, and it is based on the defined variability in repair cycle of the individual maintenance elemental within the process. SLCE provides the probability distribution of the budget required to maintain the apartment housing. A case study is presented to demonstrate and to validate the system.
