The Effect of Floating Location on Goodwill and Rent of Retail Shop -Focused on Seocho·Gangnam Commercial Area- (유동인구가 상가권리금과 임대료에 미치는 영향 -서초·강남구 상권을 중심으로-)

  • The purpose of this study is to analyze the factors affecting the influence of the size and composition of the floating population on goodwill and Rent. First, the conceptual difference between location value and rent is clearly distinguished. Second, the value of land price is divided into fixed land value and floating land value. The empirical analysis utilized consulting data from 188 shops in Seocho and Gangnam-gu in 2013 ( restaurants, resting restaurants, drinking places, general stores, entertainment and sports). The results using linear regression analysis are as follows. Goodwill and rent have a positive correlation, but the evaluation system and factors are different. Especially the influence of the floating location factor is larger than the rent. And the fixed location factors such as building deterioration bus stops, were found to be significant influencing factors in the rents, but they did not affect goodwill. This result implies that the value of location of goodwill should be taken into consideration of a temporal and spatial concept. Since, in order to resolve disputes between the landlord and the tenant, it is necessary to accumulate data continuously and to study the objective evaluation system in the future.

A Study of the Visual Effects by Variations in the Location of the Waistline and the Width of the Round Belt of the Basic Pants (베이직 팬츠의 허리선 위치(位置)와 라운드 벨트 폭(幅)의 변화(變化)에 따른 시각적(視覺的) 효과(效果))

  • The purpose of this study is to present basic data that can express beautiful silhouette by studying visual effect that depend on waist position of basic pants and the change of round belt width and analyzing the study of visual effect of the pattern design as well as the effect of design component. The stimuli are 21 samples: 7 variations of the location of the waistline and 3 variations of the width of the belt. The data has been obtained from 35 fashion design majors. The data has analyzed by frequency, factor analysis, anova, scheffe's test and the MCA method. The visual effects by the location of waistline and the width of belt are composed of 3 factors : horizontal direction factor, vertical direction factor and flexuosity factor. In these factors, horizontal factor is estimated by most important factor. Visual effect is positive when belt width widens as the location of waist line goes down to position of low belt. And in case the location of waist line is in the position of natural waist belt and low rise belt, belt of 3.2cm width is effective visually. The interaction effects between the location of the waistline and the width of the belt have significant differences in all factors. Factor that appears in visual effect of basic pants can be evaluated differently according to pattern of pants and characteristic of body shape. So we may receive better visual assessment if we consider the location of waist belt and width of belt in side of visual effect and image, when we produce pants giving variety to crotch depth.

A fuzzy approach to location of a telephone switching center at a new establishing city (퍼지 접근법을 이용한 신도시 전화국의 최적 입지선정에 관한 연구)

  • This paper addresses the problem of locating a telephone switching center at new establishing city or town. There have been several studies on the location of telephone switching center at an existing telephone network to cope with the expanding subsciber's demand, in most of which only the economic factors were considered and was determined where the switching center is established in order to minimize the total cost. This paper, However, deals with the social factors as well as the economic ones. We develop a location model considered these two factors simultaneously by using a fuzzy approach. Finally, we apply the model to locate a new telephone switching center at the Haeundae where the Pusan City intends to construct a new town.

  • Venture company refers to technology-intensive start-ups which is characterized by high high returns and risks to challenge new business to have new ideas and technology. These venture companies, ripple effect on the competitiveness of the national industry is large, and has emerged as a new industry that is able to overcome the difficulties of low growth, as an important element in regional development strategy, urban economy of not only activation, with a large impact on the regeneration and revitalization of the city that has lagged behind, has been recognized its importance. In this study, by investigating the influence of the Anyang city development strategy based on the location factor of venture companies for the activation of Anyang City urban development in satisfaction as an intermediary, empirically location of venture companies factor is trying to analyze the effect of parameters of Anyang city development strategy in relation to the satisfaction. Analysis method is to distribute the questionnaire were analyzed using the SPSS statistical program, the results are as follows. Location factors of venture companies, government support, transportation accessibility, venture integrated factors, it appears as four factors factors of support facilities, the analysis result venture firm location factors found to affect positive satisfied (+) It was. Secondly, in order to verify the parameter effects the result Anyang urban development strategy of using three steps regression analysis, as there is influence of the positive (+) mediated effect was investigated. These results, in order to increase the satisfaction of Anyang City, is not only the physical environmental elements, it is necessary to make the urban development strategies.

  • Selecting a suitable place is to determine the attributive conditions and qualified areas for the aim as factors and is to be fulfilled systematically for selecting the area which satisfies all these. This research tries to achieve a rational suitability analysis of residential development using the GIS modeling method and the hierarchical analysis process. A spatial and attributive analysis has been systematized for selecting a suitable place for the study and GIS analysis model has been used for the effective conclusion drawing for different levels. As a next step, a quantitative and qualitative evaluation index was created through complex consideration of the criteria and decision factors of the location selection, and weights were added depending on the relative importance of these factors. In particular, 3D terrain model simulation method has been used in order to reflect the aesthetic factors of the scenery which is an element of the subjective evaluation factors and considered qualitative and subjective evaluation factors which were not considered for the existing AHP technique. After the research, a location that satisfies complex requirements was found rapidly and accurately through the GIS model and hierarchical analysis.

An Analysis of the Vowel Formants of the Young Males in the Buckeye Corpus (벅아이 코퍼스에서의 젊은 성인 남성의 모음 포먼트 분석)

  • The purpose of this paper is to extract the vowel formants of the ten young male speakers from the Buckeye Corpus of Conversational Speech [1] and to analyze them in comparison to earlier works in terms of various phonetic factors that are expected to affect the realization of the formant distribution. The first two formant frequency values were automatically extracted with a Praat script along with such factors as the place of articulation, the content versus function word information, syllabic stress information, the location in a word, location in utterance, speech rate of three consecutive words, and the word frequency in the corpus. The results indicated that the formant patterns from the corpus were very different from those of earlier works although the overall pattern was similar and that the factors were strongly responsible for the realization of the two formants.   • The aim of this study was to identify the significant factors for deciding yacht marina harbor location, and to use them for policy decision of a yacht marina project of local government. For this purpose, 2 top factors, 11 sub-factors and 50 specific factors were determined through a theoretical review and specialist interviews. This was followed by a questionnaire survey given to residents of Jeju and yacht tourists within the Jeju Special Self-Governing Province only. The results showed that marine safety is significant and the development must be made for local economic growth and by the participation of local residents.

Factors Influencing Recurrent Chronic Subdural Hematoma after Surgery

  • Objective : The authors attempted to confirm the risk factors for recurrent chronic subdural hematoma[CSDH] after simple burr-hole drainage. Methods : A total of 302 patients with CSDH who were treated at our hospital between January 1998 and May 2005 were studied. Various parameters considered for analysis of factors associated with CSDH recurrence; demographic and clinical findings [age, sex, history of seizures, diabetes, vascular diseases], initial and perioperative CT findings [hematoma density, location of catheter tip, post operative intracranial air, intracranial hematoma extension, hematoma width, hematoma site]. Results : Twenty-four patients [7.9%] experienced recurrence, whereas 278 patients [92.1%] did not. Five major risk factors should be considered : 1) layered type by hematoma density, 2) type I, II by location of catheter tip, 3) presence of postoperative intracranial air, 4) cranial base type of intracranial hematoma extension, 5) greater hematoma width. Conclusion : In this study, we report that the incidence of postoperative CSDH recurrence can be reduced by the examination of the hematoma characteristics on initial and perioperative CT findings and by preventing subdural air accumulation during operation. In addition, the location of the catheter tip can be used as a helpful factor in reducing the recurrence.

  • In this study, I have summarized the geographical location conditions according to geographical position where communities locate and I have classified the spatial composition factors into size factor and the line factor. This was accomplished through field research and comparison and analysis of pertinent literature. Then, I have discussed the geographical location conditions and the characteristics of the spatial composition of a particular community. Finally, I have pointed out that the similarities and dissimilarities of the spatial composition factors of a certain community with locational aspects, geographical aspects, and occupational aspects, can be considered.

The Location Determinants of FDI in Developing Countries: A Case of Myanmar

  • The aim of this study is to empirically examine fundamental factors that drive FDI to a particular location. This study further explores operating conditions of Korean firms in Myanmar. A survey methodology and then a regression analysis are employed. The study finds that the factors such as transportation, production factor, market, and cost play an important role for the location of FDI. However, the Korean investment in Myanmar decreases from 2013. The decrease of Korean investment implies that investing in Myanmar has not been profitable. The empirical study finds a complicated pattern of FDI. Large Korean firms are located far from the consumer market, thus, bear an increased transport cost to reach the consumer market. They are rather located in a place where they can access to a transport means and raw materials with low cost to export final products. They place FDI into a host country to serve as a production platform for exports to neighboring countries.
