A Differential Pricing Model for Industrial Land based on Locational Characteristics (입지특성을 고려한 토지가격의 차등적 산정방안 - 산업시설용지 공급가격을 중심으로 -)

  • This paper proposes a differential pricing model for industrial land based on locational characteristics, using Support Vector Regression (SVR) as a land pricing methodology. The initial selling price of industrial land is set based on the total cost of site development that comprises the land acquisition cost and tax, land development expense, infrastructure installation cost, labor cost, migration expense, selling and administrative expense, capital cost, and so on. However, the current industrial land pricing method unreasonably applies the same price per square meter to all parcels within an industrial complex without considering differences in price depending on the location of each parcel. Therefore, this paper proposes an empirical land pricing model to solve this irrationality and verifies its validity and applicability.

  • This study focused on 15 parks to investigate the actual developmental conditions for preservation type parks and artificial type parks in the 9 residential land development sites managed by the Korea Land Corporation in Daegu and Gyeongsangbukdo area from 1994 to 2002. Emphasis is placed upon the types of land use, park arrangements, park facilities, types of planted trees and landscaping expense, with a view to discovering ways of improving the efficiency of future park development.

South Korean Demand for Tourism in North Korea and the Impact of their Expenses on the North Korean Regional Economy (한국인의 북한 관광의사와 북한 지역경제 효과)

  • This study analyses how much Korean visits to North Korea have an impact on the North Korean regional economy. It estimates the demand for North Korean tourism via the borders of North Korea, China, and Russia and South Korean expenses to be spent in North Korea. When asked if they are willing to visit North Korea within the next five years in case the pre-conditions of the visit to North Korea are satisfied, approximately 64.1% of the survey respondents indicated 'yes'. To estimate the demand, this research employed the analysis of purchase intention, popular in marketing, based on their willingness to visit. The annual demand for tourism was 4,136,361 persons. The average estimated expense per person is KRW 1,532,000 and the total annual expense is KRW 6,336.9 billion. Assuming that airfare is excluded from the total expense and the expense is made evenly in each tourist destination, the estimated amount to be spent in North Korea is KRW 2,838.7 billion per annum. The backward linkage effect of this expense on the North Korean regional economy is KRW 7,972.1 billion in total production inducement, KRW 2,619.4 billion in value-added inducement, and approximately 2,890,443 persons in employment inducement. The value-added inducement effect is estimated to be approximately 7.6% of the North Korean nominal GDP in 2020. South Korean tourism is expected to have a significant impact on the North Korean economy. As the demand for North Korean tourism is likely to increase steadily due to the expected increase in overseas travel demand by Koreans, inter-Korean cooperation is needed for the development of North Korean tourism infrastructure if conditions improve.

  • The economic development and the development of medical treatment by scientific technology development progressed the level of national people life and improved average life gradually. In this reason, old people who have finance power would like to receive a comport and high level service, though paying proper expense. In this study, receiving this requirement, we focused that silver town have reasonable and comfortable residing environment in developing rural and rest form silver town objecting external area of Chon-Ju city, and selected land suitability. Through the learning of the neural network theory in the method of land suitability, we applied in the full of study area and improved a flexible determination making as giving each class value in each cell. Also, we compare a method of land suitability using the neural network theory, and it's analysis with a method of land suitability by the duplication method of Boolean Logic have been used In Geo Spatial Information System(GSIS) and proved the Boolean Logic's lose of values and the propriety.

A Case Study on the Effect of Price Ceiling Regulation on the New Apartment Price (분양가상한제 적용여부에 따른 아파트 분양가 비교분석 -부산광역시 민간택지 사례를 중심으로-)

  • This paper examines the effect of price ceiling regulation on the new apartment price. The analysis procedure of the study is divided into two parts, which stand for a case study on the effect of price control on the new apartment price and the survey of real estate experts on price ceiling regulation. The empirical results of our case study show that the selling price under price ceiling regulation is generally lower than that in the situation of price deregulation, in terms of the land development expense and construction cost. With regard to the survey results, more than half of respondents have opinions that price ceiling regulation has an impact on the new apartment price and lowers the price. They are equally divided pro and con regarding the problem of keeping or discarding the regulation.

  • For GIS to land and sea in Korea, GIS on land was almost completed with big cities by NGIS(National Geographic Information System) business. However, MGIS(Marine Geographic Information System) being constructed by the National Oceanographic Research Institute is still constructing geography information and definition of attribute information and real condition. We are being studied on research to get maximized the ripple effect linking GPS and Navigation techniques on GIS. GPS in accuracy is divided into navigation and precise surveying equipment. Now, GPS technology has been developed very much and low price GPS equipments are introducing. But expense on GPS equipment is high yet. Therefore, GPS equipment for navigation is used on cheap GPS equipment in a car or ship. In this paper, the author used algorithm to convert ellipsoid coordinate between WGS84 and Bessel ellipsoid and to analyze map projection between BESSEL ellipsoid and UTM plane coordinate system. And the author developed ship navigation system with cheap GPS equipment using algorithm of ellipsoid conversion and map projection. The author proposed the necessity on constructing MGIS to manage many ships.

Design of Automated Warehouse Systems

  • The warehousing of inventories is an enormous expense to industries worldwide, and yet there are few available that can be used to design rack storage systems while considering overall system costs. The primary objective of this paper is the development of an overall ware hous storage system costs model to aid a warehous planner in the design of automated warehouse systems. A simulation model and statistical estimation procedures are used to determine the maximum inventory levels accumulated in the receiving, storage, and shipping areas. The overall cost model is developed to determine the required total land, the initial investment fund, the number of pieces of handling equipment, and the storage rack configuration for the main storage area. A numerical example is then presented to demonstrate the application of the overall system cost model developed in this paper.

  • The equipment of a landfill need whole cut off facilities so that leachate generated from the landfill primarily do not leak to the ocean. Also, the whole collected leachate need a consecutive clarification treatment to discharge. A method is considered the best among the three alternatives. The merits of this method are as follows; have no secondary pollution. can cut down the expense of treatment, have good effects on preventing external leakage, don't need a leachate well, reliable quality control and easy post management. The weaknesses of this method are as follows; need a thorough survey about underground water and quality of the soil, need a special process to use as the land.

  • International concern over the environmental pollution is ever increasing, and diversified countermeasures must be devised in Korea also. Global trend, damages, problems and countermeasures with respect to issues mentioned in the Rio Declaration, such as prevention of ozone layer destruction, reduction of migratory atmospheric pollution between neighboring countries, and prevention of global greenhouse effect, were discussed in this report. Conclusion of the report is summarized as follows : A. Measurement, Planning and Monitoring (1) Development and implementation of a global network for measurement and monitoring from the global aspects such factors as related to acid rain(Pioneer substances, pH, sulfate, nitrate), effect of global temperature(Air temperature, $CO_2$, $CH_4$, CFC, $N_2O$) and destruction of ozone layer($CFC_S$). (2) Establishment of network system via satellite monitoring movement of regional air mass, damage on the ozone layer and ground temperature distribution. B. Elucidation of Present State (1) Improvement and development of devices for carbon circulation capable of accurately forecasting input and output of carbon. (2) Developmental research on chemical reactions of greenhouse gas in the air. (3) Improvement and development of global circulation model(GCM) C. Impact Assessment Impact assessment on ecosystem, human body, agriculture, floodgate, land use, coastal ecology, industries, etc. D. Preventive Measures and Technology Development (1) Development and consumption of new energy (2) Development of new technology for removal of pioneer substances (3) Development of substitute matter for $CFC_S$ (4) Improvement of agriculture and forestry means to prevent the destruction of ozone layer and the greenhouse effect of the globe (5) Improvement of housing to prevent the destruction of ozone layer and the greenhouse effect of the globe (6) Development of new technology for probing underground water (7) Preservation of forest (8) Biomass 5.   • Recently, soybean production and market price are unstable, even if demand of soybean is maintained. Diverse conditions such as climate change, a decrease in rural population, and consuming affect food industry. In this situation, food security is soaring as important key-word again, and MAFRA is promoting policies for improving soybean self-sufficiency with the goal of 40% until 2030. The point of policy is to extend a production and stabilize a demand for soybean with supporting large-scale soybean paddy-field complex. According to the background, soybean breeding and production research in NICS are proceeded with three parts. First, production improvement with soybean cultivation land enlargement and high-yield cultivar development. Various growth period soybean cultivars for double cropping, irrigation management technologies in paddy field, and hyper-yield and specific-region adaptable cultivar development. Second, reduction of production expense with mechanized cultivation and digital-based field management technologies. Third, consumer-friendly and high quality soybeans with high protein cultivar for alternative protein usage and high food process-ability for soy milk, tofu, soybean sprouts, and grain usage. Each part need to be combined and advanced to improve soybean industry and soybean self-sufficiency.
