생태학적 접근으로 본 말레이시아 거주 한인 여성의 주거경험 (An Ecological Approach to Housing Experience of Korean Women in Malaysia)

  • This study was designed to understand the residential experience of Korean women living in tropical country. For qualitative research, interviewees were selected by snowball sampling among Korean women living in Malaysia for over 20 years. The selection criteria for interviewees included husband's nationality, occupational experience, future living plan, frequency of travel to Korea. In-depth group and individual interviews were conducted from August 23 to October 7 2014. Subsequently (1) interviewees' general residential experiences in Malaysia were summarized, (2) interviewee's identity and lifestyle with housing pathways approach were clarified, (3) interviewees' residential experiences in 5 issues, reciprocity in residential area, intention of environmental change, meaning of housing and interaction, housing adaptation, and residential satisfaction/dissatisfaction were prescribed and interpreted. In conclusion, the reflection of interviewees' experiences in tropical country, suggested variations of housing structure type within a residential complex, air well and pocket by setback in building block for improving ventilation and noise prevention from neighbors, and ceiling fans in the house were suggested for the upcoming subtropical climate in Korea. Full option and minus options were also suggested for the presale market to reduce before occupancy remodeling needs. The research results implies valuable suggestions for a multicultural society, ecological housing and stronger communities.

  • In recent years, prices have risen sharply, and housing has become an object of investment. Accordingly, the expansion of the supply of public rental housing with publicity and the conversion of pre-sale are emerging as an alternative to stabilize the housing market. However, the method of calculating the pre-sale price applied for each rental period has a problem that there is a large difference from the construction cost at the time of construction As an improvement measure, there is a method of applying a conversion price for 5-year public rental housing and the price control. Each has its strengths and weaknesses, and we apply the most appropriate improvement measures in consideration of present and future values.

위계적 모형을 이용한 주거단지특성이 주택가격에 미치는 영향 (The Influences of Apartment Complex Characteristics on Housing Price by Hierarchical Linear Model)

  • The background of this study is to examine the structure of housing price of which characteristics are not equal but hierarchical in the apartment complexes. So, the purpose of this study is to analyze the influences of apartment complex characteristics on the housing price within the same regional boundary by HLM. The data used as dependent variables were the market prices of 938 units from 29 apartment complexes by stratified sampling. The 2nd level independent variables is the Housing complex characteristics which are composed of the housing complex & locational variables and the 1st level independent variables are the unit characteristics. The results are as follows. First, the first model shows that the 2nd level variables explains 68% of the housing prices. Second, the influential variables of the 1st level unit variable are 'dwelling exclusive area', 'floor of dwelling' and 'direction of dwelling'. Third, the influential variables of the housing complex variables in the 2nd level are 'lot area', 'the building-to-land ratio', 'the number of unit', 'the number of parking lots per unit', 'Green space area' and 'open space area per unit'. The last, the influential variables of the housing locational variables in the 2nd level are 'distance to subway and park' and the number of school and park within a radius of 1km.

장수명 공동주택 설계 프로세스 구축을 위한 보금자리주택 계획사례 연구 - 내곡지구 현상설계를 중심으로 - (A Study of the Bogeumjari Nae-gok District for Advanced Design Process in Long-life Housing)

  • Recently, apartments have had several fundamental problems in planning uniformity caused by fixed space programs and difficulties of maintenance. So decision-makings become more important in design process which were essential to performance realization of long-life housing. Therefore, this study aims to analyze the plans of the Bogeumjari Nae-gok based on the applied designs, and suggests improvements for advanced design process of the long-life housing in the domestic market. This research procedure are as follows: (1) Analyze design guide, district land development plan and local code which have influence on design limitation. (2) Compare partial plans of joined designs and analyze each design characters (3) Implement case studies of design process due to design timetable and design elements of Nae-gok. In result, this study suggests significant fundamental materials for advanced decision-making in design process of long-life housing: details credibility and noise control, etc. This research could be useful in making integrated design process applied for long-life housing.

한국의 국가채무 현황과 구성요인 분석 (The Analysis of the current state and components of Korea's National Debt)

  • 본 연구의 목적은 한국의 국가채무의 구성요소와 각 구성요소가 국가채무에 미치는 영향을 살펴보는데 있다. 통계청 국가통계포털에서 국가채무를 구성하는 요소로 일반회계 적자보전, 외환시장 안정용, 서민주거 안정용, 지방정부 순채무, 공적자금를 선정하여 검색하였다. 분석기간은 1997년부터 2019년까지 총 23개 연간자료를 이용하였다. 본 연구에서 정리한 자료는 각 구성요소별 전년대비 변동률을 이용하고 있다. 이를 이용하여 본 연구는 지표분석, 수치분석과 모형분석을 시도하였다. 상관분석결과 국가채무는 외환시장안정용, 공적자금 등, 서민주거안정용과 높은 관계를 보이고 있으나 지방정부순채무와는 무관한 관계로 나타났다. 국가채무는 지난 1997년 이후 외환시장안정용과 공적자금 등, 서민주거안정용과 동조화현상을 보이며 지속적으로 증가해 왔다. 2020년도 이후에는 코로나19로 인한 재난지원금 증가로 서민주거안정용과 공적자금 등에서 크게 증가할 것으로 예상되고 있다. 세계적으로 경제상황이 어려운 시점에서 우리나라도 국가재난 지원금의 사용으로 국가부채가 크게 증가할 것으로 보이지만 가능한 경제성장과 금융시장 안정을 위해 효율적으로 운용되기를 기대하고 있다.

KBS의 공보 방송 모형적 성격에 관한 연구 부동산 뉴스 생산 과정을 중심으로 (Public Broadcasting or Publicity Broadcasting? An Analysis of KBS News Coverage of the Korean Housing Market)

  • 본 논문은 KBS의 언론적 성격을 파악하기 위해 부동산 뉴스 생산 과정을 분석했다. 부동산 분야는 국민의 기본권인 동시에 경제적 사회적 이해가 충돌하는 공적 의제라는 점에서 연구 대상으로 선택했다. 분석 결과 첫째, KBS 뉴스룸은 뉴스 선별 과정에서 시민에 대한 봉사보다 시청률을 강조하는 경향을 나타냈으며 이는 단편적이고 피상적인 뉴스를 제공하는 원인이 되는 것으로 분석되었다. 둘째, KBS 뉴스룸은 정부 출입처의 보도 자료에 의존하는 취재 관행 속에서 정부 발표를 부각시키고 정부의 입장을 지지하는 역할을 수행하고 있었다. 셋째, KBS 뉴스는 1분 30초 이하의 도식적 뉴스 형식의 한계를 유지하고 있으며 정부 정책에 대한 감시와 다양한 여론 전달이라는 공익적 역할은 경시하고 있다. 결론적으로 KBS는 공영 방송을 표방하고 있지만 오랜 역사에 걸쳐 정착되어온 내부 관행을 통해 닫힌 공보 뉴스를 생산하고 있으며 국민 전체를 대표하고, 공적 의제에 대한 토론장의 제공과 다양한 목소리를 반영하기 보다는 정부를 홍보하고 특권층을 옹호하는 '공보 방송 모형'에 부합되는 것으로 해석되었다.

시설연계형 주택사업방식 활성화를 위한 제도 유연화 방안 (The Legal Flexibilization Method to Vitalizing Housing-Facility Correlated Developments)

  • Recently housing demands are going to be diversified, and many suggestions are driven for the housing consumer's right of choice and expectation for welfare services. These require the policy change from the clear division between houses and facilities toward more market-oriented concept capable of mixed-use development of houses with facilities. The research explores the possibilities to provide various types of mixed-use developments of houses and facilities in the level of architectural design and political implication. Major case studies focus on the elderly welfare housing with serviced residence with the comparison of similar cases in Japan. The policy implications are, first, expanding the production of elderly housing with more elderly care services, second, challenging time-sharing residence composed of serviced residence and small dwelling units, third, activating the production of small scale housing development with small public facilities. The simulation shows the merits and demerits of this concepts and the efficacy of the policy implications.
