  • With the change of construction environment, the main body of construction industry was moved from project suppliers to consumers. Accordingly in order to strengthen competitiveness, project suppliers have to concentrate on marketing for diversification. Thus, it is required to utilize real estate marketing from the beginning of development project to introduce 'consumer-centered marketing strategies' instead of 'supplier-centered marketing'. This study aims to find out what consumers consider the most important factors when selecting apartment. According to the study, when residents select their apartment in residential area, they valued those attributes with investment, location, dwelling attribute, apartment complex attribute, unit price per square meter, in order. This result will contribute to qualitative improvement of housing development project.

The Characteristic of the Concentration Transition of Chemical Substances in Energy Saving House and Apartment House (에너지절약 주택과 일반 아파트에서의 실내 화학오염물질 농도 변화 특성)

  • Recently, much attention has been paid to the problem such as sick building syndrome, which caused by the indoor air pollutant. Volatile Organic Compounds $(VOC_s)$ and formaldehyde have been considered as one of the main reason that causes indoor air pollutant. This study is for introducing and designing thermal performance of super energy saving building by conducting $VOC_s$ and formaldehyde concentration in the 3Liter house. The results of the measurement for 10 months showed that $VOC_s$ and formaldehyde decreased until the guideline concentration. It took about 7 months, and it appeared right after new construction. However, their levels were showed higher concentration in comparison with the ordinary residential houses (apartment house). The main difference of between newly built 3Liter house and ordinary apartment is their air changes, which are 0.67/h for 3Liter house and 4.0/h for the apartment.

  • Amenity is an essential factor of Modern Apartment. But because of many chemical products and noxious volatile organic compound(VOC) used in the apartment, many people are exposed to them. This fact implies that there can be many disease caused by them. Therefore to reduce pollutant matters inducing sick house syndrom, measures for new furniture and apartment dweller were suggested in this study.

  • This study proposes a standard method of diagnosis and repair to prevent and maintain the problem of durability deterioration caused by leakage cracks in apartment basement structures in Korea. Following the announcement of the previous maintenance plan section, this is the second part of the study, focusing on inspection of methods for diagnosing and repairing leakage cracks in apartment basement structures. In this thesis, the matters required for the procedures, types, times and equipment of the inspection plan and the inspection methods, records, and decisions required for the actual inspection are described.

  • Apartment houses are now a popular form of general housing, and the construction techniques and materials quality used to construct apartments are also continuously evolving as if they were representative. However, issues concerning flaws are constantly being reported in the press. This study attempts to analyze the trend of conflicts related to defects and to analyze the types of defects received in the apartment building, to suggest the development of the integrated defect management system, and to develop the construction based on the development of the system.

Residential Satisfaction of Households living in Super-High Rise Apartment in Ulsan (울산시 초고층 아파트 거주자의 주거만족도)

  • The purpose of this study was to invesitigate the residential satisfaction of households living in super-high rise apartment. The questionnarles were collected from 244 residents living in super-high rise apartment above 20 stories located in Ulsan. Used statistical techniques were frequency, one-way ANOVA. The major findings were as follows: 1) Although the respondents were dissatisfied with super-high rise apartments, they chose present dwelling due to public transportation, easy access to work, and other community facilities. 2) Households who have more educated husband and wife and younger child were less satisfied with current dwelling. 3) The attrative features of super-high rise apartment were interior facilities, exterior environment, and social relations, While the negative features were interior environment, safety, and psychological stability.

  • The aim of this study is to analyze the influence of various factors on energy consumption of apartment buildings. Energy consumption data of the Green Together, integrated building energy management system maintained by the government were used, and end-use and primary energy consumption data of 2012 were analyzed for 181 apartment complexes completed between 2004 and 2011 in Seoul. Energy consumption by use, source and heating type were analyzed. Then, energy consumption trends were analyzed and suggested according to energy efficiency ratings, number of households, areas for exclusive use, number of floors, core types, building types, orientations and completion years.

  • Recently, the apartment building has been constructed in large quantities to provide housings due to the gravitation of population towards large cities. However, we're faced with a critical problem of deterioration of our dwelling environment caused by the trend toward high-rise apartment which could be an obstruction in obtaining sufficient sunlight. Therefore, there have been several legislative actions against infringement on the right of sunshine. In the building law, sunshine hours and the minimal separated distance between apartments are regulated as the criteria for the site planning, However, the minimal separated distance was defined without consideration of the parameters like building orientation and thermal effect of the sunshine hours in the site planning for the apartment building. In this study, the sunshine hours and heating energy during the underheated season for various arrangements in site planning are carefully considered and analyzed.

  • In accordance with the tendance to construct high-rise apartment buildings, the elevators tend to high speed up and to the drive more frequently. So, the problem of vibration and noise produced by the operating elevator has been treated as an important subject all the more. In this research, the actual levels of vibration and noise which generated and transmitted by the elevator operation in apartment buildings were measured and these characteristics were analysed to examine the countermeasures to be able to reduce the these vibration and noise level, and to design the several vibration and noise control.

Resident's consiousness and evaluation toward apartment interior space (아파트 내부공간에 대한 거주자 의식 및 평가)

  • This research is to understand the residents' responses and evaluation about their apartment interior environment and thereby to be used as the basix data for designing residential space environment of new apartment complex in Sanggae area. The specific obectives of research were 1) to examine the residents' vale and life style concerning several specific rooms, 2) to find out residents' evaluation on physical characteristics, and 3) to understand residents' preference and demand for characteristics of interior space. Research method used was personal interview using a structured questionnaire. Residents living in 13, 15, 18, 22, 25 pyung in three selected large apartment complex areas provided dada : 777 questionnalires were used for analysis. Data were analyzed using the SPSS computer package. The statistics used were frequency, percentage, mean, F-test, χ\sup 2\-test, Duncan's multiple range test, Pearson's correlation coefficient.
