A Study on the degree of Residents' Dissatisfaction and Recognition to the Apartment Management Fee (아파트 관리비에 대한 거주자의 인지도 및 불만족에 관한 연구)

  • This study is intended to analyze residents' dissatisfaction and recogonition to the apartment management fee. The subjects of the study were 244 female residents who live in Seoul and who were surveyed by questionnaire from 15th of Nov. to 20th of Dec., 1997. Satistical method used were: frequency, percentage, mean, Cronbach's α, Factor Analysis, one-way ANOVA, DMR test, t-test Pearson Correlation and Regression by SPSS program. The main results of this study are as follows: 1) The resident didn't mostly know how to account the apartment management fee. 2) The degree of recogonition to distribution of the special maintenance contracts was the lowest level. 3) It was the most dissatisfactory factor not to show items of the special maintenance contracts. 4) The correlation coefficient of residents' dissatisfaction and recognition to the apartment management fee was negative.

A Study on the Plan Composition of the Super Hire-Rise Apartment - Focused on 20 Cases in Seoul and Kyunggi area - (초고층아파트의 평면구성 특성에 관한 연구 - 서울 및 수도권의 20개 사례를 중심으로 -)

  • The purpose of this study is to review the plan composition characteristics of the super high-rise apartment. 20 cases were selected in Seoul and Kyunggi area that were planned or constructed since 1999, and 10 unit plans were analyzed to review such design characteristics as block type & entry access type, plane figure, opening layout, area distribution and spice composition of unit plan. The result of the study shows that the super high-rise apartment has more variant block types and plane figures compare with the conventional high-rise apartment, and it also has several design characteristics in plane composition such as the increase of the number of the walls with openings, the weakening of the spatial centralization of a living room and the dispersion of rooms with the increase of connection by corridors.

  • From 1960 year, in Korea, for solving the cityward drifting of problem, A lot of apartment housings were intentionally constructed in the process of industrialization. After 30 years, for solving the stock problem of the deteriorated apartment housing, it has mostly been reconstructed, till now. In this paper, because we try to improve upon the method of the problem which is used n reconstruction, we propose $\ulcorner$Re-using system$\lrcorner$ of a deteriorated apartment housing. This includes all improving spheres of deterioration of faculty and sociality, which are all factors of discomfort and improving method after residents'living, individually and collectively. Accordingly, the object of this paper consequently propose the application of the methods of $\ulcorner$Re-modeling system$\lrcorner$ to all stocks of deteriorated apartment housings.

A study on the Quantitative Differences of the Stored Items of apartment Residents and Design of the Storage Space (주택규모 및 가족생활주기에 따른 수납물량의 차이와 이에 따른 수납공간 계획 -침실과 현관 수납물을 중심으로-)

  • This study attempts to examine the average number of stored items of apartment residents composed of 4 family members and to compare the quantitative differences of the stored items according to the apartment size and the stage of life-cycle. The finding shows that the number of items stored in apartments increases as the size of apartments and the stag of life-cycle of husband and wife living in the apartments of more than 180$m^2$ increase approcimately twice, compared to those in the apartments of less than 83$m^2$. Therefore, the storage space in apartments should be designed more effectively considering the change of the stored items in relation to of the apartment size and their stage of life-cycle. This study suggests the specific design of the built-in closets for clothings, sheets, accessories and shoes based on the number of the items.

  • Decree on the Management of Apartment Houses. Article 36 (Liability for warranty Repair Defects), Article 37 (About Repair Defect, etc), and its implementing ordinances, Article 36 (Term of warranty liability) Article 37 (Defect criteria), Article 38 (procedure of Repair defect), Article 39 (type of warranty liability), Enforcement Rule Article 17 (Certifiation of warranty liability). On the basis of the upper Decree, In spite of Standard and forms of 'Completion of Repair Defect' was exist, it was hard to receive 'End of Confirmation' in practice. The purpose of this study is to propose basics in order that Practitioners can apply problems and improvements about Decree on the Management of Apartment Houses.

  • Although installations and usages of gang-form that has advantages of preventing fall disaster, the serious disasters from gang-form occur every year. This research focused on the continuous prevention of disasters in construction of outer wall of apartment working site through step by step safety management worker's checking table. The result is the worker's checking table for safety management in apartment gang-form works, through safety guidelines case studies, interviews with safety management experts and then extracting a check list.

  • In apartment buildings, floor-impact sound has bean regarded as the major source which induces complaints from residents. It is mainly due to the use of light-weight structures. The vibration produced by impact on one part of an apartment building would travel as far as the other parts of structure with a little alleviation. As a result, the impact sound from upstairs has been regarded as a main source of noise causing discontentment among accupants. This study was carried out to measure the floor-impact sound levels and evaluate the insulation performance of floor-impact sound for seven apartment buildings. The floor-impact sound levels were measured for seventeen On-dol floor structures and various factors which influence the floor-impact sound were analyzed.

  • RT (reverberation time) of outdoor spaces surrounded by multi-storey buildings depends on many designable factors such as the openness, volume and building layouts, etc. This study therefore aims to clarify the influential factors for RT in outdoor spaces surrounded by buildings with complicated topographical conditions. A series of measurements were carried out for 15 outdoor spaces in 6 apartment complexes with different building layouts. An Empirical method considering the openness, averaged ray length and building high is also suggested, to predict RT approximately in the outdoor spaces. The overall results suggest that RT in outdoor spaces of apartment complexes is significantly influenced by source-receiver distance and building layouts.

  • Outdoor spaces in an apartment complex have been enlarged by the increased underground car parking. It has become accepted as important place for acoustic comfort of resident. This paper attempts to determine the noise exposure to the outdoor area in 21 apartment complexes built within 5 years. The results showed that the average noise level of outdoor area ranged from 37.6dB(A) to 67.2dB(A). And the percentage of areas below the noise level of 55dB(A) range 0.1% to 95.0%. The analysis on correlations shows that the traffic volume and building coverage have significant effects on noise level.

  • The purpose of this research was to analyze the correlation of development conditions and residential satisfaction in apartment housing through the case study of 36 housing estate samples which were built in 1994-1998. The contents of this research consisted of two main parts. The first part was to identify development conditions, which might have an influence on residential satisfaction. The second part was to analyze the characteristics of residential satisfaction based on the identified development conditions, which might express the correlation of development conditions and residential satisfaction in apartment housing. this research will contribute to promoting the quality of residential environment in Korea.
