A Study on the Equilibrium-Pricing Mechanism of Apartment (아파트의 가격형성 메커니즘에 관한 연구)

  • The aim is to get comprehensive view point for the price of apartment. Apartment construction cost is the sun of land cost and building cost. Land price reflects the value of location where building stands. When the gap between price and affordability is narrow enough, effective demand promote apartment construction. The today's trends of rising price, which began in apartment housing, spreads to real estates market and finally overall consumer price. Problem is that price is decided only by supplier's interest. Equilibrium-pricing is common process in housing market. However it is important to review hedonic price and the factor of housing services and focused on the affordability of demanders. AHP analysis was used to study real needs and preference of demanders and dealt with 200 interviewees with brief checklists. We found that social factor is more important than building cost or site development. Especially location of apartment is most important to affect environment quality and accessibility to facilities.

  • A purpose of this research is to suggest a housing planning on a high-rise apartment by searching a residence lifestyle based on a trend. In this rapid changing age, this will be a based data for regulating the future social housing lifestyle by understanding a whole of social fields. In addition, residence who will be lived in a high-rise apartment will be likely to get a better life environment. By researching a trend with politics, social culture, economy, scientific technique from 1970 to 2008, it is came out the most important three trend is feminism, naturalism and digital. And these three main trend continuously affect people‘ lifestyle. The flow of trend, lifestyle and the complex apartment has been related each other. There are relation between housing flow and trend. This researching data can be used for the future high-rise apartment market introducing trend and lifestyle concept.

  • Apartment, which have become the major housing style in Korea, have contributed to the development of housing culture as well as achieved a growth in volume. However, the demands and characteristics of residents have not been reflected in the apartment. because it has been developed only for a growth in volume. In this society, apartments need to be developed for resident. Therefore, the purpose of this study is analyzing apartment design factors and examining the appropriateness of apartment residents. To do so, questionnaire research is conducted and 90 questionnaires are analyzed for this study. The questionnaire mainly consists of questions about residential appropriateness of each space, and reaction and coping behavior on the inappropriate residential environment.

Branded Apartment Images and Families with Different Children Ages (자녀 연령에 따른 브랜드 아파트 이미지 선호)

  • The purpose of this study is to find out branded apartment images families with different children ages favored. On-line survey was conducted in the Seoul Metropolitan Areas, and the 181 responses were used for the data analysis. Four children age cohorts were applied to describe favorable branded apartment images - families with infants or toddlers, elementary school children, adolescents and college students. The finding indicated that the respondents preferred branding apartments mainly because it was likely to reflect quality. Also it was found that the most favorable branded apartment image was safety, and the investment-related image was favored by families with young children while the image of comfort by those with adolescents. Families with kids preferred the image of environmental friendliness, those with did a health-related image, and the other two groups did the safety image.

  • According to increasing demands for a redevelopment of a wall-slab structure apartment, new explosive demolition methods, which are different from those for RC structure apartment, are requested. In this study, to provide basic design data on explosive demolition of wall-slab structure apartment, wall-slab structure apartments were classified according to building types and dimensions. Also adequate explosive demolition methods for wall-slab structure apartment are analyzed by using blasting pattern factors such as height(H), breadth(B) and length(L) of apartment.

  • The purpose of this study is to develop framing principles for the standard form of the apartment management expenses levy. The researcher with apartment managers and executive secretaries of Busan Citizen's Coalition for Economic Justice made framing principles for standardization through discussion of 5 times as well as investigation of several lists for the apartment management expenses levy. These framing rules are as follows. First, to arrange the expenses and amounts used. Second, to standardize items of expenditure. Third, to present basic contents of apartment such as the characteristics, the amounts of bank deposits, extra incomings and outgoings, and all-inclusive table of apartment management expenses. Fourth, to show the obvious explanation of items.

  • The purpose of this study is to accumulate basic data to establish planning direction and planning factors for the environment-friendly apartment complex by clarifying general concept and mark of it. For this purpose, the field study has been conducted to the environment-friendly apartment complex in Korea and Japan. The major findings of this study are as follows; 1) The basic concept of planning factors for environment-friendly apartment complex are natural harmony, improvement of residents' health & amenity, energy & resources saving and response to the social change. 2) For Japan, the planning factors and technical elements for the environment-friendly apartment complex were applied in the whole range of apartment complex with various and positive methods. For Korea, on the other hand, application of the planning factors of energy saving, resources saving and minimizing environment pollution was insufficient.

  • Enormous apartment complexes in urban areas, temporary inversion state and heat island effect occur due to the strong sunshine and weak wind speeds which hinders the dispersion of air pollutants that are emitted from neighboring areas of apartment complexes. In this study, analysis were conducted by using the Fluent code based on the CFD(Computation Fluid Dynamics), including building layout, material, building height from the ground surface, the heat, analysis of flow field in the apartment complex. It was estimated that the temporal radiation inversion phenomenon during the daytime, which was caused by the weak wind speed and higher temperatures in the upper level, contributed to the stagnation of the air pollutants in the lower layer of the apartment complex.

  • This study was intended to suggest that new small-sized apartment houses should be designed and provided on the base of the concept of universal design. This is based on the diversity of each resident, that is, resident of not as a family, but as an individual. On the background of this, this study evaluated the small-sized apartment house in aspects of universal design. The walk-through and the residents' evaluation were carried out by using 60 items related to the principles of universal design. The 18 pyung apartment complex and housing unit in Jangyou new town area was evaluated. Also, 100 residents living in that apartment housing unit were asked to evaluate these 60 items by using 5 point Likert scale. The walk-through with measuring and taking pictures was carried out by researchers. In general, the apartment house was not met the fundamental elements of universal design. Thus, it was not appropriate for the disabled or the elderly to live in. Specially, the door width of bathroom and kitchen balcony was too narrow to pass through. Also, the floor of entrance and bathroom was not flat, so that the wheelchair user cannot enter by alone. The residents evaluated negatively many items related to design, such as shape, color, and material. Therefore, in order to provide the living environments for diverse residents such as the elderly, or the disabled to live together, the new small-sized apartment houses should be designed on the base of the principles of universal design.

Development of Guidelines for Indoor Environment in Apartment Remodeling Projects (아파트 리모델링의 실내환경 계획지침 개발)

  • The final aim of this study was to propose guidelines for the indoor environment of apartment remodeling projects. The first task of this study was to understand the major elements and the actual condition of the remodeling for apartment unit by carrying out in-depth interviews on residents and specialists. The open-access interviews were conducted with interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment units. The second task was to evaluate the actual condition of the indoor environment and to analyze the main factors that affect the indoor environment in remodeled apartment units. Field measurements were carried out in twenty apartment units occupied after remodeling, recording indoor environment elements (indoor temperature, globe temperature, relative humidity, $CO_2$, CO, PM10, TVOC, HCHO, illumination, and equivalent noise level). Moreover, resident interviews and researcher observations were carried out to determine the contents of the remodeled unit and to investigate the architectural and living factors(like ventilation characteristics, etc.) related to the indoor environment. The results are as follows. The remodeling elements generally included the changing of lighting fixtures and finishing materials in all the spaces, the integration of the balcony into the children's room, the installation of furniture in the kitchen and the entrance, the changing storage furnitures and equipments in the bathroom. The average levels of each unit of relative humidity, $CO_2$, TVOC, HCHO, equivalent noise level, and illumination were proved to be on the whole in inadequate condition. The factors that affect these indoor elements were classified as remodeling factors (remodeling amounts, extent balcony integration, and lighting fixture exchange), ventilation characteristics, and living factors. According to these results, this research proposed the guidelines for the indoor environment in apartment remodeling projects.
