부동산정책이 부동산가격에 미치는 영향에 관한 연구: 조세정책과 금융정책 중심으로 (A Study on the Effect of Real Estate Policy on Real Estate Price: Focusing on Tax Policy and Financial Policy)

  • 본 연구에서는 부동산 정책, 조세정책, 금융정책, 규제지수에대한 이론적고찰과 선행연구를 살펴보고 전국의 2014년1월부터 2021년 12월 까지의 월별데이터를 이용하여 조세정책과 금융정책이 부동산가격에 미치는 영향을 분석하였다. 분석방법은 단위근 검정과 공적분 검정을 통해 VAR모형을 사용하여 분석하였으며 충격반응분석과 분산분해분석을 실시하였다. 본 연구의 분석결과는 다음과 같다. 첫째, 조세규제지수와 금융규제지수는 주택가격에 영향을 미치지 못하였다. 주택가격 상승기에 주택가격 안정을 위하여 규제 일변도의 정책은 효과가 없으며 오히려 거래량 감소 등으로 가격을 상승시키는 부작용이 생긴다. 둘째, 주택담보대출금리는 주택매매가격지수에 음(-)의 효과를 주었다. 즉, 이자율의 상승이 주택가격을 하락시키는 효과가 있다는 의미로 보여진다. 셋째, 양도차액의 상승 즉, 양도소득세의 과세는 주택가격에 양(+)의 효과를 준다. 이는 조세를 매수자에게 전가시키거나 조세부담으로 인해 매각을 보류하는 동결효과로 주택가격을 상승시키는 결과가 나왔다. 넷째, 취득세와 주택담보대출액은 주택가격에 별다른 영향을 미치지 못하였다.

공급망 리스크가 항만 컨테이너 물동량에 미치는 영향에 관한 연구: 부산항 사례를 중심으로 (Effect of Supply Chain Risk on Port Container Throughput: Focusing on the Case of Busan Port)

  • 사회가 고도화되면서 복잡성은 증가하고 예측하기 어려운 리스크도 계속적으로 발생하고 있다. 특히 최근 코로나19 및 러시아-우크라이나 전쟁으로 인한 글로벌 공급망에 대한 리스크도 한 예라 할 수 있다. 공급망에 대한 리스크는 항만 물동량에 영향을 주어 항만운영과 항만산업 발전에 지장을 주게 된다. 본 연구는 글로벌 공급망 리스크가 항만 물동량, 특히 컨테이너 물동량에 주는 영향을 알아보기 위해 부산항 사례를 중심으로 글로벌 공급망 압력지수(GSCPI), 상하이 컨테이너 운임지수(SCFI), 산업생산지수, 소매 판매지수 등의 변수들이 물동량에 주는 영향에 대해 벡터자기회귀(VAR) 모형을 활용하여 실증분석을 시행하였다. 분석 결과, GSCPI의 상승은 단기적으로 부산항 물동량의 감소를 유발하지만, 일정 시점 후에는 물동량 증가요인으로 작용하는 파동의 형태로 영향을 주는 것으로 분석되었는데, 이는 비교군인 상하이항에서도 동일하게 나타났다. 다만 LA/LB항에서는 GSCPI가 물동량에 거의 영향을 주지 않는 것으로 나타났다. 또한 산업 생산지수와 소매판매지수는 부산항 물동량에 통계적으로 유의한 영향을 미치지 않는 것으로 나타났으며, SCFI의 경우 GSCPI가 물동량에 미치는 영향과 거의 유사한 것으로 분석되었다. 본 연구의 결과는 공급망 리스크가 점차 증가하고 있는 상황에서 리스크가 항만 물동량에 어떠한 형태로 영향을 미치는지를 밝혀 향후 공급망 리스크에 대비한 항만운영 정책 수립에 많은 시사점을 제공하고 있다.

거시경제변수에 따른 부동산PF 연체율에 관한 연구 (A Study on the Effect of Delinquency Rate of Real Estate PF on Macroeconomic Variables)

  • 부동산PF는 대출의 상대적 규모가 커서 연체가 발생되면 시장의 파급력도 커진다. 따라서 부동산PF 연체율에 대한 관리와 거시경제적 분석이 필요하다. 선행연구에서는 주로 개별 은행의 부동산PF 데이터를 통한 미시적인 분석을 진행하여 리스트의 중요성을 평가하거나, 연체에 대한 결정요인을 분석하여 전체적인 부동산PF 규모에 의한 연구가 미흡하였다. 본 연구는 이러한 자료의 한계점을 극복하고자 거시경제변수에 따른 시장전체의 부동산PF 연체율에 대한 영향관계를 연구하였다. 본 연구는 부동산PF 대출규모, 통화량, 금리, 소비자물가지수, GDP 자료를 활용하였으며, 공적분검정 결과 적어도 2개 변수 이상에서 선형관계가 이루어짐에 따라 VECM의 1차 모형을 적용하였다. 그랜저인과관계 결과 부동산PF 연체율은 부동산PF 대출금액에 영향을 받으며, 충격반응결과 통화량, 소비자 물가지수, 금리, 대출금액, GDP 순으로 연체율에 큰 영향을 주는 것으로 나타났다. 향후 부동산PF 자금 대출 이후 금리 상승은 부동산PF 연체율에 부담을 주게 되며, 통화량의 증가는 물가의 상승을 유도하여 결국 금리상승으로 이어질 수 있어 대출규모가 클수록 위험성의 노출이 심각해 질 수 있다. 따라서 부동산PF 연체율의 관리는 대출 이후 거시적 관점에서 자금 회수에 지속적 추적과 관찰이 필요하며, 이를 통해 연체율 방지를 위한 관리방안이 필요할 것이다.

아스팔트 콘크리트 포장구조체의 내부처짐에 의한 물성추정과 주행속도에 따른 거동분석 (Evaluation of Flexible Pavement Layer Moduli Using the Depth Deflectometer and Flexible Pavement Behavior under Various Vehicle Speeds)

  • 최근 포장도로의 역학적 상태를 평가하는 방법으로 비파괴 시험인 FWD(Falling Weight Deflectometer)와 탄성파시험이 많이 이용되고 있다. 그러나 기존의 방법들은 공용중인 도로에서 차량을 통제시킨 후 시험을 실시해야 하는 제한이 있다. 그러므로 실제 주행하중 통과시 아스팔트 콘크리트 포장구조체의 물성을 추정하여 잔존수명 예측 및 이동하중에 대한 포장체 거동을 분석하는 경우에는 FWD와 같이 표면처짐으로부터 아스팔트 콘크리트 포장구조체 각 층의 물성을 추정하는 방법의 사용이 곤란하다. 이런 경우에 MDD (Multi-Depth Deflectometer)를 통해 얻어진 깊이별 처짐을 사용하여 아스팔트 콘크리트 포장구조체 각 층의 물성을 역산 추정하고자 본 연구에서는 다층 탄성이론의 반복적인 역산과 충격하중의 영향을 고려하여 깊이별 처짐으로부터 아스팔트 콘크리트 포장구조체 각층의 물성을 추정할 수 있는 역산반복기법을 개발한 후 이를 수치검증하였다. 수치모델을 통하여 검증한 결과, 역산추정된 탄성계수와 실제탄성계수 사이의 오차는 최대 0.114%로 신뢰성 있는 결과를 얻었다. 또한 본 연구에서는 주행하중의 속도에 따른 아스팔트 콘크리트 포장구조체의 동적특성을 파악하여 실제적인 포장구조체의 거동을 분석하고자 수도권 외곽 순환고속도로 김포구간에서 실제 트럭주행을 통한 현장시험을 실시하였다. 주행하중에 대한 아스팔트 콘크리트 포장구조체의 거동을 깊이별 처짐 측정장비인 MDD를 이용하여 깊이별 상대처짐을 측정하고, 주행속도에 따라 포장구조체의 거동을 해석하여 차량의 속도와 포장체 거동을 역학적으로 분석하였고, 주행속도별 층별 동적물성을 개발된 역해석 프로그램으로부터 산정하였다. 주행속도별 동적특성 분석결과, 차량의 주행속도가 증가할수록 깊이별 상대처짐은 감소하였고, 실측된 깊이별 처짐으로부터 포장구조체의 층별 물성을 역해석한 결과 속도가 증가할수록 탄성계수가 증가하였다. 따라서 주행속도가 줄어들수록 포장체의 구조적 능력 저하에 크게 영향을 주는 것을 알 수 있었다.

핸디사이즈 운임지수 및 스팟용선료 변화에 영향을 미치는 요인 분석 (Factor Analysis Affecting on Changes in Handysize Freight Index and Spot Trip Charterage)

  • 핸디사이즈 벌크선 시장은 중대형 선박으로 운송이 불가능한 다양한 화물을 운송할 수 있으며, Spot용·대선 시장이 활성화 되어 있고 중대형 벌크선과 독립적인 성격의 시장으로 단기간에 변화하는 시황 및 용선료 변동성에 의한 위험이 보다 많은 시장이다. 본 연구에서는 부정기 벌크선 선형에서 핸디사이즈 운임지수(BHSI)와 Spot용선료에 영향을 미치는 요인들을 검정하고 요인들의 과거 값을 이용하여 종속변수의 동태적 반응을 파악 및 단기 예측을 위하여 벡터자기회귀모형(VAR)을 이용하여 분석을 하였다. 인과성 검정 결과 핸디사이즈의 주요 선적 화물인 원료탄, 일본후판, 열연강판의 가격과 선복량, 선박유가와 인과관계가 나타났으며, VAR모형의 적정시차와 안정성을 확인 후 충격반응함수와 예측오차분해분석을 실시하였다. 충격반응함수 분석 결과 원료탄 가격, 열연강판 가격, 선박유가 3가지 변수는 신뢰구간 상한과 하한이 모두 같은 구간으로 유의하다고 나타났으며, 열연강판 가격의 충격이 가장 유의한 영향을 미치는 것으로 확인되었다. 운임지수(BHSI)와 Spot용선료 두 종속변수 모두 거의 동일한 결과로 나타났으며 t시점에서 발생한 원료탄가격의 표준편차 1단위의 충격에 양(+)의 영향, 열연강판 가격의 충격에 양(+)의 영향, 선박유가의 충격에는 음(-)의 영향의 결과를 보였다. 예측오차 분산분해분석 결과 운임지수(BHSI)와 Spot용선료에 영향을 미치는 설명력은 열연강판 가격, 원료탄 가격, 선박유가, 일본후판 가격, 선복량 순으로 동일하게 나타났으며 열연강판 가격의 설명력은 3기부터 점차 상승하여 운임지수에는 30%, Spot용선료에는 26%까지 영향을 미친다고 나타났다. 기존 선행연구와 차별화하여 단기적인 시차 영향을 알아보기 위해 주요 선적화물의 월간 가격 데이터를 사용하여 분석을 수행하였으며, 월 단위 시황 예측이 가능한 유의미한 결과를 도출하였다. 이 연구가 핸디사이즈 선박을 운항하는 선사와 핸디사이즈 용·대선 시장 관계자들에게 단기적인 시황 예측에 도움이 될 수 있다는데 의의가 있다고 생각한다.

1990년대 이후 한국경제의 성장: 수요 및 공급 측 요인의 문제 (The Economic Growth of Korea Since 1990 : Contributing Factors from Demand and Supply Sides)

  • 본 연구는 1990년대 이후의 한국경제의 성장패턴을 이해하기 위한 노력의 일환이다. 이를 위해, 본 연구에서는 Blanchard and Quah(1989)가 제시한 바와 같이 장기제약식하의 구조적 벡터자기회귀추정법(Structural Vector Auto Regression: SVAR)에 의거하여 우리나라의 경제를 오늘에 이르게 한 다양한 충격들을 식별하고 각각의 상대적 기여도를 구분하고자 하였다. 보다 구체적으로는 Blanchard and Quah의 2-변수 모형과 이를 확장한 3-변수 모형, 그리고 New Keynesian류의 선형모형을 변형시킨 두 개의 모형을 분석하였다. 특히, 후자의 두 모형은 1997년 외환위기 이후 있었던 외환시장체제(고정환율제도에서 변동환율제도)와 통화정책기조(통화총량제에서 물가목표제)의 변화를 반영하도록 구성되었다는 점에서 의의를 갖는다. 이러한 각 모형으로부터의 추정 결과를 충격반응 및 예측오차분해 분석의 형식으로 정리 비교한 결과 다음과 같은 두 가지 공통점을 발견할 수 있었다. 첫째, 경제성장률의 변동은 생산성의 충격에 주로 기인하며, 이와 같은 경향은 2000년대 이후 더 강해진 것으로 보인다. 이는 2000년대 이후 우리 경제의 성장이 잠재성장률과 밀접한 관계를 갖고 있음을 시사한다. 둘째, 2000년대 이후 충격반응의 크기나 지속성이 전반적으로 줄어드는 경향이 있다. 무역의존도가 높은 우리 경제상황에 비추어 2000년대의 전 세계적인 저(低)금리, 저(低)인플레이션 및 견실한 성장세, 그리고 중국경제의 부상이 자본 및 수출 수입 수요의 안정적인 확보를 도모하여 특히 각 부문 충격이 경제에 미치는 영향을 반감시켰을 개연성이 있다. 분석에 사용된 모형과 식별에 사용된 충격의 다양한 조합에도 불구하고 위의 두 가지 패턴은 일관되게 관측되고 있음에 비추어 볼 때, 2000년 이후 우려되고 있는 우리나라의 경제성장률 저하 현상은 잠재성장률 하락에 주로 기인하는 것으로 판단된다.

2008년 금융위기 이후 부동산가격 결정요인 변화 분석 (The Determination Factor's Variation of Real Estate Price after Financial Crisis in Korea)

  • 본 연구는 지난 2008년 리먼사태로 인한 글로벌 금융위기 이후 부동산가격의 결정요인이 어떻게 변화하는지를 VAR모형을 통해 분석하고자 하였다. 이를 위해 2000년 1분기부터 2011년 2분기까지의 전국 토지, 주택매매, 주택전세 등 부동산가격에 대해 실질GDP, 국고채수익률, 소비자물가, KOSPI, 주택건설실적, 토지가격 등을 이용하여 VAR모형을 구축하고 충격반응 및 분산분해 분석을 실시하였다. 금융위기 이후의 변화행태를 분석하기 위해 글로벌 금융위기가 발생한 2008년 3분기를 기준으로 이전과 현재까지로 분석기간을 나누어 가격결정요인 변화를 비교 분석하였다. 분석결과, 토지가격은 금융위기 이전과 비교할 때 실질GDP와 금리의 영향력은 더 커진 것으로 나타났다. 이는 토지가격이 과거에 비해 거시경제여건에 더욱 민감하게 반응하게 되었다는 사실을 보여준다. 주택매매가격도 금리나 GDP와 같이 시장기본가치에 대해 거의 영향을 받지 않고, 주택가격 자체의 변화나 전세가격의 변화에 크게 영향을 받는 것으로 나타났다. 최근의 전세가격 급등세가 지속되고 있음을 감안할 때 매매가격도 조만간 상승할 가능성이 크다고 예상할 수 있는 부분이다. 주택전세가격은 금융위기 이전이나 이후 모두 거시경제지표의 영향력이 약화되고, 소비자물가나 전세가격 자체의 변화에 민감하게 반응하는 것으로 나타났다. 이와 같이 부동산가격이 과거와 달리 금리, GDP 등 시장기본가치요인의 중요성이 약화된 것을 알 수 있는데, 이는 부동산시장이 금융위기 이후 인구 가구구조 변화나 가격상승 기대심리 약화, 월세전환 등 경제 외적 요인에 크게 영향을 받는 쪽으로 변화했음을 보여주는 것이라 할 수 있다. 따라서 정책당국이나 소비자, 건설업체 등 경제주체들은 경제 환경 뿐 아니라 수급상황 등 시장내부요인을 감안하여 보다 신중하게 시장에 접근할 필요가 있을 것이다.

  • The wall shear stress in the vicinity of end-to end anastomoses under steady flow conditions was measured using a flush-mounted hot-film anemometer(FMHFA) probe. The experimental measurements were in good agreement with numerical results except in flow with low Reynolds numbers. The wall shear stress increased proximal to the anastomosis in flow from the Penrose tubing (simulating an artery) to the PTFE: graft. In flow from the PTFE graft to the Penrose tubing, low wall shear stress was observed distal to the anastomosis. Abnormal distributions of wall shear stress in the vicinity of the anastomosis, resulting from the compliance mismatch between the graft and the host artery, might be an important factor of ANFH formation and the graft failure. The present study suggests a correlation between regions of the low wall shear stress and the development of anastomotic neointimal fibrous hyperplasia(ANPH) in end-to-end anastomoses. 30523 T00401030523 ^x Air pressure decay(APD) rate and ultrafiltration rate(UFR) tests were performed on new and saline rinsed dialyzers as well as those roused in patients several times. C-DAK 4000 (Cordis Dow) and CF IS-11 (Baxter Travenol) reused dialyzers obtained from the dialysis clinic were used in the present study. The new dialyzers exhibited a relatively flat APD, whereas saline rinsed and reused dialyzers showed considerable amount of decay. C-DAH dialyzers had a larger APD(11.70$\pm$1.32mmHg/min)compared to CF dialyzers(4.32$\pm$0.55mmHg/min)(p<0.05). However, there was no observable difference in the UFR between the two dialyzers. Neither APD nor UFR showed any significant increase with an increasing number of reuses for up to more than 20reuses. A substantial number of failures observed in APD(larger than 20mmHe/min)on the reused dialyzers(2 out of 40 CP and S out 26 C-DAK) were attributed to the Possible damage on the fibers. The CF 15-11 HFDs which failed APD test did not show changes in the UFR compared to normal dialyzers indicating that APD is a more sensitive test than UFR test to evaluate the integrity of the fibers. 30527 T00401030527 ^x For quantitative measurement of reflected light from a clinical diagnostic strip, a prototype old reflectance photometer was designed. The strip loader and cassette were made to obtain more accurate reflectance parameters. The strip was illuminated at 45˚c through optical fiber and the intensity of reflected light was determined at rectanguLat angle using a photodiode. The kubelka-munk coefficient and reflection optical density were determined ar four different wavelengths(500, 550, 570 and 610nm) for blood glucose strip. For higher concentration than 300mg/41 about glucose, a saturation state of abforbance was observed at 500, 550 and 570nm. The correlation between glucose concentration and parameters was the best at 610nm. 30535 T00401030535 ^x Radiation-induced fibrosarcoma tumors were grown on the flanks of C3H mice. The mice were divided into two groups. One group was injected with Photofrin II, intravenously (2.5mg/kg body weight). The other group received no Photofrin II. Mice from both groups were irradialed for approximately 15 minutes at 100, 300, or 500 mW/cm2 with the argon (488nm/514.5 nm), dye(628nm) and gold vapor (pulsed 628 nm) laser light. A photosensitizer behaved as an added absorber. Under our experimental conditions, the presence of Photolfrin II increased surface temperature by at least 40% and the temperature rise due to 300 mW/cm2 irradiation exceeded values for hyperthermia. Light and temperature distributions with depth were estimated by a computer model. The model demonstrated the influence of wavelength on the thermal process and proved to be a valuable tool to investigate internal temperature rise. 30536 T00401030536 ^x We investigated the structural geometry of thirty-eight Korean femurs. The purpose of this study is to identify major geometrical differences between Korean femurs 3nd others that we believe belong to Caucasians so that we would be able to get insights into the femoral component design that fits Asians including Koreans. We utilized computerized tomography (CT) images of femurs extracted from cadavers. The CT images were transformed into bitmap data by using a film scanner, and then analyzed by using a commercially available software called Image v.1.0 and a Macintosh IIci computer.The resulting data were compared with already published data. The major results show that the geometry of the Korean femurs is significantly different from that of Caucasians: (1) the anteversion angle and the canal flare index are greater by the amount of approximately 8˚ and 0.5, respectively, (2) the shape of the isthmus cross section is more round, and (3) the distance between the teaser trochanter and the proximal border of the isthmus is shelter by about 15 mm. The results suggested that the femoral component suitable for Asians should be different from the currently-used components designed and manufactured mostly by European or American companies. 30537 T00401030537 ^x It is well known that nonlinear propagation characteristics of the wave in the tissue may give very useful information for the medical diagnoisis. In this paper, a new method to detect nonlinear propagation characteristics of the internal vibration in the tissue for the low frequency mechanical vibration by using bispectral analysis is proposed. In the method, low frequency vibration of f0( = 100Hz) is applied on the surface of the object, and the waveform of the internal vibration x (t) is measured from Doppler frequency modulation of silmultaneously transmitted probing ultrasonic waves. Then, the bispectra of the signal x (t) at the frequencies (f0, f0) and (f0, 2f0) are calculated to estimate the nonlinear propagation characteristics as their magnitude ratio, w here since bispectrum is free from the gaussian additive noise we can get the value with high S/N. Basic experimental system is constructed by using 3.0 MHz probing ultrasonic waves and the several experiments are carried out for some phantoms. To synthesize microspheres for biomedical application, "two stage shot growth method" was developed. The uniformity ratio of synthesized microspheres was always smaller than 1.05. And the surface charge density (or the number of ionizable functional groups) of the microspheres synthesized by "two stage shot growth method" was 6~13 times higher than that of the microspheres synthesized by conventional seeded batch copolymerization. The system based on PC-486DX was designed to acquire medical images produced by medical imaging instruments and related audio information, that is, doctors' reporting results. In this paper, a simple reflective infrared optic system with a 2-dimensional optic scanner is proposed for the realization of medical infrared thermography system.   • The wall shear stress in the vicinity of end-to end anastomoses under steady flow conditions was measured using a flush-mounted hot-film anemometer(FMHFA) probe. The experimental measurements were in good agreement with numerical results except in flow with low Reynolds numbers. The wall shear stress increased proximal to the anastomosis in flow from the Penrose tubing (simulating an artery) to the PTFE: graft. In flow from the PTFE graft to the Penrose tubing, low wall shear stress was observed distal to the anastomosis. Abnormal distributions of wall shear stress in the vicinity of the anastomosis, resulting from the compliance mismatch between the graft and the host artery, might be an important factor of ANFH formation and the graft failure. The present study suggests a correlation between regions of the low wall shear stress and the development of anastomotic neointimal fibrous hyperplasia(ANPH) in end-to-end anastomoses. 30523 T00401030523 ^x Air pressure decay(APD) rate and ultrafiltration rate(UFR) tests were performed on new and saline rinsed dialyzers as well as those roused in patients several times. C-DAK 4000 (Cordis Dow) and CF IS-11 (Baxter Travenol) reused dialyzers obtained from the dialysis clinic were used in the present study. The new dialyzers exhibited a relatively flat APD, whereas saline rinsed and reused dialyzers showed considerable amount of decay. C-DAH dialyzers had a larger APD(11.70${\pm}$1.32mmHg/min)compared to CF dialyzers(4.32${\pm}$0.55mmHg/min)(p<0.05). However, there was no observable difference in the UFR between the two dialyzers. Neither APD nor UFR showed any significant increase with an increasing number of reuses for up to more than 20reuses. A substantial number of failures observed in APD(larger than 20mmHe/min)on the reused dialyzers(2 out of 40 CP and S out 26 C-DAK) were attributed to the Possible damage on the fibers. The purpose of this study is to identify major geometrical differences between Korean femurs 3nd others that we believe belong to Caucasians so that we would be able to get insights into the femoral component design that fits Asians including Koreans. We utilized computerized tomography (CT) images of femurs extracted from cadavers. The CT images were transformed into bitmap data by using a film scanner, and then analyzed by using a commercially available software called Image v.1.0 and a Macintosh IIci computer.The resulting data were compared with already published data. The major results show that the geometry of the Korean femurs is significantly different from that of Caucasians: (1) the anteversion angle and the canal flare index are greater by the amount of approximately 8˚ and 0.5, respectively, (2) the shape of the isthmus cross section is more round, and (3) the distance between the teaser trochanter and the proximal border of the isthmus is shelter by about 15 mm. Optimal parameters of electrical stimulation for slow muscles were 20 Hz, 0.2 ms square pulse. For fast muscle, 40 Hz, 0.3 ms square pulse was optimal to produce repeated contraction.
