  • We explore what factors influence the residential choice and mobility of people, and try to figure out the preferable residential district in Deagu. Household, housing characteristics, and neighborhood environments are considered as explanatory variables to predict the residential choice and the preferable residential district, and logit regression is used for the analysis. We found age, ownership, income, property, and education level as household characteristics, building age as housing characteristics, and accessibility to park and open space, public library and shopping mall as neighborhood environments are significant in determining residential choice of people whereas housing size, accessibility to elementary school, local market, cultural facility and gymnasium are not significant. These results imply people choose the residential district according to household characteristics as they did, as well as choose according to housing characteristics and neighborhood environments which are newly issued factors.

The results are as follows: for the economic environment, 70% of the elderly households receive the economic help from children, but the amount of the help is not much. Less than 20% of the households receive the pension and public assistance. Most elderly households had more assets than debt. The households tend to spend more for the necessties than for the non-necessities. The higher the income, the more the assets and the higher the consumption expenditures the higher is the life satisfaction. Therefore it is necessary to provide the elderly with opportunities to increase their income. For the housing environment, most elderly live in their own detached house with average size of 23 pyung. And there is 1.6 households per house. The condition of housing facilities is poor. The elderly prefer staying in the same place to moving, and invest little for their housing even though being able to afford to do so. The housing satisfaction, which is significantly influenced by the ownership the size the quality change in moving and the housing facilities, is correlated with the satisfaction of their condition as elderly households and their living satisfaction. • This study examined the relationship between residential environmental satisfaction and quality of life, and how the relationship between variables differed depending on housing type. Residential environments can affect a person's life in a variety of ways. However, there have not been many studies on the relationship between quality of life and residential environments, which increases the importance of this study. In this study, residential environments were categorized according to amenities, safety, and neighborhood relationships, which enabled the comparison of influence between these elements. In addition, this study analyzed the moderating effect of housing type to look for improvements for low-rise housing residents. For testing the hypotheses, moderating regression analysis was conducted with data from the 1st Gyeonggi Province quality of life survey that had 18,953 subjects. Results showed that residential environmental satisfaction had a positive effect on quality of life, with amenities having the largest influence. Furthermore, housing type had a significant moderating effect on the relationship between safety and quality of life. In other words, safety was proven relatively important in improving quality of life for low-rise housing residents. Today, with the limits to quantitative growth, qualitative development has become more important. In this respect, this study provides important implications for many developing countries undergoing urbanization.

  • Living environments in rural area have become deteriorated rapidly. Increase of aging population, decline in agricultural income, polarization of wealth in rural community due to rural returners have caused severe decline and imbalance of living environments in rural area. Responding to this circumstances, governments currently develop projects for improving living environments focusing on individual housing which were excluded from governmental supports because those had been regarded as private property. Nevertheless, there are still some gaps and problems in evaluating the quality of living environment and suggesting effective solutions. It would be because standards and guidelines of the projects have been based on urban housing system. In order to support the implementation of the projects, this research has developed an index for evaluating and monitoring the quality of living environments in rural area. By applying Delphi method, the index has been created in four categories of 'security', 'convenience', 'comfortability', and 'durability' 'Security' consists of structural safety, crime, disaster, accident prevention. 'Convenience' includes three divisions of living, traffic, farm working. 'Comfortability' is divided into sanitation, indoor environments, and aesthetic appreciation. Lastly, 'durability' has four divisions of energy conservation, environmental friendliness, efficiency, and economics. Each sub-division also has different items from three to twelves. In the case of an index for performance evaluation, items have been derived from energy conservation(6-items), and environmental friendliness(7-items). Items developed as an index for evaluating rural living environments in this research might be good background information for remodeling project in rural housing development.

  • The purpose of this study was to lay out child-friendly planning guidelines for environments in a bid to create residential environments geared toward backing up children's life. Earlier studies were reviewed to make a literature analysis to find out existing planning guidelines for environments, and small-group workshop was held to formulate down-to-earth planning guidelines. And a survey was conducted on the parents of selected children to assess the importance of the selected planning guidelines. The findings of the study were as follows: First, residential environments were categorized into housing spaces and outdoor playing spaces, and 25 and 28 planning guidelines for each field were prepared respectively. When a survey was implemented, all the 53 planning guidelines were rated as important or very important. Second, the guidelines for safety were considered very important, and the importance of the planning guidelines varied with children's age. The findings of the study suggest that the development of more reinforced criteria for children's safety is required to create child-friendly residential environments.
