공공 주거실태조사의 변화 양상에 관한 연구 (A Study on The Change of Public Housing Survey)

  • 우리나라는 급격한 도시화와 주택보급과정을 거쳐 주택 정책에 필요한 지표가 지속적으로 변화해왔다. 이에 따라 주거실태조사의 항목과 분류체계 또한 확정되지 않은 상황이며, 계속 변화하고 있다. 따라서 국내 주거실태조사의 변화를 분석하고, 이를 바탕으로 발전방향에 대한 논의가 필요한 시점이다. 그러나 주거실태조사를 활용한 연구가 많이 이루어지고 있는 것에 비하여 조사 자체에 대한 연구와 분석은 찾기 어렵다. 이에 본 연구는 주거실태조사와 공공에서 실시한 유사한 성격의 조사를 대상으로, 조사항목의 내용과 양의 변화를 분석하였다. 연구결과를 정리하면 다음과 같다. 첫째, 주민의 특성에 대한 관심이 장기적 관점에서 볼 때 증가하고 있다. 둘째, 주택의 지역별 수요와 밀접한 주거이동과 관련된 항목은 감소하는 추세에 있다. 셋째, 시기별로 당시의 주택정책과 관련한 질문이 포함되었다가 제외됨을 반복해왔다. 그러나 전반적으로는 주택정책과 관련된 항목들은 감소하는 추세에 있다. 본 연구는 많은 연구에 활용되고 있으나. 연구의 대상으로서는 관심이 부족했던 주거실태조사를 대상으로 하여 과거로부터 변화를 분석하였다는 점에서 의의가 있다.

주거 서비스 제공 가능성에 따른 도시 노인의 주거 선호 변화에 관한 연구 (Preferred Living Arrangement of the Elderly refering to the possible provision of Housing services)

  • Recently, there had been considerable changes in our society in terms of the level where elderly people can experience the potential in their quality of life and demand for better life. Therefore, new alternative for elderly housing responding the physical, psychological and social demand of the contemporary elderly. For this, there needs to find out preference of the elderly on their living environment. The purpose of this study is to find out the elderly preference on living arrangement via small group workshop, to propose a sustainable housing option. The workshop allowed step by step responses along with additional information about living arrangement possibility. The findings were, most participants wanted to "age in place" when they are still healthy. And some in care facility is inferior later life period. For later cases, when they were given information on various elderly housing, their preference changed from mostly elderly facility type to ordinary housing. They were intended to stay in current housing when convenient services and digital technology services are available in their house.

  • Upon entering the 21st Century, One of the new paradigm of Housing industry in Korea is to accomplish the foundation of Sustainable Building & Environment. It is easy to understand that Building environment in Korea is appearing the phenomenon of rapid conversion from supply-oriented market to demand-oriented market. Thus, the purpose of this paper is to suggest the direction of a new housing development with "Open Housing"as New Housing System which takes into account durability of housing based on the changeability among Housing-Components, the flexibility of interior space, the remodeling & repairing of housing and the user′s needs with variable life-style. This paper also shows the example of Infill-Systems for the Open housing in Korea on the basis of housing situation, experiences for the Open Housing including assembly technique of Infill-Systems.

주거학 교과과정의 모형개발에 관한 연구 (A Study on Model Curriculum Development in Housing)

  • The purpose of this research is twofold : 1) to establish an area of housing study through the analysis of the curriculum of housing within home economics units, and 2) to develop a model of the curriculum based on the area of housing defined. The data used for this research are the curricula of departments which offer housing courses within home economics units in Korea, Japan, and U.S.A: Based on the results of analysis, a field of housing studies is divided into four different areas : a housing-planning, socio-cultural aspects of housing, interior design, and general housing, research, and internships. A model curriculum is proposed based on the four different area of housing studies. The housing programs in Japan and U.S.A. are designed to prepare students for professional careers. In Korea, there is a strong demand for planning, designing, and managing housing and interior design to satisfy social needs. Therefore, our curriculum should be revised to expand graduates' job opportunities.

보금자리 주택의 공급 특성과 무주택 저소득 가구를 위한 향후 주택정책 방향 (The Characteristics of Bogeumjari Housing Program and Direction of Future Housing Policy for Low-income Households without Home Ownership)

  • This paper aims to explore the characteristics of Bogeumjari Housing Program and its significance to housing policy, and propose an appropriate direction of future housing policy for low-income households without home ownership based on actual data on housing careers and preferences of the policy target households. Supply of Bogeumjary Housing is characterized by consolidation of existing housing program, housing support by income level, differentiation of eligible households, and housing subscription on-line. Bogeumjari Housing Program is meaningful in that it is a policy that resumed the supply of permanent housing, provides multi-tier support system by income level, and adjusts the imbalances in housing demand and supply. Despite their strong preferences for Bogeumjari Housing, their affordability is very low due to their low income levels and gloomy outlook for household finances. In this light, the government should pursue housing policies that include not only new housing constructions, but also efficient use of housing stocks, expansion of loans for first-time home buyers, and introduction of home mortgage and housing voucher.

주택 구매의도에 미치는 영향에 관한 연구 (A Study on Factors Affecting the Purchase Intention of Housing)

  • 본 연구는 주택선택 속성과 정부정책이 주택 구매행동에 미치는 영향력을 통해서 주택시장에 대한 이해를 돕고자 한다. 이를 위한 분석의 주요 쟁점은 다양한 유형의 주택선택 속성과 정부정책간에 부동산 투자전망의 조절효과를 고려하는 것이다. 연구결과는 다음과 같다. 첫째, 주택선택 속성 중 편의성, 교육입지, 이웃수준은 주택구매의도에 유의미한 영향을 미치는 것으로 나타났다. 둘째, 정부정책은 주택구매의도에 유의미한 영향력이 없었다. 셋째, 부동산 투자전망의 조절효과는 선택속성 중 이웃수준과 상호작용 변수가 주택구매의도에 정적인 영향을 미치는 것으로 나타났다. 본 연구결과 정부의 금융정책은 주택구매 의사결정에 영향을 미치지 않음으로서, 현실적으로 과도한 규제는 처음 주택 구매자에게 주거복지의 질을 떨어뜨릴 수 있다. 또한 소비자 선호도의 동기에 대한 이해를 통해서 주택시장에서의 실제 수요 변화를 적절히 기술하고 설명 할 수 있다.

청년 1인가구를 위한 주거요구 분석 (Analysis on the Housing Needs for Young Adults Living Alone)

  • The number of household living alone including young single adults has gradually increased. The purpose of this study is to examine the demand on housing options, additional space, shared space, community facilities, housing service for young adults living alone including college students. A total of 180 questionnaire were collected and analyzed. For housing location, commuting distance is the most important feature and amenities are the second important feature. For additional space, there is a significant difference between male and female single residents. Female residents want to install dress room most while male adults want to have a study room. For the shared house option, single adults concerns housing fee and living cost most. However, female adults concern safety and security issues much more than male ones do. The degree of preference to community facilities varies between male and female single residents. The findings suggest more differentiated approaches are needed for alternative housing options for male and female residents.

소비자의 주택 점유형태 선택의 결정요인 (A Study on Factors Affecting Consumer's Housing Tenure Status)

  • The purpose of this study was to investigate factors affecting consumer's housing tenure status by various household's characteristics. This study used 1997 KHPS(Korea Household Panel Study) by Daewoo Economic Research Institute and used 1,977 households for the analysis. The results of this research were summarized as follows; 1. There were major differences in household's characteristics by consumer's housing tenure status, except for the household's monthly income and savings. 2. Factors affecting consumer's choice of ‘owning’ a housing and taking a ‘chonsei’ system were very similar, but they affected in the opposite direction. 3. Factors affecting consumer's choice of taking a ‘chonsei’ system and ‘renting’ a house were much more similar, and they affected in the same direction. This study can be useful in developing housing service and design, and housing policy by consumer's choice of housing tenure status.

오픈하우징의 설계방식에 관한 유형체계 연구 (Typological Study of the Planning Method in Open Housing)

  • Open housing is an emerging, new concept in housing development that combines demand-orientation with environment-friendliness. Its methodology, however, has not been analyzed in a systematic way. In this study, the features of planning method in open housing were analyzed to systematize types of the planning method. The existing planning methods of open housing was reviewed and they can be classified into three approaches such as pattern, module and organization planning. Given three approaches, the existing planning methods of open housing can be sub-classified as follows; free and patterned planning by patterns, modular and non-modular planning by modules, and hierarchical and non-hierarchial planning by organizations. The framework for the typological analysis was made based on the classification and a composite typological system was drawn from the analysis of the existing planning features. The suggested classification of features in open housing is expected to contribute to the clear definition of characteristics on open housing to provide a basis for the concrete realization method, to analyzing problems with the existing planning methods and to providing their solutions.
