The purpose of this study was to identify the characteristics of housing product through housebuilders' strategies. As a methodology for this study, literature survey and questionnaire survey were used. Questionnaires were delivered on mail to 232 housing-builders and return rate was 34.1%. In summary, housing product was characterized long gestation period, periodically building cycle, future uncertainty of market volatility, maximization of land development gain, utilization of public fund for continuous building activity, moral hazard by accidental bankruptcy. Therefore private housebuilding could be defined speculative industry.
This research is to restructure the public assessment of housing management in a standardized fashion, and a self-administered questionnaire survey was employed for data collection and analysis. In doing so, all the assessment tools nationwide were identified and assembled to extract the items included in the survey form. The survey form was mailed out to local officers in charge of housing management and professional housing managers in the nation, and the responses were statistically analyzed in order to structure the standard assessment tool of housing management. This research classified 3 main areas (General Maintenance, Operation and Community Living) in evaluating the housing management performance, and identified 35 essential items and 52 optional items. The 35 essential items were drawn from the 16 categories of the 3 areas (11 items of 5 categories for General Maintenance, 7 items of 4 categories for Operation, and 17 items of 7 categories for Community Living), and the rest 52 optional items were from the 16 categories of the 3 areas (24 items of 7 categories for General Maintenance, 26 items of 7 categories for Operation, and 2 items of 2 categories for Community Living). While all the items in the research are quantifiable, it's suggested that qualitative measurements be complementarily utilized in the assessment not only to explore the best practices of housing management but also to refine and modify the standardized tool in response to various environmental changes. As the public assessment of housing management is context-sensitive and critically related to local housing profile, the continuous implementation of the assessment will facilitate shifting the housing paradigm from production and consumption to management and reproduction.
The domestic housing paradigm has changed from quantitative growth to qualitative growth, and demands for pleasant living environment and meeting basic living conditions have increased due to increased living standards of the people. In a related move, the Ministry of land, Infrastructure and Transport introduced "long-life housing construction standards" in the Article 21 paragraph 6 of the Housing Act through a revision of the Housing Act in December 2014, devised detailed criteria and enforced the Ministry of Land, Infrastructure and Transport, titled "long-life housing construction certification standards" which require long-life housing certification in construction of apartment houses that accommodate more than 1,000 households. In this regard, A survey of consumers was conducted to collect opinions about consumers' perception and requirements regarding long-life housing, and thus to promote long-life housing and improve certification system criteria. The general public who wish to purchase housing were selected as the subjects for the present study, and the survey was conducted at the site of apartment house PR hall in Seoul and Gyeonggi-do as of January 2015. The result of this study is an opinion survey of long-life housing consumers. For future work, additional research is needed to establish legal standards and devise support systems, along with technology development for long-life housing.

It is estimated that the elderly will constitute 24.3% of the entire Korean population in 2030, when about 7,125,000 baby boomers reach retirement age. Therefore, this aging phenomenon might be the most urgent issue facing Korean society. The baby boom generation shows a strong tendency to dispose of existing residences or move into new housing after retirement, thereby exerting enormous impacts on social and economic sectors as well as the housing market. Against this backdrop, this study aims to identify both factors and patterns behind baby boomer retirees' post-retirement housing transfer trends. To this end, a survey is undertaken here with respect to those baby boomers living in Gangnam-gu and Seocho-gu with actual housing transfer plans in the foreseeable future, and who can act as a practical consumer group for the future housing market. This study verifies baby boomers' diverse preferences for housing type. Their preference for apartment houses still remains high in every situation, and this has significant implications for changed preferences of other housing types considering that most of the survey respondents currently reside in apartment houses. According to the survey, there are more than 80 kinds of baby boomers' housing transfer patterns, which demonstrates that more than half of the survey respondents pursue different housing mobility plans. When it comes to the factors behind their housing selection, the baby boom generation shows a strong preference for physical factors. However, environmental and psychological factors gain more momentum under unfavorable circumstances, while social factors play a decisive role in their housing selection in categories such as 'couple/deteriorating health' and 'single/healthy'.
Most previous studies, in general, related to housing needs have analyzed the data from self-administered survey or interview using questionnaire or simple 2D floor plan. This study was Intended to suggest how to increase the reliability and effectiveness of such survey methods in examining the residents' housing needs. In order to accomplish the purpose, the two kinds of surveys using Web based VR media and typical questionnaire were peformed. The same questions were used for these two surveys, and they included the furniture characteristics, use of each room, adjustment of room size, preferences for interior colors, preferred furniture in living room, space layout of floor plan, housing life style, and preference for housing characteristics. The answer differences between these two were analyzed. The subjects were 402 housewives who lived in apartment houses in Haeundae, Busan. Finding were as follows: first, the media method was more likely to be effective than typical questionnaire survey in explaining housing needs for the adjustment of room size in housing unit plan. Second, the media method was more realistic and reliable than the other in comprehending the needs for the interior colors. Last, the VR media tended to be more effective than the other in understanding the space layout of floor plan. This research sheds light on the utilization of visual instrument for the analysis of needs related to space use.
