A Study of the Underground Spaces for Future Housing (미래주거의 지하공간 활용에 관한 연구)

  • The purpose of this study is to investigate the possible usage of underground space as a future housing. This study looked into the ancient underground housing at first and also identified the features of underground housing in the positive and negative aspects. Four types of underground housing; chamber type, atrium type, elevation type, and penetration type; were investigated. The current situation of korean underground housing was also reviewed. And last, some possible implications were discussed. This article could be used as the basis for the development of future underground housing.

  • When addressing rural housing issues, it is crucial to consider various aspects and adopt a tailored approach that takes into account the local characteristics and specific needs. Providing guidelines for different stakeholders, whether residents themselves or experts involved in decision-making, is essential for effective management and improvements. In this study, an in-depth analysis of the housing situation in the target area where the rural housing improvement project was implemented was conducted. This involved engaging with residents from three villages through in-depth interviews to gain insights into their perspectives and needs. As a result, a set of housing improvement guidelines were developed, which are specific to each stakeholder group and are tailored to address the criteria of safety, aesthetics, and living environment. These guidelines facilitate informed decision-making by residents and experts alike, ensuring that improvements align with the unique circumstances of each situation, promoting a more holistic and effective approach to addressing rural housing challenges.

A Study on Housing Situation and Residential Satisfaction of Foreigners in Korea -Focusing on Seoul and Kyonggi Province- (재한외국인의 주거실태 및 주거만족도에 관한 연구 -서울, 경기 지역을 중심으로-)

  • The purpose of this study was to investigate housing situation and residential satisfaction of foreigners in Korea, and to identify influential factors for housing satisfaction. A questionnaire survey was conducted to 132 foreigners who reside in Seoul and Gyeonggi-do. Most of the respondents were Chinese and the average age was 45.7. Over 90% of the respondents lived in a rented house and detached house was the most popular type of house. Overall score of residential satisfaction was 3.43 and it was above average. However, scores for parking lot, housing deterioration, and space planning showed the lowest level of satisfaction. Factor analysis was used to summarize the variables related to residential satisfaction and 5 factors -'space planning and organization,' 'amenities & equipment', 'community facilities,' 'near environment' and 'housing expenses'- were drawn. Among those, 'space planning and organization' was the most influential factor to residential satisfaction as the result of multiple regression analysis.

The Preference of Housing for the Elderly among the Middle-aged Households for Aging Society (고령화 사회에 대비한 중년층의 노후 주거선호 - 광주지역의 대학생 자녀를 둔 학부형을 대상으로 -)

  • This study was conducted as a survey to find out middle-aged persons's housing preferences for a future elderly housing and to grasp background characteristics of persons influencing the preferences and the effect of elderly's aging situations on the changes of their preferences. A sample of 300 middle-aged people was selected purposely from parents of university students living in Gwang-ju city. Questionnaires were administered to parents by students and analysed with SPSS Windows 10 program. Middle-aged persons's housing preferences were differed according to elderly's aging situations, in the case of healthy situation, they tended to prefer to stay present house without their children in irrespective to couple or single, whereas in the case of unhealthy situation, they tended to prefer to live with their children. and couples showed preferences for planned housing for the elderly and singles showed preferences for elderly housing facilities with care services. The most important characteristics of elderly housing among middle-aged people was a places where they can enjoy leisure and provide home-help services, located in the suburbs. Also middle-aged persons were likely to prefer to a green spaces such as garden, path for walking, and madang for the elderly housing. Needs for community care services (NCCS) were required above the average. Among the items of NCCS, a visiting medical examination was the most demanding, and a visiting nursing services, a emergency calling bell, and home repairs were sequently followed in the level of needs. The characteristics of the elderly housing which preferred to and needs for community care services were influenced by middle-aged persons's age, gender, subjective evaluation of economic abilities, tenure status, the cost of living, and the size of housing. This findings suggests that it must to be considered to develop various types of the elderly housing depending on socioeconomic status.

Theoretical Overview of Housing Welfare and Future Policy Issues (주거복지에 대한 이론적 개관 및 향후 정책과제)

  • The purposes of this study are to define 'housing welfare' which constitutes an important theme of discussion today and to present some future policy issues. Recently, the expression 'housing welfare' is widely used in our daily life and written in some laws, but its concept is still ambiguous. Housing welfare can be defined as 'the situation in which citizens gain access to a decent housing and adapt themselves well to the community life. In this context, the goals of housing welfare policy should be as follows: reduction of the number of households living below the minimum standard in housing, promotion of the right to housing, housing provision and management based on housing needs, linkage of housing and other welfare measures, realization of social integration and social justice. But, there are still some controversies on such questions as target group, moral hazard of beneficiaries, social equity, etc. To get all the policy alternatives more effective, efforts should be made to improve the general infrastructure of welfare policies, to prevent NIMBY phenomenon of local actors, and so on.

  • While Korean traditional culture considers it necessary that children support their parents, a new trend of silver support is expanding by the recent social change, the increase of women's working, and the reluctance to support the old people. However, the number of silver welfare facilities in Korea is short for the demand with limited selections of them. Based on the situation, the following results of the study what kind of policies Korea service for the old people in the USA where early stepped into the aging society: 1. provide specific and proper social-supporting service and facilities with charge or free for the old people to be able to select one of them, according to economic, physical and psychological situation of the old people; rather to prepare service and facilities for all the old people. 2. increasing community service support for the home-staying old people 3. the development of support program for the family of the old 4. the improvement of housing environment for the home-staying senior 5. prepare the housing alternatives for the senior would be home-like environment.

Comparisons of Young Renter Households' Housing Situation by Locations Reflected in the 2012 Korea Housing Survey (2012년 주거실태조사에 나타난 청년 임차가구의 지역별 주거 실태 비교)

  • The purpose of this study was to investigate housing characteristics of young renter households by locations using licensed microdata of the 2012 Korea Housing Survey. There were 1,020,216 renter households (weighted count) headed by persons between 20 and 34 years of age, and their housing characteristics were compared statistically across their residential locations (Capital Region, metropolitan cities, other areas). Major findings are as follows: (1) Capital Region young renters had the worst housing quality to have the greatest proportion of households living in units failed to meet national minimum housing standards, and/or in basement or semi-basement units; (2) Capital Region young renters had the greatest proportion of households that had housing cost burdens; and (3) 37.3% of young renter households in metropolitan areas and 33.5% in Capital Region were found to receive family support in order to afford current rental costs.

  • Upon entering the 21st Century, One of the new paradigm of Housing industry in Korea is to accomplish the foundation of Sustainable Building & Environment. It is easy to understand that Building environment in Korea is appearing the phenomenon of rapid conversion from supply-oriented market to demand-oriented market. Thus, the purpose of this paper is to suggest the direction of a new housing development with "Open Housing"as New Housing System which takes into account durability of housing based on the changeability among Housing-Components, the flexibility of interior space, the remodeling & repairing of housing and the user′s needs with variable life-style. This paper also shows the example of Infill-Systems for the Open housing in Korea on the basis of housing situation, experiences for the Open Housing including assembly technique of Infill-Systems.

A Study on the Block Types of Urban Housing - the Case Study of the Western Housing since 70's - (도시형 집합주택의 주동 유형에 관한 연구 - 70년대 이후 서구의 집합주택사례를 중심으로 -)

  • The purpose of this study is to understand the trends of urban housing in the age of modernization in Western cities since 1970's, and to provide the useful data for diversifying urban housing types in Korea. Although the housing types can be categorized in many ways according to the points of view, this study classifies 11 types by a criterion of urban composition elements. Among 11 urban housing types, one type, free-standing slab structure, has been mainly applied to Korean situation. The reason might be that the free-standing structure type is the most efficient one in terms of land use and block organization, but it results in a monotonic condition of urban housing blocks. Therefore, taking local characteristics and urban contexts in Korea into consideration, the future urban housing design should be developed in different ways of making local life styles possible in them, by adopting various types of Western urban housing precedents.

  • The aim of this study was to analyse the design characteristics of court housing. In spite of changes of housing design condition, especially density, there have been changes only in the height of housing block, not in the housing types, layout system and other design properties. Due to the situation, housing design in Korea has been criticised as too routine and monotonous one. As one of the alternatives to respond to the criticism, this study focused on the positive aspects of the court housing type, and suggested the design strategies throughout the analysis of 8 entries in the design competition of EunPyeong NewTown, which attempted to overcome the negative problems - mainly the daylighting, orientation, and privacy- of this housing type. Throughout the analysis, there suggested design strategies to respond to the problems of court housing type, which can be the basis for the court housing design in Korea.
