  • This study is to analyze impact of geography and timing on the real transactions prices of apartment complexes in Seoul using data provided by the Ministry of Land, Infrastructure and Transport. The average real transactions and location data of apartment complex was combined into the GIS data. First, the pattern of apartment real transaction price change by period and by area was analyzed by kriging, the one of the spatial interpolation technique. Second, to analyze the pattern of apartment market price change by administrative district(administrative 'Dong' unit), the average of market price per unit area was calculated and converted to Moran I value, which was used to analyze the clustering level of the real transaction price. Through the analysis, spatial-temporal distribution pattern can be found and the type of change can be forecasted. Therefore, this study can be referred as of the base data research for the housing or local policies. Also, the regional unbalanced apartment price can be presented by analyzing the vertical pattern of the change in the time series and the horizontal pattern of the change based on GIS.

  • We estimate consumer price indexes of eight major cities from 1907 to 1939, and then integrate them into a national level one. The data mainly came from the Statistical Yearbooks of the Government-General of Colonial Korea, and if necessary, we supplement them using wages and unit prices of public utility charges which are used as the price of housing and various services. We apply Laspeyres index method, and the composition ratios of consumption expenditure estimated by the commodity flow method are used as weights. The price indexes of 12 item groups as well as aggregate one are also calculated. In case of Seoul, it is possible to calculate the consumer price index from 1907 to 2009, showing a century-long pattern. This consumer price index is critical for measuring the real income and expenditure before the liberation.

  • There are various kinds of Large-Scale apartment sites in Seoul. There are more households in apartment sites than single family houses. Nowadays, it is easy to find a lot of apartment sites built in the style of a high rise building. On the matter of space, a building is influenced by the buildings near it. The influence a building has to another is different in both qualitative and quantitative ways. Therefore, in the case of apartment sites, the environmental surroundings of each household is affected by the nearby buildings. For these reasons, the environment is having more and more influence on the price of each household in apartment sites. This paper has defined Sunshine and Sky as the major environmental elements. In order to be analyzed, they have to be measurable. Thus, there are two types of variables in environmental surrounding of apartment sites, -the Duration of Sunshine and the possible amount of visible Sky- the significant variables which influence the housing price. This paper deals with the relationship between the possible duration of sunshine and the possible amount of sky a household is visible to. It focused on 62 different apartment sites which were built after 1990. It is based on the 3-dimensional Geographic Information System & Computer Aided Engineering for analyzing the sunshine simulation and the viewing simulation. This paper will be helpful for designing the apartment sites considering the balance between sunshine and sky.

  • Effects of shifting trend from Chonsei to monthly-rent and the changes in rental housing prices upon the welfare of tenants has been analyzed. In 2014, welfare of tenants has been found to be decreased by 660 billion Korean Won due to the change in rental housing prices. From the point of view of the welfare of tenants, it has been found that monthly-rent stabilizing policies are 1.47 times more effective than Chonsei price stabilizing policies. The effect of monthly-rent stabilizing policies has been found to be increased with the increase in the proportion of monthly-rent transaction, the decrease in the speed of the shifting trend from Chonsei to monthly-rent, the decrease in interest rate, the decrease in the proportion of variable deposit in monthly-rent, the decrease in the proportion of debt in Chonsei deposit. These findings indicate that the relative importance of monthly-rent stabilizing policies will be increased in the future.

  • This study was designed to find tendencies of housing value orientation of the model steel house visitors. Questionnaires were collected in June, 1997, 1,550 in total, 508 cases from Seoul, 456 cases from Pohang, and 486 cases from Kwangyang. Data were analyzed in terms of housing value orientation, using statistical methods including frequencies, mean, percentages, chi-square test and multiple regression. The major findings are as follows; 1. The subjects were highly educated(64% of them were college graduates) with the monthly income over 2,000,000won(approximately $1,540). The average monthy income of the subjects in Seoul, about 4,000,000won($3,070), was much higher than that of other areas. Most of the subjects were condominium owners(72%), who preferred single detatched houses or town houses located in suburban areas. 2. Differences in general tendencies among the three regional groups were statistically significant. Most significantly, subjects living in Pohang regarded the reputation of the building construction company most importnat. Subjects of all three regional areas, especially in Pohang, emphasized investment value. The price of the steel house was regarded as very important by all the groups tested. The housing value orientation was analyzed in 3 aspects; (1) Facility.Plumbing.Structure(FPS), (2) Interior space formation.Design(ID) and (3) Developmental complex.Near Environment(DN). Interior environment level, stability of house structure, and finighing state of interiors were identified as the important factors in the area of FPS(p<.05). The Interior plan organization was the most important factor among ID. As for DN, rated importantly were educational facilities, green areas, convenience of commercial facilities within the developmental complex were rated importantly.

Korea National Housing Corporation's Mapo apartment put first caterer which is continued about 30 years to solve shortage of houses by beginning and the impact of IMF and the price decontrol on second half in the 1990s have changed the housing status to commercial goods. Construction companies have introduced brand concept to satisfy consumer's appetite in production of house goods including apartment under market situation. Importance of visual identity in apartment design occupies has risen in heftily. However most companies are in condition of stay on two-dimensional application that uses symbol, logotype, and character assistance. Several high position construction companies are trying architectural visual identity, but those are applied in partial element and those are not going forward to systematic classification and synthetic visual identity plan within peculiarity of apartment complex. This study is to grasp plan and design tendency to acquire identity of design element of construction field and goods through design examination. In conclusion visual identity in apartment design is architectural visual identity on all of 2 dimensions and 3 dimension for application. Architectural visual identity is a language of form that prescribe identity about external appearance in combination with brand image.

  • The purpose of the study was to investigate defect cases in residential interior design, to identify the state of defects, and to categorize types of defect and disputes. In addition, consumer appraisal to residential interior design service were analyzed. The results of this study could provide fundamental information regarding the defects and claims in residential interior design. First, we did literature review for defect disputes in architectural design and interior design. We identify the definition of defects by building life cycle, by state of construction, by activity, and by design performance. Second, we analysed interior design defects cases reported in Korea Consumer Agency & Ministry of Land, Infrastructure and Transport. A total of 49 cases of defect disputes in residential interior design from 2000 to 2015 were investigated. As a result, many defects appeared during the construction stage. A majority of defects cases fall into insulation, water-proofing/leakage work. In terms of design aspects claim, functional and aesthetic defects were claimed. Third, from Consumer Market Evaluation Indicators, raw data from 500 respondents were investigated for the housing repair and interior design. It is found that information comparability, responsiveness to consumer claim, price, and safety are important factors for consumer satisfaction in interior design.
