Effects of Incentive System of the District Unit Plan on the Apartment Housing Market in MetropolitanCitiesandRuralCities (대도시와 중소지방도시에서 공동주택시장에 적용가능한 지구단위 계획의 인센티브 적용에 환한 인구)

  • The district unit planning (DUP) in Korea is a planning instrument. One of the key methods is the incentive system focused on the mitigation of the financial charge of business proprietors with use of various planning deregulation. Here in this paper, it is examined whether the incentive system is indiscriminately applied not only in the metropolitan cities but also in the rural cities. The analysis is carried out with six indicators in relation to the effect on the incentive system on the market of Apartment Housing Development. The indicators are a. the building-to-land ratio(BLR), b. the floor area ratio(FAR) c. the publicly assessed value of land(PAVL), d. the sale price of land(SPL), e. the sale/lease price of apartment house(SLPH) and f. the ratio of housing subscription(RHS). The final result is that the incentive system has different effects between metropolitan cities and rural cities. One of reasons lies on the too high FAR in rural cities to be given basically. Another reason lies on the difference between the cost for purchasing public installation and the profit of the sale & lease price of apartment house. In rural cities their difference becomes much narrow. Finally, the low ratio of housing subscription(RHS) in rural cities makes the effect of the incentive system nearby meaningless.

Guidelines Development of Living and Social Environmental Aspects for the Planning of Back-to-Farm Community Village (귀촌형 공동체마을 조성을 위한 생활환경과 사회환경 측면의 가이드라인 개발)

  • In order to give back-to-farm residents the stable settlement environment in the rural area, the 'community village' is desirable as the village type and its village planning guideline should be supported as well. The purpose of this study was to develop a guideline for the planning of back-to-farm community village in the living and social environmental aspects, based on the comprehensive comparative analysis about items that field survey and literature suggested. The guideline for the living environment was developed for 6 items; village structure(adequate size, lot, outer space for household), village landscape(allocation, space composition), road system and transportation(parking lot in village, placement of bus stops, village trail, public transportation, road and pedestrian system), common living facilities and common space(number, size, location & placement, plan type, planning type of common facilities), transfer space, individual housing(type, size, planning type). The guideline for the social environment was developed for 3 items; village making and establishment(resident participation type, resident participation tool, residents' construction participation) and resident education in the course of planning, resident participation(gathering resident opinion, decision making, composition of construction committee, community newsletter).

A Study on Attributes of Elderly Housing Selection by The Middle and The Aged (중년층과 노년층의 노인시설주거 선택 속성에 관한 연구)

  • The purpose of this study is to identify the elderly housing farcility design preference by comparing two groups, the present residents living in elderly housing facility and the middle aged. The latter has more housing experiences and more design oriented standard of selecting house for quality of living, while the aged are oriented more in economy and investment. It is identified that both group preferred living in elderly housing facility best to any other elderly housing type, including "aging in place." The aged are not yet very concerned about physically homelike design features, but when the middle aged need the elderly housing, it is recommended that more variety and amenity in its type, location, plan and design features. The idealistic facility planning and management system were suggested.

  • The purpose of the study was to identify the housing Plan responding to lifestyles of residents living in Center of Ulsan city. The survey used questionnaire from 230 households and analyzed using descriptive statistics. cross analysis, One-Way ANOVA, factor analysis, cluster analysis. The research centered on the possibility of categorizing life styles of residents based upon their living awareness and housing awareness. The results showed that there are two major categorizes of residents's lifestyles. According to classification of their lifestyles, This study tried to analyse the characteristics of residents about housing preference, housing development opinion, housing satisfaction, etc. The application of the lifestyles variable in classifying residents will be important in such activities as large-scale housing supply planning or in the preliminary research and understanding of actual conditions for the housing improvement industry.

  • The purpose of this study is to suggest that dwelling site planning of residential improvement district is to make in the point of sustainable improvement. The methods of this study are as follow, first, introduce the concept of sustainable improvement and research possibility of adaption of the concept. second, make a survey of the Nanminchon II District in Jeonju as a sample of residential improvement district and make a comparative study of the before and after the development. third, research adaptable elements of sustainable residence concept to Nanminchon II District to dwelling site planning. Progress and result of residential improvement district affects dweller to character of place and habitation and will gain summits of architecture.

  • In this study aim at searching for the basement residential planning of considering outdoor spaces. It look after research results, there should be necessary for the inflow of outdoor environment factors. This basement planning is core's area expending, or installing expended dry areas and acquiring side open spaces, installing arcades, installing atrium or court yard, utilizing maisonette spaces, activating pilotis on ground floors, openning main hall, earth sheltering method, etc. These should be improvement for easy step to change basement floors easily through underground floor extend, major repair, use change of present buildings and needs to the idea through architectural design competition.

  • Multi-use housing and commercial buildings have been emerged according to social and economic changes of CBD in Seoul Metropolitan Areas. The purpose of this study is to clarify the characteristics of the multi-use building, to analyze the problems on the base of survey and to suggest the solutions for architectural planning, focusing on eco-friendly dwelling environment. A field survey with 46 subjects has been carried out with structured questionnaire. Some problems in planning of the complex building have been discussed in terms of environmental issues and design criteria. In conclusion, basic planning directions for improving the building environmental quality have been suggested.

  • Considering the present outdoor environment of city landscapes, the improvement of well-formed street landscapes is a very important issue in Korea. At this point of time, it is very meaningful to understand the sign design and the planning condition of buildings and examine various problems about this and the possibilities for improvement. Thus the purpose of this study is to accumulate basic data to establish design guideline and visual factors for the sign design for useful environment. The conclusions of this study are as follows: to understand the factors of sign designs is through survey and analysis of building condition and city landscape. Planning factors for outdoor advertising design should be developed systematically and more fit to the street environment and designers in the aspect of control and guidance.

  • In this paper, various characteristics-physiological, psychological and social peculiarities \ulcorner of the elderly are analyzed. Then planning factors of living environment are studied to grope directions on design of living spaces for the aged in the future, which is pertinent to their needs.The peculiar properties of the elderly are analyzed and planning factors of architectural spaces are studied by referring to sundry records from many branch \ulcorner gerontology, medical science, psychology, sociology, etc. \ulcorner of knowledge. In planning house for the aged, we have to consider their physiological, psychological, social characteristics and build many types of living spaces in order to meet their special needs in mind, to maintain their living styles. because their personalities, human relations, living patterns, and so forth have been formd individually for a long period of time and their present conditions are different respectively.

  • The purpose of this study was to provide the basic data for architectural planning through survey about the ward of women's hospital. This study considered the concept of women's hospital through theoretical consideration and analysed a blueprint of 30 cases about typical plan type, the size and layout of patient-room, space allocation and circulation. And then a survey of patients has to identify their needs. Because the rate of composition of an upper grade patient-room in women's hospital is higher than that of general hospital to improve habitability in ward needs not only the importance of the planing of patient-room itself, but also providing a small courtyard, day-room between the patient-rooms or outdoor terrace. When patient moves it was provided visual comfort and strengthen social exchange. Also, physical environment has to reflect mother's psychological needs and diversity by individuality in unit is essential to planning.
