서울양로시설의 옥외공간 평가에 관한 연구 (A Study on the Evaluation of Outdoor Spaces of Nursing Homes in Seoul)

  • In elderly housing facilities where are elderly living facilities, the importance of outdoor space for psychological healing and stability, health improvement and environmental improvement is increasing, since elderly people suffer from depression and are hostile to these facilities. This study aims to identify if outdoor spaces in elderly housing facilities in Seoul have environments appropriate for the elderly and to suggest problems and improvements. For achieving this purpose, nine elderly housing facilities in Seoul were chosen and a field survey was conducted targeting five facilities with outdoor spaces. Based on the previous studies, the concepts of elderly housing facility and outdoor space were organized. Then, a checklist was drawn up as a framework of analysis for evaluating the present state of outdoor spaces of elderly housing facilities and space planning, and improvements were explored. It was found that elderly housing facilities in Seoul had good connectivity and accessibility to the surrounding areas, but there were few supporting facilities, except for resting places. Also, the result of analysis of the present state showed that most elderly housing facilities were located in high lands and the safety of elderly people was being threatened while moving, due to the absence of handrails. In conclusion, it is considered that outdoor space of elderly housing facility should be planned in consideration of safety, affordance and cognition out of the standards of researcher's evaluation tool.

노인복지주택의 설치 및 운영의 문제 사례와 개선방안 (Improvement Plans for Problem Cases in the Foundation and Management of Elderly Housing Facility)

  • The purpose of this research is to investigate the realities and problem cases that occurred in the establishment and management of elderly housing facility in order to suggest the recommendations that help to improve the problem cases. For this purpose, 21 elderly housing facilities, which were established between 1996 and 2008 in Korea, were investigated with a documentary research method in terms of founders, managers, locations, the number of housing units, how to move-in. Also the problem cases that occurred in the establishment and management of 21 elderly housing facilities were investigated. The results were as followings. 1. Main founders and managers of 21 elderly housing facilities were the special companies for elderly housing, building companies, and social welfare corporation. Changes in the founders and managers were caused by financial problems; More than half of 21 elderly housing facilities were located in Seoul and near area; About a half of 21 elderly housing facilities had 100~200 housing units; An individual unit of elderly housing facilities can be rented or purchased, rented only, and purchased only. 2. The problems in the establishment and management of elderly housing facilities were non-return of deposit money, illegal sale of housing units, non-public registration of elderly housing facility, false advertisement, and unfair contract. 3. The problems in the establishment and management were mainly caused by the weakness in the regal and administration system for elderly housing and the illegal acts of founders and managers.

우리나라 노인양로시설의 실태분석 (An Analysis of the Conditions for the Elderly housing Facilities)

  • As the elderly has increased rapidly in Korea, there are needs of appropriate residential buildings for the elderly. But social welfare infrastructure for those is under the below level, and the guideline for the elderly housing facilities are also discontented and leave something to be desired. In this study we first surveyed the elderly housing facilities which has been built since 2000, and analyzed plans and the conditions of convenient facilities. This study result will be used in order to set up the design guidelines for the elderly housing facilities.

노인공동주거시설 단위주호의 설계지침 중요도 분석 (Analysis on the Importance Degree of Design Checklist for the Elderly Housing Unit)

  • A rapid increase of the elderly population and changes in the social structure, family type and lifestyle bring us to the moment for considering the various aspects of supporting the elderly including the elderly housing facilities. Traditionally it is considered as a merit for a son to support parents in his own house. Hut recently the elderly increasingly want to live independently without support from their children. To satisfy these needs, new housing facilities for the elderly were developed by private non-profit foundations. A number of outstanding housing facilities for the elderly have been built in the last five years. These facilities show significant progress in housing for the elderly. Unfortunately, there u e no standard design checklists or guidelines for housing for the elderly available in Korea. The housing facilities were built based on foreign design guidelines or architect's experience. This research aims to develop an affordable design checklist that can meet the needs of the Korean elderly lifestyle. This study evaluated the senior residential facilities using Woo's checklist which consolidated the guidelines available here and abroad. As the result of this study, we presented the checklist subject in upper group $25\%, middle group, lower group $25\% distribution and 6, 5, 4, categories in order to importance. When designing the future senior residential facilities, a constraint can be made based on the scope and financial factors of the facility first and the determine how extensive the application of the checklist should be.

도시형 유료노인복지주택의 활성화를 위한 공용공간 계획 (Community Shared Space Planning for Vitalization of For-Profit Urban Elderly Welfare Housing)

  • Elderly welfare housing refers to a residential facility with diverse medical and welfare services for cohabitation of elderly. Especially, community shared spaces in the elderly welfare housing plays an important role as a place for community and leisure activities that enhance vitality of elderly life. The purpose of this study was to investigate types, planning characteristics and actual utilization of community shared spaces in for-profit elderly welfare housing. Eight for-profit elderly welfare housing facilities in Seoul and Gyeonggi province were selected for this study and categorized into small-, medium- and large-scale facilities based on the number of housing units. Community shared spaces in the elderly welfare housing were classified into six space types: social space, education space, exercise space, medical space, convenience space and leisure space. Findings are as follows. Small-scale elderly welfare housing facilities with less than 100 housing units had fitness centers, clinics, restaurants, convenience stores and hobby rooms which were required by law. All community shared spaces were planned on a single level. Fitness centers was found the most frequently used while the other spaces were not used very frequently. Medium-scale facilities with 100 to 299 housing units had multi-purpose halls, libraries, swimming pools, indoor and/or outdoor driving ranges, physical therapy centers, saunas, karaokes and so on. Most community shared spaces were found frequently used. Large-scale facilities with 300 or more housing units had religion rooms, community halls, hair salons, pharmacies, etc. In most facilities, community shared spaces were planned in distributed locations.

  • Recently most Elderly in 2050 Our country is becoming an "aging society" at a speed far more rapidly than expected, the interests of silver industry is also increasing. Many researches about the elderly are already presented in academic world, especially in the field of housing environment, the housing plans on the basis of physical, social and emotional characteristics for the elderly are proposed. As the number of elderly participating in economy activities is getting higher, we selected on "active aging" generation which given a definition by OECD. In this research, we examine the present situation related to the needs for leisure time with the elderly who want to have their comfortable life. This purpose of this study is to survey the residential facilities for elderly, and how that facilities are reflected to their needs for the leisure. This study will indicate to the direction of plans in elderly housing.

노인주거관련연구의 한.미 .일 비교 ( I ) - 일본의 경우 - (Comparison about the Study of elderly housing in Korea , U.S.A. and Japan ( I ) -Focusing on Japan)

  • The purpose of this study was to investigate the difference in the trend of the study of elderly housing for the suggestion of the direction in Korea. This study was the first series about the study of elderly housing and analysed the 164 pieces of researches in Japan. The data were analysed classification with contents first, then examined the class in chronological order, and suggest the trend in the study of elderly housing in Japan. 1. The study of elderly facilities was reported the highest interest and was completed in the latter half of the 1980s except the payment elderly home in Japan. 2. Their second interest was the study of general elderly housing. Rural elderly facilities as a local elderly housing were researched frequently. 3. The study of housing for three generation was studied much in early 1980s, but decreased concerns these days. The study of housing for the elderly was studied the latter of 1980s and concerns were sustained. 4. Trend of the study of elderly housing was classified as follows; 1950s was the stage of unconsciousness, 1960s was the stage of sprout, 1970s was the stage of blossom, 1980s was the stage in full bloom and then the study was peak in 1986 and slowly decrease the concern. 5. In 1990s the study of elderly housing was moved into elderly facilities in a consumer's view and older people's life their family relation.

노인주거 연구 경향 분석 - 1990년 이후 국내 학회지논문을 중심으로 - (The Research Trends of Elderly Housing - Focused on Journal Papers since 1990 -)

  • The purpose of this study is to suggest the basic data on the direction of housing research trends by dividing both research methods and research contents through precedent studies related to elderly housing. We drew four major conclusions through this research. First, in general, the research activities for elderly housing has been conducted actively since 2000 to begin in earnest after 1990. This result shows that it is related with the reform of welfare laws for the elderly in 1993, with the change of government policies and the increase of social interest in elderly people's lives. Second, early studies had been started to focus on elderly home residents if we look into research results according to research methods. In 1993, The Elderly Welfare Act was reformed by the government and then researches for elderly welfare facilities were also increased by a permission of government to run private elderly welfare facilities for making profit. This movement caused to expand research targets from general elderly people to their families, facility staffs and experts. Third, in case of research contents past studies were mostly conducted on the space planning and its actual situation. However, current studies are made under diverse viewpoint with the increase of elderly housing and elderly welfare facilities according to reforms of laws and changes of resident's perception. Fourth, because of rapid transition to an aging society the studies of elderly housing were influenced by the changes of policies and social consciousness.

연구경향 분석을 통한 노인복지시설 연구방향 설정에 관한 연구 (A Study on the Reserch Trends of elderly Welfare Facilities)

  • The purpose of this study is to analyze the research trends and characteristics in the research subjects related to the housing for the elderly in Korea. The number of 199 studies was selected from the paper of Architectural Institute of Korea. The data of the present condition for welfare facilities are exploited from Korea National Statistical Office. The elderly welfare facilities are divided as 5 kinds of things ; housing facilities, medical facilities, leisure facilities, retired facilities and mixed facilities. And policy and statutes of welfare facilities are included in this study. The data were analysed with contents and chronological order and then the trends of research were studied by facilities. As the results of study, studying about housing facilities is well progressed but, the other parts of studying are little short. Especially, studying for retired facilities is seldom done so we need systematic survey and study.

일본 노인주거시설의 종류와 공급특성에 관한 연구 (A Study on the Types and Supply of Elderly Housing in Japan)

  • In Japan, a lot of elderly housing types have been developed in order to meet various needs of the older person and the change of social situations. Elderly housings can be divided into three categories elderly housings for healthy older persons, elderly care homes for the healthy and elderly care facilities for the unhealthy. Elderly housings include public and private rental housings. Sometimes they can be designated only for the elderly. Elderly care homes for the healthy elderly include full fee charging elderly housing, elderly homes, low fee charging elderly homes and care houses. Elderly care facilities for the unhealthy elderly consist of full fee charging elderly care homes, group homes for the dementia, elderly health facilities, nursing homes, elderly hospitals, and so on. However "elderly care facilities" have been proved not to be efficient for the delivery of elderly welfare services nor satisfactory to the frail older person. Therefore, based on the concept of the "Normalization", daily services have been provided for the elderly in order that they can live at their own home in the community for themselves. As a result, Japan aims not only to reduce elderly welfare expenses but also to increase elderly users' satisfaction. Emphasis on non-institutionalization and in-home services, regional characterization, harmony between Hard and Soft, user oriented services, substantiality, universal design and so on are sought for the sake of those goals.
