An International Index for Customer Satisfaction in the Construction Industry

  • In a competitive business environment, like construction, achieving customer satisfaction has been identified as an important element for measuring project's success and sustaining competitive advantage. Traditionally, customers were expelled from the product development process. Little effort was done, in the past to identify the factors that lead to customer satisfaction and hence, use them for product improvement. Organizations that adopted that approach, encountered the risk of losing their customers. In construction, end-users of governmental housing projects were excluded from the design decision making process and accordingly, their requirements were not reflected in design. Although a number national customer satisfaction indices and barometers have been developed worldwide, they have their own limitations and shortcomings. This paper aims to develop an international index for customer satisfaction in the construction Industry. For the first time in construction literature, this research identified, validated and classified 45 drivers for achieving customer satisfaction in the construction industry.

  • Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner's decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

Study on an Integrated System using an ER Diagram for Chungcheong Rural Communities

  • While urban regeneration projects are currently under active execution in several old cities in Korea, there are few projects to improve the quality of life of rural communities. Considering the decline of the SOC system, deterioration of housing, and degeneration of economic feasibility, the purpose of this study is to provide solutions to realize an improved economic and social environment of rural communities through an integrated management system for traffic safety and water management systems. Therefore, this research used an Entity-Relationship Diagram to construct an integrated system for traffic safety and water management systems for Chungcheong rural communities. The ERD is prepared by depicting 7 relationships for 13 entities, including traffic accidents and agricultural products, and 26 attributes, including soil moisture and underflow storage. Consequently, it will be possible to set up a decision-making support system that can analyze and evaluate the regeneration index, technology, and management of the systems for Chungcheong rural communities, based on supplier and user perspectives

Developing Standards for Measuring Consumers' Ability of College Student: Focus on the Consumer Education Effects (대학생 소비자능력 측정을 위한 척도개발: 소비자교육효과 측정을 중심으로)

  • This study focused on the development of a scale measuring the effect of consumer education. The purposes of this study were to develop a tool which could measure consumer knowledge, consumer attitudes and consumer behavior. Data were collected from 266 college students. Analysis was done using frequency, cross tabulation analysis, reliability test, principle components factor analysis, confirmatory factor analysis (Amos 5.0), and multiple regression analysis. The results from this study were as follows: 1) Nine consumer knowledge factors (23-items) were identified: consciousness of consumer education and evaluation, consumer rights and allowance management, methods of consumer education and consumer institutions, green energy and environmental consumption, essence and content of consumer education, consumer rights and consumer duty, critical consideration and consumer's damage salvation, buying minds and decision-making, independent consumers. Total variance was 58.4%. Cronbach's alpha for the nine factors ranged from .68-.79. 2) Five consumer attitude factors (26-items) were identified: green environmental consumption, consumer's role and rights, resources saving and consumer's damage salvation, consciousness of consumers, and right consumption. Total variance was 59.2%. Cronbach's alpha for the five factors ranged from .89-.94. 3) Seven consumer behavior factors (27-items) were identified: social role and rights of consumer and consumer movement, right buying and segregated garbage collection, green environmental consumption and resources saving, altruism and decision-making, allowance management and impulse buying, consumer's damage salvation, and consciousness of consumer. The total variance was 59.1%. Cronbach's alpha for the seven factors ranged from .77-.88. Finally, a scale measuring the effect of consumer education consisting of 76 items (consumer knowledge: 23 items (9 factors), consumer attitude: 26 items (5 factors), consumer behavior: 27 items (7 factors)) was constructed.

Intention to Live Independently in the Community of People with Developmental Disabilities as Identified by AAC (AAC를 통해 알아본 발달장애인의 지역사회 자립생활 의사)

  • This paper aimed to reveal the needs and intentions of the people with developmental disabilities through AAC for supporting their independent living in the community and furthermore to contribute to realizing an inclusive community. From August 7 to September 11, 2020, trained researchers conducted 1to1 interviews(AAC) with 74 people recommended by specialized institutions. Data were analyzed by frequency-analysis, Chi-square-analysis and T-test using SPSS 25.0. As a result, the creation of community-level conditions(ex. housing and employment) and job aptitudes and preferences are important for the independent living and expectations and desires for social participation were high. It is different from the previous survey results through agents. It means the policy for the developmentally disabled should be based on their needs and aim for 'living in the community as a community member'. Based on these results, the implications of supporting decision-making for the ordinary lives of people with developmental disabilities were suggested.

A Study on the Dynamic Correlations between Korean Housing Markets (국내 주택시장의 동태적 상관관계 분석)

  • Using multivariate GARCH model, we estimate the relationship between the housing sale prices and lease prices in the Korean housing market. In the analysis of relationship between the rate of changes in sale and lease prices, the correlation coefficient of the apartment and detached house is higher than that of the townhouse. By housing type, the correlation coefficient between detached house and townhouse is higher than between apartment and detached house or apartment and townhouse. By housing size, there are no significant different results between the sales price and the rental price. The correlation coefficient between medium and small size is the highest in the apartment housing market, whereas the correlation coefficient between large and medium size is the highest in the detached housing market, resulting from the fact that people may be more interested in medium- and small-sized apartment and large- and medium-sized detached house. In the detached housing market, the correlation coefficient between large-medium size and medium-small size in the rental price is higher than that of sales price. This result implies that the process of the decision making between purchasing and leasing a house might be different.

Design of a Real Estate Knowledge Information System Based on Semantic Search (시맨틱 검색 기반의 부동산 지식 정보시스템 설계)

  • The apartment' share of the housing has steadily increased and property assets have been valued in importance as the one of asset value. Information retrieval system using internet is particularly active in the real estate market. However, user satisfaction on real estate information system is not very high, and there is a lack of research on real estate retrieval to increasing efficiency until now. This study presents a new knowledge information system developed to consider region-related factor and individual-related factor in the real estate market. In addition it enables a real estate knowledge system to search various preferential requirements for buyers such as school district, living convenience, easy maintenance as well as price. We made a survey of the search condition preference of experts on 30 real estate agents and then analyzed the result using AHP methodology. Furthermore, this research is to build apartment ontology using semantic web technologies to standardize various terminologies of apartment information and to show how it can be used to help buyers find apartments of the interest. After designing architecture of a real estate knowledge information system, this system is applied to the Busan real estate market to estimate the solutions of retrieval through Multi-Attribute Decision Making(MADM). Based on the results of the analysis, we endowed the buyer and expert's selected factors with weights in the system. Evaluation results indicate that this new system is to raise not only the value satisfaction of user, but also make it possible to effectively search and analyze the real estate through entropy analysis of MADM. This new system is to raise not only the value satisfaction of buyer's real estate, but also make it possible to effectively search and analyze the related real estate, consequently saving the searching cost of the buyers.

A Comparison of Assessment of Child Friendly Cities by Parents and Child Service Providers in Selected Local Government (아동친화적인 지역사회에 대한 부모와 아동관계자의 인식 비교 - A기초자치단체를 중심으로-)

  • The purpose of this study was to examine the recognition of the Children's Rights Guarantees among parents and child service providers in a local community, and to explore ways to organize Child Friendly Cities. To this end, I analyzed survey data collected from a municipality based in Seoul, Korea, and discovered certain differences in recognitions of play and leisure, citizen and participation, safety and protection, health and social service, education, and housing. Among the six categories, the parents and child service providers recognized that education and housing were relatively well guaranteed whereas citizen and participation was less secure. Child service providers were more negative in the physical environment for building child-friendly community, while parents were more negative about the institutional / cultural environment, such as participation rights. Based on these findings, I suggested the following: First, the physical environment should refer to the standards of child welfare officers, and the institutional and cultural environment should refer to the parents' standards. Second, the participation of parents and child service providers as well as children should be expanded in the community decision-making process.

  • This study is focusing on the needs to introduce policy decision making based on identification of the definition for 'business life cycle' and 'public enterprises' for proper public enterprises management. For this purpose, the study is planning to define categorical variables for enterprise life cycle and provide basic data for public enterprises management policy. This study explored 'Korea Expressway Corporation', 'K-water', 'Korea Railroad', 'Korea Land and Housing Corporations', because of they are the public institutions recently underwent 'management normalization policy' due to rapidly increasing debt. First, there follows the analysis on priority and standard of categorical variables for quasi-market oriented SOC public enterprise life cycle by using AHP and frequency study on expert survey. Next, this study investigated and analyzed the enterprises management plan for expected 'declining period' through forecasting 'declining period' by conducting 2nd expert survey.

Prediction of Housing Price Index using Data Mining and Learning Techniques (데이터마이닝과 학습기법을 이용한 부동산가격지수 예측)

  • With increasing interest in the 4th industrial revolution, data-driven scientific methodologies have developed. However, there are limitations of data collection in the real estate field of research. In addition, as the public becomes more knowledgeable about the real estate market, the qualitative sentiment comes to play a bigger role in the real estate market. Therefore, we propose a method to collect quantitative data that reflects sentiment using text mining and k-means algorithms, rather than the existing source data, and to predict the direction of housing index through artificial neural network learning based on the collected data. Data from 2012 to 2019 is set as the training period and 2020 as the prediction period. It is expected that this study will contribute to the utilization of scientific methods such as artificial neural networks rather than the use of the classical methodology for real estate market participants in their decision making process.
