A Study on the Type of Welfare Service for Strengthening Tenant's Housing Welfare in Permanent Affordable Housing

  • Since the provision of Permanent Affordable Housing in the early 1990's, it is confronted with the need to strengthen its welfare service due to aging of its facilities and the declining welfare system for its tenants. In addition, the aging population of tenants is on the rise, increasing the group of tenants that are in need of care. The local social community center has entered into the community of permanent affordable housing and takes partial responsibility in the tenant's social welfare. However, social community center is mainly responsible for providing welfare service to its local residents and thus limited in its ability to satisfy welfare service to tenants of permanent affordable housing. Therefore, it is required to renew the existing welfare system to better suit social demands of tenants according to its specific social group and the characteristics of housing complex. This study aims to propose methods that can strengthen welfare service and analyze the characteristics of welfare service by investigating the existing conditions of welfare system for the tenants in permanent affordable housing complex. For this purpose, this study presents with categories of service standards, by breaking down and codifying welfare service and propose applicable mixed-use service in pre-existing permanent affordable housing.

A Suggestion of Housing Alternatives for Korean Baby Boom Generation Based on Their Housing Related Consciousness (노후 주거 관련 의식에 기초한 한국 베이비붐 세대의 노후 주거대안 제안)

  • The purpose of this study was to examine the diverse situations and housing related consciousness affecting baby boom generation's housing and to propose new possible housing alternatives for Korean baby boom generation for their old ages. Surveys were used to conduct 1:1 interviews with the baby boom generation. This study analysed the baby boom generation's housing related consciousness regarding living in old age with/apart from their children, sense of responsibility to their children and parents, expectations of support from their children in old age, current preparedness for old age, reasons for difficulties in realizing plans for housing in old age, and housing values in old age in order to examine this generation's diverse view in relation to preparations for housing in old age. Based on the results of the analysis of variables of housing consciousness in relation to old age by each characteristic of the baby boom generation conducted in investigations of the present study thus explained, housing alternatives in old age were 1)family exchange-type housing in old age 2) multihabitation-type housing in old age 3) housing in old-age with workplaces.

  • Best value is the ultimate goal of the owner and can thus have diverse meanings according to the project characteristic, owner's purpose, user groups' payment capability, etc.. Recently, resettlement problems of the marginalized members in the urban regeneration area have been issued in Korea because they have no capability to purchase (or lease) redeveloped housing (or apartment). It means that a minimized production cost for reducing supply price of housing is a key factor in establishing the best value of the marginalized members. The lowest-price bidding system serves the purpose of ensuring a minimized production cost, but due to the low-cost investments, it creates various problems, such as sloppy construction, lowered quality, an increased LCC, and worsening profitability for builders. Thus, to help them resettle, it is necessary to supply affordable housing geared towards a certain appropriate quality and minimum construction costs. Towards this end, this study aimed to propose a cost reduction bidding system based on a technical proposal. The proposed technical-proposal-based cost reduction bidding system consists of the following components: work-unit-based, project-unit-based, and construction-period-reducing technical proposals. These components are evaluated to select the best bidder for a given project. The technical proposal based cost reduction bidding system proposed herein is expected to provide facilities with appropriate supply prices and appropriate quality levels, to bolster the technological competitiveness of builders.

  • The purpose of this study is to analyze architectural plans of lower part of super tall mixed-use residential building for understanding its functions for urban. The area of this research are limited to super tall mixed-use residential building which were built in Seoul, Kyoung-gi area, and new towns. For this purpose, theories for super tall mixed-use residential building and non-housing parts were researched, and characteristics of selected cases for field research were analyzed by studying drawing materials. The research focused on scale, type of building, included programs for public spaces, and characteristics of location. As a result, every cases were designed as 'outdoor transition zone-centered type', and for urban function, non-housing facilities were condensed to increase convenience. In addition, ratio of non-housing part were incresesed with public spaces design for residents, and various programs were inserted.

  • This study is a preference reversal about a policeman image and evaluation by roadside higher stories meeting dwelling pot to the center, and it is an examination, the thing that it analyzed by proposals. Therefore, consideration about a the number of layers interval change must be in order a higher stories meeting dwelling pot reduces that I go for a closing of crossways in the future, and to be able to feel variety with a form enemy.

  • The subject of this paper is to find out the characteristics of Michael Graves' housing design. I collected the information of his designs and teamed his design language through his works on different time. I chose five actual housings for analysis which were built since 1960 when he have started his career. Though analysis of the exterior view, plane figures and the total arrangement photos, I could reached the conclusion. From analysis of this research I could figure out the characteristic of Michael Graves housing design as follows. During his whole working career $(1960\~present)$, his design style has went through distinctive characteristic changes that can be divided into: 1960s to early 1970s, mid and late 1970s, 1980s to as of now. 1960s to early 1970s, during this period his works implicated transparency, openness, consistency, complication, and contrast on space, abstraction, white-color and metaphor. mid and late 1970s, showed the white-color figure put together with geometrical structure and post-modernism styles such as ornamentation, natural and metaphor. 1980s to as of now, implicated ornamentation, natural features, historic background, interconnections, variety, symbolism and tradition.

Housing needs for the Elderly in Reference to the Middle-Aged (노인주거에 관한 중년층의 주요구)

  • The purpose of this study is to investigate housing needs for the elderly in reference to the middle-Aged, the relationship of their housing needw with demographic variables and personal characteristic. The main results are as follows: 1. The desired distance form their residence to children's house is about halr an hour to one hour by car. White color employees are more declined to living seperately from thier children than blue color. Most of them like to depend on pensions for living expenses. 2. The favorite housing plans are listed in the order of self-contained unit(50.7%), intermediate care housing(38.6%) and living with their children(10.7%). This tells that the prospective elderly likes to live independentlay from their children and suggests the need for housing plans for elderly people. 3. Women are highly interested in both interior and exterior housing environment. People who are active in their everyday life tend to show more interests in interior facilities and space arrangements of their house, transportation, and neighboring environments.

  • This paper provides the result of analysis of the structure and I-V characteristics of D.C. 1500 V surge arresters which were installed in railway line currently. As Porcelain housed surge arresters have unstable elements such as exploding and dispersion, so it is thought that the system is protected more stably with replacement of polymer housing. The adoption of gap mitigates the voltage stress which is degradation factor of surge arresters and the research is needed to enhance the life characteristic in additive and manufacturing process. Therefore, it is thought that the research should be continued to develop homemade the surge arresters for D.C. railway line as well as transmission line.

  • The purpose of this study is to investigate the characteristic of the thermal environment at a living room by the heating system(floor radiation heating, forced convection heating, combined heating, radiation convection heating), and to compares the change of the thermal environment after operating the heating with after the operation stopped based on the floor radiation heating. This study proposes the basic data for the design and the development of the thermal storage structure heating system which not only utilizes fully the characteristic of the comfortable thermal environment but also reduces the preheating period and be able to use the off-peak electricity.

  • High speed machining is the core technology that influences the performance of machine tools, and the high speed motor spindle is widely used fur the high speed machine tools recently. The important problem in this spindle is to reduce and minimize the thermal effect by motor and bearing. In this study, the analysis of thermal characteristic of spindle is performed according to the cooling methods of housing by using finite element method. This result can be applied to the design and manufacture of the high speed spindle.
