In insurance, the surrender rate is an important variable that threatens the sustainability of insurers and determines the profitability of the contract. Unlike other actuarial assumptions that determine the cash flow of an insurance contract, however, it is characterized by endogenous variables such as people's economic, social, and subjective decisions. Therefore, a microscopic approach is required to identify and analyze the factors that determine the lapse rate. Specifically, micro-level characteristics including the individual, demographic, microeconomic, and household characteristics of policyholders are necessary for the analysis. In this study, we select panel survey data of Korean Retirement Income Study (KReIS) with many diverse dimensions to determine which variables have a decisive effect on the lapse and apply the lasso regularized regression model to analyze it empirically. As the data contain many missing values, they are imputed using the random forest method. Among the household variables, we find that the non-existence of old dependents, the existence of young dependents, and employed family members increase the surrender rate. Among the individual variables, divorce, non-urban residential areas, apartment type of housing, non-ownership of homes, and bad relationship with siblings increase the lapse rate. Finally, among the financial variables, low income, low expenditure, the existence of children that incur child care expenditure, not expecting to bequest from spouse, not holding public health insurance, and expecting to benefit from a retirement pension increase the lapse rate. Some of these findings are consistent with those in the literature.
The purpose of this study is to analyze the consumers' demand pattern and the feature of the market for nursing homes, the number of which is tending upwards. The survey data were obtained from the interview of 500 elderly people living in Seoul and Kyung-Ki provincial area. All respondents were 60 years of age and above. The main findings were summarized as follows: 1. The respondents who are less aged, highly educated comparatively, and living with spouse show positive response for the use of nursing homes. The aged living independently and the aged living with unmarried children show higher demand for this facility. Also, the respondents who prefer independent living away from their childrenn, urban areas as their residence and flat-type housing show more interest for the facility. The respondents who are self- supportive, who has no financial supporter, no caretaker, and no domestic helper demonstrate strong inclination to the use of the facility. The respondents who are interested in this kind of facility, acknowledge the necessity of it show strong intention of moving into it. 2. Logistic regression analysis was conducted to understand factors related to the intention of moving into the nursing homes. The group who wish to live separated from their children in the future give 1.78 times more favorable response than the opposite. The group who have an interest in the facility for elderly has 2.02 times higher intention of moving than the opposite. The group who have an intention of using the facility for elderly it is 7.34 times more likely to move into it. 3. The respondents who are the potential consumers for nursing homes can be subdivided. Within the positive group, it could be divided into the group of living independently with the preference of flat-type housing, the group living independently with the preference of separate housing, and the group wishing to live with their children. Within the negative group, the factor of the division is their concern to the facility. Following this study, it can be said that old age people, who have been regarded as one homogeneous group so far, should be recognized as one characteristic individual. This study also shows that the demand aspect yet in its initial stage shold be researched in anticipation of rapid increase. The understanding of diciding factors, the segmentation of potential market will help work out proper strategy, which will contribute to providers' benefit.
The object of the study is to examine the change of social-economic structure and poverty-shape to escape poverty. In Korea, the working poor have been increased by flexibility and division of labor market since the economic crisis in 1997, and are faced with hard conditions due to the vulnerable welfare system. Especially the workers who engage in irregular jobs were increased by restructure of labor market. Besides they are in unstable employment terms such as low payment, low-skill and exclusion from welfare-benefit. Many small independent businessmen are also in danger of poverty for enterprises trend to move abroad by globalization. Poverty policy in our country was focused on the absolute poor class that has relation with old age, unemployment, disable, disease etc, so they were the object of welfare policy. The poverties, however, are increasing rapidly after the economic crisis, and they work so hard but are still poor, that is, participation in labor market doesn't become an element to escape poverty. Thus the emergence of new poverties whose core consists of the working poor becomes to need new poverty policy. The study is to survey change of their economic conditions, their welfare conditions, their experiences and responses of social dangers after the economic crisis, then to explore the policy to escape poverty. As the result of the study, it shows that the working poor experienced many kinds of social dangers like unemployment, decrease of income etc. In their welfare conditions as their responses to the social dangers, the benefit of social insurance, enterprise welfare like legal retirement pay and paid leave and private welfare such as private pension and insurance are low. The working poor are faced with social dangers, moreover, they don't have skill or education for adapting themselves to information society. The study says that it needs variable policies for the working poor to escape poverty, and suggests payment & tax policies as stable income policy, occupational discipline and skill-education for promoting the quality of employment, moreover, social insurance as expansion of social welfare policy and housing & education policies whose objects are the working poor.
North Korea(NK) has designated the special economic zones(SEZs) since the first one in Rason. But, why have the SEZs in NK still not been developed successfully? This study comparatively evaluated the SEZs in China, Vietnam and NK, with respect to 'context/purpose', 'development/management system', and 'location/infrastructure.' NK's strategies for the SEZs were different from those of China and Vietnam in terms of historical context and development purpose. China and Vietnam chose the market opening policy aiming to reform their national economy, while NK tried the opening policy without the economic reform. This difference made NK's decentralization and location strategies marginal. In spite of the positive land system and tax benefit of NK, the strategies couldn't make a successful result. The implications of this comparative study are as follows. Firstly, NK needs to establish a strategy for the SEZs in accord with the comprehensive and long-term plan for economic development and 'trustworthy and substantial market-systems' being compatible with outside world. For that, NK has to secure the regime stability in political and diplomatic dimensions. Secondly, NK has to carry out policies of decentralization and location of the SEZs more positively. Thirdly, in order to solve the problem related to lack of infrastructure capital, NK needs to utilize a BOT scheme.
Recently, the paradigm of land development has been transformed from the joint development to the step-by-step development due to changes in socio-economic conditions. Nevertheless, the introduction of large-scale transportation facilities such as new transportation system tends to employ the joint development. Although new transportation system is eco-friendly, it occasionally fails at the beginning of the project because of high installation cost. Such phenomenon is caused by not only the system did not reflect the local characteristics but also did not respond to the step-by-step development. Accordingly, in order to introduce transportation system rationally, introducing new methods corresponding to the step-by-step development should be sought. In this study, we assumed that large-scaled land development site be achieved step-by-step development. and suggested the need for a phased introduction through benefit-cost analysis. The findings illustrated that the phased introduction shows economic efficiency with 30% increase of B/C compared to the bulk introduction. It also demonstrates that the bulk introduction under step-by-step development is more efficient than the bulk introduction under joint development.
In the developed countries, traffic noise is one of most serious problems faced by people's lives. So the importance of the traffic noise is quite well recognized by the infrastructure planners as well as the people. The traffic noise is valued in monetary terms in some countries and it is reflected in estimating the net present value or benefit/cost ratio. On the contrary, the effects of traffic noise are not reflected in the assessment of infrastructure in most cases in Korea. However, as the income level has been increasing, more people have been becoming to put more importance on their living conditions. The purpose of this paper is to estimate the value of traffic noise in the Seoul metropolitan area. The housing price were surveyed to use the quasi-hedonic price technique. By this way, two housing prices at the same floor level in different 128 complexes in the Seoul metropolitan area were surveyed. the actual traffic noise level was also measured. The differences of housing prices and noise levels were analyzed using the various types of regression models. The value is quite different by size of house. The value of large house is higher than that of small house. Since the income level of people in large house is higher than that in small house. it might be said that value of traffic noise for high income people is higher than that for low income people. Moreover, the increase of 1dB(A) noise affects the house price by about 0.3% in Seoul metropolitan area.
Folk villages have higher historic and cultural values than other villages and contain considerably many traditional elements today. In Korea, there are seven folk villages that are under the protection of the Cultural Properties Protection Act. Unlike other kinds of tangible cultural assets individually appointed according to the act, those folk villages are protected by the act in entirety including the houses and auxiliary structures inhabited and used by the villagers. Since the act covers the entire villages, the residents are not allowed to repair or renovate their structures and accordingly suffer from huge limitations in everyday life with housing life under the biggest restrictions. Being appointed as a folk village is positive from the perspective of preserving the village. However, it is negative to the villagers because of the limitations to their housing lives. While common people lead a convenient life by the introduction of high technologies in modern society, they do not get to benefit from such technologies for the cause of preserving the traditional culture. Upon the appointment, they are subject to all sorts of building regulations and under huge direct and indirect influences of those regulations across many different aspects of life including housing life. Thus the residents of folk villages do have many complaints about the act. It is only natural that there occur conflicts between the state, which tries to preserve the traditional culture according to the act, and the residents, who pursue convenience in life. At the same time, it is natural too that the residents have the desire to pursue convenience in daily life. Thus they renovate their houses illegally. The government agencies are aware of that, however, it is not right for them to enforce the act and restrict their daily lives. Their tacit approval of such illegal renovations is the product of compromises between the residents' right to their private property and the state's policies of cultural asset protection. The residents try to renovate their houses within the limit that will not call for legal restrictions from the government agencies. The government allows for renovations as long as they are within the minimum limit. It is the result of efforts for the state and the residents to stitch up and compromise their own complaints.
The animal industry must be environmentally sound to ensure its long-term sustainable growth. Livestock wastes mostly manure, can be a valuable resource as well as a potential hazard to environment. The first option of manure management is developing an 'environmentally sound' feeding program and feeds so there are less excreted nutrients that need to be managed. Once the manure is produced it can be best utilized as a fertilizer of a soil conditioner. In many countries the amount of manure that can be spread on land depends on the nutrient requirements of the crop being grown. The laws specify maximum application rates and not animal stocking rates. Farmer who reduce the N and P component of manure can release pressure on the environment without having to reduce the number of animals. There are alternative system for housing and manure treatment which generate manure that are easier to handle and have less pollutants or more economic value. Treated animal waste may also be used as a feedstuff or fuel source. Most of the options of waste management result in increased costs to implement. It is necessary to assess the economics in order to find an acceptable compromise between the increased costs and the benefit to the environment. Animal welfare is also becoming more and more of an issue and it will lead to systems where animals are kept in less confined environment. The new system will have a great impact in the waste management system in the future.
Advancement toward aging society has presented the importance of house planning in consideration of the elderly, increasing the necessity of such planning. Therefore the importance of indoor design guideline for elderly houses has been stressed and the understanding of the aging in regard to this trend will create more mature spaces. In line with this trend the purpose of this study is to study the medical factors related with bathroom interior design guidelines of the existing elderly houses from the viewpoint of deteriorating physical functions due to aging process. In order to research the deterioration of physical functions due to aging literatures of medical and exercise physiology were used and concerning the existing bathroom design guidelines for the aged people, the guideline items of behavior facilitation, physiological maintenance and perceptual maintenance aspects out of Murtha & Lee's user benefit criteria(1976) related with physical functions were selected to research in relation with the knowledge about the deterioration phenomena of physical functions. Physical aging and deterioration aspects were classified from the viewpoint of musculoskeletal disorder, cardiovascular disorder, respiratory disorder, gastronomy disorder, urology disorder, somatosensory disorder, endocrine disorder, immune disorder, nervous disorder and skin diseases and these were utilized in interpreting total 100 items of bathroom design guideline. Because bathroom is the space where many physical movements are done, it had the closest relationship with the deterioration of musculoskeletal health in general and as bathroom is the space where people use water and feel the difference in temperature and moisture more than other spaces, deterioration of skin and somatosensory health had the next closest relationship. The result of this study revealed that regarding the deterioration of physical functions of the elderly people in aspect of their perceptibility as designers will design creatively and sincerely based on its relationship with nervous system in future, the result of this study will be used to develop better spatial designs efficiently to meet for the aging society.

The changed Korean government law associated with the public apartment housing supply, so called the $^{\circ}{\AE}$Apartment Sales Price $Cap^{\circ}{\phi}$, requires new system for estimating construction cost in order to set appropriate price. A model apartment project was carefully designed and its construction cost were analyzed in many different ways. Based on the analyses outcomes, 1,028,000 Won/m2 (excluding cost for underground parking lot) is the most appropriate Price Cap for a smaller than $85{\beta}{\geq}$ apartment unit. Further, it was revealed that the price have to be adjusted reflecting such factors as underground size; structural system; external complex quality; and consumer preferences. Findings from this study will enable the Korean government to realize faster and better application of the related laws. The methodology for obtaining appropriate apartment construction cost will also benefit for future researchers.
