청년 1인 가구의 주거복지를 위한 쉐어하우스 거주 실태와 요구도: 입주자와 잠재 수요자 대학생을 중심으로 (A Study on Shared House Living Conditions and Needs for Young Single-Person Household's Housing Welfare: Focus on the Resident and Potential Consumer for College Student of a Shared House)

  • The study finds a constructive way to improve shared houses by analyzing shared house living conditions, satisfaction of the residents and potential consumer's needs. For this, a survey of 179 single-person university residents and interviews with seven young adults residing in shared house was conducted. The results showed that shared house tenants had high satisfaction in regard to bedrooms, common spaces, and rental costs. They successfully adapted to community life by frequently using the living, dining spaces, and common spaces with respect and consideration towards other tenants by following rules. Single-person university household should prefer single rooms and the biggest consideration when they move into a shared house is rent. Affordable rates were 300,000 to 350,000 Korean Won per month (40.5%) and deposit of 3 million won or less (64.3%). Results also showed a need for a professional manager residing in the house with a cleaning service for common spaces and a want to share hobbies with other tenants (3.25/5 point scale). It is very important in a housing welfare perspective that one experiences the value of living and emotional sharing to heighten the satisfaction through shared houses. It is essential to put effort into developing a service that reflects consumer's needs for shared houses to continue as a housing alternative model for young adults.

일본 하우스비전 전시에 나타난 주거 공간의 영역과 경계 (Territory and Boundary of Residential Space in House Vision Exhibition)

  • This study is purposed to analyze of House Vision exhibition and projects in Japan. The contemporary residence has been planned and designed with fixed territory and boundary of rooms. According to the symposium of House Vision, the spatial boundary can be studied in the aspect of territory that molds the experience of residents. So, this study reviews Aldo van Eyck's concept of 'in-between'. Through the analysis, House Vision exhibition is revealed that the housing models present architectural characteristics of middleware and third place. The cognition of internal and external boundary stems from movements and activities of residents. That is the dwelling and residential space determined by users and residents. In this regard, 'in-between' of House Vision has structures(multilayer) causing various relationships to be perceived, so as to connect with the dwelling and activities of residents. As a result, it has relational meanings of sharing, as well as makes possible other community life to be done. According to the projects of House Vision, the units and cores have created the new connections and relationships between privacy and publicity. In conclusion, this research shows a new direction of the spatial strategies on House Vision exhibition in Japan.

3대 동거형 아파트의 입주후 실태분석 -상계지역의 경우- (A Research on the Actual Condition of Living in the Three Generation Sharing Apartment Houses -A Case of Sang-Gye Area-)

  • The purpose of this survey was to find out the actual conditions of living and housing needs of three generation family in the sharing apartment houses in Sang-Gye area. 1. General family type was one which is living with single parent (female), middle-aged couple and their children togeter. 2. Their main mobility to move in this houses was because of the special design of sharing apartment houses. 3. Most of actual dwelling activities of old parents and middle aged couple were performed in condition of space-integration except a few activities. 4. The "Space-compromise type" was proved as the most ideal type of three generation sharing house in our country. In which, private spaces (such as bed rooms and bath rooms) are planned to be used seperately, public spaces (such as living room and dining room) together. 5. It would be better if massionette type was taken in the case of more than 30 pyung (net area).net area).

미래형 공동주택의 청년계층 카셰어링 이용수요 분석 (Estimating Car-sharing Demand of Young People for Parking-Free Apartment House in the Future)

  • 공유교통서비스로 상징되는 카셰어링은 청년층을 중심으로 자동차에 대한 인식을 변화시키고 있다. 미래에 공유교통 서비스가 자율주행자동차와 결합하면 공유교통 서비스가 갖는 접근성 문제를 해소 할 수 있으며, 더 나아가 개인 승용차를 위한 주차장을 없애고, 카셰어링 서비스에 기반을 둔 미래형 공동주택 모델도 구상할 수 있다. 이를 위해 본 연구는 미래형 공동 주택 모델의 주요 입주 대상을 청년계층으로 설정하고, 이들의 카셰어링 이용수요 예측과 카셰어링 차량의 통행 처리 효율을 도출하였다. 또한 청년계층이 주로 거주하는 9개 행복주택단지를 선정하여 통행수요를 조사하기 위한 설문조사를 수행하였다. 분석결과 청년계층의 카셰어링 이용 특성과 수요는 수도권과 비수도권에 따라 뚜렷이 구분되었다. 수도권에서는 1일 약 1회, 1회 대여 시 평균 80분 정도 이용하였으며, 8~12시의 오전 시간에 이용하는 경향이 강했다. 반면 비수도권에서는 1일 약 2회, 1회 대여 시 약 200분 이상 장시간 이용하였다. 또한 8~10시의 오전 시간에 집중하기는 했지만, 오후와 저녁 시간에도 이용수요가 높았다. 카셰어링의 통행 처리 효율은 수도권에서는 차량 당 3~4통행, 비수도권에서는 차량 당 2통행 정도로 수도권이 보다 높은 것으로 나타났다.

빈집제도의 역할과 개선 방향에 관한 연구 (A Study on the Role and Improvement Direction of Empty Homes Policy in Korea)

  • 본 연구는 국내 빈집문제를 개선하기 위해 영국, 프랑스, 독일, 미국, 일본의 제도와 비교하여, 국내의 빈집제도의 개선 방향을 고찰하였다. 빈집을 억제하기 위하여 국내에서는 '농어촌 정비법', '건축법', '빈집 및 소규모 정비에 관한 특례법'을 기반으로 하는 제도를 포괄적으로 규정하고 있다. 영국은 강제적인 빈집개량을 시작으로 하는 중앙정부와 지자체의 빈집 재활용 프로그램을 특징으로 하고 있다. 프랑스는 빈집세를 시작으로 빈집 및 유휴 부동산을 재이용하여 주택시장에 공급하는 특징을 가지고 있다. 독일은 빈집을 자원으로 인식하여 재이용하기 위한 프로그램을 운용하고 있다. 미국은 민간 부동산 정보망을 활용한 감정 평가 시스템과 커뮤니티 랜드 트러스트, 랜드뱅크 등의 제도를 통한 부동산 시장의 조정을 기본으로 한다. 일본은 행정명령, 빈집뱅크를 통한 빈집관리, 지자체의 빈집상담과 진단, 수리비 지원으로 빈집을 관리하고 있다. 빈집문제를 적극적으로 해결하기 위하여 빈집의 현황과 주변 환경을 고려한 세분화된 가이드라인이 필요하다. 그리고 지자체가 빈집문제에 적극적으로 개입 할 수 있는 제도적인 근거가 마련되어야 하며, 빈집의 재이용을 위한 세제 및 비용지원을 위한 제도가 되어야 한다. 빈집정보의 지자체간 공유를 위한 정보공유 시스템 또한 필요하다. 그리고 빈집이 주택시장의 자원으로 활용하기 위해 주민, 도시·건축 전문가, 민간사업자로 구성된 협의체 구축이 요구된다.

웹기반 참가형 가상모델하우스에 관한 연구 (A Study on Participating virtual model house on the web)

  • In this study, we would like to suggest a virtual model house where the users participate in the planning of the apartment directly in order to supply the apartment which is suitable for the fast change of the resident's characterization, multiplication, and preference in this like high-speed information society. The users have various preferences and demands in the high level information society. It is necessary for the architect to communicate with the users in order to suggest the various styles of habitats that one can treat various life style and life cycle which reflects the demand. In addition, the object of this paper is the construction and using of the participating virtual model house that the resident can plan the preferred space design of the main house before moving Into the apartment and change space design of the main house after moving into the apartment following the variety of life style and the changing of life cycle. Regarding the effect of this study, firstly, it is possible to supply the plate type following the user's preference in order to enhance the quality of uniformed type apartment. Secondly, it is possible to maintain and control the high quality building using sharing the building information with planning, construction, maintain, interior, and related company by constructing the database. Thirdly, the unified database which is constructed by XML can supply the effective environment of apartment information exchange between other companies.

  • The increasing population of the elderly is a serious problem in our communities, and a large supply of an apartment house are to accelerate rise of elderly population in apartment house massed areas. The living Pattern of the aged is different from other generations. Accordingly, the living arrangements are induces many problems in the housing life of elderly, sometimes it lower in quality of life. The purpose of this study was to search for the actual family life and needs of the elderly in apartment house. And it was to seize discrepancy between three-generation family and elderly living alone. Also by a user of housing for the elderly, it was to search for an acknowledged and an preference degree about that.

Applying a Two-Stage Option Games Method to Investment Decisions of Business Startups: Case Study of a Smart House Startup in Indonesia

  • In this paper, we present a case study of a new emerging business startup involved in smart house appliances. The irreversible investment concept and real-option theory are introduced as the fundamentals of the model. By using games theory we show that the startup's actions can trigger reactions from other firms. The first part covers initial the research and development stage, while the second part covers production and commercialization. The findings of this study suggest that, given a certain amount of initial investment, an open and shared innovation may lead to hurting a firm's investment while strengthening the competitors' position in the market. However, given the sensitivity analysis, when volatility and demand grow favorably, sharing R&D investment is not a bad option for a new player to adjust its position in the market while still maintaining positive returns.

An Impact on the Hospitality Industry with Rare Resource and Sharing Economy Platform: Case of Airbnb and Kozaza

  • An analysis of Airbnb and Kozaza will show how valuable and rare resource can have an impact on company performances. Airbnb applied the sharing economy platform, and this business model had disrupted the hospitality industry. Thus, this paper will investigate a Korean company called Kozaza which had benchmarked Airbnb. Furthermore, it will apply the theory of VRIO framework, which consists of how valuable, rare, costly to imitate (imitability), and organization (exploited by the organization) to find competitiveness of Kozaza in the hospitality industry. Thus, it will attempt to show that Kozaza's business model of utilizing the unused resource of Hanok (traditional Korean house) and partnerships with Hanokstay, Seoul Metropolitan Government and Soul Tourism Organization and others have enhanced their resource and capability to strengthen their business model. Furthermore, this research will explore how Kozaza can competitively be successful in the future.

카쉐어링의 선호 요인 분석연구 (Preferences Factors Analysis for Car-sharing)

  • 본 연구는 수원 시민들을 대상으로 카쉐어링 선호도 요인을 분석하여 제시하였다. 시민의 약 60% 정도가 카쉐어링 이용을 고려하고 있으며, 남자가 여자보다, 젊은 층이 장년층보다, 단독주택과 오피스텔이 아파트와 연립주택보다, 대중교통 이용이 불편한 시민이, 차량 미소유자가, 자동차를 일주일 1~3회 이용하는 통행자들의 카쉐어링 선호도가 높은 것으로 나타났다. 특히 주거 밀집지역과 대중교통 역 주변에서의 카쉐어링 잠재수요가 가장 높은 것으로 나타났다. 요금체계는 시간당 지불방식을 가장 선호하였으며, 시간당 7,967원의 지불용의가 있는 것으로 조사되었다. 통행목적에서는 업무 쇼핑 여가 레저 통행에서 카쉐어링 선호도가 택시 및 렌터카보다 높은 것으로 확인되었다. 본 연구결과는 카쉐어링 사업 시행의 정책방향 결정에 기여하며, 카쉐어링의 활성화에 도움이 될 것으로 기대된다.
