친환경 계획요소가 초고층 복합주거 거주 만족도에 미치는 영향요인 분석 (An Analysis on the Effect of Environmental-Friendly Planning Elements on Residential satisfaction Level of the High-Rise Residential Complex)

  • 주택유형의 변화와 친환경 주거에 대한 관심이 높아지면서 친환경계획요소의 정량적 검증에 대한 연구가 활발히 이루어지고 있다. 하지만 초고층 복합주거의 경우 친환경계획요소에 대한 정리와 실제 거주자들을 대상으로 한 만족도에 관한 연구는 미비한 실정이다. 이에 본 연구는 초고층 친환경계획요소를 단지, 건물내부, 설비 및 유지관리로 구분하여 실제 거주자를 대상으로 중요도와 만족도를 평가하였다. 또한 거주만족도(만족도, 충성도, 선호도)와 친환경계획요소의 영향 관계를 PLS 구조방정식을 통해 실증 분석하였다. 연구결과를 요약하면 첫째, 단지 친환경 계획요소의 개선은 만족도를 충족시켜 실제 거주자의 충성도에 영향을 미치는 것으로 나타났다, 둘째, 건물내부의 친환경 계획요소의 증가는 실제 거주자의 만족도와 선호도를 모두 충족시켜 충성도에 영향을 미친다. 셋째, 설비/유지관리의 친환경 계획요소는 실제 주민의 선호요인으로 도출되었으나 만족도에 대한 가설은 유의하지 않은 것으로 나타났다.

  • The survey site, the Hyundai Apartment Complex in the Bundang Model Complex, includes three housing layout types; super high-rise, high-rise and low-rise apartment buildings. The site includes artificial ground over underground parking lots. The overall objective of this study is to evaluate social and physical factors of housing environments in each types of layout. The data has been complied from residents of apartment through questionnaire. The questionnaire include elements of neighborhood, outdoor space, parking zones, and the overall complex design in each layout types. The predictors of outdoor space satisfaction in apartment housing complex are found as follows: "abundance of trees in quantity", "the role as front yards", "harmony of buildings with landscape", "the more distance between buildings" and "maintenance quality of site". Layout of super high-rise apartment site is most satisfied. Introduction of car-free deck space is favored by resident because of safty and quiet resting area. However the low quality of green and lack of shades on the artificial land are identified as problems.on the artificial land are identified as problems.

주거용 건물의 유형에 따른 환경조절요구에 대한 분석 (An Analysis of Demand for Environmental Controls on Different Residential Building Types)

  • One of the most important functions of a building is to provide thermally comfortable indoor environmental conditions for the occupants. Therefore, a great deal of energy is consumed for heating and cooling to satisfy those thermal requirements. In order to provide thermal comfort with minimum heating and cooling energy consumption, optimal design of building affecting indoor climate is required. This study used the TRNSYS for modeling and simulation of the energy flows of residential building types, and examined the energy efficient measures to reduce the thermal loads. The residential building types are classified into the detached house, apartment house and high-rise residential complex. The results of the simulation show that the heating energy consumption in the detached house is especially high, whereas the cooling load is an important determinant in the apartment house and high-rise residential complex. The measures examined are the insulation thickness, various types of glazing, infiltration, natural and controlled ventilation, solar shading, orientation and etc. Comparative evaluations and sensitivity analyses revealed the effects of these variables and identified their energy efficient building design strategies.

  • Openness to outside is one of the most critical advantages for high-rise buildings. However, the effect of openness can be decreased if it is blocked by other high-rise buildings, especially built within the building complex of commercial district. The purpose of this study is to identify the horizontal openness of high-rise residential buildings by comparing 3 different cases of building arrangement type. A new method of evaluation has been introduced on the basis of distance to measure the openness including the matter of securing privacy. As a result of this study, comparative analysis was possible and relatively plentiful results of analysis could be drawn out. Through the process of analysis, this study set the evaluation indicators suitable to the analysis of openness of unit households. Thereby, the results of this study are expected to be used as useful basic data in planning high-rise mixed-use buildings.

  • Korea's housing polices, which have tended to be focused on quantity rather than quality, have since the 1970s given rise to a housing culture centered on apartment units. Such housing polices have resulted in urban sprawl in the metropolitan areas, and a growing polarization between urban and rural areas. In addition, the issue of "dehumanization" has emerged as a result of the interchangeable urban landscapes and the growing number of high-rise residential buildings. In short, the residential communities of the past, such as towns and villages, have disappeared and been replaced with societies that value individuality and anonymity. The purpose of this paper is to analyze urban structure Gyeongju traditional housing complex. This is to analyze the traditional Hanok residential complex of superiority and characteristics of Gyeongju. This enables future planning should be introduced in Gyeongju hanok.

  • In a residential complex case, the efficiency of land use are maximized, but a variation of external condition such as load in-equality, the increase in wind velocity and solar radiation by a height causes increasing energy in a building. Besides, because of increasing window size for a lighting and a view, it comes heating load in winter and cooling load in summer. A choice of cooling-system is important for this reason. Recently an internal high-rise residential complex installs an air-cooling system and operates individual heating. However, this study applies water-cooling used one public cooling-tower instead of an air-cooling system, also with an efficiency test of an air and a water-cooling system, consider an internal applicability.

도시 고층아파트단지 주거민의 외부공간 이용행태 및 만족요인 분석 (Analysis on Residents Behavior and Determinants of Satisfaction to the Exterior Space in High-rise Apartment complex.)

  • The purpose of this study is to establish better residential environment in APT. complex. In this study, the actual conditions of exterior space, user behavior and degree of satisfaction are investigated and analyzed on the 5 high-rise story APT complex in Taegu city. The results of this study were as follow ; The size and arrangement of organizational elemnnt to exterior space in APT. complex have been regulated by law and regulations as the buildings coverage and floor space index, but housinghold and accessibility to the racility will be simultaneously considered to raise Quality of the residential environoment. The main user behavior to exterior space in APT. complex was practical activity and the user behavior pattern by week and among APT. complex were found similiarly. In the ratio of use to exterior space in APT. Complex, that of high-rise residents were lower than that of lowrise residents. In the degree of satisfaction by property of variables to exterior environment In APT. comples, physical of buildings, social - psychologic, managerial economical, physical property of exterior space were estimated positively, but properly of facility were estimated negatively. The degee of satisfaction to exterior environment in APT. complex was highly Influenced by green space, site size. As a result of ractor analysis, the four factors were drawn out from exterior environment in APT. complex. and the factors that have an effect on the degree of residents' satisfaction by factorscore were found in the order of importance as fallow ; managemental, physical, environmental, organizalional factor. Therefore, devilopment of APT. complex should be considered in a view of environmental psychology according to physical organization for used in the future. It is recommended that this problems should be necessitated to be more deeply studies in the future.

고밀 주거환경에서의 사회적 소통을 위한 계획 방향 연구 (A Study on the Planning Direction for Social Communication in a High-density Residential Environment)

  • The purpose of this study is to present the direction of the plan to transform the residential complex into a space that can provide an open residential environment that can lead to social communication and exchange without being closed to the urban residential environment, especially in the apartment complex environment, which is becoming more dense. As a result of the Openness analysis of the 'Codan Shinonome Canal Court', the overall accessibility was good in terms of space utilization, and the openness was low in terms of the spatial composition, which is a physical environment due to the dense block type. When looking at the overall openness of the Codan Sinonome complex in terms of analysis by block, the corrected openness index (C.O.I) for all six blocks was 0.245, the corrected accessibility index (C.A.I) was 1.447 and the openness composite index (O.C.I) was assessed at 1.692. This was due to the formation of high-density block-type urban dwellings and the introduction of S-shaped streets and the layout of low-rise urban support facilities and commercial facilities. The Codan Sinonome Canal Court, which is considered an "open city residence," quantitatively confirmed that it embodies macro-space structure and human-scale space environment even in high-precision environments.

Improvement of a Requirement for Providing Special Boundary Element Considering Feature of Domestic High-rise Shear Walls

  • The reinforced concrete shear walls are being widely used in the domestic high-rise residential complex buildings. If designed by current codes, the special boundary element is needed in almost all high-rise shear wall buildings. This is because the equation for determining the provision of the special boundary element in the current codes cannot reflect the characteristics of the domestic high-rise shear walls with high axial load ratio and high proportion of elastic displacement to total displacement. In this study, a new equation to be able to reflect the characteristics is proposed. By using the equation, the special boundary element may not be necessary in certain cases so that structural engineers can relieve the burden of installing the special boundary element in every high-rise shear wall.
