THE FINANCING MODEL FOR GREEN BUILDING PROJECTS WITH THE GOVERNMENTAL GUARANTEE BASED ON CER (Certified Emission Reduction)

  • Along with the growing interest in greenhouse gas reduction, the effect of energy reduction from green buildings is gaining interest as well. However, green buildings may have difficulties in financing due to their high initial construction costs. With this in mind, the objective of this study is to suggest a financing model for green building projects with a governmental guarantee based on CER (Certified Emission Reduction). In other words, in the financing model, the government provides a guarantee for the increased costs of a green building project in return for CER. The suggested financing model was tested and found feasible for implementing green building projects. In addition, the model in this study is applicable to private projects because guarantee has its return. To utilize CER as a return for a financial guarantee, however, certification of CDMs (Clean Development Mechanism) for green buildings must be vitalized.

  • Recently, sustainable building design, a growing field within architectural design, has been emerged in the construction industry as the practice of designing, constructing, and operating facilities in such a manner that their environmental impact, which has become a great concern of construction professionals, can be minimized. A number of different green rating systems have been developed to help assess that a building project is designed and built using strategies intended to minimize or eliminate its impact on the environment. In the United States, the widely accepted national standards for sustainable building design are known as the LEED (Leadership in Energy and Environmental Design) Green Building Rating System. The assessment of sustainability using the LEED green rating system is a challenging and time-consuming work due to its complicated process. In effect, the LEED green rating system awards points for satisfying specified green building criteria into five major categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality; and sustainability of a project is rated by accumulating scores (100 points maximum) from these five major categories. The sustainability rating process could be accelerated and facilitated by using computer technology such as BIM (Building Information Modeling), an innovative new approach to building design, engineering, and construction management that has been widely used in the construction industry. BIM is defined as a model-based technology linked with a database of project information, which can be accessed, manipulated, and retrieved for construction estimating, scheduling, project management, as well as sustainability rating. This paper will present a framework representing the building knowledge contained in the LEED green building criteria. The proposed building knowledge framework will be implemented into a BIM platform (e.g. Autodesk Revit Architecture) in which sustainability rating of a building design can be automatically performed. The development of the automated sustainability rating system and the results of its implementation will be discussed.

The Analysis on the Assessment Categories of Korea Green Building Certification Criteria by the Case Studies of Educational Facilities (국내 학교시설의 친환경건축물 인증 평가항목 및 사례 분석)

  • Concerns about green building construction were quite increasing around the world. Therefore, Korea Government has executed the Green Building Certification Criteria(GBCC) in 2002. The GBCC of educational facilities was executed in 2005 and was revised in 2010. The aim of this paper is to check the reliability of weighting factors in all assessment categories of GBCC and to suggest the future revision direction of GBCC. For the study, the old and current version of GBCC were examined and the 5 cases certificated by the old version were analyzed and reassessed by current version to compare with the differences of the two in obtaining the green building certification. According to the results of the study, the GBCC requires additional amendments about the assessment categories of the energy consumption monitoring and building commissioning as required subjects in order to secure the stable performances of building. In addition, the categories of building management need to be assessed more intensively and the certification criteria for existing building should be enacted as soon as possible.

  • The purpose of Green Building Certification System is to promote the environment-friendly building construction as the life-cycle environmental performance of a certain building is assessed and certified nationally(domestically). By the way, a building can get the green building certificate just with the minimum standard in prerequisite assessment criteria and with the designated scores in totals. GBCS consists of 9 assessment issues and it has 4 grades. Nevertheless the 1st. grade green building has uneven scores in each issue. In other words, it has even 0 point in a special issue. Due to the above problem, the discrimination and reliability in the GBCS grading and scoring has to be secured. This study aims at a new grading and scoring system equipped with the discrimination and reliability through analysing the scores of prerequisite assessment criteria and the scores by issues in the actually certified green office buildings.

A Study on the Effect and Improvement Directions of KGBCC based on the Comparison of Green Residents Satisfaction (친환경 주거단지의 거주자 만족도 비교를 통한 친환경 건축물 인증제도 효과 및 개선방향 연구)

  • The KGBCC(Korean Green Building Certification Criteria), which is the assessment standard of green buildings, is not enough to reflect all the current demands of residents. Therefore, the comparative analysis between the certification score and the residents' satisfaction of a promotional green apartment, a awarded green apartment, and a certified green building apartment was carried out to derive improvements of the KGBCC. The residents of selected three apartments were surveyed through the assessment items of the KGBCC. According to the research, the certified green building apartment shows the highest certification score and residents' satisfaction overall, compared with other two apartments. Finally, the improvements of KGBCC were determined through the reason of the residents' dissatisfaction. The KGBCC that is improved by this study can be used for the new assessment standard of green buildings.

  • In an effort to resolve environmental pollution problems, developed countries enforce green building certification systems. The same is true in Korea. However compared professional accreditation system to certification systems did not systematically in Korea. Therefore, in accordance with development of green building related systems and technology the requirement for foster green building professionals is urgent. Accordingly this study is purposed to analyze and propose that green building professional accreditation system development and operation of the direction. Through data analysis domestic and international green building professional accreditation system for draw a development plan. And then conduct an expert Delphi survey reflected in the survey results to development plan.

  • In green building certificated housing complex, although various planning factors in terms of 'Energy resource and Environmental impact' were adopted, the residents' consciousness for their economical and psycholgical effect has not been found. Therefore, the purpose of this study was to find out the usability of environment-friendly factors, with regard to the aspects of 'energy resource and environment impact' and residents, consciousness for them in order to provide the useful information to design the user-oriented green building house complex better than previous ones. the finding were summarized as follows: 1)Increasing awareness of 'green building certificated housing complex', Resident should feel contribution to the environment. 2)When mass housing planning, the development of sensible certification is required. 3)Green building certificated housing complex should change from 'certification for the Financial compensation' to 'certification for the Contribution to the environment'.

  • The purpose of this study is to review all phases of the pilot project through the implementation of the Green Remodeling process. The Green Remodeling process was developed to facilitate anyone's ease of use. The Green Remodeling process consists of five phases : project, plan, design, construction, operation and maintenance. Each stage simulation was performed and the energy saving was predicted. Architects can easily obtain energy information of a building. In this study, we propose a green remodeling proposal plan through pilot project. Ultimately, the spread of green remodeling will greatly contribute to achieving the goal of reducing greenhouse gas emissions.

  • Recently, sick house syndrome caused by pollutants and contamination of buildings crops out in residential environment of buildings. According to price increase of global oil, comfort of occupants in indoor air quality is required with reduction of energy consumption and environmental load. So, building performance certification criteria come into effect for improvement of building energy efficiency and performance in environment at home and abroad. GBCC(Green Building Certification Criteria) of domestic country as a Criteria is managed Korea Green Building Council(KGBC) for green building. Thus, purpose of this study is to design a direction of Green Building Certification Criteria for improvement through analysis of GBCC application elements and selected building.

Impact of Green Building Rating System on an Apartment Housing CO2 Emission using Multiple Regression Analysis (다중 회귀 분석을 이용한 친환경 건축물 인증제도가 공동주택 CO2 발생량에 미치는 영향 분석)

  • Architecture has a large influence in the environment and human health. Therefore eco-friendly concept and sustainable development are important in Architectural field. This study aims to analyze impact of green building rating system on an apartment housing CO2 emission using multiple regression analysis. But in this result, green building rating system has no effect on CO2 emission. So, future study is required to analyze factors of green building rating system on the CO2 emission.
