As a result of the expansion of the nuclear family in society, there has been an increase in the number of elderly people who want to live independently of their children. Australia is one of the countries which has initiated an extensive welfare program for its senior citizens. These services include maintenance of, and alterations to their own homes to make living conditions safer and more manageable. This case study was aimed at finding ways of adapting the services provided in Australia, to meet the needs of elderly Koreans who are in similar situations. It evaluated houses which had been renovated and altered fur the normal as well as the disabled elderly in both Melbourne and Sydney. results of research were as following : 1) Most elderly usually wished to remain as long as possible in their own home and it made them very stable in psychologically. 2) Housing maintenance and alterations were provided as one of social care services fur elderly with low expense and loan from government. 3) Many elderly were also getting various kinds of social services, fur example, meals on wheels, transportation and cleaning service with housing alterations and these ones let their quality of life more improved. 4) Occupational therapist and Architect were always involved in the process of housing alterations for disabled elderly. 5) The alterations which related to bathroom, toilet and steps were very popular and those were considered essential design guide applications for planning of housing for elderly in the future.
Since the Intelligent Building was first introduced in early 1980s, It has been studied and designed by related technical experts as it was called by the name of intelligent Building, High-tech Intelligence Building, High-capacity Building, Intellectual Building, etc. Despite the need for new concept as the relation between global environment and architecture has become an issue on a full scale since 1990s and with the development of high technology, former concept is maintained without modification or complement. Especially, attempt to combine industrial technology with architecture is essential to Intelligent Building, therefore frequent opportunity of self-innovation according to the development of technology is necessary. Due to the rarity of the high-technology and its high cost, it was adopted to large-scale construction, however, nowadays, almost all kinds of buildings are getting designed with intelligent-technology. Therefore we can expect that this trend will be accelerated by evolution of technology and will position as a major stream of future architecture along with environment-friendly architecture. Through this process, we should fully be aware of the importance of the several intelligent skin technology to protect global environment and to set future direction in architecture.
Purpose: Urban heat island and Heat wave raise urban temperature and create damage of human life. Growing up as quantitative supply to solve shortage of housing, Urban residential area in Korea have a low rate of nature surface and heavily population makes temperature rise. Most houses in the declined residential area are multi-family rental housing and have many factors congesting housing environment such as narrow in-between space, outdoor staircases, walls and semi-basement floor, which make thermal environment getting worse. Most of the residents in this area are small tenants vulnerable to climate change adaptation, This damage is expected to be even greater. This study focus on multiple dwelling in urban residential area prone to temperature rise and draw temperature adaption method that can apply to multiple dwelling.
The authors derived rental housing policy measures that are appropriate for the current conditions of Korean housing supply and demand based on the confirmation of the issues of Korean rental housing system and reviewing implications from review of cases of foreign countries and these measures can be categorized into linkage with the urban regeneration and multi-functional development, acquisition of financial resources, operational management, policy and institutional aspects. For the expansion of supply of rental housing, it is essential to link the rental housing policy with urban regeneration. To pursue regeneration of underdeveloped areas and expansion of supply of rental housing in line with urban regeneration, more development sites should be added. Further, the rental home policy must be integrated into a new paradigm that includes securing commercial viability and providing various residential conveniences through multi-functional development. In addition, diversification of developers of real estates turning away from the existing framework of policy that has been focused only on the state-led housing supply so that local governments and private sector players can take part in. Next, new options for funding the supply of rental housing must be sought. First, raising financial resources sequentially through cyclical development approach could be considered. Or, various funding schemes including utilizing Tax-increment financing (TIF) based on the local tax revenues that will be accrued after the development projects and supply of rental housing. Or there should be various schemes to raise funds including utilization of TIFs that are based on the revenues that will be realized after the development projects and supply of rental housing, or utilizing REITs where funds can be provided through private sector investments. Also, getting out from the planning practice that focused only on physical expansion of supply of rental housing, continual operational management must be performed even after the development. These activities must be supported through establishment of control tower at the national level and continuous attention must be paid even after the development by developing specialized operational management companies that are led by private sector players. Finally, in addition to the hardware support that is focused on the public rental housing only, software support such as conditional provision of housing voucher or tax exemption for low-income classes should be provided, too. In other words, a shift from policies that are supplier-centric to ones that are customer-centric must take place.

This study is to find the space utilization for them and reasonable housing solution in that structure, furniture and Wall Storage System of existing studio which is based on the common life patterns. The study's purpose is to propose the furniture design of changeable Wall Storage System according to the analysis.
This study is concerned on the decorating design and method of handrail of the old residential houses. The method of studying is proceeding to select and survey the houses identified as the cultural properties that have the value of heritage in the handrail design. The conclusion as following ; Handrail play not only functional part but embellished part. The wood Handrails can be classified in two styles ; One "pyung"(평) style, another "keja"(계자) style. The former is composed of straight lines which looks simple. On the other hand, the latter contains the elavorated decoration which gives solid beauty. In conclusion, the characteristic of the handrail in Korean structure is found in the changing the sense of the lineal and curve beauty into the symmetrical line, and is fund in the variety of the high qualified details. In the present circumstance of exploring measures for sustainable development, finding and using planning elements of historical city is getting important as a urban planning tool. Thus this study aims to examine the characters of Korean traditional urban form through three periods, Josun, modern and contemporary eras. Three urban centers representing different characteristics were selected; historical center based on 14th century's traditional planning, modern period urban center, which is related with development of railway, and contemporary urban center of late 20th century. Analyse of urban tissue, composed with form and scale of street network, blocks and plots, shows that each urban center of Seoul has certain common attributes in terms of morphology in spite of the difference of formation and development period. However this historical urban forms are rarely applicated in the current urban planning, such as new-town planning or district unit plan. This shows the necessity of modification of urban regulation for preserving the identity of our city and pursuing sustainable development.
The purpose of this study is to investigate the effect of functional ability on relocation among the elderly. Longitudinal data from the Asset and Health Dynamics among the Oldest Old (1993, 1995) were analyzed for 6,225 respondents aged 70 or older. Among functional ability measures, difficulties in advanced activities of daily living (i. e., making telephone calls, taking medications, and managing money), lower body activities (i. e., walking several blocks, climbing one flight of stairs, pulling or pushing large objects, and carrying over 10 pounds), and household activities of daily living (i. e., preparing hot meals and shopping for groceries) were the predictors of increased residential move. Difficulties in basic activities of daily living (i. e., bathing, dressing, getting in and out, and using the toilet) were strongly related to increased entrance into an institutional care facility. Efforts to enhance the independent living of the elderly in the community setting should target the compensation of these functional difficulties.
