  • "Environmentally Sound and Sustainable Development (ESSD)" is a key word in recent years. The construction industry, have put a great influence on ergonomic and sustainable environment. Recently, "green building certifications", such as Indoor Air Quality (IAQ) and eco-friendly material regulation have been established. With this regard, new construction and aged-housing remodeling projects are required to meet these certification criteria. Multi-housing residents have great concern on eco-product, since many cases are reported that Sick Building Syndrome is caused by toxic substance from building materials. Aged-housing remodeling project is very unique in that building residents are selected prior to design phase. Therefore, the analysis of resident's need for building materials in aged-housing remodeling is relatively easy compared to new building construction. As such, it is very important to analyze their preferences for eco-friendly materials prior to project execution. The purpose of this study is to find the needs of residents and priority of their needs. Based on their needs and priority, this paper provides a new strategy in using environment-friendly materials and maximizing their satisfaction level when aged housing remodeling is constructed. In addition, this paper provide new criteria in selecting new developed environmental materials in remodeling projects for the purpose of improving the safety and health level in construction industry.

친환경건축물 설계를 위한 Green VE 대상선정모델 (Subject Selection Model of Green VE for Sustainable Design)

  • 최근 세계적으로 환경문제가 대두됨에 따라 모든 산업분야에서 환경부하를 감소시키기 위한 노력이 나타나고 있다. 특히 건축물이 환경에 미치는 양향은 절대적인 비중을 차지하고 있기 때문에 건축물의 전생애주기 동안에 에너지 절약과 생태환경보전을 위해 국가별로 친환경 건축물 인증제도를 운영하고 있다. 국내에서도 국토해양부와 환경부가 모든 시설물에 대한 친환경건축물 인증을 실시하고 있다. 특히 2010년부터 신축되는 모든 공공청사에 대해서 건물에너지효율 1등급의 취득을 의무화하고 있다. 효율적이고 체계적인 친환경건축물의 설계를 위해서는 설계 초기단계부터 친환경요소를 고려해야 하는 것이 필수적이다. 그러나 현재 친환경건축물 인증을 받기 위한 과정을 살펴보면, 실시설계가 거의 완료된 시점에서 친환경요소들을 고려함으로써 근본적인 친환경요소들을 설계에 적용하는데 어려움이 있다. 이러한 문제를 해결하기 위해, 기본 및 실시설계 Value Engineering에서 친환경적인 요소들을 고려하여 체계적인 친환경요소들을 고려한다면 효율적인 친환경건축물을 설계할 수 있을 것이다. 따라서 본 연구에서는 친환경건축물 인증기준과 기존의 VE 대상선정 기법을 분석하여 프로젝트에서 집중적으로 고려해야 하는 친환경적인 요소들을 선정하기 위한 Green VE 대상선정모델을 제안하고자 한다.

  • In the current condition of seeking eco-friendly development, Green Building Certification Criteria can reduce environment burden that is able to be arose in life cycles of buildings. Moreover, it is a great help to induce to constructing pleasant environment. The ripple effect that also improves saving of energy and resources of the whole country, and green-house gases reduction effect and environment friendliness of other buildings can be expected by promoting eco-friendly education facilities which accounts for a great part of public buildings in comparison with other buildings. In this study, analysis of old and new indicators' contrast and contents in Green Building Certification, and post evaluation of education facilities and interviews on authorities were proceeded for improving evaluation indicator of each item in Green Building Certification Criteria. As a result, it analyzed problems in terms of institution and operations management, and drew implications accordingly. In addition, it has a significance in that it proposes improvements of substantively applicable indicators with high applicability.

  • The SK Chemical R&D center is an eco-friendly building designed as top score in the GBCC(GREEN BUILDING CERTIFICATE CRITERIA). This building has applied various eco-friendly technologies such as energy /water resource cutdown, improvement of indoor quality and improvement of user convenience, etc through eco-friendly concept from the design phase. In this thesis, an economic efficiency evaluation has been performed on building energy cwater resource cutdown technologies among them and the results are as follows. The building energy has cut down about 40% compared to ordinary buildings and the investment recovery period was shown as about 5 years. The water resource has cut down about 63% compared to ordinary buildings and the investment recovery period was shown as about 10 years.

  • Depending on the industrialization, construction market has grown buildings are based on concrete will continue to increase. But the problems of environmental pollution come to the fore with the indiscriminate use of concrete and rapid development. In addition, carbon dioxide(CO2) in the process of producing cement being emitted a large amount of has been caused a serious problem of environmental pollution. This trend is being actively conducted research to reduce the use of cement. In this study, eco-friendly materials, such as flats, Blast-furnace slag by mix and cement review the mechanical characteristics of the mudflats eco-friendly cement mortar to reduce the usability of the review were seen as a green building material.

  • The concern of green building has been increased with an environmental problem or a rising oil price by industrialization. Therefore offices, schools and some buildings are expected to acquire the green building certification increasingly, but the information such as a process of green building certification, the state of certificated buildings, a score as specific clauses on green building certification is to seek. For not only school facilities make an effect to an student's learning achievement, but is the place where adolescents in a period of growth almost spend their life, eco-friendly school facilities is absolutely required. For this reason, systematizing the information related with the green building certification is to be needed in school field as well Therefore the effort to systematize certification management of eco-friendly school and provide information of certificated building, certification application procedure and sources related with certification for convenience is needed. Also reference material to decrease an inefficient time and expenses and to systematize certification evaluation is be able to beneficial. On the study, for such as the purpose above-mentioned, as the appraisal standard with 12 selected schools randomly is arranged. Based on the assessed scores table, features or something in common as a cause of the score change between preliminary and main certification is to be classified and anaylized.

  • This study aims to investigate the eco-friendly planning methods for a sustainable apartment houses in the Metropolitan area of Seoul. Eco-friendly plans that considers the environmental issues were attempted from the beginning of 2000s, and since then, many apartment houses in Korea were built using this concept. They were, however, generally focusing on the physical and spatial aspects of the site plan. After the Seoul C40 weather summit conference in 2009, the low carbon green housing standard has been emphasized and thus the chemical concept was added to the existing physical planning methods. Under such a background, this study intends to investigate the eco-friendly plans for the apartment houses in the 2000s. This includes an ecological network plan, an ecological base plan, a building greening plan, a water treatment plan, and an energy saving plan. Based on the analysis and synthesis of these planning methods in the early 21st century, it would be possible to set up a proper future plan to enhance the sustainable built environment in the housing industry in the coming years.

만족도와 충성도 구축에 있어서의 친환경 행동과 신뢰 메커니즘 (Eco-Friendly Behaviors and Trust Mechanism in Building Satisfaction and Loyalty)

  • Purpose: As global interest in environmental issues increases, the demand for green products/services is increasing. Companies are establishing eco-friendly policies to meet the changing expectations of customers. Therefore, this study aims to analyze the effect of eco-friendly behavior and third-party certification on trust, satisfaction, and loyalty as well as the mediating role of satisfaction based on SOR and signaling theory. Research design, data and methodology: This study collected data from 501 respondents who visited restaurant and analyzed using measurement model with SPSS 28.0 and SmartPLS 4. Results: First, restaurants' eco-friendly behavior and third-party certification (TPC) positively influenced trust while these did not influence satisfaction. Second, trust positively influenced satisfaction. Third, trust and satisfaction positively influenced loyalty. Fourth, TPC had stronger impact on trust and satisfaction compared to eco-friendly behavior in female group while TPC had stronger impact on trust in male group. Conclusions: This study emphasized the importance of TPC over eco-friendly behavior. Restaurants should maintain pro-environmental behaviors such as reducing single-use items while obtaining TPC such as ISO and LEED certifications to increase customer trust. It also found the importance of trust and satisfaction in securing loyal customers. Restaurants should make efforts to build bonds with customers through authentic marketing such as events that encourage customer participation.

학교건축의 친환경적 계획수법에 대한 사례연구 - 미국, 일본, 한국의 학교건축을 중심으로 - (A Study on Examples of Eco-Friendly School Design - Focusing on School Facilities in USA, Japan and Korea -)

  • This study aims to identify differences and lessons in eco-school planning techniques and sustainable design methods by analyzing comparatively green building certification system and the cases of sustainable schools in US, Korea and Japan. As a result of the comparative analysis, green building certification system for school facilities, both domestic and international, is categorized into external environment, energy, materials and resources, and indoor environment. From the case study, it is common that roof garden and biotopes are installed for external environment, while energy saving, passive energy utilization methods for natural lighting and ventilation such as arrangement planning, courtyard, top-light, shading devices, solar panel and insulation by roof garden are most frequently used. Also, storm water uses, water saving equipment and sustainable materials are often introduced for resource savings. Concerns for indoor environment is frequently addressed by introducing natural light and ventilation in the buildings, which makes ultimately a comfortable space.

친환경 특성이 오피스 빌딩 가격에 미치는 영향 (The Effect of Eco-friendly Characteristics on the Price of Office Buildings)

  • 본 연구는 서울시 오피스 건물을 대상으로 친환경 건축물 인증등급이 오피스의 가격과 비용에 미치는 영향을 분석하였다. 이를 위해 건축물들의 매매가격을 다중회귀 분석을 통해 규명하였다. 또한 친환경 인증등급이 높은 경우에 어느 정도의 환경부하비용이 저감되는지를 분석하기 위해 LCC(Life Cycle Cost) + LCA(Life Cycle Assessment) 분석을 실시하였다. 실증분석 결과, 친환경 인증등급이 높을수록 업무용 오피스 가격에 유의한 양의 영향을 준 것으로 나타났다. 또한 LCC 분석에서는, 친환경 인증등급을 높게 받은 건물이 그렇지 않은 건물보다 적은 생애비용이 드는 것으로 나타났다. 또한 친환경 인증등급을 높게 받은 오피스 건물이 그렇지 않은 건물보다 환경부하비용(LCA)이 적게 든다는 것을 확인하였다. LCC와 LCA를 통합한 TCA 분석에서는 친환경 인증등급을 높게 받은 건물이 그렇지 않은 건물보다 적은 사회적 총비용을 나타냈다.
