평택시 남부권역 구도심의 문제점 파악을 통한 도시재생 전략 도출 연구 : SWOT 분석을 중심으로 (A Study of Urban Regeneration Strategies Based on th Identification of Problems in the Old Downtown in South Pyeongtaek City : SWOT Analysis)

  • The purpose of this study were to examine the deterioration of the old downtown in the southern area of Pyeongtaek City and derive suggestions for an urban regeneration project in South Pyeongtaek City. To do so, the researchers investigated the researchers investigated the deterioration and current status of the downtown from a multifaceted perspective based on previous in depth. It was found that in Pyeongtaek City, problems unique to the southern, Pyeongtaek, and Paengeong areas interplayed in a complicated manner. Accordingly, for the urban regeneration project to be effective, continuous participation of experts and community residents with intimate knowledge of the regional features is essential. This study focused on identifying the reasons why the old downtown has deteriorated and suggesting ways to revitalize it. The study is of significance in that it derived urban regeneration strategies based on regional features.

농촌 중심지 활성화사업의 주민참여 촉진 방안에 관한 연구 - 나가노현 오부세정을 사례로 - (A Study on Promoting Participation of Residents in Rural Downtown Regeneration Project - on the Obuse Town Case -)

  • This study aimed to explore how to lead locals to join rural downtown regeneration projects on the basis of the downtown of Obuse Town located in Nagano Prefecture in Japan. What well depicts the outcome of Obuse Town Project joined by residents are revitalized downtown districts and open gardens. Actors that facilitated residents' participation are administration, "a-la Obuse Co. Ltd. and "Machizukuri Institude of TUS and Obuse Town". "a-la- Obuse Co. Ltd." is a middle support organization in the form of community business and "Machizukuri Institute of TUS and Obuse Town" is a professional research institute set by Tokyo University of Science and Obuse Town. This study presented activities, types and roles of residents' participation in the rural town activation project that started in 2015 by researching the activities of residents, shop owners and students with regard to Obuse Town Project, administrative actions for their participation and activities of middle-level supportive institutions, which are exports' research groups.

천안 구도심 명동지역 도시재생 전략수립 연구 (Schematic Regeneration Strategy of Old Downtown, Myeongdong, in Cheonan)

  • 1970~1980년대의 급격한 경제개발과 도시의 발전 이후 현재에 들어 당시에 개발된 원도심지의 노후화와 기존기능이 빠르게 빠져나가는 도심공동화 현상이 발생하면서 근래에 도시재생이 도시계획 및 도시개발의 새로운 키워드로 등장하였다. 천안의 구도심인 명동지역(중앙동, 문성동)또한 공동화 현상이 급격하게 진행되면서 천안시에서는 재개발 및 활성화 사업을 진행하였지만 효과를 거두지 못하고 있다. 이에 본 연구에서는 이론적 고찰을 통해 도시재생 및 TOD개발 관련 사례를 분석해보고 명동지역의 현황분석을 통해 명동지역의 발전 및 공동화 이유와 기존 활성화 사업의 문제점을 분석하였다. 이를 바탕으로 명동지역의 새로운 활성화 계획을 제안하였다. 활성화 계획의 내용을 요약하면 다음과 같다. 1)명동지역의 경우 버스터미널과 천안역, 중앙시장까지 어우르는 도시흐름을 형성하는 하나의 결절점으로 고려되어야 하며, 2)민자역사유치, 지하상가와 연결된 쇼핑루트 개발, 통합 환승센터 및 이를 중심으로 한 마켓단지조성, 동남구청 부지의 문화센터 개발 및 예술공원 등의 개발이 서로 연계하여 이루어져야 한다.

항만도시 도심재생을 위한 수변공간재활성화사업 사례연구 (A Case Study on Waterfront Revitalization Project for the Downtown Regeneration in Harbor City)

  • 항만과 성쇠를 함께 해 온 항만도시의 도심재생에 있어서 수변공간재활성화의 중요성은 세계적인 추세이다. 본 연구는 국내에서도 활발히 진행되고 있는 항만도시 도심재생을 위한 수변공간재활성화사업에 있어서 시사점을 도출하고자, 친수공간의 공공성과 도심과의 연계에서 대표적 성공사례라고 할 수 있는 시드니 '달링하버'와 보스턴 '로즈 케네디 그린웨이'를 대상으로 이론적 고찰과 사례분석을 진행하였다. 사례분석의 결과는 다음과 같다. 첫째, 토지이용에 있어서는 공공성과 다양한 체험을 제공하는 여가 위락을 위한 건축물과 시설을 조성하고 역사문화유산을 적극적으로 활용하였다. 둘째, 친수공간조성에 있어서는 수변보행로와 공원 광장 녹지 등 다양한 규모와 성격의 오픈스페이스와 가로시설물을 조성하였다. 셋째, 도심연계에 있어서는 보행 및 도시경관 차원에서 도심과 수변공간의 적극적인 연계가 이루어졌고, 이를 통한 도심과 수변공간의 상승작용을 유도하였다.

도시재생사업 계획지표에 관한 지역주민의 가치평가 연구 - 목포시 지역 주민을 대상으로 - (A Study on Local Residents' Evaluation of the Planned Indicator Value for Urban Regeneration - Targeting Local Residents in Mokpo -)

  • In terms of urban regeneration of the present that focuses on a city's original history, culture and environment, it is now being understood as a concept of how a city by itself gets vitalized through local participation and communities. That is what indicates how a main agent of urban regeneration is changing to relevant local residents from public organizations and due to that reason, establishment of a differentiated urban regeneration policy that would reflect opinions of the locals is demanded. In the light of that, this study aimed to offer an urban regeneration project planning indicators targeting an old downtown area of Mokpo city which has been selected as an urban regeneration district. An AHP (Analytic Hierarchy Process) survey on the locals had revealed priorities of the indicators which helped the study to present indicators to be practically used for the urban regeneration project on the old downtown area in Mokpo.

Revitalization of Urban Regeneration through the Happiness Housing Project as Public Housing Policy

  • Urban space structure in South Korea when through drastic changes ever since public housing policies began their full-fledge implementation. That is, public housing policies represent the main cause for formation of the current urban space structure, as the public houses are constructed in accordance with changes of demographic/social structure, considering changes of housing demand, in urban spaces demanded by the end users. After rapid industrialization and urbanization in the 1960's, each government in different periods have implemented housing supply policies through massive urban developments, to resolve the issue of housing shortage and residential instability. Phase 1 New Towns were developed in the 1980's resulting in suburbanization of the Seoul Area, followed by urban sprawl due to construction of small-size New Towns after deregulation in the 1990's, and construction of Phase 2 New Towns for resolution of housing shortage in the early 2000's and the resulting urban problems. In the mid-2000's, construction of Bogeumjari houses in GB areas led to insufficient housing supply in downtown areas, and the period after 2010 witnessed continuous deterioration of existing urban areas and acceleration of the rental housing crisis caused by rental housing shortage in downtown areas. Moreover, the residentially vulnerable classes consisting of young, 1~2-member households is expanding, with the real estate market in recess. Therefore, the government is trying to achieve urban regeneration through public housing policies so as to resolve the urban space problem and the housing problem at the same time, and the Happiness Housing Project has been implemented as a policy to achieve that goal. The Happiness Housing Project for young, residentially vulnerable classes in downtown areas, is going through diversification aimed at conjunction with urban regeneration projects in downtown areas, as exemplified by conversion of rental houses in residential environment improvement project districts and redevelopment/reconstruction project districts into happiness housing, and supply of happiness housing in conjunction with small reorganization projects for deteriorated residential areas in such areas as those excluded from New Town designation. Continuous supply of Happiness Housing in conjunction with urban regeneration requires mixed-use residential development which includes convenience facilities and public facilities, along with improvement of rental conditions (rental period/rent) and diversification of project methods, considering that the project is implemented in downtown areas.

지방 중소도시 도심지역의 거주환경과 거주의식에 관한 연구 - 나주 도심재생을 위한 사례연구 I - (A Study on the Residential Environment and Consciousness of Downtown Areas at Regional Small & Medium Cities - Case Study for Urban Regeneration of Naju Region I -)

  • This study examines and analyzes residential environment and consciousness of downtown residents in Naju city and its results are as follows. Naju's population or urban population were decreased by half for 25 years, but area of residential regions was increased twice. It indicates that major parts of increased residence area are occupied by housing site development area. Uses of downtown buildings are for residential building mostly, but commercial building is less than 1/3 and story of buildings is mostly the first floor. So downtown area in Naju has residential function mostly and family composition is over sixties in more than half of population and regional aging is remarkable because household over majority of the population has no family under twenties. Downtown areas showed detached house and their own house in 2/3 of population and residents over majority of population have lived in current house over 20 years and had strong settlement. But housing site area is less than 40 pyeong at 3/2 of population and 2/3 of population have not parking lot. Most of population have dissatisfaction with their residential environment and for solving their dissatisfaction, improvement of poor residential environment, road extension and construction of parking lot are needed most. Most of residents consider that improvement of residential environment or economic level is normal or developed a little compared to five years ago, but when such a dissatisfaction is solved, they continue to live in their area.

도시건축자산의 유형분류에 대한 연구 -대구시 서성로의 근대건축물을 중심으로- (A Study on the Type classification of Urban Architectural Assets - Focused on the Modern Architecture in Daegu Seosungro -)

  • This study is about the Type classification of architectural assets in Seosungro (one of the 4 Roads of Rampart in Junggu, Daegu), the main stronghold of Urban Regeneration projects according to the recent Urban Regeneration law. The purpose of this study is to suggest the basic data about Operation management method of Original Downtown modern buildings and valuable hanok, and Conservational Regeneration of Architectural property of Urban Environmental Improvement and Architectural assets. By researching, analysing the feature and classifying the type of the buildings in Seosungro, The type classified Conservation plan can be suggested. The Types of the Architectural assets will be the basic data of the application plan of modern buildings which is for the urban regeneration, and this can predict the quantity and the demand of the building for effective urban regeneration, and also can be an effective Urban regeneration policy data.
