  • When managers estimate exact construction cost at early stage and design phase, they can reduce construction cost in a more efficient way than to predict at construction stage. But, the current of public construction cost estimation and management is concentrated almost after detailed design phase. Therefore, construction cost management in design development phase to generally use approximate estimating is not correct. Also, the existing construction cost used the method that estimated by gross floor area-based cost estimates at design development phase. So, it is difficult to show the specific amount of materials and basis about the estimated cost of the construction. This study derived problems and limits of construction management at design development phase in case of public office building project through review of literature and current survey, and suggested estimating process model process of structural construction cost go improve these matters.

  • The study presents work information classification system of apartment house which can organize all construction management services throughout the planning and management of a construction such as the decomposition of the design process, the assembly of construction process and cost estimating, etc. In addition, the study suggested a way to connect work information classification system based on a relational database in working order and built a conceptual model for automated cost estimating by utilizing established data base. A conceptual model for automated cost estimating will resolve the fundamental problems of the existing cost estimating system and will be able to take advantage of scientific cost estimating system at the construction site of apartment house.

  • In the construction industry, Case-Based Reasoning (CBR) is considered to be the most suitable approach and determining the attribute weights is an important CBR problem. In this paper, a method is proposed for determining attribute weights that are calculated with attribute relation. The basic items of consideration were qualitative and quantitative influence factors. These quantitative factors were related to the qualitative factors to develop a Cost Drivers-structural equation model which can be used to estimate construction cost by considering attribute weight. The process of determining the attribute weight-structural equation model consists o 4 phases: selecting the predominant Cost Drivers for the SEM, applying the Cost Driers in the SEM, determining and verifying the attribute weights and deriving the Cost Estimation Equation. This study develops a cost estimating technique that complements the CBR method with a Cost Drivers-structural equation model which can be actively used during the schematic estimating phases of construction.

  • The Purpose of cost Planning at the early Phase of construction Projects is to provide the clients with the appropriate cost information during the design decision-making process. Therefore, the cost planning process is expected not only to predict projects' cost accurately but also closely to coordinate with the design decision-making activities. This paper proposes a new cost planning method for the effective and efficient directions relating a design decision-making process. Strategies for this method are i ) to utilize elemental cost breakdown system, and ii ) to apply probabilistic distribution theories. Based on these strategic direction, this paper proposed a probabilistic cost planning model for high-rise office building projects. The suggested model provides appropriate cost information to meet clients limited budget and various project' requirements during the design decision-making process. This study is based on probabilistic distribution variables theories and the range estimating technique. This study also develops a web-based software program in order to apply the proposed cost planning model effectively in high-rise of office building construction practices.

  • Many manufacturers define the system of a new product flexibility, and take advantage of previous-product information using the product configuration concept. Product configuration is an approach that defines the system of a new product centered on the product structure by referring to the previous-product information. In this paper, it is established how to apply the concept of a product configuration utilizing previous-ships information in construction cost estimation process systematically and effectively. For this, we define the advanced-construction cost estimation process based on a naval ship product model, and design construction cost estimating model. It is validated that this process and model have the applicability through the case study of the construction cost estimating of the mine-warfare ship.

  • Early cost estimates are important to decision-making for a construction project. Moreover, the possibility of reducing the project cost is getting less as the project is progressed. Case-based reasoning (CBR), which can be viewed as an effective method for early cost estimating, is widely utilized recently. Early cost estimates using CBR have advantages over the traditional ones as they produce reasonable outputs and self-studying is possible by simply adding new cases. Case-based reasoning is composed of a cycle of retrieve, reuse, revise, and retain process. However, in the majority of research cases, they are focused on how to retrieve the similar cases, instead of revising the cases which is expected to increase accuracy results of cost estimation. This research suggests a method of revising retrieved similar cases in a GA-CBR cost model which is widely studied and utilized for early cost estimating recently. To validate the proposed method, case study is conducted based on Korean public apartment projects.

  • This study deals with stockout costs in the supply chain optimization model under the framework of batch-storage network. Stockout is very popular in chemical industries. Estimating stockout cost involves an understanding of customer reactions to a seller being out of stock at the time the customer wants to buy an item. This involves massively non-trivial work such as direct customer interviews and extensive mail survey. In this study, we will introduce a new interpretation of stockout costs combined with batchstorage network optimization model and thus suggest an easy way of estimating stockout costs. Optimization model suggest that optimal process and storage sizes considering stockout cost are smaller than those that do not consider stockout cost. An illustrative example support the analytical results.

  • The sudden changes in the construction market and the progressively intensifying price wars have amplified the importance of the construction cost estimation in the initial and planning phases of construction projects. However the methodologies and process of estimating construction cost in the planning and design phase are not standardized in the domestic market, in contrast to the markets of more developed countries. Therefore this paper proposes a new approximate estimation model to be used from the initial stages of construction projects. This methodology that extracts, modifies and synthesizes comparable elements of previous cases. This will introduce the foundation for the implementation of systems with improved usability and applicability.

  • A role of cost modeler is that of facilitating design process by the systematic application of cost factors so as to maintain sensible and economic relationships between cost, quantity, utility and appearance. These relationships help to achieve the client's requirements within an agreed budget. The purpose of this study is to develop a parametric cost estimating model for the early design stage by using the multi-dimensional system of OLAP (On-line Analytical Processing) based on the case of quantity data related to architectural design features. The parametric cost estimating models have been adopted to support decision making in the early design stage. These models typically use a similar instance or a pattern of historical case. In order to effectively use this type of data model, it is required to set data classification and prediction methods. One of the methods is to find the similar class in line with attribute selection measure in the multi-dimensional data model. Therefore, this research is to analyze the relevance attribute influenced by architectural design features with the subject of case-based quantity data used for the parametric cost estimating model. The relevance attributes can be analyzed by Analytical Characterization. It helps determine what attributes to be included in the OLAP multi-dimension.

  • Labor productivity is a significant factor related to control time, cost, and quality. Many researchers have developed models to define method of measuring the relationship between productivity and various constraints such as the size of working area, maximum working hours, and the crew composition. Most of the previous research has focused on estimating productivity; however, this research concentrates on estimating labor productivity and developing time and cost data for repetitive concrete pouring activity. In Korea, "Standard Estimating" only contains the average productivity data of the construction industry, and it is difficult to predict the time and cost of any particular project; hence, there are some errors in estimating duration and cost for individual activity and project. To address these issues, this research collects data, measures productivity, and develops time and cost data using labor productivity based on field conditions from the collected data. A probabilistic approach is also proposed to develop data. A case study is performed to validate this process using actual data collected from construction sites and it is possible that the result will be used as the EVMS baseline of cost management and schedule management.
