농촌지역 아파트 공사 설계VE의 공간별 적용방법 분석 연구 (A study of analysis about application of design value engineering in the rural apartment building)

  • The purpose of this study is to provide the systematic report and analysis about Apartment VE application in Design Phase. In this study, the method of VE application is classified into foure groups-changing materials, changing a method of construction, acceptance of new technology, and use of new device. The facts found in this study can be summarized as follows. Application rate of VE is highest in building circumference parts. The main reason would be that there are many applicable factors according to locations, types of work, etc. Parking lots also show similar results with the same reason. It means there are a lot of possibility to adapt value engineering in these steps during the work. So far application of value engineering has been so limited that just small changes of process or method have been tried. One reason is the lack of challenging and the other is some characteristics of construction work which is very difficult to fix after completion. In the future, it would be more efficient to apply new technology and new device in construction work. Though these attempts have been ignored in Korea so far, there are still lots of possibilities to be developed in value engineering.

  • Proving the effect of lean construction has yet to be done for its staying poor basic building though there has been efforts and wants to introduce the theory and concept of lean construction in practical site. Therefore, we need to specify the methods of productivity improvement and construction process through various adaptations in the site. Also, to apply such improvement methods systematically, we need active participation of owners, contractors and supply chain members in relation to construction industry and are also require appropriate methods to adapt. At first, this study thinks over the techniques of lean construction that has been verified through studies carried before. For second, it selects the technique of lean construction with the practicality in the construction site. For third, it is aimed to make a manual of lean process management by the use of TACT and V.S.M. For fifth, it will show the method of management for repeated activity and develop a guide-line and procedure that applies the concept of work sequence and resource equalization to each phase of process management. At last, it will show methods of reflecting V.S.M. to improve and grasp the waste factor from the step of managing an activity process and develop the form to analyze the waste in construction site by mapping the value flow.

실물옵션 가치평가모형을 이용한 국도건설사업의 경제적 가치 평가 (Economic Evaluation of National Highway Construction Projects using Real Option Pricing Models)

  • PURPOSES : This study evaluates the economic value of national highway construction projects using Real Option Pricing Models. METHODS : We identified the option premium for uncertainties associated with flexibilities according to the future's change in national highway construction projects. In order to evaluate value of future's underlying asset, we calculated the volatility of the unit price per year for benefit estimation such as VOTS, VOCS, VICS, VOPCS and VONCS that the "Transportation Facility Investment Evaluation Guidelines" presented. RESULTS : We evaluated the option premium of underlying asset through a case study of the actual national highway construction projects using ROPM. And in order to predict the changes in the option value of the future's underlying asset, we evaluated the changes of option premium for future's uncertainties by the defer of the start of construction work, the contract of project scale, and the abandon of project during pre-land compensation stages that were occurred frequently in the highway construction projects. Finally we analyzed the sensitivity of the underlying asset using volatility, risk free rate and expiration date of option. CONCLUSIONS : We concluded that a highway construction project has economic value even though static NPV had a negative(-) value because of the sum of the existing static NPV and the option premium for the future's uncertainties associated with flexibilities.

A System Dynamics View of Safety Management in Small Construction Companies

  • Due to unique characteristics of small construction companies, safety management is comprised of complex problems. This paper aims to better understand the complexity and dynamics of safety management in small construction companies. A system dynamics (SD) model was built in order to capture the causal interdependencies between factors at different system levels (regulation, organization, technical and individual) and their effects on safety outcomes. Various tests were conducted to build confidence in the model's usefulness to understand safety problems facing small companies from a system dynamics view. A number of policies were analyzed by changing the value of parameters. The value of a system dynamics approach to safety management in small construction companies is its ability to address joint effects of multiple safety risk factors on safety performance with a systems thinking perspective. By taking into account feedback loops and non-linear relationships, such a system dynamics model provides insights into the complex causes of relatively poor safety performance of small construction companies and improvement strategies.

공동주택 시공VE 사례분석을 통한 설계VE 효율화방안 (The Efficiency Scheme of Design VE through the Case Studies of Construction VE for Apartments)

  • 본 연구는 공동주택 시공VE 사례조사를 통한 설계VE의 문제점을 분석하여 이를 바탕으로 설계VE의 효율화방안을 제시하는 것을 목적으로 수행되었다. 이를 위해 국내 5개 건설사의 공동주택 시공VE 현황을 조사하였다. 또한 5개 건설사에서 수행한 공동주택 프로젝트를 대상으로 시공VE 적용 현황을 분석하였다. 이와 같은 목적과 방법에 따른 연구 결과를 요약하면 다음과 같다. 첫째, 설계VE의 효율성 제고를 위해 시공VE 데이터베이스 구축 및 활용에 필요한 정보판리 제계를 제시하였다. 둘째, 시공VE 업무체계 개선을 통한 설계VE 수행 프로세스 개선안을 제시하였다. 셋째, 공통주택의 효율적인 설계VE 대상 선정을 위한 고려사항과 설계단계별 중점 VE대상을 제시하였다.

내역물량 측정에 의한 건설공사진도율 산정시스템 (Construction Progress Measurement System by tracking the Work-done Performance)

  • 건설공사관리체계는 실적자료를 바탕으로 운영되어야 하며, 공사실적을 정확하게 파악하기 위해서는 합리적인 건설공사진도 율 측정기준 및 그에 따른 진도 율 산정방법이 필요하다. 본 연구에서는 건설공사관리체계 구축에 필수적인 건설공사진도율 산정시스템 개발 및 그 시스템의 합리적인 운용 방안을 제시하였다. 그 방법으로서 분할된 단위작업들은 공사 진행에 따라 집행된 내역물량을 기준으로, 상위레벨의 작업범위에 대하여는 실행기성(earned value)을 바탕으로 건설공사의 진도 율을 산정 할 수 있는 시스템(construction progress measurement system; CPMS)을 제시하였다 일반 PC의 Window환경에서 제공되는 프로그래밍 인터페이스(interface) 기능인 ODBC(Open DataBase Connectivity)는 상이한 프로그램간의 데이터 교환을 통해 정보공유를 가능케 하고 있다 본 연구에서 제시하는 건설공사진도 율 산정 시스템은 ODBC를 통해, 상용 일정관리프로그램을 활용해서 생성된 데이터를 그대로 이용하고, 시스템 내에서 생성된 데이터는 일정관리프로그램에 갱신(update)된 정보로 제공된다. 제안된 건설공사진도 율 측정시스템의 실용화를 촉진시키기 위해서는 진도 율 측정에 의한 수치 값을 분석하여 향후 공사의 전망 등을 예측할 수 있어야 하는데 이에 대한 연구가 필요하다.

  • 건설산업의 고부가가치화를 위해서는 계획적인 원가절감에 의한 방법과 기능의 향상에 의한 방법 및 효율적인 추가 원가투입에 의하여 더 높은 기능 향상을 실현함으로써 부가가치를 높이는 방법을 추구하여야 할 것이다. 특히 건축공사에서 골조공사는 전체 공정 및 원가에 영향을 크게 미치는 주요 공정으로서 철저한 공사관리 계획과 관리가 요구되는 부분으로서 생산 활동 및 공사 방식 선정의 효과를 크게 볼 수 있는 항목이라 할 수 있다. 본 연구는 현재 도심지 공사에서 날로 증가하고 있는 지하공사의 비율을 감안하여 지하골조 공사의 성능개선에 초점을 두었다. 건축물의 지하골조공사에 있어 효과적인 공기 및 원가절감을 위하여 VE 기법을 검토하여 VE 프로세스와 분석차원을 모델링하고, 이를 현장에 적용, 사례연구를 통하여 그 타당성을 입증하였다. 따라서 본 연구는 건축물 지하골조공사의 VE 활용모델로서 기술대안 선정방식 수립의 기초적인 연구가 될 것으로 기대된다.

  • Value can be defined as function divided by cost. The ultimate goal of VE (Value Engineering) is to simultaneously reduce cost and to enhance function in given projects. In general, there are eight phases (Selection, Investigation, Speculation, Evaluation, Development. Presentation, Implementation, and Audit) to perform VE. This paper presents analysis of important factors for VE in construction fields using QFD (Quality Function Deployment) technique. QFD was introduced in 1972 to help design supertanker in Mitsubish's shipyards in Kob, Japan and formally defined by the American Supplier Institute in 1987 as a system for translating consumer requirements into appropriate company requirements at every stage, from research, through product design and development, to manufacture, distribution, installation, and marketing, sales and services. The objective of this paper is to provide and analyze the trend on the viewpoint of efficient value engineering of field workers. The data are collected by questionnaires. The samples for this study are chosen from 13 companies in Korea during 2 months (2002. 7 ∼ 2002. 8). The results of this study will play an important role not only for the efficient value engineering but also for preparing of life cycle cost analysis.

Public Building Value Evaluation Using Contingent Valuation Method Based on Market Value Estimation

  • Building deterioration reflects the degradation of basic building performance including structural performance, energy performance, durability, and safety, and it also includes perceived deterioration, which considers a user-based perspective. More than 50% of the existing buildings in Korea are over 15 years old and public buildings compose 2.5% of all buildings domestically. Therefore, there are several different problems, such as poor energy efficiency, structural performance, and safety. To address the challenges of increasing stock in deteriorated buildings, it is necessary to make decisions about reconstruction or renovation. In this study, we propose a new method to evaluate public building value with a contingent valuation method (CVM). By estimating willing-to-pay (WTP) from users of private buildings in similar situation with the public building, it is possible to compare market prices and calculate a correction factor to adjust the WTP data. Finally, we apply the correction factor to the WTP of a public building and estimate market price, willingness to pay (WTP). 건설 프로젝트 설계VE의 효율적인 아이디어 창출 방법 (An Efficient Idea Creation Method of Design Value Engineering for Construction Projects)

  • 건설프로젝트에서 설계VE는 그 적용효과가 크므로 체계적 절차에 따른 분석이 요구되며, 그 중 가장 중요한 부분은 우수한 아이디어를 창출하기 위한 창조 단계이다. 하지만 현행 아이디어 창출 방법인 브레인스토밍, 델파이 등을 비롯한 기법들은 아이디어 창출에 많은 시간이 소요되고 우수한 아이디어를 고안한다는 것이 쉽지가 않다. 이는 설계VE에 참가하는 대부분의 전문가들이 아이디 어 창출의 효율성이 떨어지는 방법으로 접근하는데 그 원인이 있는 것으로 판단된다. 이에 본 연구에서는 VE의 효율적 수행을 위한 방법으로 창의적 아이디어 발상기법인 ASIT(Advanced Systematic Inventive Thinking) 적용을 제안하고자 한다. ASIT는 아이디어 고안을 체계적 절차에 따라 수행하도록 지원하여 단기간에 효과적 아이디어를 창출하는데 기여할 것으로 판단된다.
