A Study on the Building of Defect Information DB Management System of Apartment House for Defect Prevention (하자예방을 위한 공동주택의 하자정보DB관리시스템 구축에 관한 연구)

  • Defects on apartment which is one of the major residential types in Korea have produced unexpected inconveniences to owners of apartments. If construction companies paid more careful attention to defect information management, a lot of flaws could be prevented. In this situation, this study attempted to seek improved defect information DB management system. First, research on defect information DB management system of large construction firms was conducted to confirm necessities of improved system. Following survey showed problems of current defect information DB management system and the need of improvement. The study came up with remedies expected to contribute to preventing faults.

Assessing the Safety Performance of Small-sized Contractors and Improvement Measures (소규모 건설회사의 안전관리 실태 분석 몇 개선방안)

  • This paper presents the findings obtained from the investigation of fatal disasters occurred by small-sized construction firms which have been accepted as to provide lower safety performance other than large-sized construction enterprises and cause more than half of the safety accidents in average. The study identifies the current status of safety performance provided by the small-sized construction contractors in details, find the issues involved with lack of safety performance, and suggest the improvement measures derived from the findings. A survey questionnaire was administered to the construction contractors, which are listed in the database of Construction Association of Korea as to fall into rank between 501st and 1000th in construction capacity. Safety issues such as the performance of safety management system, safety control structure, safety cost relative to safety control, education devoted to safety improvement, usage of safety garments or individual protective tools, and activities to maintain safety performance on site, etc were investigated from the study.

  • Current payment methods have many faults which are detrimental to the formation and completion of a project. This includes the use of unfair payment terms, pricing strategies and payment mechanisms between the contracting parties. This resulted in being criticised and remain in doubt, the use of current payment methods to reward good contractors and to distinguish poorly performed construction firms. In order to have an insight into this issue, a structured survey was conducted amongst UK construction practitioners. It was found that traditional pricing methods (i.e. lump sum and unit price), payment methods (i.e. interim valuation) and retention still dominate current practice. The empirical findings show that there are significant differences in the use of pricing and payment methods (when making and receiving payments) in construction. Significant differences also found in the factors affecting the choice of pricing methods when making (and receiving) construction payments. The paper concludes with analysis of the findings and future direction of research in payment systems is also provided.

  • As the Scale of construction work is enlarged, complicated and diversified, construction information from the large number of construction sites is happened at site and reported to the head office. To simultaneously control the individual or large number of sites in large number of construction information, the necessity of making extract the important point of the information and the board of director's making a suitable decision to support the fields is increased. Also, as driving the construction industry to be informative, efficiently aggregating the information created in fields, efficiently making decision and controlling the construction work is increased the importance of the company's competitiveness factor. To simultaneously control multi-construction sites in the small and medium size construction firms define the fundamental and core information factor which needed in the head office and suggest the appling method.

Leverage financial ratio indicators Study Using Data Envelopment Analysis Data Envelopment Analysis (DEA) model, how to find a benchmark for the improvement of the efficiency of inefficient enterprises in various sectors being.   • Current brand strategies applied for name brand apartments seem to have no product differentiation but merely function as a convenient instrument for product image change through naming only. Since proliferating brand names don't have much relevance to their brand concepts at present, long-range brand strategies are definitely needed. We'll inquire, first, the success and failure cases in the brand strategies of other industry. Next, through questionnaire survey, we'll look into the brand concepts of construction firms and their customer satisfaction. Finally we'll present the necessity of indigenous brand culture by use of macroscopic contents development.

  • The purpose of this study is to clearly recognize critical issues and to suggest relevant solutions for the issues since too many deaths and injuries due to industrial accidents has been going on for a long time, also the deaths of workers is a problem that affects not only one person's death but also many people connected with it and society as a whole. And the need for a strict Serious Accidents Punishment Act is sympathetic. However, the current Severe Accident Punishment Act is not welcomed by both labor and management due to its ambiguity, and it is suggested that the punishment and legislative content of the management manager who violated the duty to ensure safety and health is abstract and the level of punishment is excessive. In addition, due to the ambiguous part of the management manager's interpretation and serious industrial accidents, most companies appoint large law firms to receive legal interpretation and advice, so only law firms are getting full, and the cost that companies invest to protect the CEO is actually a safety accident. It is suggested that the current enforcement ordinance, which has ambiguity, needs to be revised because it must be entered into as a preventive cost.

  • Since 1950s, the Korean housing market has continually experienced the chronicle lack of housing stock because of lower housing investment in comparison with a population explosion, prompt urbanization and rapid restructuring of family. The Korean housing market have thus been driven not by the pricing model by housing demand-supply chain but by the Korean housing policies focusing on the increase of housing supply and the living stability of the middle or low-income bracket. After all, repetitive economic vicious circle of housing price and the increase of unsold apartments aggravated the malfunction of the Korean housing market. Meanwhile, the Korean construction firms have exacerbated their profitability. Such terrible situations are mainly triggered by the Korean construction firms that weighed on the short-term profits and quick response of the government policy alterations rather than the prospect of housing market Therefore, this research focusing on the dynamics of housing market identified and classified the demand and supply elements that consist not only of housing system structures but also of the environmental elements that affect the structures. Based on the system thinking and traditional theory of consumer's choice, the interactions of these elements were constructed as a causal loop diagram that explains the mutual influences among housing subsystems with feedback loops. This paper describes and discusses about the causes of the dynamic changes in the Korean housing market. This study would help housing suppliers, including housing developers, construction firms, etc., to form a more comprehensive understanding on the fundamental issues that constitute the Korean housing market and thereby increasing their long term as well as minimizing the risk involved in the housing supply businesses.

  • In South Korea, there have been attempts to enhance BIM work practices in various aspects. Public Procurement Service(PPS) has recently published 'basic guidelines to improve BIM work practices in construction and facility management'. It defines roles and responsibilities of project members in their application of BIM. It also developed a set of modelling standards and guidelines for effective model creation, management and communication among BIM users. Moreover, numerous construction companies have tried to cultivate BIM specialized manpower throughout entire construction phases. However, there are still challenges faced by firms during BIM adoption. Therefore, this study aims to provide practical counsel for construction companies to help them create optimized facilities and deliver high performance by analyzing BIM-based domestic construction projects in Korea from 2009 and 2015. The study will investigate types of client, project, BIM application range, and application technology.
