A STUDY ON THE DEVELOPMENT OF A COST MODEL BASED ON THE OWNER'S DECISION MAKING AT THE EARLY STAGES OF A CONSTRUCTION PROJECT

  • Decision making at the early stages of a construction project has a significant impact on the project, and various scenarios created based on the owner's requirements should be considered for the decision making. At the early stages of a construction project, the information regarding the project is usually limited and uncertain. As such, it is difficult to plan and manage the project (especially cost planning). Thus, in this study, a cost model that could be varied according to the owner's requirements was developed. The cost model that was developed in this study is based on the case-based reasoning (CBR) methodology. The model suggests cost estimation with the most similar historical case as a basis for the estimation. In this study, the optimization process was also conducted, using genetic algorithms that reflect the changes in the number of project characteristics and in the database in the model according to the owner's decision making. Two optimization parameters were established: (1) the minimum criteria for scoring attribute similarity (MCAS); and (2) the range of attribute weights (RAW). The cost model proposed in this study can help building owners and managers estimate the project budget at the business planning stage.

  • This study suggested a new model in consideration of long life and constructability of apartment house suggested in the former part. New model suggested the possibility of cost saving based on the idea that people trend to reject because of the recognition that the new model would cost a lot of expense which work as the barrier for the expansion and distribution at the local market so as to prepare the ground for its activation. The Study was aimed at verifying the possibility of cost saving through comparing it with the existing standard apartment house system centered on the skeleton and cladding system among the new structural design models suggested in the former part. Assuming that these existing standard both models should be changed structural design into new model system, the quantity volume, cost and construction period along with the alteration of finished materials between two models were compared altogether. Simultaneously BIM library was built for easy taking-off bill of quantity and consideration of working methodology for construction working cycle, which was translated into construction cost so as to derive the cost of the two subject systems to be counted. Through the analysis, it was concluded that new model would secure variability in the future and constructability along with shortening the construction period (29%) and achieve cost saving (13%) of construction against the those of existing model.

  • Over the past 20 years, Researchers have tried to develop "Integration Model of Cost and Schedule" in construction industry. They suggested various models and techniques, however, it is still required to develop new methodology for AL Form Work in Public Multi-Housing Projects. Accordingly, this research focused on measuring quantity take-offs of on-going projects and analysing the basic process of using the resources(Labor, Material, Plant) related to cost and time data. There are 3 steps of this research : 1) The literature review of previous studies about Integration Model of Cost and Schedule was conducted. 2) Model for integration between cost and schedule was developed. 3) the accuracy of developed model was verified. The results are expected to improve in integrated managing the cost and schedule data of AL form work.

  • 공사비 견적이란 건설공사를 수행하는데 소요되는 공사비를 산정하는 것으로, 공사 기획단계에서 사용하는 개략견적은 다양한 목적으로 사용된다. 한편, 도로공사의 경우, 현행 사용되는 개략견적방법은 과거의 실적자료를 산술평균하여 단위 km당 공사비를 제시한 것으로 실제 개략공사비로 활용하기에는 어려움이 있다. 본 연구에서는 기획단계의 도로공사견적 산정방식에 대한 한계를 해결하기 위하여, 인공신경망을 적용한 개략공사비 모델을 제시하는 것을 목적으로 한다. 도로건설 공사입찰을 위한 기본설계도면 작성 이후 공사비를 결정하는 변수를 포함한 과거 실적 자료를 바탕으로 인공신경망을 적용하여 기획단계에서 공사비 예측이 가능한 도로 공사비를 개략견적 하는 모델을 설계하였으며, 시행착오방식을 이용하여 모델의 변수들을 최적화하였다. 또한 최적화된 모델을 통해 나온 결과를 회귀분석을 적용한 결과와 비교하여 정확도가 뛰어남을 검증하였다. 제안된 인공신경망모델은 차후 도로건설공사의 개략공사비 산정을 위한 활용될 것으로 기대된다.

  • The sudden changes in the construction market and the progressively intensifying price wars have amplified the importance of the construction cost estimation in the initial and planning phases of construction projects. However the methodologies and process of estimating construction cost in the planning and design phase are not standardized in the domestic market, in contrast to the markets of more developed countries. Therefore this paper proposes a new approximate estimation model to be used from the initial stages of construction projects. This methodology that extracts, modifies and synthesizes comparable elements of previous cases. This will introduce the foundation for the implementation of systems with improved usability and applicability.

  • 공동주택 주차장 리모델링 공사비는 전체 리모델링 공사비의 대략 20%를 차지한다. 지하주차장 공사비를 알면 전체 공사비 예측이 가능한 것이다. 공사비 산정 시 참고하는 표준품셈은 리모델링 공사비 산정에 적용하기 곤란하여 리모델링 공사의 특징을 반영할 수 있는 공사비 산정 모델이 필요하다. 이 연구에서는 리모델링의 특징 및 설계 요소를 반영하여 개략 공사비를 산정하는 공동주택 지하주차장 확대 리모델링의 개략 공사비 산정 모델을 개발하였다. 선행 연구 고찰 및 전문가 자문을 통해 지하주차장 리모델링 공사의 Activity를 37개 도출하였다. 리모델링 설계도면이 확정되기 전 개략 공사비를 산정할 수 있도록 Activity 별 물량 산출식 및 단가를 제시하였다. 전문가 자문을 통해 공사비 상승에 영향을 미치는 요인 13개와 요인 별 가중치를 결정하였다. 리모델링 사례단지 3개를 개략 공사비 산정 모델에 적용한 결과, 정확도는 평균 93%로 나타났다.

공정률에 따른 아파트 건설공사 현장관리비 산정모델 (An Estimating Model for Job-Site Overhead Costs according to Progress Rate)

  • 일반적으로 공사비에 대한 연구는 직접비 위주로 행해졌으며, 간접비를 면밀하게 산정하는 모델에 대한 연구가 부족하다. 본 연구의 목적은 국내 건설시장에서 큰 축을 차지하는 아파트 건설공사 현장의 현장관리비를 예측하기 위한 모델을 제시하는 것이다. 아파트 건설공사 현장 다수의 전체공사기간 동안의 실비사용 데이터를 분석하여 곡선접합 분석을 통해 공정률별 1일당 현장관리비를 도출할 수 있는 9차방정식을 제안하였으며, 이를 활용하여 300억 규모의 공사의 경우의 현장관리비를 추정하는 결과를 보여줌으로서 활용가능성을 설명하고 있다. 선행연구에서는 총 현장관리비의 규모의 변화패턴을 직접적으로 확인할 수 있는 다항식을 도출한 사례는 없었던 점에 비추어 본다면, 본 연구에서 제시한 모델은 그 편의성과 면밀성에 합리적 근거를 토대로 현장관리비를 예측할 수 있다는 점에서 연구의 기여도가 있다.

실적공사비에 의한 지하철 공사비 예측모형에 관한 연구 (A Study on the Prediction-Formulas of Approximate Estimate Based on Actual Work Cost for Subway)

  • 본 연구는 2004년 이후 도입된 실적 공사비 제도에 의하여 착공된 지하철 건설공사를 대상으로 실적공사비, 공사규모 그리고 시간을 고려하여 공사비를 예측하는 식을 제시하였다. 11개의 지하철공사 자료를 이용하여 지하철 공사비 예측을 위한 비용-규모 지수 n(신뢰범위:0.5~0.7)을 구한 결과, 총공사비 0.713, 순공사비 0.77로 도출되었다. 본 연구에서 제시한 공사비 예측 식 모델은 향후 지하철 공사 적용 현장의 사업기획, 예비조사, 타당성조사, 기본설계 단계에서 개산 공사비를 추정하는데 효과적으로 적용할 수 있을 것이다.

건축공사 계약해지에 따른 비용산정에 관한 연구 (A Study on the Cost Estimation in Case of Termination in the Building Construction Contract)

  • Financial difficulties and claims frequently stop construction works and cause subsequent contract cancellations. However, as the criteria to assess costs have not been established, many cases of legal disputes over the assessment of cancellation costs are taking place and the concerned parties are suffering the loss of time and money. Therefore, the present research aimed at developing a rational and systematic model of cancellation cost assessment following the cancellation of contracts. The research was carried out in the following methods and scopes. 1 ) The research was focused on the assessment of fair cancellation costs from constructors' side for contracts cancelled by any causes for which the owners have liability. 2) To obtain basic materials about cancellation cost assessment methods, contracts, claims, contract cancellations and construction-related laws at home and abroad were examined. 3) A cost assessment model was developed for systematization and efficient operation of cancellation cost assessment, and the reliability and efficiency of the proposed model was verified through a case study. The conclusions drawn from the research are as follows. The importance of the cancellation cost assessment model was confirmed as, using the cancellation cost assessment model, direct cancellation cost and indirect cancellation cost could be assessed systematically, the number of disputable items could be reduced because reasonable evidences of actual spending were presented, and the loss of constructors could be minimized because systematic and rational cost assessment became possible for many disputable cases of indirect cancellation cost, which the constructors had been unable to prove so far though having spent.

COST PERFORMANCE PREDICTION FOR INTERNATIONAL CONSTRUCTION PROJECTS USING MULTIPLE REGRESSION ANALYSIS AND STRUCTURAL EQUATION MODEL: A COMPARATIVE STUDY

  • Overseas construction projects tend to be more complex than domestic projects, being exposed to more external risks, such as politics, economy, society, and culture, as well as more internal risks from the project itself. It is crucial to have an early understanding of the project condition, in order to be well prepared in various phases of the project. This study compares a structural equation model and multiple regression analysis, in their capacity to predict cost performance of international construction projects. The structural equation model shows a more accurate prediction of cost performance than does regression analysis, due to its intrinsic capability of considering various cost factors in a systematic way.
