건축행위 유형별 필지의 공간적 특성 비교연구 (A Comparative Study on Spatial Characteristics of Parcel by Type of Building Construction)

  • The purpose of this study is to identify the spatial characteristics of the parcels in which building construction occurred. In recent, urban development patterns in Korea have been shifting from the past. Small-scale development at parcel level is becoming more important in accordance with individual location needs in the low-growth era unlike public lead large-scale urban development in the rapid growth period. Therefore, it is necessary to study the spatial characteristics of the parcels where small-scale development takes place for future urban development management. This study used the chi square independence test, t-test and ANOVA (analysis of variance) to identify the spatial characteristics. The results of the study show that there is a spatial characteristics difference not only between building construction and non-building construction parcels, but also by type of building construction. The parcel where the building construction occurred have a higher proportion in detached house, major commercial districts, district unit planning areas, and commercial areas. In addition, it is caused by parcels, which are large scale and economically valuable, and are influenced by traffic factors such as urban centers and subway accessibility. As a result of each type of building construction, the parcels where the building use change occurred have spatial characteristic difference compared to other building construction, while the spatial characteristics are similar between the new construction/extension and new construction/extension with change of use. Based on this results, it will be possible to identify areas with high demand for small-scale development in the future and to utilize them for planning management of urban development. Furthermore, it will be possible to manage development demand by type of building construction, and to prepare differentiated plans considering the appropriateness of development plan, availability of infrastructure, and harmony with surrounding environment.

DRASTIC과 지하수 수질에 의한 창원시 지하수 오염취약성 평가 (Assessing Groundwater Vulnerability Using DRASTIC Method and Groundwater Quality in Changwon City)

  • 본 연구는 DRASTIC 기법과 지하수 자료를 이용하여 창원시의 공단지역과 주거상업지역의 지하수 오염취약성을 평가하였다. DRASTIC 기법은 원래 오염원이 지표에 있으며 강우의 침투와 함께 오염물질이 지하수로 유입되는 조건에 적용시켰었다. 공단지역은 대체로 주거상업지역보다 높은 DRASTIC 평가지수를 가진다. 그러나, 주거상업지역 중 용지동지역은 연구지역 중에서 가장 낮은 DRASTIC 평가지수를 가짐에도 불구하고 지하수 오염정도가 높다. 이러한 사실은 도시지역의 지하수 오염이 과잉양수와 이에 따른 지하수위 하강과 밀접하게 관련된다는 것을 지시한다. 각 동별 최소 DRASTIC 평가지수와 먹는물 수질 부적합의 상관계수는 0.4로서 비교적 낮다. 그러나, 각 동별 최소 DRASTIC 평가지수와 지하수 사용량의 상관계수는 0.70이고, 각 동별 최소 DRASTIC 평가지수와 지하수 공 분포밀도의 상관계수는 0.87로서 높게 나타난다. 따라서, 도시지역에서 지하수 오염취약성을 평가하기 위해서는 기존의 DRASTIC 평가요소뿐만 아니라 지하수 사용량과 지하수 공 분포 밀도와 같은 인위적인 요소도 함께 고려하는 것이 필요하다.

상업용 부동산 시장의 분산투자에 관한 연구 - 서울지역의 오피스 빌딩 및 소매용 부동산 시장을 중심으로 - (Diversified Investment of Commercial Real Estate Assets - Focused on Office Building and Retail Real Estate Markets in Seoul -)

  • 본 연구는 서울에 위치한 오피스 빌딩 및 소매용 부동산 자산 간 권역별 포트폴리오의 구성을 통해 서로 다른 용도의 상업용 부동산 간의 분산 투자 시, 포트폴리오의 위험-수익률 관계를 파악함으로써 투자의 효율성과 성과를 알아보는 것을 목적으로 한다. 이를 위해 Markowitz의 평균-분산모델을 토대로 서울지역의 오피스 빌딩 자산과 소매용 부동산 자산을 권역별로 분류하여 이들 간의 포트폴리오를 구성한 후, 포트폴리오의 투자성과, 효율성, 그리고 Sharpe 지수에 기반한 최적의 포트폴리오를 확인하였다. 구체적으로, 서울의 3대 오피스 빌딩 시장인 강남권, 여의도 마포권, 그리고 도심권과 소매용 부동산의 3대 시장인 강남권, 신촌 마포권, 그리고 도심권에 대하여, 부동산 자산의 용도와 권역에 따라 투자비율을 달리해가며 포트폴리오를 구성하였다. 분석결과, 도심권 오피스 권역의 자산비중 10~30%와 도심권 소매용 부동산 권역의 자산 비중 70~90%로 구성한 포트폴리오가 가장 높은 분기별 Sharpe 지수인 2.7118~2.7776을 제시해 최적의 자산구성임을 알 수 있었으며 이때의 분기별 수익률은 1.826%~1.838% 그리고 분기별 위험은 0.573~0.589였다. 또한 부동산 자산 간 권역별 포트폴리오의 구성 시, 서로 다른 용도를 지닌 자산간의 포트폴리오 구성에 의한 분산투자가 동일한 투자자산의 권역별 분산투자 보다 더 좋은 투자성과를 보여주는 것을 알 수 있었다. 마지막으로, 본 연구의 결과를 바탕으로 부동산간접투자시장에서도 지역 및 용도별 분산투자에 대한 이해의 폭을 넓혀 부동산 및 건설경기의 활성화에 도움이 되기를 기대한다.

전통시장 활성화 방법에 관한 실제적 연구 (Practical Study on Methods to Revitalize Traditional Market)

  • 본 연구의 목적은 상권 활성화 사업에 대한 깊이 있는 사업내용과 추진과정을 논하여 전통시장 활성화 사업에 대한 평가에 긍정적 영향을 미치기 위함이다. 연구방법은 전통시장 활성화 사업에 대한 실제적 방법을 사용한다. 먼저 활성화 방법을 장소의 활성화는 올덴버그의 '제3의 장소'와 카르 외 공저자의'공공공간의 다섯 가지 요구'의 개념을 살펴보고 비대면 거래 관련 이론을 고찰하였다. 선행연구를 조사한 후 본 연구의 차이점을 논하였다. 첫 번째 연구는 청주 글로벌시장 육성사업(성안길 상점가‧육거리종합시장)의 상권 활성화 사업으로 오픈스페이스 활성화, 재현을 통한 활성화, 축제를 통한 활성화를 논하였다. 오픈스페이스 활성화는 중앙공원 리모델링과 용두사지철당간(국보 제41호) 야간경관 사업으로, 전자는 충청북도 문화재위원회의 문화재 현상변경을, 후자는 문화재청의 문화재 현상변경을 득하여 추진된 과정을 설명하였다. 재현을 통한 활성화 사업은 청주의 정체성이지만, 육거리종합시장에 매몰되어 있는 '남석교'의 추정 위치에 상징적인 조형물을 설치한 사업으로 차선책을 선택한 사유를 설명하였다. 축제를 통한 활성화는 코리아세일페스타로 전통시장과 상점가의 매출 증대와 오픈스페이스의 유동인구로 활기가 넘친 사업이다. 두 번째 연구는 문화관광형 육성사업(한민시장)으로 지역 브랜드와 SNS 콘텐츠 개발을 통한 활성화를 논하였다. 전자는 '한민 7품'이라는 브랜드의 홍보마케팅에 관한 내용이고, 후자는 한민시장 홈페이지, 인스타그램, 유튜브 채널에 올린 한민 사피엔스, 레시피송, Shorts 등이다. 결론에서는 6개 프로젝트와 상권 활성화 방법의 관계를 논하면서 디자인 기획에서 지역 특성 반영의 중요성을 언급하면서 정책제언을 하였다. 본 연구가 전통시장 활성화 사업이 관련된 이해관계자가 제도적 한계 속에서 긍정적 결과물을 만들기 위해 매우 많이 노력하고 있다는 긍정적 평가에 활용되길 기대한다.

  • This research focused on the improved alternatives of the ordinance which practically control the open space in-situ, public open space and landscape construction related to city landscape for the healthy physical and mental life of the city dwellers. The contents of the study are as follows: 1. The special law of Landscape Architecture should be legislated. 2. The portion of landscaping should be changed by up-grading in the Ordinance of Landscape area and planting and the terms of landscape Facilities should include the ecological aspects in it's contents in the law. 3. The administration of local governments should actively lead and support the dwellers to make the roof gardens and the window gardens in the building area of cities or commercial districts which have relatively low rate of green space. 4. Any new construction and restoration of the buildings with preservation of the natural environment and creation of public open space should be given incentive and Set-back space in aesthetic area should have appropriate planting area and facilities in it. 5. Organizing professional landscape evaluation committee and composing evaluation standards are very important because of the contemporary proposition of the establishment of the establishment of ecological space and conservation of urban natural space. Because of the characteristics of Landscape Architecture, the Provisions of landscape Architecture Design and landscape architecture supervision of the specialist should be legislated and the Landscape Architectural Organization should be established within the Government.

콘크리트제품의 동결저항성에 관한 실험적 연구 (Experimental Study on the Frost Resistance of Concete Product)

  • The quality of the surface layer in concrete structures plays an important role in the durability of the concrete. The concrete factory products are made as they improve the appearance of the surface and compressive strength in need. A common criterion to judge the quality of concrete products frequently seen in our daily life appears to be "beauty" in terms of consistent shaping. However, as for most concrete curb in such areas where a large amount of anti-freezing agents(NaCl) and ice and snow melting agents(CaCl2) are spread over roads to ensure road safety during the winter season, since deterioration advances from the surface, scaling is seen on the surface concrete due to deterioration which combined freezing damage and salt damage. Especially, In cold northern districts, the spreading amount of deicing salts increases by regulation of studded tire use, and the scaling of the concrete products, the various parts of concrete structures for roads is increasing in recent years. In this study, L-shape concrete curb were targeted, the permeable form method with the commercial permeable sheet was applied to it and the improvements of the quality were examined. By the permeable form method, surface layers got strengthened, which prevented permeation of the deterioration factor from the outside, and the scaling resistance of the upper surface where the permeable sheet was applied improved exceedingly. It will be expected by applying the permeable form method to various concrete products that frost resistance improves and scaling damage decreases.

위치정보를 활용한 커피 전문점의 입점 분석 (A Geostatistical Analysis of Retail Coffee Store Distribution)

  • This paper explores the distribution of the retail coffee franchise stores in Seoul using geostatistical analyses. The fact that lots of coffee stores are concentrated in the central area-Jongno and Jung-gu and commercial area-Gangnam and Seocho shows that the size of the floating population and potential customers is one of main drivers for making decisions on the locations of new stores. Except these 4 districts, the number of stores and population exhibit a positive correlation. By extracting the information on the 6 large coffee franchises store locations, we calculate the both haversine distances between stores of the same franchise and between stores of different franchises. We then empirically test the sitting and marketing strategies of Starbucks, Ediya, and Paik-Dabang using distance distributions. Significant pairs of Starbucks stores located within 100m confirm the sitting strategy of Starbucks which opens additional stores at crossways, stations, near shopping malls or other business zones though there already exist Starbucks stores. Meanwhile considerable portion of Ediya stores are found near Starbucks stores, which coincides with the sitting strategy of Ediya. We also find that Paik-Dabang that uses the low cost strategy has its stores open relatively farther than other franchises from Starbucks stores.

Factors Affecting Employee Loyalty: A Case of Small and Medium Enterprises in Tra Vinh Province, Viet Nam

  • The study aims to identify the factors affecting employee loyalty in the case of small and medium enterprises (SMEs) in Tra Vinh province, Viet Nam and to find out critical factors affecting the loyalty of employees in SMEs. This is implemented with the method of collecting primary data of 320 employees working at SMEs in 5 districts including: Cau Ngang, Tra Cu, Chau Thanh, Cang Long, Tieu Can) and Tra Vinh City, Viet Nam. Using the multivariate regression method, the researchers have found 6 factors affecting employee loyalty: colleagues, leaders, job characteristics, remuneration policies, organizational culture, and working environment. Particularly, learning opportunities may not be not statistically significant for employees' loyalty towards small and medium-sized enterprises in Tra Vinh province. From the above research results, the authors have proposed implicational piolicies such as: focusing on colleague relationships, improving leadership of business owners, attaching importance to appropriate work arrangement, having appropriate remuneration policies for laborers, building effective organizational culture and working environment to improve employee loyalty at SMEs. From the above policy implications, helping business owners realize the aspirations of workers in small and medium-sized enterprises more closely in the future, in order to sustainably develop the business system in Vietnam.

주택유형이 범죄에 미치는 영향 분석 - 서울시 25개 자치구를 중심으로 - (Analysis for the Effect of Housing Types on Crime - Focused on the 25 Autonomous Districts in Seoul Metropolis -)

  • The purpose of this study is to explore the relationship between housing types and crime and to suggest the appropriate strategies and interventions of housing policies for crime prevention. For spatial analysis of crime data, spatial autocorrelation is tested by Moran's I Test. A Ordinary Least Squares-based regression model is employed because crime data used in this study fails to show spatial autocorrelation. Results show that housing type variables except non-residential housing type are not associated with crime. Among land-use characteristics, the percentage of commercial areas is likely to better explain crime occurrence rather than housing types. It is surprising that residents' satisfaction to housing environment has a positive direction in its relationship with crime even though it cannot have a statistical significance. However, fear of crime shows a negative direction with crime although it fails to have a statistical significance. The findings of this study can contribute to understand the association between housing types and crime when setting housing policies for crime prevention.

아동의 외부활동을 고려한 택지개발지구 주거지 외부공간 계획에 관한 연구 (A Study on the Planning of the Housing Outdoor Space of the Residential Land Development District for Children's Outdoor Activities)

  • The purpose of this study is to provide the guideline of the outdoor space of residential land development district for children's outdoor activites. This study was accomplished by the valuation of the physical environment of 5 residential land development districts, the analyzation of behavioral mapping about children's outdoor activities, and the analyzation of satisfaction and the consciousness of 190 residents(parents) & 230 children. Especially, outdoor spaces were divided into 6 parts (play space, education facility, commercial facility, green space, and empty space & parking lot). And than, 6 outdoor spaces were valuated about the physical characters such as accessibility, network, safety, variety, functional, natural elements. Also, the survey for residents and children's consciousness were used the Likert scale. According to the result of this study, many parts of the housing area were not good for children's activities, and resident's satisfaction was low. In the sample areas, negative factors were car and motorcycle. And many residents were pointed out the lack of natural elements, variety, and safety of outdoor space in dwelling area. Finally, this study suggested the guideline children's activities based on the result of analyzation of valuation, behavioral mapping, and survey.
