Franchise Contract Management Performance by Supervisor Type : A Case of 'Ganiyeok' (슈퍼바이저의 커뮤니케이션 유형에 따른 가맹점별 계약관리 성과 : 프랜차이즈 '간이역' 사례를 중심으로)

  • As franchise industry has grown, the role of a supervisor who is a contact point between franchisor and franchisees has become more vital to success of the business. This research, focusing on his/her specific role, explores communication type, leadership type, and followership type of the supervisor in relations with the organization, franchisor, and franchisees, respectively. Furthermore, we compared performance of franchises by the three types above through the franchise contract management leverage (FCML) which reflects business performance both qualitatively and quantitatively. According to the analysis on supervisors of a franchise business, 'Ganiyeok', the majority of supervisors' communication type were either supportive style or directive style. For the leadership type, team-type and impoverished-type leaders were the majority, while effective or passive followership appeared highest in followership type. In addition, supportive supervisors in communication style, team-type supervisors in leadership style, and effective supervisors in followership had highest FCML, while reflective and directive styles, impoverished style, and passive style had lowest FCML. Primary goal of a franchise business is stable profit generation. This study not only examined what characteristics supervisors need and which style is insufficient, but also proposed tailored solutions for each style. Thus, we confirmed that debates on franchise can be approached in perspective of both communication and business, and we further suggest diverse approaches on future franchise business.

A Study on the Optimization of District Heating and Cooling Facilities (지역냉난방사업의 설비 최적화에 관한 연구)

  • For the district heating and cooling business, it is required to install energy-saving facilities using energy from waste and land fill gases such as combined heat and power(CHP). The current issues that this business faces can be summarized as below: which facilities including CHP can be economically introduced and how much of their capacities should be. Most of such issues are clearly related to the optimal plant design of the district heating and cooling business, and the prices of energy services such as heating and cooling energy, and electricity. The purpose of this study is to establish linear program model of least cost function and to practice the empirical test on a assumed district heating and cooling business area. The model could choose the optimal type of energy-producing facilities among various kinds available such as CHP's, absorption chillers, the ice-storage system, etc. CHP with the flexible heat and power ratio is also in the set of available technologies. And the model show us the optimal ration of heat producing facilities between CHP and historical heat only boiler in the service area. Some implications of this study are summarized as below. Firms may utilize this model as a tool for the analysis of their optimal size of the facilities and operation. Also, the government may refer the results to regulate resonable size of business.

An Empirical Approach to Evaluate Management Performance Using a Trading Area Analysis: Focus on Small and Medium-sized Retail Businesses

  • Purpose - This paper proposes measurement models to evaluate the management performance of small and medium-sized retail businesses on the basis of a trading area analysis that compares their proposed revenue to actual revenue in the trading area. Research design, data, methodology - The study proposes measurement models consisting of five stages, namely: (1) district background survey, (2) customer survey, (3) competitor survey, (4) business district survey, and (5) business performance analysis. Results - To identify business districts easily, this study preferred a minor-adjusted method based on the Euclidean distance, as it is simple to employ for the small and medium-sized businesses. This model was applied to select coffee shops in Daejeon. Results indicated that although the targeted shop was not located in an appropriate location, actual sales were higher than expected. Conclusions - Small- or medium-sized retail businesses face difficulties regarding the economies of scale and brand recognition and must choose an appropriate location to ensure management stability. However, such businesses will find it difficult to evaluate their competitive edge accurately using a trading area analysis.

  • The study used GIS methods to analyze a business district consisting of traditional markets and large-scale stores, to determine the level of support needed for small enterprises in an urban area of Changwon-si, Gyeongsangnam-do. Data gathered on the area was analyzed using GIS tools such as Kernel density, Network analysis, and Huff modeling. Traditional markets are concentrated in areas where large-scale stores are located, and data analyses show that the number of consumer'use of large-scale stores (157,071) was three times that of traditional markets (59,953). One explanation for these results is that the large-scale stores are located either in densely populated areas or are adjacent to the traditional markets. Therefore, standards and regulations are needed to support small enterprise business districts. In the future, the results of this study can be used as a reference for planning and supporting traditional market business districts.

Government-funded Projects' Effects in Revitalizing the Urban Commercial District for Small and Medium Retail Merchants (도심지 상업지역의 정부 지원사업 효과 분석)

  • Purpose - This study reviews the achievements of a pilot project for the revitalization of a commercial district performed for three years after its establishment in 2011. The project for the revitalization of the commercial district was performed to create a new local community space in connection with the traditional market and nearby districts. Although it was a pilot project, the project for the revitalization of the commercial district has been performed for almost three years. Therefore, this seems a proper time to conduct an interim evaluation of the project. This study aims to review and evaluate how the government support policy is influential for the revitalization of the commercial district. In other words, this research aims to identify what projects positively affected consumers' intention to revisit the downtown commercial area among the commercial district revitalization projects-promotion events, promotion activities, education, merchants cooperation system, IT projects, cultural events, and residents' communication. Research design, data, and methodology - This study designated seven management improvement projects affecting commercial district revitalization based on preceding studies. The survey of the degree of satisfaction on seven management improvement projects was executed targeting consumers who visited the commercial areas. Additionally, visitors' revisit intentions regarding currently visited commercial areas were also investigated. Therefore, revisit intention was set as a dependent variable and the satisfaction degrees of the respective management improvement projects were set as the independent variables. A total of 1,209 consumers were examined in six districts in the country. Result - Multiple regression analysis results showed that cultural events, education, the merchants' cooperation system, and IT projects brought statistically significant effects to the revisit intentions of consumers. In contrast, promotion events, resident communication projects, and promotion activities did not affect the revisit intentions of consumers. Particularly, the residents' communication project did not show significant influence because of consumers' recognition that it is similar to a cultural event. Conclusion - The following implications for the revitalization of business districts in the urban central area are drawn. From a general perspective, the businesses of culture, education, and cooperative system among seven businesses play positive roles regarding the intention to revisit so that the project is required to be promoted periodically through unique performances differentiated for each district, the merchant training reinforced for professionalism, and the expansion of joint events of merchants. Moreover, the sales promotion project and public relations activity are shown to be not influential to the intention to revisit. Therefore, while short-term sales promotion such as one-time gift events are required, sales promotion and public relation activities to induce revisits by mileage savings and accumulated gift presentation to attract long-term customers are required. The IT business is positively influential to the intention of revisit. Therefore, detailed information on the revitalized commercial district should be provided and additional functions such as discount coupons for continuous utilization should be included in the mobile app and the website.

The Perception of Women Consumers on Buying Behaviour with Reference to Vellore District of Tamil Nadu, India

  • This paper portrays the perception of buying behaviour, factors of product preferences and product switch-over among women consumers in Vellore district of Tamil Nadu. To conduct this study, 300 respondents from 20 village blocks of Vellore district were selected using stratified random sampling as the technique and descriptive sampling as the design. The study came out with interesting results and conclusions. It was found that more than half of the respondents were purchasing the product without a bill. It was also found that the respondents who repaired their product in the authorized service centre during warranty period did not continue the same after the warranty period and preferred nearby repair shops. It was further found that more than half of the respondents were checking expiry date and quality standards while purchasing a product. The study's scope was limited to women consumers at Vellore district. It could be used for further research in other aspects such as gender comparison in Vellore district and comparison with other districts of Tamil Nadu and other states of India. It was suggested that there is still a necessity to upgrade the standard of the people in many aspects like education, occupation and level of income, which shall help them to compete with the neighboring cities on living standards.

Studies on the Analysis of Super Graphic Image and Preference -with Visual Design Element- (슈퍼 그래픽의 이미지와 선호성 분석에 관한 연구 -시각디자인 요 소를 중심으로-)

  • The purpose of this thesis is to suggest objective basic data for the super graphics in the urban landscape through the quantitative visual quality analysis. For this, the image structure of super graphics have been measured mainly by questionnaries and semantic differential scle method and analyzed by the method of factor analysis, means and multiple regression. Degree of visual preference have been measured mainly by questionnaries and likert attitude scale method and finaly these data have been analyzed by using the stepwise method. The data were collected by presenting 12 super graphics photographs-4 each sample pictures from the 3 each selected districts representing typical urban landscape style(central business district, shopping district, apartment complex). Observer groups were categorized as professionals, students, the others. Result of this thesis can be summarized as fallows: 1. From all 12(3${\times}$4) sample super graphics, the value of each semantic differential scale among the observer groups were presented significant group difference. But no significant difference of the S.D. scale value were observed among central business district, shopping district and apartment complex super graphics. 2. For all experimental points, 4 types of factor have been observed. Factors covering the image of super graphics were found to be the evaluation, the intimacy, the potentiality and the tidiness. 3. Main factors of the super graphics image and factors indicating the group variations yielded high significance between areas. 4. The harmony with surrounding environment, the proper selection of super graphics subject yielded high values for all groups. Especially, the good color sense with building was the most important variable determining the degree of visual preference. 5. The urban C.B.D. super graphics obtained 5∼12 ranks of regional visual preference and the shopping district super graphics obtained 2∼11 ranks, and apartment complex super graphics obtained 1∼7 ranks.

A Study on the Price Fluctuation and Forecasting of Aquacultural Flatfish in Korea (양식 넙치의 가격변동 및 예측에 관한 연구)

  • The Fish aquacultural Industry has been developed rapidly since 1990s in Korea. The total production of fish aquaculture was 5,000ton in the beginning of 1990s, but it was an excess of 80,000ton in 2005. In the beginning of 1990s, the percentage of flatfish yield was 80% of the fish aquaculture in the respect of production. And it has been maintained 50% level in 2005. In this point of view, flatfish aquaculture played the role of leader in the development of fish aquaculture. Rapid increasing of production was not only caused to decreasing in price basically, but also it threatened the management of producer into insecure price for aquacultural flatfish. Therefore, it needs the policy for stabilizing in price, but it is difficult to choose the method because the basic study was not accomplished plentifully. This study analyzed about price structure of aquacultural flatfish. A period of analysis was from January 2000 to December 2005, and a data was used monthly data for price. The principal result of this study is substantially as follows. 1) The price of producing and consuming district is closely connected. 2) A gap between producing district price and consuming district price is decreasing recently, It seems to be correlated with outlook business of aquacultural flatfish. 3) Trend line of the price was declining until 2002, but it turned up after that. The other side, circulated fluctuation was being showed typically. 4) The circle of circulated fluctuation was growing longer, so it seems that the producer was doing a sensible productive activity to cope with changing price. As a result, government's policy needs to be turned into price policy from policy of increased production for aquacultural flatfish. It seems that the best policy is price stabilization polices. And also, government needs to invest in outlook business for aquaculture constantly.

A Study on the Use of Empty Stores to Prevent Gentrification in Commercial Regeneration

  • Purpose - With the increasing number of small business owners who reports the cessation of their businesses, the rate of closing the business within the year is increasing as well. The efforts have been made continuously to revitalize the business through the inflow of government or private capital. Maintaining the fast-changing commercial districts with the existing support is difficult, so it is urgent state that needs for commercial district reorganization. The differentiate aspect is that this new measures for small-block-unit commercial modeling can be introduced to promote these aging/deposit private-owned shops politically. Research design, data, and methodology - This study is to develop a sustainable theme shopping rehabilitation method which considers the characteristics of local cities based on the case studies of developed countries' commercial areas to revitalize the central urban areas of local cities. Results - The purpose of this study as stated above is to manage the local commercial area through the program that purchases the empty stores, and the measure to secure the autonomy among stores. Conclusions - The government should concentrate on projects such as vacant store purchase programs, which are omitted from past achievements, and maximize the effect of the project through inter-departmental project packages.
