그린리모델링 건축물을 위한 녹색건축인증기준 개선방향에 대한 기초 연구 (A Fundamental Study on the Revision Direction of G-SEED for Green Remodeling Building)

  • Purpose: G-SEED's evaluation of existing buildings in Korea is an important point because the energy consumption and CO2 emissions of existing buildings are continuously increasing due to the aging of buildings over time. In 2016, the government has set up a 'Green Remodeling Certification Standard' in G-SEED in order to revitalize the green remodeling business of existing buildings. As a result, G-SEED is distinguished between buildings with green remodeling and buildings with general remodeling. Therefore, this study analyzed the system of the certification of the green remodeling building which is aimed at improving the performance of the building. Method: First, we analyze characteristics of the existing building certification standards of G-SEED(Korea), LEED(USA), and BREEAM(UK). Second, the evaluation criteria are based on the G-SEED Green Remodeling Certification, 2016, LEED for BD + C: New construction and major renovation v.4, BREEAM UK Non-Domestic Refurbishment and Fit-out 2014. Based on the analysis results, we propose the improvement direction of G-SEED Green Remodeling Certification Standard. Result: Existing buildings should be classified into 'existing building certification' for re-certification and 'green remodeling certification' accompanied by building performance improvement. In addition, building green buildings through performance improvement should include not only energy performance, but also creating a pleasant indoor environment and minimizing environmental impact. Finally, existing buildings have accumulated information on energy and resource use, and a performance improvement plan should be established based on this information.

  • If we build new building after demolition of commercial building that is located in the downtown, it will be caused a social and environmental problem as wasting of resources and generating of waste. In this study, I investigated about remodel ins, this conclusion is given below. 1. Reconstruction cost is 2.1 times, and construction period is 1.4 times as much remodeling. So remodeling has an advantage. 2. For repairing and reinforcing timeworn building, we reinforced it as using carbon fiber sheet (girder, slab) and injecting method steel plate bonding Also, we tried to maintain efficiency of new building as using epoxy to protect concrete crack. 3. In the side of waste products and cost, remodeling has much more advantage than reconstruct. But demolition used construction period much. Because it had to be reused as repairing and reinforcing. And there was no difference between remodeling cost and reconstruct cost. If we develop research with enterprise.university.laboratory to exploit material and equipment and to train specialized engineer who will has a capacity to know construct repair and reinforce, it can be attribute to prevail remodeling in new construct market.

  • As Korea's economy is entering a period of gradual growth, rate of growth on the construction market is becoming slow like that in developed countries. Remodeling construction market will be gradually expanded due to change in the social environment and diversification of individual demand. This study aims to promote the status of building equipment field with corresponding strategies based on the current situation that the importance of building equipment field is emphasized. Although it is desirable that building equipment construction companies lead remodeling construction, the building equipment part of general construction companies take the important role may be a advisable way, because the technology of building equipment construction companies is a little insufficient. Though building equipment field has become more important, the number of credits and professor of the field is still small than other fields of architectural engineering. More practical curriculums are necessary to meet the expectation of companies. Mechanical part of building equipment construction does not have independent law otherwise the other parts of building equipment construction. Establishing the independent law is urgent to promote the remodeling construction technology.

  • This research is aiming to specify the requirement of the investment such as initial cost, running cost earning rate to make effective investment considering the purpose of remodeling and economical value of store building enough to meet the initial purpose of remodeling. The review of earning rate for economical evaluation was performed by the on-site auditing on the structure and function of the building and applying the assessment simulation program, which is to find the possible business model to identify the requirement of building owner through case study. After the research, the following results are obtained. First, it is important that many aspects should be carefully analysis and the best method should be selected as characteristics of remodeling can be defer each other in their implementations. Second, though the remodeling of exist buildings to promote the functions has been applied. no suitable assessment tool has bee developed for deciding the level of remodeling in the view of economical efficiency so far. Third, the economical benefit was evaluated by analysing annual earning rate which is applied by investment items and recovery period for the investment. More specific data bate should be established to apply the suggested economic accession in business enough to forecast the future circumstances. More researches should be promoted on this area continuously as well as the integrated economic evaluation of remodeling on existing building.

  • United Nations Framework Convention on Climate Change(UNFCCC), an international treaty to prevent the regulation and global warming, has passed through the General Assembly for 17 times from 1992 to 2011. To create a performance plan specific, such as the Kyoto Protocol, it is to promote the reduction of energy consumption and greenhouse gases worldwide. In South Korea, Korea Infrastructure Safety and Technology Corporation(KISTEC) is working and supporting for developing method of green remodeling policy. Among several solutions, "Remodeling" ensures to increase the energy efficiency of buildings and to reduce the emissions of greenhouse gases, and consequently it could maintain buildings high efficiency. For remodeling projects, it is most important to determine construction plan including remodeling scopes and methods, while the plan has been determined by the engineer's background and experience. Therefore, this study aims at developing a method for selecting optimal skin system which has remarkable influence to energy performance of the buildings.

  • Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner's decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

  • Compared with other industries, the construction Industry has many parties(A/E/C) as well as many types of construction activities. Especially, as for the remodeling project, the owner group the remodeling union consists of various stakeholders union and requiring the additional activities of demolition except for the existing new building construction project. Like this, the remodeling project has its own characteristics different from a new building construction project. As for the remodeling project, the Owner's decision making for a remodeling alternative has to be preceded, and other parties are required to propose a remodeling alternative which satisfies the Owner's requirements. However, because of time constraints, many types of problems occur during the decision-making process. In consideration of this, in this research, the authors would like to suggest a decision-making support system to help the Owner's decision-making in the early stage of a remodeling project. For this paper purpose of a remodeling decision-making framework based on Building Information Modeling(BIM) was suggested to help with the Owner's decision-making for each remodeling item and the decision-making support system was evaluated through Case Study.

  • 리모델링 프로젝트는 기존 자원의 활용이라는 제한조건 안에서 수행되므로 기존 건축물의 구성요소들의 상관관계가 리모델링의 대상과 범위의 선정에 제한조건, 영향요인으로 작용하게 된다. 이러한 리모델링 프로젝트의 특성을 고려하여, 본 연구에서는 리모델링 사업수행시 설계단계에서 건축물 공간을 구성하는 부위의 구성요소간의 상관관계 분석을 통해 시공단계에서 발생하는 다양한 문제로 인한 공기지연, 공사비 증가 등의 문제 발생을 최소화하기 위한 방법으로, 리모델링 설계단계에서 건축시스템의 상관관계를 효율적으로 분석하기 위한 리모델링 건축시스템 상관관계 도식화 모델 및 부위별 적정 대안선정 방법을 제안하였다.

건축물 리모델링의 활성화 및 안전관리방안에 관한 연구 (A Study on the Activation and Safety Management of Construction Remodeling)

  • The purposes of this research are to use the buildings efficiently and long, save energies, make the cozy and comfortable environment of residential and living spaces, rearrange the related acts for easy implementation of remodeling, and activate the government's support programs so as to make remodeling activated in a safe mode. The scope and methodology of this research include the review of existing literatures and data on remodeling, census on apartment residents, influence factors, and the development of methods for activation of building remodeling and strengthening of safety management, like activation measures, licensing and ordering regulation updates, etc regarding the remodeling. Safety inspection and in-depth inspection before and after remodeling should be regulated. The construction materials for remodeling should be light weighted and the construction methods which can minimize the impact and vibration during construction should be selected. The improvement of regulation on the remodeling contractor qualification and order method should be updated. If the remodeling is activated and safety management is reinforced by the suggested measures, solving of lack of house, prevention of abuse of resources, and improvement of residential environment could be accomplished rationally.

단독주택 건물 그린리모델링에 따른 건물 에너지 성능과 운전비용 절감 효과 평가 (Energy Performance and Operating Cost Assessment for Implementing Green Remodeling Technologies in a Detached House)

  • The Government the Republic of Korea is showing a lot of interest in net zero-energy buildings (NZEBs) to reduce energy consumption of buildings and to promote green growth policy in construction sector. The application of building passive technologies and renewable energies is essential to achieving NZEBs. Green remodeling reinforced the insulation of the exterior walls and roofs of the buildings and replaced high-efficiency windows and doors. In this study, the energy performance before and after green remodeling applied in a detached house was comparatively analyzed for baseline scenario and three different ones, ALT 1, ALT 2 and ALT 3. A building modeling and simulation software (DesignBuilder V7.0) with EnergyPlus (V9.4) calculation engine was used to calculate the energy demand and energy consumption for each scenario. Based on the calculation results of the building's energy demand for baseline, it was determined that the target building required more heating energy than cooling energy. The simulation results also showed that the implementation of building envelope performance improvement technologies (ALT 1) could notably decrease the heating energy consumption of the building. After the remodeling (ALT 1), the source energy consumption per unit floor area was assessed to be reduced by 65.2%, compared to prior remodeling of 338.7 kWh/m2 -y. Meanwhile, ALT 2 can achieve energy savings of 67.7% and ALT 3 can achieve savings of 73.1%. Following completion of the remodeling project, actual construction costs, and on-site measurements and verification results will be gathered and compared with the simulation results. Additionally, economic analysis including construction costs and payback period will be conducted using actual site data.
