온돌 수면환경이 인체의 온열생리반응에 미치는 영향 (Effects of Ondol Sleep Environment on the Thermo-physiological Response of the Human Body)

  • 한국의 청실양식은 84.9%가 요와 이불을 사용하여 온돌의 방바닥에 누워 자는 형식이다. 이에 본 연구는 온돌 난방 주택에서의 수연환경의 실태를 파악하기 위하여 온돌침실의 온열환경, 침상기후, 수면시 생리반응을 각 가정의 일상생활 중에서 직접 측정하여 계절별, 주택형태별에 따른 수면환경의 차이를 분석하였다. 그 결과, 계절 및 주택형태별에 따른 수면환경의 큰 온도차이에도 불구하고 수면 중 인체와 접촉하는 이불 밑과 요 시트의 침상온도는 계절과 주택형태에 관계없이 연평균 $30.5{\sim}34.1^{\circ}C$로 쾌적한 침상 내 온도를 나타내었을 뿐만 아니라 수면 중 직장온도도 연평균 $36.8^{\circ}C$로 계절 및 주택형태에 따른 유의한 차이는 인정되지 않았다. 그러나 침실환경에 대한 주관적 온열감각은 주택형태에 따라 유의한 차이를 나타내어 침실의 온열 중성점이 아파트 $25.9^{\circ}C$, 단독주택 $20.3^{\circ}C$로 아파트가 단독주택보다 $5.6^{\circ}C$ 높게 나타났다. 이는 건물의 구조가 주택은 조적조의 구조인 반면 아파트는 철근콘크리트의 구조로 우수한 단열력을 가지므로 외기온의 영향을 받기 어려워 높은 실내온도를 유지하였기 때문이다. 뿐만 아니라 거주자들이 주택 내 환경에 적응되어진 결과라고도 할 수 있겠으나 아파트 거주자의 측면에서는 온열환경에 대한 에너지 절약, 건강 유지 등의 관점에서 보다 효율적인 난방을 위한 쾌적한 생활온도 설정을 재고할 필요가 있다고 하겠다.

공동주택 조경 관리요인이 공동주택 주거만족도와 브랜드 충성도에 미치는 영향 (Effects of Landscape Management Elements in Apartments on Their Housing Satisfaction and Brand Loyalty)

  • 본 연구는 공동주택의 조경 관리요인이 거주민의 주거만족도와 공동주택의 브랜드 충성도에 미치는 영향을 실증적으로 규명하고자 한다. 본 연구는 서울특별시에 위치한 공동주택에 거주하고 있는 주민 711명을 대상으로 2021년 4월 5일부터 2021년 4월 22일까지 설문조사를 실시하였다. 수집된 자료는 SPSS 23.0과 AMOS 23.0을 활용하여 자료를 분석하였다. 본 연구의 결과는 다음과 같다. 첫째, 공동주택 조경 관리요인인 녹지공간, 놀이공간, 휴게공간, 수경시설의 조경관리 수준이 높을수록 주거만족도는 높아진다. 둘째, 공동주택의 조경 관리요인인 녹지공간, 놀이공간, 휴게공간의 조경관리 수준이 높을수록 브랜드 충성도는 높아진다. 셋째, 공동 주택의 주거만족도 수준이 높을수록 브랜드 충성도는 높아진다. 넷째, 공동주택의 조경 관리요인인 녹지공간, 놀이공간, 휴게공간, 수경시설은 모두 주거만족도를 매개로 하여 브랜드 충성도에 영향을 미친다. 본 연구를 통해 실제 수요자의 주거만족도와 브랜드 충성도에 영향을 미치는 조경 관리요인을 파악함으로써 아파트 관리자 및 공급자에게 유용한 전략적 시사점을 제시하였다.

  • The purpose of this study is to investigate the planning of the community spaces for sustainable apartment complex under the aging society. For this, it is needed to identify the practical meaning of community spaces for elderly residents. In many cases, existing apartments' community spaces have been designed without considering the elderly. In order to develop successful environment for aging society, it is necessary for us to precisely review how elderly residents are changing their needs. Survey and depth-interview methods were used for data collection of this study. This study was performed in the five subject apartments located in Haeundae new town, Busan. In planning of community spaces for sustainable apartment complex in the aging society, 1) The population of the elderly in apartment complex has been increased with progress of the aging society, and it has been necessary to enlarge and consider the aging-friendly community space. 2) When the community space is located in a good accessibility, visual openness, multipurpose composition and the center of complex, it was investigated that the degree of its usage was high. 3) Common apartment complex for the elderly was deficient, and the composition and the layout of community spaces were needed, which included sports facility, spaces for leisure culture and study. This study could be utilized as basic data for designing community spaces in apartments from the perspective of sustainable community.

사회마케팅 관점에서 본 노인주거 통합형 아파트의 반응 연구 (Response to Elderly Housing Integrated Apartments in the Perspective of Social Marketing)

  • In relation to the environmental analysis system of social marketing, this study has analyzed the responses made by the future users of the integrated apartments for the elderly that are currently under development as an alternative for the housing of the aging society. By studying the comprehensive social benefits, individual benefits and the implied factors for conceptual and behavioral changes in terms of the integrated apartments for the elderly, some important study results were obtained for the practical application of the new alternative. The major points are as follows: Firstly, from social aspect, the respondents wanted to know in detail about the integrated apartments for the elderly, the new alternative was evaluated to be helpful in elderly life, and it was expected to be effective for supporting the elderly people from psychological aspect. Secondly, from supply aspect, it was revealed that an alternative for the integrated apartment for the elderly is required to be developed in details reflecting the diverse needs of the elderly people and to be developed with differentiating strategy, but its applicability may confront some difficulties. Thirdly, from private aspect, the respondents showed they would feel economic burden if an integrated apartment for the elderly is introduced actually.

리모델링 공동주택단지의 외부공간 성능평가 비교 연구 (The Comparative Study on Performance Evaluation of Outdoor Space for Remodeling Apartment)

  • In this study, remodeling projects are perceived as a sustainable urban management policy to boost the value of old apartments and stimulate urban regeneration and development. To evaluate the physical environmental performance of external spaces of remodeled apartments, an evaluation model was developed. After applying it to the target places, the following results were obtained. First, analysis of the external space change index of the target apartments revealed that institutional standards are necessary in line with the building arrangement type, parking lot expansion method, and changes in the building-to-land ratio. Second, the score ratio as to the external space change index performance is as follows: safety (48.30); pleasantness (25.90); convenience (18.90); eco-friendliness (14.90). In other words, "safety" had the biggest score ratio. Third, to boost the external space performance of remodeled apartments, the needs of residents and neighboring environmental plans should be considered from a communality standpoint.

브랜드 아파트의 단위평면 각 실의 경향분석 (Tendency of Each Space of Unit Plans for Brand Apartments)

  • This study aims to examine each space characteristics of unit plans for brand apartments. Through construction companies' web-sites and real estate web-sites, all the apartment unit plans with $66m^2{\sim}164m^2$ unit among the brand apartments were analyzed. On the analysis of the apartment unit plans($66m^2{\sim}164m^2$) provided by top 8 construction companies from March 2004 to December 2008. The remarkable changes compared to existing apartments include an increase in the number of bays; front side allocation of bedrooms beside the main bedroom; installation of a vestibule, a dressing room, and a powder room; installation of built-in closets in bedrooms beside the main bedroom; and installation of a receipt spot on the sidewall in the balcony. Besides, as for minor opinions there were opinions of front side allocation of kitchen/dining room, back side allocation of the main bedroom, and installation of dressing room in bedrooms beside the main bedroom. Therefore, construction companies should pay attention to research result about the unit area ranges of apartment unit plans, and reflect it positively to develop apartment unit plans to satisfy consumers.

가변형 공동주택의 단위평면 구성에 따른 가변유형 분석 (An Analysis of Flexible Unit-Type Apartments in terms of Unit Plans)

  • Various residential patterns, which can accommodate ever-changing modem lifestyles, are increasingly needed. On the residents' demand for flexible space, mote research should be conducted on the apartments built by the concept of flexible space. In this study, apartments of 40-60 pyeong in size built in the region of Seoul, between 1998 and 2007, are analyzed in terms of the flexible types and the unit plan composition. To reflect the changes in people's perception of residential quality-preference for a residence with a good view, over for the direction that a residence faces, more rooms are placed on the front bay. From the analyses of this study, flexible unit plans are classified into 6 types; and it was found that, as the size of apartments gets larger, the livingroom and the dinning room tend to be placed on the front bay. After grouping rooms with a similar function into the spatial zones of the master bedroom, children's room, the livingroom, and the dinning room, flexible types are analyzed in terms of the location of rooms. The results of this study will be able to contribute to establishing flexible housing culture that can accommodate the changing needs of residents.

영구임대아파트 주민의 우울정도에 영향을 미치는 요인 (Factors Influencing the Depression of Residents in Permanent Rental Apartments)

  • 본 연구는 영구임대아파트 주민의 우울정도에 영향을 미치는 요인을 분석하고자 실시하였다. 연구대상은 G광역시에 소재한 영구임대아파트 주민중 19세 이상 60세 미만 446명을 대상으로 설문조사를 실시하였다. 영구임대아파트 주민들의 74.4%가 우울문제가 있는 것으로 나타났으며, 33.9%정도는 심한 우울을 경험하고 있는 것으로 나타나 영구임대아파트 주민들의 우울문제가 상당히 심각한 것으로 나타났다. 영구임대아파트 주민들의 우울정도에 영향을 미친 변인을 Enter multiple regression analysis를 한 결과 자아존중감, 건강상태, 연령, 삶의 만족도 그리고 문제음주인 것으로 나타나 향후 이들 변인들을 고려해서 우울 예방프로그램을 개발하는 것이 필요한 것으로 나타났다.

초고층아파트 커뮤니티 공간에 대한 아파트 거주자 의식연구 (A Study on Community Shared Space Desired by Apartment Residents for Super High Rise Apartment)

  • High rise apartments and super high rise apartments have recently been widely and rapidly disseminated throughout Korea in a very productively efficient way. Within this process, strategies to enhance communal culture have been absent. The purpose of this research is to examine the requirements for community shared spaces for super high rise apartments as expressed by apartment residents. A questionnaire was developed and a web survey was utilized. The respondents were 247 apartment residents. The results showed that a substantial number of residents desired social interaction. This implies the necessity for the promotion of shared spaces. In terms of the possible preferred locations of most possible shared spaces, including sports related space, childcare space, educational space, elderly space, residents' gathering space, and administration space, the lobby proved to be the most popular. Other diverse locations, however, also seemed promising. In conclusion, the residents' desires indicated possibilities of a vertical community culture due to the diverse desires for community spaces. This can be used as evidence to facilitate the vertical community of super high rise apartments.

장스팬이 가능한 친환경 공동주택용 철골 프리캐스트 합성보 개발 (Development of Long-Span Steel-Precast Composite Beam for Green Apartment Building)

  • Currently, the multi-residential apartments used in Korea are mostly bearing wall apartments which don't satisfy consumers for the lack of architectural plan flexibility. And due to remodelling-incompatible, bearing wall apartments have to be reconstructed. It is, thus, necessary to develop multi-residential apartments utilizing composite beam that can replace the conventional bearing wall-type apartment buildings. Composite beams proposed in this paper ensure modification of space and quality control, while the floor heights are maintained at the same floor height as in bearing wall structures. This study analyzes the experimental behavior of composite beams with proper combination of structural steel, reinforced concrete, and precast concrete. By comparing with the theoretical analysis and experimental results, the accuracy of flexural moment capacity and neutral axis was evaluated. The experiments were performed by two simply-supported specimens using loading and unloading. When the analysis results were compared with the experimental results, the flexural moment capacity of the composite beam was shown with an error of approximately -0.5 to 0.1% at the maximum load limit state.
