Community Facilities in Apartment Complexes - Whether Provisions Match Residents' Preferences - (아파트 단지 내의 주민공동시설 현황과 선호 비교연구)

  • In Seoul, the capital of South Korea, developers of apartment complexes are responsible for including community facilities - senior citizen centers, child care centers, small libraries, and so forth - according to the current Regulations on the Housing Construction Standard Article 2 and 55. These standards have long required certain community facilities, depending on the number of households in each apartment complex, without fully considering whether such provisions meet that community's needs. In this study, we aimed to reveal whether the current provision of community facilities responds to local preference. We conducted surveys of residents in randomly selected ten apartment complexes in Seoul to determine residents' preferences on community facilities using the analytic hierarchy process (AHP). We then compared the survey results with these complexes' current facilities. Our findings showed mismatches between residents' preferences and provisions: outdoor sports facilities, child care centers, and small libraries were found to be strongly preferred, but not provided in some apartment complexes within the study, whereas less-preferred facilities such as senior citizen centers were provided in all complexes. Through this study, we could conclude that current standards regarding the provision of community facilities in Seoul's apartment complexes should be altered to reflect the preferences of residents in apartment complexes.

  • The direction of Urban regeneration is changing toward holistic regeneration with residents' participation all over the world. While world leading projects in holistic regeneration such as "Ballymun of Ireland" and "Buffalo of U.S.A" appeared, recently in Korea, "Rainbow project" is getting paid attention as a similar example due to its Socio-Physical approach. The purpose of this study is to find the Effect of Socio-Physical Regeneration on Social Network characteristics of Elderly Residents in a public rental apartment. The subjects of the study are elderly residents who have resided since much before the environmental intervention. The research methods is in-depth interview. Specific features of social network included awareness of the physically improved surrounding environment, awareness of and participation in welfare programs, social interactions, identity, and vandalism behavior. As results, most of elderly residents recognized environmental improvement and felt very positive enough to enhance their attachment and pride in their residences. Physical environment changes had a considerable impact on the social network characteristics and also had a strong influence on their relations with community. Considering that permanent public rental housing has been a socially isolated place, it is significant to notice that residents' perception of being excluded and behaviors are changed gradually being influenced by environmental improvement.

Development of Methods for Evaluation of Indoor Thermal Environment of Apartment Housing (공동주택의 실내 열환경에 대한 평가방법개발)

  • The intent of this study is to propose a method for appraisal of the indoor thermal environment of apartment housing by measuring physical factors and residents' response to questionnaire survey. The experiments were performed on eight houses each in summer (August 18 through 31,1995) and winer (february 16 through 20,1996). It included measurements of indoor air temperature, globe temperature, relative humidity, and CO2 concentration. The questionnaire surveys were performed each in summer (July 16 through 20, 1996) and winer (February 13 through 16, 1996). And 248 cases in summer and 297 cases in winter were used in analysis. These questionnaire surveys asked residents' response about thermal sensation, humidity sensation, sense of air freshness regarding the indoor thermal environment. data acquired through the experiments and questionnaire surveys were then transferred to scales that allowed relative comparison, and measured to an appraisal standard chart. Appraisal tools included appraisal charts and radar charts. Indoor thermal environment was judged to be positive according to experiments, but residents appraised the thermal environment to be average. This difference between the two can be found in the strict standards by which residents judge the thermal environment of their apartments.

  • This study attempts to fiugure out how residents differentially perceive the storage according to the housing types and sizes. The major findings are as follows: 1) The residents in the tenement house dissatisfy the storage space more than those in the detached house. 2) It is the arrangement that is considered as the most important factor while storaging. 3) It is non-daily goods that is the most difficult item to store. 4) Most information about storage is obtained form mass media.

  • The purpose of this study is to accumulate basic data to establish planning direction of the environment-friendly remodeling through residents' consciousness in apartment Housing.   • In apartment buildings, casualties, especially fatalities have occurred in balcony areas in fires if residents fail to escape to the main entrance. Potential consequences of a particular infrequent event should be considered. In attempting to design apartment buildings for fire safety, alternative escape methods such as vertical penetration could be considered. The purpose of this study is to investigate present building regulations regarding apartment buildings and examine pros and cons of the current escape method and alternative escape methods. Focus group interview was conducted to discuss problems of fire escape methods. In addition, questionnaires were distributed to field professionals working in architecture, construction and related industries. Among 500 questionnaires distributed, 192 questionnaires were collected. Usable 162 questionnaires were analyzed using SPSS 15. Regarding alternative fire escape methods, several concerns were mentioned. Safety, privacy, security, effectiveness of escape, water proof problems were raised. Based on the opinions, vertical penetration between apartment unit appeared more safe, secure, effective than horizontal penetration. However, both methods have its own pros and cons under specific contexts. Alternative escape methods need be considered for a selective options for residents in case of fire.

  • This study aims at exploring the restoration of local community based on apartment residential space through the questionnaire survey of residents and community movement organizers. Apartment residential space has a serious limit to the restoration of local community due to the physical feature of closing compartment. But, at the same time, it has many communal elements as well. The survey shows that residential community movements are developing beyond compensatory community movement, although it is yet to be an ideal type of local community in a nonnative sense. Generally, apartment women's associations, together with the representative commission of residents, play a key role in residential community movements. Particularly, community movement activities have a positive effect on improving the neighborhood relationship. Residents themselves think so as well. This study implies the value and possibility of apartment residential movement as an alternative strategy against contemporary urban problems.

  • Under the law of Management of Apartment Complexes, the Apartment Supplier should satisfy the demands of residents for the repair of defects found in Apartment Housing. But in the cost of defect repair, the expense of resident complaints is not included, and only the actual defect repair expense is counted. So in this study, the actual use state of defect deposits for 3 years after moving in is analyzed based on the actual use data of 39 apartment complexes. The study shows that more than 50% of defect repair deposits are spent to satisfy expenses arising from complaints by residents. This is not only caused by irrational demands of residents, but also by the adoption of a stopgap policy by Apartment Suppliers.

A Study on Residents' Perceptions and Needs for Storage according to the Family Life Cycle (가족생활주기에 따른 수납 의식 및 요구 비교)

  • The purpose of this study is to examine residents' perception and needs for storage according to the family life cycle. In order to achieve our goal, the questionnaire survey is used. We sample the questionnaire surveys of 250 apartment households in Seoul. The data collect by the questionnaire survey was analyzed by examining the frequency, percentage on the SPSS/PC+ Statistics package. The results of the study are obtained as follows: 1) In research on the actual storage condition, residents tend to feel constraint on storage of the season goods and the storage satisfaction on the service area is founded lowest. Therefore, it is needed more efficient space plan on the balcony storage and the interior storage for the season goods. 2) In research on the storage consciousness and attitude, residents tend to keep the goods of no use and prefer to arrange neatly rather than use conveniently. Therefore, it is needed more efficient space in the balcony for the storage of the goods of no use and the colsed furniture rather than the open furniture is suited for arrangement. 3) In research on the storage needs, needs for the built-in furniture in all family life cycle show highly and residents want to a space for the exclusive use of the storage. In a solution, we propose to equip with the interior storage and the exterior cooperative storage
