  • This study was performed to measure the changed concentrations of formaldehyde and volatile organic compounds after moving in the newly constructed apartment buildings at Seoul. From December 2004 to October 2005, we measured the concentration of formaldehyde and volatile organic compounds in newly constructed apartment buildings before and after residence. In conclusion, it showed that there was a significant relationship association between the con centration of the volatile organic compound and the formaldehyde and remodeling of the house, built in-furniture, and ventilation of the house. Therefore, it was suggested that we need preventive measures and management plans about various factors such. as remodeling, and built in-furniture, ventilation to decrease the concentrations of volatile organic compounds and formaldehyde.

But, in point of the impact noise concerned, the thickness of the concrete slab and the limited ceiling height of the remodelling houses are the main constraints to improve the impact noise performance. In order to investigate the effect of the impact noise isolation as structural treatments for the structural elements, heavy-weight impact noise and tapping noise were measured in an remodeling building. As a result, structural strengthening method by H-beam was successful to enhance the impact noise level at about 3 or 4 class by the sound classification system.

Korea constructed tremendous amount of houses in short period through government led forced house supplying policy, and resulted in excess houses such that present house supply rate happened to be reaching 110%. However, recently there are growing demand of change in housing policy due to social environmental changes like low birth rate and aging of society etc and nationals' demand for improvement of residential quality. When such social changes are demanded and 80% of apartment houses in Korea are less than 20 years old, renovations and remodeling of apartment houses are anticipated to emerge as important matter. In particular, the apartment houses in Seoul and the 1st generation new cities like Bundang and Ilsan etc have passed considerable period of time after construction and require safety measure, it is quite impending to loan programs for the maintenance of existing apartment houses. The objective of this study is to compare and analyze the system of loan programs about apartment houses of Japan, and then to propose to accelerate loan programs about maintenance for apartment houses in korea.

  • Purpose: At the moment, a lot of poor older people live in permanent rental housing in Korea. But many rental apartments are not suitable for elderly living because most of them have many problems related to the lack of accessibility and adaptability for older people with physical and mental disabilities. So it is necessary to upgrade the old permanent rental housing for convenience of elderly living. The purpose of this paper is to construct basic data for remodeling of worn out and small rental housing block in order to realize the concept of "Aging in Place". Methods: Questionnaires and interviews about elderly living have been conducted on 104 elderly who live in Suwon Wooman permanent rental apartment block which was constructed 21 years ago. From the collected data, dining pattern, inconvenient area, small area, satisfaction level on unit area and demand for unit expansion type have been analysed in order to find out the direction for remodeling of permanent rental apartment unit. Results: The problems of existing permanent rental apartment can be summarized into improper laundry space, small dining area, inconvenient bath and so on. According to the family size, the elderly resident has the different preference about the expansion type of his resident unit. Big families usually want to enlarge their living unit though they pay for additional monthly rental fee. Implications: Lifetime home concept adopting Universal Design has to be applied to the whole residential block especially to the social rental housing. And this concept had better be expanded to Lifetime neighbor design.
