A Study on Preference Characteristics and Evaluation Factors of View by Layout Types of Apartment Houses (공동주택 배치유형별 경관 선호특성과 평가요인에 관한 연구)

  • Large-scaled apartment housing complex at outskirts of downtown which has direct influence on urban view concentrated on improving the space outside the complex like spatial composition of individual plan design, but neglected the contribution of urban view. However, as people's orientation toward urban areas was changed to quality from quantity, concerns on urban view have been gradually increased and planning of apartment housing has been extended to complex with view contributing to urban people as a factor composing the city in resident centered spatial composition. This study is therefore to examine the characteristics of view components of 13 apartment housing complexes at Sangmu District in Gwangju Metropolitan City and their influences on evaluating view image.

  • As apartment buildings defect lawsuits become socioeconomic problems, an objective basis system for the term of warranty liability of reinforced concrete constructions is urgent. This study was carried out as a basic study for developing a basis system for the term of warranty liability. To do this, defect data actual collected in apartment complexes were collected and analyzed. As the result of checking the cumulative rate of defect occurrence in reinforced concrete construction by year, the point of time of reaching the 90% level was the 5th years, which was similar with the provision of the Apartment Building Management Act. However, the current Supreme Court precedent has decided that the term of warranty liability for the main structural parts in reinforced concrete construction shall be 10 years and the dispute is expected to continue in the future in the defect lawsuit.

  • Apartments, which are typical residential spaces, are reconstructed or remodeled according to aging. However, reconstruction or remodeling of apartment complexes or an individual building requires following relevant laws and policies and requires a lot of time. Therefore, there are cases where apartment residents choose remodeling that improves the living environment by renovating only the interior of their household. In order to improve the interior space of an apartment, various materials such as windows, toilets, walls, and floors are replaced, and lots of matters must be considered in this process. Several problems arise in the process of selecting a remodeling company and carrying out construction, and the problem must be resolved through owner's decision-making. This study analyzes the problems through the case of apartment interior remodeling and suggests ways to improve them.

  • Family day care centers, in apartment complexes, which are popular in korea, have merits as day care centers for young children due to their homey environments, closeness to children's homes, and available outdoor playground utilizing open space in the complexes. Thus, It is great potential to develop design guideline of family day care in apartment which are in demand now, The purpose of this study is to provide basic information for develop of design guideline family day care center. Therefore, this study aimed to investigate important the point of issues that influence the development of design family day care center. The study of the point of issues are environment behavior, Murtha & Lee' User Benefit Criteria, and Pattern theory. As a result, this study provide basic data of develop design guideline of family day care and important data of next study.

  • FTTH (Fiber to the Home) is constructed with optical devices and optical cables from central office (CO) to subscribers. With FTTH, it is possible to provide service platform in order to meet the customers' emerging demands for more bandwidth/security and diverse IP multimedia applications including high definition (HD) video streaming service. FTTH can provide enough bandwidth from 100Mbps to several Gbps per subscriber. It is also most appropriate network architecture for convergence of communication and broadcasting. So, FTTH is thought the final destination of telecom operators, since it is the fastest and most reliable solution so far and various IP multimedia services are possible through it. In this paper, newly attempted technologies of FTTH construction for apartment complexes using CWDM-PON system are discussed.

A Study on the Relation between the Exterior Environmental Factors and Sensibility Responses in Apartment Housing Estates (아파트 외부환경요인과 감성적 반응과의 상관성 연구)

  • The purpose of this study is to investigate the relation between the exterior environmental factors and sensibility responses in apartment housing estates. The finding of the study may be summerized as follow: 1) The method of analysis was that the adequacy of 214 sensibility vocabularies primarily drawn were analyzed by the evaluation group through questionnaire. As a result of factor analysis on them, 36 sensibility vocabularies were finally drawn and used as a tool for evaluation. 2) 22 elements were drawn as physical elements that shows sensibility responses according to residential complexes and classified roughly into five factors; the architectural factor, the rest space, the horizontal system, the design factor, and the annexed facilities. 3) The average score for sensibility items by complexes suggested that the sensibility contents would vary depending on the physical conditions of facilities by complexes. 4) It was shown that the percentages of sensibility responses by physical structural elements were 50.7% for the rest space, 24.1% for the design factor, 13.7% for the architectural factor, 8.1% for the annexed facilities, and 3.2% for the horizontal system. 5) The analysis of relation between the physical elements and the sensibility contents showed that the sensibility contents such as 'emotions', 'comfortable', 'luxury', 'symbolic', and 'intimate', had a positive relation with the physical elements such as the entrance of a complex, design element, artistic structures, and kindergarten facilities but a negative relation with the physical elements such as the shape of buildings, walkways, and separate garbage collection yards.

  • Urbanization has caused population influx into cities, creating housing problems, and housing developmental plans have often resulted in high-rise and high-density housing complexes. Such development have seldom incorporated the environmental factors associated with the complexes and the surroundings, just being busy in increasing the volume of the housing supplies, and as a result, various environmental problems, such as disruption of the air flow, reduction of sunlight exposure amount, and temperature rise, have occurred, deteriorating the living environments. Accordingly, the objectives of this paper are to find out the causes of the problems in the contemporary complex development plans from the urban environmental viewpoint through the investigative analysis of microclimate environment in those complexes, and, further, to present a residential complex planning technique and developmental direction so as to remedy the problems described above. Then a 3-D microclimate model 'Envi-Met' was employed to analyze and predict on the related issues, per the selected planning factors.

  • This study has been conducted focusing on the analysis of the turn-key proposal for Gimpo-Han River New City. The study expected that it would come up with design trends and introduction properties of each plan for the eco-friendly development of an apartment house. The concept of environment-friendly design was thought in four parts: 'Land use and transportation,' 'Ecological environment', 'Energy resource and environmental impact' and analysis factors of each part were chosen by specific items from the prospective researches and guidelines that already given on the projects. In conclusion, a proper development of the environmental-friendly apartment house will not be achieved unless the designers try to overcome their prejudice against eco-friendly planning elements applications. Along with the designers' attempt, it is also necessary to review the evaluation articles of the certification system for the existing environmental-friendly structures as well as to compensate and establish detailed evaluation standards. As the problems are being worked on, an integrated, effective evaluation standard for the eco-friendly planning elements will be determined. This way, an environmental-friendly residential development with a better quality will be eventually realized.

A Study on the Characteristics of Management Costs of Apartment Complexes by the Types of Heating Systems (난방방식에 따른 아파트 관리비용의 실태에 관한 연구 - 대전광역시를 대상으로 -)

  • The aim of the study is to estimate the management costs of apartments by the types of heating systems(individual, central, district heating system). Multiple regression analysis was adapted and the used data are derived from 128 apartment complexes in Daegeon-si. The results are as follows; first, the management cost is decreased as a size of apartment is larger, second, the costs of general maintenance, security and repairing of buildings are lower in individual heating system. however, there is no significant differences in cleaning costs by the types of heating systems.

  • In apartment complexes of Korea shared space becomes more and more important since it promotes social relationship among neighbors and also as a ecological point of view. After the Green Building system was introduced in the society, it attracted more attentive as an essential component for sustainable community. Now, it's expected the shared space plan or the community center plan will be a hot issue in the society. Therefore, we could see an aspect of the gradual change related to housing culture in Korea and make a prediction how to develop the shared space as researching domestic leading studies about the 'shared space'. The purpose of this study is to identify the trend of academic achievement as shared spaces. 14 books and 43 studies are searched and each of them are divided into according to the subject. The concept of the shared space was introduced in a holistic moment and the design plans were presented in books in the early 1990's, and total community center it was introduced. The studies are naturally divided into 4 parts as time passed that are characteristics of the block planning in the complex, the needs of the shared space, the actual condition of the using shared space, and the case studies of the shared space. The shared spaces under the structure of the community center are expected to be developed in a more elaborate way to cope with increasingly well-being needs.
