Causes of Schedule Delays in Building Construction Projects in Vanuatu

  • With its recent tourism boom, Vanuatu, a small country in the South Pacific, is experiencing an increasing demand for construction. However, it has been struggling with persistent schedule delays in their construction projects due to a variety of reasons. In an attempt to respond to this situation, this paper aims to identify the major causes of schedule delays in building construction in Pacific island countries, with a focus on Vanuatu. To collect data on the factors affecting schedule delays, face-to-face interviews were conducted. Based on these, seven major causes of schedule delays, as selected by the majority of the participants, were identified and discussed to provide perceptive insights for future improvement opportunities. This paper attempts to help contractors with limited resources better understand the major causes of schedule delay in Vanuatu and achieve better performance in building projects.

Architects' Perceptions on Identifying Major Risk Factors and Mitigation Measures in Green Building Design :The Case of South Korea

  • Architects are facing increasing risks that result from heightened expectations of benefits and performance when designing green buildings compared to traditional buildings. This study aims to explore the possible risk factors for architects in green building projects in South Korea and assess risk mitigation measures. To attain this goal, 14 risk factors and 12 mitigation measures were determined through an extensive literature review. A questionnaire was administered to architects practicing green building design and criticality index was employed to assess major risk factors and mitigation measures. This study identified 'adoption of new technology and process', 'green building certification results', 'building products and materials', and 'energy saving uncertainty' as the major risk factors of green building projects. Additionally, the questionnaire proposed 'contract indicating each party's role, liability, and limitations clearly', 'utilizing integrated design process', and 'understanding client's goal in green building projects' as the three most effective risk mitigation measures in designing green buildings. There are few studies that focus on architects' perceived risks concerning green building projects; this study contributes to a deeper knowledge and attempts to fill the current literature gap, which would benefit South Korea's green building design practice by aiding in the development of better risk management strategies.

  • Formaldehyde and total volatile organic compounds (TVOC) from building materials have been known as main causes of IAQ problem in Newly-Constructed Multi-Family Houses. Because Multi-Family Houses are built in large quantities in a similar manner, inappropriate selection of building materials and method will detrimental affect IAQ. This research aims to identify major causes of Indoor Air Pollutants in Multi-Family Houses, by constructing Mock-Up & One-Room House. As a result, self leveling concrete, door, and furniture construction is a major cause of indoor formaldehyde increase, and tile bond is TVOC, and urethane water proof is Etylbenzene, and Xylene.

  • Nowadays, the construction of high-rise building is rapidly increasing. There are many cost-increasing factors to the management in the high-rise building construction. For large and complex projects like the high-rise building construction, the more systematic methods and tools are needed for cost control. It is important to identify major cost control items and to manage them for effective cost management in the high-rise building construction. This study proposes a method of identifying major cost-increasing factors in the high-rise building construction based on the Delphi method.

Life-cycle Environmental Impact Assessment of High-rise Apartments

  • Concern about global environment has been increasing in recent years. Efforts to minimize the environmental impact to the globe as well as human beings have increased, especially in the late twentieth century. The study researches one of the solutions for the environmentally friendly building construction, which can contribute to sustaining the world environment. Assessment and proposals are made for high-rise apartments, one of the most popular construction types nowadays in Korea. Since the volume of high-rise apartment construction is so great, a small improvement in each building will make a great contribution. Assessments are made over the life-span of apartment buildings. A tool named EIAHA (Environmental Impact Assessment for High-rise Apartment) has been made through references from western examples, mainly in the UK. The components of EIAHA include passive design strategies, building materials, energy consumption during building operation and management/maintenance. Although the issues are on a global scale, solutions are sought on regional scale. Korean high-rise apartments are assessed with the tool and suggestions for sustainable development are made mainly for improvement of embodied energy of building materials and the life of buildings.

  • This paper aims to review and discuss a graph-based approach for the representation and analysis of building circulation using BIM models. To propose this approach, the authors survey diverse researches and developments which are related to building circulation issues such as circulation requirements in Korea Building Act, spatial network analysis, as well as BIM applications. As the basis of this paper, UCN (Universal Circulation Network) is the main reference of the research, and the major goal of this paper is to extend the coverage of UCN with additional features we examined in the survey. In this paper we restructured two major perspectives on top of UCN: 1) finding major factors of graph-based circulation analysis based on UCN and 2) restructuring the UCN approach and others for adjusting to Korean Building Act. As a result of the further studies in this paper, two major additions have demonstrated in the article: 1) the most remote point-based circulation representation, and 2) virtual space-based circulation analysis.

  • Recently, sustainable building design, a growing field within architectural design, has been emerged in the construction industry as the practice of designing, constructing, and operating facilities in such a manner that their environmental impact, which has become a great concern of construction professionals, can be minimized. A number of different green rating systems have been developed to help assess that a building project is designed and built using strategies intended to minimize or eliminate its impact on the environment. In the United States, the widely accepted national standards for sustainable building design are known as the LEED (Leadership in Energy and Environmental Design) Green Building Rating System. The assessment of sustainability using the LEED green rating system is a challenging and time-consuming work due to its complicated process. In effect, the LEED green rating system awards points for satisfying specified green building criteria into five major categories: sustainable sites, water efficiency, energy and atmosphere, materials and resources, and indoor environmental quality; and sustainability of a project is rated by accumulating scores (100 points maximum) from these five major categories. The sustainability rating process could be accelerated and facilitated by using computer technology such as BIM (Building Information Modeling), an innovative new approach to building design, engineering, and construction management that has been widely used in the construction industry. BIM is defined as a model-based technology linked with a database of project information, which can be accessed, manipulated, and retrieved for construction estimating, scheduling, project management, as well as sustainability rating. This paper will present a framework representing the building knowledge contained in the LEED green building criteria. The proposed building knowledge framework will be implemented into a BIM platform (e.g. Autodesk Revit Architecture) in which sustainability rating of a building design can be automatically performed. The development of the automated sustainability rating system and the results of its implementation will be discussed.

A Study on the Relationship Between the Color and Plasticity of Korean Traditional Architecture (한국 전통건축의 색채와 조형과의 관계에 관한 연구)

  • This study aims to analyze how the color of Korean traditional architecture affects its plasticity. The researcher took (our distant and near photographs of each representative building of each use, measured the colors, and analyzed these using the color perception theory. The results are summarized as follows: 1. When perceiving the entire plasticity of a building, the color of Korean traditional architecture reduces the heavy feeling that may be brought about by the roof's weight, but stresses the solidity of the pillars. This color perception effect displays the visual stability and balanced plastic beauty of the building's facade. 2. When looking at a building up close, the building's color emphasizes the solidity of the major materials used to construct it through a contrast effect, and highlights the characteristics of each building, such as the dignity of its seal engraving, its magnificence, its simplicity, etc. 3. The color of Korean traditional architecture is a major factor that expresses plastic language as it displays topographical level differences and intercepts or opens view through the artificial division of space, etc., according to the building's use.
