현상설계경기 - 대구 신천 지구 공동주택

  • 대한주택공사에서는 대구 신천1주거환경 개선지구 주민의 쾌적한 주거환경 조성을 위해 공동주택 기본설계경기를 일반공개경기로 실시, 총 8개 사무소에서 응모한 결과 종합건축 토문건설턴트(최두호)안을 최우수작으로 선정, 지난 3월 25일 발표했다. 우수작은 종합건축 한국조형(나영찬), 가작은 종합건축 이공(나한진)안이 각각 선정됐다. 이번 설계경기의 심사위원은 다음과 같다. 윤도근(홍익대 교수), 양동양(고려대 교수), 여홍구(한양대 교수), 박영기(연세대 교수), 이주영(한양대 교수), 조희태(대구시 도시정비과장), 김창익(주공기술본부장), 구왕현(주공사업본부장).

Analysis of Determinants of Household Energy Consumption: Focusing on Energy-Saving Characteristics (가구 에너지소비량 결정요인 분석: 에너지절약특성을 중심으로)

  • Greenhouse gas emissions and environmental pollution persist globally, leading to an increase in extreme weather events, such as floods and droughts. Previous studies have investigated various factors for energy consumption, such as household, residential, economic, and social characteristics. However, the body of research examining energy-saving behavior and perceptions remains limited and underexplored. In particular, significant differences in energy conservation perceptions can be observed among individual household members, even within the same household. To this end, this study explores how household energy consumption is associated with various factors, including household characteristics, housing characteristics, energy-saving behaviors, and seasonal factors. We utilize survey data from the Household Energy Panel, spanning a 24-month period from January 2018 to December 2019, comprising a sample of 5,897 households across 17 cities and provinces nationwide. The findings of this study are expected to offer an empirical evidence for household energy-saving policies.

  • In a construction project, process planning is an important factor in determining the success or failure of a project. In particular, it is necessary to systematically establish a process plan in the early stage because the finishing work of an apartment house involves more interference than the foundation work or the frame work. First, in this study the problems of Tact process management were identified, Based on the data from the case project, conventional Tact process management and compositive Tact process management were compared and analyzed. Second, cost analysis was performed on applicable plastering work to suggest the necessity and direction of compositive Tact process management. Third, the appropriateness of manpower according to the number of construction households is analyzed through cost analysis. Through this, the validity and effectiveness of compositive Tact process management were verified based on the results derived from this study.

Study on Spatial Model Generation for BIM-based Apartment Maintenance History Management (BIM 기반 공동주택 유지보수 이력 관리를 위한 공간 모델 생성 연구)

  • This study proposes a BIM-based space model generation framework for managing maintenance history in apartments. While BIM adoption in design and construction phases is increasing, its use in operation and maintenance remains limited, particularly in the continuous utilization of as-built BIM models. To address this, the study introduces a methodology for automated space model generation using DYNAMO, analyzing 1,875 maintenance records and long-term repair plans from two apartment projects over two years. The framework was applied to case projects, achieving a 100% space model creation rate for dedicated spaces and 108.91% for public spaces, proving its applicability. This suggests that the automated space model generation process proposed in this study is applicable. The significance of this study is that it presents a model transition framework for the operation and maintenance phase of the as-built BIM model. In addition, it is of research value that a simplified BIM space model is proposed to overcome the limitation of not being able to manage the history of each part in the current maintenance phase. This study can be utilized as a basis for future BIM guidelines applicable to operation and maintenance phases and delivery guidelines for as-built BIM models.

The Dynamic Effects of Subway Network Expansion on Housing Rental Prices Using a Modified Repeat Sales Model (수도권 지하철 네트워크 확장이 아파트 월세 가격에 미치는 영향 분석 - 수정반복매매모형을 중심으로 -)

  • Continuous subway line expansion over the years in Seoul metropolitan area has contributed to improved accessibility to public transport. Since public transport accessibility has a significant impact on housing decisions, quantitative analysis of correlation between housing prices and public transport accessibility is regarded as one of the most important factors for planning better housing policies. This study defines the reduction of traveling time resulted from the construction of new metro stations despite them not being the closest stations as 'Network Expansion Effect', and seeks to understand how the Network Expansion Effect impacts on housing prices. The study analyzes monthly rent data converted from upfront lump sum deposit, so called Jeonse in Korea, from 2012 to 2018, through 'A Modified Repeat Sales Model.' As a result, the effect of 'Network Expansion' on rental prices in Seoul has stronger during the period of 2017 to 2018 than the base period of 2012 to 2014, which suggests the 'Network Expansion' has a meaningful effect on rent. In addition, in comparison between the most and the least affected group of apartments by 'Network Expansion Effect', the most affected group has more price increase than the least affected group. These findings also indicate that different levels of 'Network Expansion Effect' have various influences on the value of residential real estate properties.

Locational Characteristics and Use Factors of Public Wi-Fi in the Jeju Province (제주도 공공와이파이의 입지 특성과 이용 요인에 관한 연구)

  • This study investigates the effectiveness of Jeju's public Wi-Fi policy for which the key factors of public Wi-Fi use and location characteristics are analyzed. Spatial regression analysis was conducted within a 100 m radius of public Wi-Fi access points. In the analysis, the dependent variable was public Wi-Fi usage time while independent variables included demographic factors, location factors, and other factors. The findings reveal that demographic factors such as the number of residents, the number of workers, and the number of visitors had a close correlation with the use of public Wi-Fi. In addition, the number of bus stops and land prices of each parcel, land use mix, and AP installation period had a positive correlation with the use of public Wi-Fi. On the contrary, the number of buildings by use, the total floor area of buildings, and the number of tourist attractions had negative correlations with public Wi-Fi usage time. These findings provide policy implications that more active publicity on Jeju's public Wi-Fi is needed and the convenience for access needs to be improved.
