The construction industry has been made diversified on the design process depending on qualitative growth of customers' demands. But this approach has lead to problems such as falling of building values due to lack of awareness of defects caused by long term utilization. So, the relationship on the characteristics of buildings and defects should be clearly analyzed to prevent falling of building values. This study, therefore, proposed a technique to quantify the relationship between building facade elements and defects. The technique was developed by applying pixel concept to the outside of the buildings. It has a feature to determine the clear relationship by presenting quantitative data that have been recognized qualitatively. The proposed technique is referred to "Pixelization Method". It separates building facade into unit compartment and makes database by assigning a code depending on the characteristics. Through the method, this study is expected to create a foundation for the quantitative analysis of relationship between building facade elements and defects as a basis on active responding to the defects.

Under the Civil Code and related law in Korea, the liability for defects after delivery belongs to the Contractor. However, various disputes have occurred in relation to the remedy of such defects and the compensation for damages, which are the main liability of a contractor in the event of defects. Despite court decisions regarding defect liability, many problems prevail in the real world. For this reason, this working-level research considers the introduction of a performance warranty contract system. To establish the system successfully, it is necessary to analyze the trend of various warranty cases in the US. Therefore, the warranty system of the US was first examined, and the effect of acceptance, notification and burden of proof, remedies under warranty clauses, and default termination were investigated and analyzed in this study.

The supply of apartments has continuously increased, and the housing supply rate has exceeded 100 percent and the demands and standards of tenants have also been raised as technology has developed. This has led to the conflict and caused social and economic losses. In this study, the case investigation and research methods of the prior research are analyzed as the basis for identifying the defects cases of causes and influences occurring in the apartment building. To analyze various studies, we divided the prior research into the defect management process and the study on the type of defects and countermeasures, and investigated the features and limitations. Future research will be conducted on apartment buildings within 10 years of completion among conglomerate's nationwide apartments to compensate for the limitations of prior research. In addition, AHP static method and relational chart will be used to identify the relationship between the type of defect and the cause and the importance of the influencing factors.

Defect dispute has been a continuous claim that concerning a apartment building. However, objective standard of judgment is inadequate to solve defect dispute. Furthermore, it need to scientific evidence that composited standard of judgment. This evidence has a necessary to collect a data for a long time and systematically analyze. Recently a great deal of people are taking legal action against the housing provider due to the defects of their Apartment house. And most of the housing companies are spending a huge amount of expenses and efforts to keep their brand value. This essay will carry out time series analysis the 20 housing district which are constructed by huge construction companies. This analysis itemised by metropolitan area(Seoul) and others to keep the degree of reliability, and converted future defect maintenance cost into current cost applied by discount rate to figure out suitability of defect maintenance cost. Even though, this essay is not able to represent standard of defect maintenance cost due to the insufficiency of record, while it will be assisted as a referance when long-term record of time series is estabilished.

The complexity of constructing medical institutions is higher than that of general buildings, and many change orders in the design and defect repairs in the construction phase are required due to strict government regulations. The priority control of constructions and impact factors of medical institutions were analyzed in this study, and difficulties in the control in the design and construction phase were identified. First, the priority management factors that were identified were as follows: architecture, facilities, and electricity. Second, 1) priority management in constructions and factors resulting in change orders and 2) priority management in constructions involving defect repair were analyzed. Third, the importance recognized by the construction managers were analyzed. The priority management in constructions and factors that were recognized by the construction manager were deducted as having low importance, although there were many change orders and defects. The work of finishing, wall building, joining, office automation and communication function, and lighting were analyzed in the design phase, and waste, the office automation and communication function, ceilings, contamination control, and plumbing were analyzed in the construction phase. The results showed that there will be a decrease in change orders and defects if the concentration of the manager was elevated and priorities were managed.

It is an social issue that is various claim related on the defect of apartment house. The cost of defect repair is the most important matter that residents dispute constructers with the huge time wasting and cost loss. For resolve the matter of defect claim, it must to be analyze to the cost property that study and find to pending issue about the cost of defect repair. Therefore this study is investigated the cost property of defect repair relation on correlation analysis and regression analysis around the judgement cost. Consequently, cost of the judgment is associated with cost of the accusation and cost of the defect repair, is recognizable as them that is closely connected. Meanwhile, the more time of take effect and time of lawsuit increase, the more cost of the judgment decrease by draw the regression equation. On the contrary, there are same aspects in the case on the cost of the accusation and cost of the defect repair.

While Defense Agency fur Technology and Quality(DTaQ) has been utilized a risk assessment method as a quality assurance activity for defense goods since 1999, a risk assessment method is known to be ineffective to identify defective items. The objective of this study is to propose the new evaluation method, that adjusts a relative priority of evaluation elements using AHP(Analytic Hierarchy Process). Newly evaluated scores have been applied to the risk assessment result of 2005 defective items to test a validity of the new evaluation model. The new model is capable to identify more high and medium risk-level items than the current method. The company risk-level gets more scores than the item risk-level in the new model.

As the era of the Fourth Industrial Revolution arrives and the culture of contact-less was established due to the long-term COVID-19, the construction industry is striving to develop smart home services to expand the scope of information and communications technology (ICT) to provide convenience to residents. However, various defects are occurring in information and communications technology facilities in apartments, and related research is lacking. In this study, case studies and research methods of related prior studies are analyzed as a basis for identifying the types and causes of defects that occur in information and communications technology facilities. To analyze various studies, we divided them into studies on smart home Internet of Things (IoT), information and communications technology construction of apartments, and investigated their features and limitations. Plus, future research will be conducted on apartments within 10 years of completion among apartments completed by domestic construction companies to supplement the limitations of prior research. In addition, we will prepare basic data on defects of ICT construction by analyzing the major causes of defect types through the analysis of defect types and frequency by detailed work type of information and communications technology construction.
