Prospect Theory and Risk Preferences of Real Estate Development Companies (부동산 개발 및 공급 기업의 손익과 경영진의 위험 선호도)

  • Companies make decisions with risks such as choosing an investment plan in order to pursue profits. This study explained the decision making of the management of construction companies in South Korea using the tendency to avoid losses in the Prospect Theory. To this end, 20-year financial data of 2,881 companies engaged in real estate development, which have to bear the greatest risk among the construction industry, were collected. The collected companies were roughly classified based on the reference point, and the causal relationship between average return on equity and risk preference by group was empirically analyzed through regression analysis. As a result, it was confirmed that if the average return on equity of a company decreases for the group above the reference point, it tends to select an investment plan with low uncertainty in order not to lose additional money. In addition, it was confirmed that if the average return on equity of a company decreases for the group below the reference point, it tends to select an investment plan with high uncertainty to move to the profit area. This result is exactly consistent with the loss aversion tendency of the Prospect Theory.

Analysis of the Heuristic Theory and the Prospect Theory for Smartphones: Focusing on Framing, Endowment Effect and Regulatory Focus Theory (스마트폰을 대상으로 한 휴리스틱 및 프로스펙트 효과 분석: 프레이밍, 보유효과 및 조절초점 이론을 중심으로)

  • Purpose - In the present study, it has become the most important necessity in our daily lives that consumers' psychological factors affect the use of smartphones, and it has been analyzed through behavioral economic approaches. In this respect, the present study is intended to apply the heuristic theory and the prospect theory among behavioral economics theories to examine how psychological factors affect consumers' product selection. Research design, data, and methodology - In the present study, using smartphone repurchase as a dependent variable, whether regulatory focus effects have interaction effects on behavioral economic theories and behavioral economic effects such as possession (ownership) effects, framing effects, and brand recollection. As an analysis method, questionnaire surveys conducted with university students in Incheon were examined through Two-Way ANOVAs using the SPSS23 package. Results - The analysis from the results are as follows. Using smartphone repurchase as a dependent variable, the main effects and interaction effects on two variables; satisfaction difference with product functions and positive framing variable were statistically significant. Using repurchase as a dependent variable was statistically significant, there was no interaction effect between the two variables; satisfaction difference with product functions and the difference of brands in possession. Using smartphone repurchase as a dependent variable, interaction effects on two variables; satisfaction difference with product functions and the lengths of product possession periods were not statistically significant. The results from the analyses of interaction effects of brand recollection and brands type were statistically significant in possession using repurchase as a dependent variable. The results from the analyses of the main effect of the brands type were statistically significant in possession using repurchase as a dependent variable. Conclusions - The implication of the present study is that it suggests the factors that became important for customers' smartphone purchase following the change in the meaning of smartphones from practical products in the past to hedonic products. Limitations of the present study are first, the study subjects are limited to students and the number of copies in questionnaires is only approximately 130, which is insufficient, so that the present study is not sufficient as a study for entire smartphone users.

A Study on the Spatiotemporal Interpretation of Derek Jarman's Garden (데릭 저먼의 정원에 대한 시공간적(時空間的) 해석)

  • This study looks at spatiotemporal theories regarding the pluralism of time inherent in garden space, and attempts to establish spatiotemporal theories suitable for garden spaces. Based on the established theories, this study analyzes the intimacy of garden spaces by focusing on the objective and subjective time of garden spaces in Derek Jarman's garden through a literature review. The sense of time inherent to a garden space was divided into objective and subjective time. The former refers to ecological time that is quantified and has durability, while the latter indicates time that changes according to the consciousness of the human subject. It also includes time that is emotionalized by the sense of the human subject. This study first interpreted Jarman's garden space from the perspective of objective time. The garden transforms itself into a sensitive space according to Jarman's personal emotions in the current space within objective time, showing the multilayered attributes of space. Therefore, a garden space that exists in objective time is ultimately not objective, and is transformed according to the active reception of the human subject. Next, this study examined Jarman's garden space from the perspective of subjective time. The garden space lost in Jarman's memories and the one in his future illusion turn into a space that connotes abundant meaning according to Jarman's imagination or perception. Therefore, in subjective time, garden space is transformed according to Jarman's consciousness. This study verified that garden space, regardless of whether time is objective or subjective, can create infinite space according to the consciousness or emotions of the human subject beyond the existence of physical space. Since garden space has a unique intimacy unlike urban space, this study presented the uniqueness of garden space with an approach that differs from previous studies on gardens.

A study on the analysis of the offshoring(overseas expansion) of foreign companies and the reshoring(return to home country) of domestic companies in the US market (미국시장의 해외 기업의 오프쇼어링(해외진출) 및 자국기업의 리쇼어링(본국회귀) 현상 분석에 관한 연구)

  • This study attempts to interpret the causes of offshoring and reshoring, find out facilitating factors and the areas where these happen mainly. In viewpoint of self-organization phenomena, the theory of prospect, quantitative analysis is performed by utilizing actual data of American Reshoring Association. This study shows that offshoring to the U.S. is positively correlated with market power in the U.S. and innovation of investment countries, while reshoring to U.S. is positively correlated with market power in the U.S. not with technology innovation. The reshoring of U.S. companies is influencing offshoring to U.S, emerging countries such as Asia tends to focus offshoring in short catch up cycle area like IT. This study is expected to contribute to investment support policy and decision for optimal production site. Further study will complete the economic benefit assessment model by reinforcing the impact factors of reshoring and offshoring.

A Critical Review on Behavioral Economics with a Focus on Prospect Theory and EBA Model (프로스펙트 이론과 속성별 제거모형을 중심으로 한 행동경제학에 대한 비판적 고찰)

  • Purpose - For the past several decades, behavioral economics or behavioral decision theory has undergone rapid development. This study provides a critical review of the development of behavioral economics with a focus on what are deemed to be core theories in the field. Starting from the utility function proposed by Daniel Bernoulli in the 18th century, the development history of utility functions until the emergence of the prospect theory is thoroughly reviewed. Some of the experimental results violating the traditionally assumed utility function and supporting the prospect theory value function are summarized. The most representative principles of rational choice are transitivity, independence from irrelevant alternatives (IIA), and regularity. The development of behavioral economics has been triggered by finding counter-examples to these principles. Some of the choice behaviors discussed in this study as counter-examples to the traditional theories of rational choice are the St. Petersburg paradox; the Allais paradox; gambling behavior; and the various context effects including the similarity effect, attraction effect, and the compromise effect. The Elimination-by-Aspects (EBA) model, which was proposed as an explanation for the similarity effect, is discussed in detail as well. Based on the literature review and further analysis, this study summarizes the relationship between the context effects, prospect theory, and EBA model. Research design, data, and methodology - This study provides an extensive literature review on several important theories in the field of behavioral decision theory and adds some critical comments to the theories and the relationships among them. This study first reviews the development of utility functions. Daniel Bernoulli introduced the concept of utility function to solve the St. Petersburg paradox. In the mid-20th century, Herbert Simon proposed the "satisficing" heuristic and presented a value function with a shape different from traditional utility functions. This study highlights the strengths and weaknesses of several utility functions proposed until the emergence of the prospect theory value function. Results - This study posits that prospect theory and EBA model are the two most important theories in the field of behavioral decision theory. They can explain various choice behaviors that traditional utility maximization analysis has been unable to. The application of these models to various fields is further increasing nowadays. This study explains how prospect theory and the EBA model can be used to explain the context effects. Conclusions - The traditional economic theory relies on a single variable called "utility" in explaining consumer choice. However, this study argues that, in investigating consumer choice, several other variables should also be considered. These are the similarity among alternatives, an alternative's prototypicality within the category, the dominance relationship between alternatives, and the reference point in evaluating alternatives. Due to the development of behavioral economics, we are now closer to a more complete understanding of consumer choice behavior than in the past when we had only a single tool called utility.
