A Study on the Application of Land Form Indices to the Standardization of Development Available Lands, using GIS (GIS 기반 개발가능지 정형화를 위한 토지형상기준 적용에 관한 연구)

  • The current study aims at the design of GIS-based systematic and quantitative standards for development available land forms, precluding any planners' subjective manipulation of those irregular lands. More specifically, first, as the elements of land form standards, both LFI (Land Form Index) and ARCI (Adjusted Related Circumscribing Circle Index) are proposed. Second, through the sample survey of ready-developed residential areas, standard minimum and maximum values for LFI and ARCI were extracted. Third, through the application of those standardized ranges of LFI and ARCI values, actual land form standardization process was performed for the lands with LFI and ARCI indices, falling below the range of standardized values. The significance of the current study lies within the objective proof of the possibility of GIS-supported land form standards applications to actual cases, through the introduction of LFI and ARCI as land form standard indices.

  • 개별공시지가는 현재 자동화 산정 프로그램인 ALPA(Automatic Land Price Appraisal System)에 의해 지가를 산정하고 있다. 그러나 자동화 시스템은 지가를 자동적으로 산출한다는 장점이 있지만 지가의 계산만이 가능하고, 토지특성의 자동 추출에 관한 기능의 부재와 비교 표준지에 대한 취사 선택기능이 없는 등 정확도나 효율성 면에서 많은 문제점을 드러내고 있다. 이러한 문제점에 기인하여, 현재 개별공시지가를 조사ㆍ산정하는데 1년에 약 400억 소요되어 엄청난 국가예산이 소요되고 있다. 또한, 실무자들의 현장 조사와 수작업에 의한 토지특성 조사ㆍ기재로 인하여 개별공시지가 검증과정에서 발견되는 오류 필지의 상당 부분이 토지특성조사 착오로 나타나고 있어 토지특성 조사의 객관성과 정확성이 결여되고 있다. 따라서, 객관적이고 정확한 토지 특성조사와 효율적으로 공시지가를 자동 산정하기 위해서는 토지특성을 정확하게 자동으로 추출할 수 있는 방법론이 시급한 실정이다. 본 연구에서는 토지특성 조사 중 객관성과 정확도 측면에서 가장 문제가 되고 있는 필지의 형상특성과 항(방위)특성에 대해 GIS 소프트웨어인 ArcGIS와 Window기반의 Visual Basic을 이용하여 토지특성을 자동 추출할 수 있는 시스템 프로토타입을 구현하였다. 그리고, 자동 추출된 토지특성을 현행 토지특성과 비교ㆍ분석을 통하여 정확도와 효율성을 제시하고자 한다.

  • This study deals with a auto-extraction of land characteristics using a GSIS. Major algorithm and a evaluation program was developed to automate the entire Process of land characteristics survey Through the automatic extraction of land information. To establish such a process, a method was provided to automatically extract detailed land information such as the shape, height, direction, road contact conditions, which could not be available in previous studies. The results showed that the adoption of such a automated process could lead the whole works related to the official land-value evaluation and securing residential complex to be more efficient and cost-saving in a scientific way comparing with existing process.

A Study on the patterns of land use change based on the digital parcels (필지중심 토지이용변화패튼엔 관한 연구)

  • This used a new method to capture the neighbouring relationship among parcels. To define the neighbouring relationship, all the surrounding parcels in the study area can be identified as neighbours of the current parcel as long as they touch each other even at a point. To examine neighbouring parcels on all polygons of the study area, this study used ArcViews avenue programming which visited each polygon in turn and produced an outfile containing the parcel record ID and the contents of each of the adjacent parcels. The second thing is to translate the record IDs of neighbouring parcels into land use. For this, this study used the Lookup function in Excel to obtain neighbouring land use. To deal with how to calculate the ratio of each land use to neighbouring land uses, this study used Visual Basic. finally, this study considered a term of neighbour land use as the ratio of the number of urban use adjacent parcels to the total number of adjacent parcels. This study shows that GIS and spatial analysis can be applied to land use change in the urban fringe area at a very detailed level using municipal parcel data which occupies about 80% of administrative affairs, especially at the local government level in Korea. The results of analysis can be useful for local government to understand its situation and to manage land use efficiently in the urban fringe. The methodology developed in this study is especially useful for an empirical approach.

Gradation Curve of Coarse Aggregate by Digital Image Analysis (디지털 이미지 처리 기법을 이용한 굵은골재의 입도분포곡선)

  • The purpose of this research is particle shape evaluation of aggregate using Digital Image Process(DIP). DIP is very useful to measure the roughness and particle shape of aggregates. Couple of aggregates, like standard sand, two different crushed stones, and two different marine aggregates, have been employed. Shape factors of two different marine aggregates are ranged 0.35 to 0.54. Crushed stone I is 0.74 which is highly flat, but standard sand is elongated shape. Especially, two marine aggregate showed a big difference of width and length which meaned a long shape. There is any significant difference of elongation ratio and flatness for each aggregate with different measuring system, like direct measurement of vernier calipers and DIP method. Shape conversion coefficient and equivalent diameter for changing 2D image to 3D image by the Digital Image Process(DIP) have been suggested and modified particle size distribution curve has been showed. The measured flatness ratios of each aggregate were 0.30, 0.36, 0.47 and 0.83, respectively. Also, the conversion shape coefficients of each aggregate were determinded as 0.77, 0.78, 0.84 and 0.92. The size of aggregate has been modified by multiplying the shape conversion coefficient and the aggregate size from DIP. The modified gradation curve with modified volume and weight of aggregate has been suggested. Within the limited test results, DIP is one of useful to get the particle shape of aggregate with limitation of measuring errors and to apply the particle distribution curve.

  • 도시의 발전으로 인해 시 도를 비롯한 시가 및 건조지역의 토지이용은 매우 복잡하게 변화되었다. 과거 농경이 주된 경제활동인 경우 주거지역은 매우 단순한 형태로 구성되었고 논, 밭, 산림 지역 등이 주를 이루었지만, 도시로 산업이 집중, 발달하고 인구가 밀집되며 주거지역, 상업, 공업, 교통지역 등 시가지역은 매우 다양하고 복잡하게 변화되었다. 도시가 발달하며 주거지의 건물가치와 상업 및 공업지역의 자산, 교통 및 공공시설의 공공적 가치가 상승하였고, 침수 발생시 사유재산 및 사회적 피해가 증대되고 있다. 시가 및 건조지역은 대부분 불투수율이 높은 지역으로 구성되어있으며, 이러한 도시에서 침수가 발생할 경우 지표수의 이동, 매설된 관거의 형상과 통수능에 의한 월류가 주된 원인으로 작용하여, 도로 및 건물의 형태에 의해 매우 복잡한 형태로 침수현상이 나타난다. 이러한 도시의 침수피해를 분석하기 위해 복잡하고 고 가치화된 도시의 토지이용 특성을 잘 반영한 침수 피해분석이 필요하고, 피해를 줄이고 재산을 보호하기 위한 치수시설의 도입에 따른 피해액 감소 및 경제성 분석이 우선시 되어 효율성과 타당성을 판단할 수 있어야 한다. 토지이용 특성이 반영되지 않을 경우 피해액을 다소 과소, 과대하게 산정할 수 있다. 홍수피해의 경제성을 분석하기 위한 방법에는 다차원 홍수피해 산정방법이 있으며, 경제성 분석은 하천의 정비상태, 하도 및 관거, 제방 및 유수지 등 홍수 방지시설 등 구조적, 비구조적 대책을 모두 대상으로 하여야 하며, 인명과 재산이 집중된 도시의 경우 보다 정확한 피해액을 산정할 필요가 있다. 본 연구는 과거 침수피해가 있었던 도림천 유역을 대상으로 도시지역의 유출모의에 적합하다고 알려진 SWMM 모형을 활용하여 도시유출 해석 및 침수현상을 분석하였으며, 다차원 홍수피해 산정방법을 활용하여 주거, 상업 및 공업자산을 반영하기 우해 토지이용 특성에 따른 침수피해액을 분석하였다.

  • This study is a study to develop a configuration management methodology for efficient and systematic management in the event of configuration changes such as deformation, explosion, and remodeling of launch vehicle development test facilities, which are emerging as important national facilities in the era of full-scale space competition. Through the analysis of international standards for configuration management, a configuration management process framework to be applied to launch vehicle development test facilities is extracted, a survey was conducted on experts who performed life cycle engineering of launch vehicle development test facilities, and a configuration management methodology optimized for operation/management of domestic launch vehicle development test facilities was proposed. Identify the configuration for launch vehicle development test facilities, the configuration management manager, configuration management organization, and configuration management board approve/process the configuration changes, and after construction is completed according to design requirements, launch vehicle development test facilities try to manage the configuration in a controlled state.

Analysis on the Determinants of Land Compensation Cost: The Use of the Construction CALS Data (토지 보상비 결정 요인 분석 - 건설CALS 데이터 중심으로)

  • This study analyzed the determinants of land compensation costs using the CALS (Continuous Acquisition & Life-Cycle Support) system to generate data for the construction (planning, design, building, management) process. For analysis, variables used in the related research on land costs were used, which included eight variables (Land Area, Individual Public Land Price, Appraisal & Assessment, Land Category, Use District 1, Terrain Elevation, Terrain Shape, and Road). Also, the variables were analyzed using the machine learning-based Xgboost algorithm. Individual Public Land Price was identified as the most important variable in determining land cost. We used a linear multiple regression analysis to verify the determinants of land compensation. For this verification, the dependent variable included was the Individual Public Land Price, and the independent variables were the numeric variable (Land Area) and factor variables (Land Category, Use District 1, Terrain Elevation, Terrain Shape, Road). This study found that the significant variables were Land Category, Use District 1, and Road.

Evaluation of Shear Performance of RC Web Opening Beams According to the Shape of Web Opening Reinforcement (유공보강근의 형상에 따른 철근콘크리트 유공 보의 전단성능평가)

  • In this study, a shear experiment was conducted to evaluate the structural performance of RC members according to the shape of web opening reinforcement. For a total of 4 RC members specimens, the main variables were with or without web openings, with or without web opening reinforcement, and shape of web opening reinforcement, respectively. In this study, a spiral web opening reinforcement with a mixture of square and octagonal shapes was proposed and compared with the existing band type. As a result of the experiment, the specimen with the proposed web opening reinforcement showed that the shear capacity and the energy dissipation capacity increased compared to other specimens. It was confirmed that the web opening reinforcement proposed in this study had a positive effect on the shear performance and crack control of RC members with web openings.

유역특성과 설계홍수량 상관성 분석

  • 본 연구는 낙동강 유역의 기왕에 산정된 설계홍수량과 유역특성인자인 면적, 유로연장, 하도연장, 유역경사, 하도경사, 형상계수 그리고 토지이용상황 등을 하천정비기본계획을 근거로 하여 설계홍수량과 빈도별 홍수량과의 상관성을 검토하였다. 하천정비 기본계획이 수립된 낙동강 유역의 하천 125개소에 대하여 자료를 수집하여 상관계수를 검토하고 토지이용상태를 조사하여 설계홍수량에 미치는 영향을 분석한 결과 유역면적, 유역평균폭 그리고 유로연장이 상관성이 높은 것으로 나타났으며 각각에 대한 상관식과 다변량 분석을 실시하여 회귀식을 유도하였다.
