Analysis of Determinant Factors of Apartment Price Considering the Spatial Distribution and Housing Attributes (공간지리적 요인과 주거특성을 고려한 공동주택 가격결정 분석)

  • Because local cities are different from large cities, they need to reflect their own characteristics of housing market. Thus in order to obtain useful implications for the establishing sound housing market in Jinju City, this paper investigated the characteristics of spatial distribution and determinant factors that affect apartment price in Jinju City. GIS representation of the apartments showed that most of old and small apartments were built in 'land readjustment project' areas executed in 1970s. On the contrary, new and large scale apartment complexes were built quite recently and distributed in the western and southern parts of the city. Next, in order to examine the factors which affect apartment price, this paper subtracted firstly several variables from the related studies. However in order to avoid multi-colinearity, variables were summarized by means of factor analysis. Then, setting apartment price as a dependant variable, 12 hedonic price models were established with 33 independent variables. As results, building age, floor area, accessibility to university and hospital, accessibility to arterial road, and stair-type building were turned out to be significant. These results will be used in making the supply and allocation plan of urban facilities and housing. Finally as conclusions this paper emphasized the need of periodic analysis of local housing market and establishing detailed housing information systems.

  • 생물서식지 보호나 산림보호 등을 목적으로 한 국제환경협약들은 향후 국내 가용 토지공급계획에 차질을 줄 수 있다. 즉, 토지공급의 제약은 지가상승과 직결되고 이는 우리나라 산업전반에 상당한 영향을 미치게 된다. 특히 우리나라가 최근 지가안정의 한 방법으로 택지개발 및 공급정책을 사용하고 있는 현실을 감안할 때 경제에 미치는 파급효과가 클 수 있다. 따라서 본논문의 목적은 국내 가용토지공급계획에 제약을 줄 수 있는 국제환경협약들을 살펴보고 예상되는 시나리오하에서 국민총생산 등 국내경제에 미칠 파급효과를 구체적으로 계량화하는데 촛점을 맞추고 있다. 이를 위해서는 토지공급과 토지가격, 그리고 각 거시변수들간의 연관관계를 동시에 파악할 수 있는 연립방정식 체계의 거시계량모형의 구축이 필요하다. 이러한 모형의 개발도 본논문이 갖는 의미 중에 하나일 것이다.

A Study on the Influence Factors of the Ratio of Assessment Value to Sale Price of Forest Land - Focused on the Sales Case of Forest Land in Gwangju, Gyeonggi-do - (임야가격의 현실화율 영향요인 연구 - 경기 광주의 임야 거래사례를 중심으로 -)

  • This study empirically analyzed the determinants of the assessment ratio (hereinafter 'AR') based on a total of 2,129 sales cases of forests in Gwangju, Gyeonggi-do. The main findings of this study through multiple regression analysis are summarized as follows. First, this study shows that regional characteristics have significantly different effects on the AR of forest land prices. Specifically, there was a significant difference in the AR depending on the location of the parcel by sub-region and the ratio of residential area, and the higher the number of development plans in progress, the more likely the officially assessed land price will be formed close to the sale price. Second, this study analyzed that location characteristics such as the proximity of the inner and outer center of the jurisdiction and traffic accessibility had a significant influence on the determination of the AR. Third, this study identified significant differences in AR depending on detailed factors such as planning management areas, production management areas, conservation areas for mountain, conservation areas for nature, and restricted development areas as land use and regulatory characteristics of forest lands. Fourth, this study found that land characteristics are a significant factor influencing the AR as an individual factor in forest land.

An Analysis Affecting Commercial Use Penetration within Single-detached Residential Units in the Residential Development Complexes : Focused on Cheong-ju Cases (택지개발지구 단독주택용지내 상업용도 침투의 영향요소 분석 : 청주시 사례를 중심으로)

  • The purpose of this study is to investigate the actual condition of commercial use of housing site in residential development complexes, and to derive effective future development plan by analyzing the influence of penetrating factors of commercial use. The foJlowing are the results of the analysis. First, characteristics of roads showed that the wider the widths of roads adjoining individual lots have more influences on commercial use penetration. This means that non-residential facilities tend to be located on regions where frequencies of uses are high, preferring regions having good transportation accessibility. Second, characteristics of adjacent usage showed that the distances of common housing, neighborhood facilities, schools to single-detached residential units acted as a factor for higher penetration ratio of commercial use when they were closer.ors an opposite, it showed as distances to parks were further, the penetration ratio were higher. This can be inferred that the condition of detached houses located closer to parks have pleasure environment, and act as a factor preventing commercial use penetration. Third, the official land price presents as a form of quality, as the analysis showed that the higher official land price, the more it acts as a factor increasing the penetration ratio of commercial use.

An Empirical Analysis on the Presumption of Public Apartment's Construction Cost in Housing Land Development Project (택지개발사업의 공공주택건설공사비 추정의 실증적 분석)

  • Providers haven't recently had a flexible construction cost estimation system to meet various needs of consumers about public housing. So the subject of this study is to estimate construction cost reasonably in early project stage of public housing and then develop reliable means which is able to support construction cost management and establish a adequate funding investment plan as a provider. In this study, Regression analysis was performed by the case on 20 public apartment complex which were designed from the first half of 2007 to the first half of 2008. A total construction cost of construction, civil engineering, machinery, elevator, land scape, electricity and communication work was used as one sample for increasing explanation and representativeness of the case. In addition, The total construction cost which is devided into design, contract and completion cost was variously analysed for increasing relevance of model and actual utilization. The result of estimation model based on a total construction cost set up completion and design cost showed that error rate is within 2%, which is a excellent result. The estimation model of the construction cost developed by this study is expected to estimate approximate construction cost which is adjacent real construction cost in early stage of the project by using some data.

A Study on Mixed-use Development Cases Using Closed Quarry Site of Overseas; the UK and Australia (개발종료 채석장 부지를 활용한 해외 복합 개발 사례에 대한 고찰 : 영국과 호주 사례)

  • Recently, housing prices in metropolitan areas is also increasing in the UK and Australia. Their governments are trying to solve this problem by the housing development in the quarry sites near cities. The cases reviewed in this study, Erith Hill Quarry (The Quarry), Plymstock Quarry, Lilydale Quarry (Kinley), and Bombo Quarry are the mixed-used development cases in the closed quarry sites through the urban planning system. In the UK, the local government uses the urban planning scheme such as the planning permit system, section 106. The local government permits the quarry site development on the condition that it provides necessary public facilities, such as schools and affordable housing for the local community. In Australia, local governments use up-zoning permission rights to convert land uses in quarries from industrial to mixed-use. Development plans have to include urban infrastructure and open space in addition to affordable housings. In the case of Australia, establishing a development plan in advance and filling the quarry pit with overburden through a phased development is expected to have the effect of reducing the project cost. Both countries think that developing brownfields, such as quarry sites, is a more sustainable and eco-friendly development from the perspective of future generations than developing new green fields. Such a perspective of the UK and Australia will be able to give policy implications for our slightly rigid urban development system.

  • The purpose of this study is to analyze 3 pilot developments, collectively known as the NYCHA Infill Development, in the Bronx, Brooklyn and NYC, as a case study focusing on the characteristics of the business structure to enhance the public good by ensuring the provision of more affordable housing within the developments. As part of the "Next Generation NYCHA" macroscopic housing policy in NYC, this case is considered to respond to the crisis of affordable housing that reflects the domestic situation. The results of this study may have implications for domestic housing problems. Moreover, it may help to provide diverse methodologies applicable to public housing development.

A Survey on Consumption Pattern of Minimally Processed Fruits and Vegetables (최소가공기술을 이용한 신선편의 과채류의 소비형태에 대한 연구)

  • The consumption patterns of the minimally processed fruits and vegetables were surveyed in this present study. Eighty four women who were resident in either Seoul and Kyongki-do in Korea were participants in this study as respondents to our various questionnaire. The result are summarized as follows; The respondents had a preference for a supermarket (46.4%) as the place of purchase (or fruits and vegetables and the frequency of purchase was two or three times per week. The residents of apartment preferred department stores and supermarkets to stalls in the immediate residential area (p<.05). Fifty percents of the unmarried women respondents indicated that they only purchased once a week. Approximately 70% of the respondents rated quality considerations over the price and quantity when they choose their fruits and vegetables. This behavioral tendency was stronger for the residents of the apartment and amongst the more highly educated women. The type of fruits and vegetables purchased were mainly unprocessed. However, minimally processed products appeared to be popular especially among unmarried or married who did not have children, were highly educated and aged between 20 and 30. These observations are supported by data in which 82% of respondents whose ages were ranged between 20 and 30, with high educational backgrounds and who had experienced in the purchase of minimally processed fruits and vegetables. The motivation for purchasing minimally processed fruits and vegetables generally resulted from a consideration of the saving in cooking time, the ease of handling and the desire to serve appropriate portions. On the other hand, the reasons for not purchasing minimally processed fruits and vegetables were the comparatively high price, a perception of unsanitary handling and pack size that were considered too small. Ninety-three percent of the respondents exhibited a positive response to the need for minimally processed fruits and vegetables. Freshness was considered to be the most important factor when purchasing these products. The preferred price for the minimally processed fruits and vegetables was approximately $110{\sim}120%$ of that for the unprocessed products.

  • In order to supply the residential land for the promotion of public welfare, it must take a land of city suburb. That land have the difference in thinking is large for the determination of land prices to a variety of development pressure and land use regulations. In the process of executing a public project, the difference of these ideas has become a cause of conflict. Therefore, through objective study for the determination of land prices, to reduce the difference of ideas is going to be a clue of conflict resolution. This study selected the case area that is typical public district of many conflict, and then fix a compensation unit price like fair price as dependent variable. The selected variables through previous studies and expert consultation was an independent variable. To analyze the impact factors of land prices in the hedonic price model. The results were analyzed by distinguishing the group on the basis of the zoning and using, whether or not the site of the building in part that there is influence variable, the aspects of accessibility and regulation in part degree of influence variable came out different results for each group. It is analyzed that it reasonable results. Add selected site assimilation of the building that have not been presented in previous studies as a variable and which was applied at a rate to a variable of road have improved in more expliction of the influence of variables.

  • Recently public institutions' debt is growing therefore it became an important issue to the level that the government concerns about the possibility of financial burden to reduce the debt. Especially debt of public enterprises in metropolitan areas was in a serious state where debt in late 2013 was 43.2 trillion, which takes approx. 58.4% of 73.9 trillion of debt of all local public enterprises. Sound financial state of local public enterprises is important to public enterprises in metropolitan areas and it may affect seriously financial stability of local governments when public enterprises have financial problems. However, land supply business to form local industrial complexes or local demand for development of public rental housing business always exist; and vitalizing local economy and creating jobs through these businesses are very necessary to develop the areas. However, for local economic development, industirial land business and public rental housing business are needed. In this study, Gwangju Metropolitan City Corporation Ltd is used as a case study to evaluate the local public financial soundness via debt management assessment i.e.(using) the feasibility analysis in the urban development and housing development. As an improvement measure following the result of analysis, for the enhancement of financial soundness of urban innovation corporation, the government and local government shall evaluate and differentiate market demand, price competitiveness, and infrastructure of new town land development project to improve accuracy of project feasibility analysis. Another important insight is that there should be local government-centered management of liabilities of the local government and local public enterprises with the integrated liability management system to reduce the liability of the corporation and solve the issue of debts for local government. This study is significant in that it has analyzed cases from the theoretical aspect to secure financial soundness of national and local public enterprises.
