Recently, the skyscrapers are increasing. There are major cost-increasing factors to management in the skyscraper construction. The more projects are large like the skyscraper construction, the more systematic methods and tools are needed for cost control. This study proposes an assessment model for major cost-increasing factors in skyscraper construction using FMEA.

초고층건물은 랜드마크로서 그 도시를 대표해 정치, 경제, 사회적으로 엄청난 파급효과 창출이 입증되면서 세계 유수 도시가 경쟁적으로 추진하고 있다. 대전광역시와 충청남도는 대전 충남을 상징하는 초고층 건물 건립을 진행하고 있으며 현재 시공 중이거나 시공 예정인 고층 건물은 $\triangle$계룡건설 아산 배방 복합단지(51층) $\triangle$삼성 탕정 트라팰리스(39층) $\triangle$현대산업개발 I-Park(31층) $\triangle$남광토건 하우스토리(30층) 등이다. 대전 충남 지역에 건립될 고층건물에 대해 알아본다. 본지는 지난 6월 서울특별시에 이어 전국에 건설 중이거나 건설 예정인 고층건물에 대한 정보를 수록할 예정이다.

도시로의 인구집중, 도시의 대규모화에 따라 고가의 부지에 대한 고밀도화가 요구되고, 주거부문에서는 그 대응 수단으로 초고층 공동주택의 건설이 증가 하고 있다. 부언하면, 대도시 도심부의 높은 지가 상황에서 가구당 건설비의 저감을 위한 고용적률화의 필요성, 새로운 도심지 주거스타일의 발생 및 그에 대한 대응, 도심지역 기능 재편 대책으로서 도심지역에 있어서의 상주인구 확보 등의 대응 수단으로서, 도시 주택의 한 타입인 초고층 공동주택 건설이 증가하고 있으며, 이러한 도심지 초고층 공동주택 건설의 기반에는 근년의 초고층 건설기술의 진보 및 발전이 있다는 것은 두말할 나위도 없다. 본고에서는 초고층 공동주택에 필요한 각종 설비시 스템중에서, 주거환경의 위생성및 쾌적성을 확보에 있어서 중요한 역할을 하는 쓰레기처리 설비시스템에 대하여 기술한다.

한국초고층건축포럼은 논현동 건설회관에서 '초고층 건축과 도시경쟁력' 이라는 주제로 국제 심포지엄을 개최했다. 이번 심포지엄에서는 초고층 건축의 건립을 통해 도시들이 경쟁력을 확보하기 위한 해외 초고층 개발사례와 국내.외 초고층 전문가들의 심층적인 분석이 발표됐다. 또 국내.외 지방자치단체의 초고층 건축에 의한 도시개발전략과 도시경쟁력 향상을 위한 방안이 논의됐다.

As skyscraper projects are emerging as a new trend in the market place, successful cost management is becoming critical issues because of their characteristics in terms of size and complexity. In addition, the lack of experience in cost management of skyscraper projects and the under-development of cost management profession pose great challenges to domestic cost managers. This paper examines major cost management issues and challenges through two major on-going skyscraper projects and discusses implications in the field of cost management.

Advanced concrete technology, which is the main construction technology of skyscraper, is dealt with in this paper. Advanced concrete technologies are classified into several types such as super high strength concrete(SHSC), low heat concrete(LHC), fire resistant concrete(FRC) and blast resistant concrete(BRC). The necessity, principal and application examples of advanced concrete technology are described respectively. In the last part of the paper, the introduction of HYUNDAI E&C's technology of Advanced concrete and future research trend are described.

The technical improvement of high-rise building construction is getting better as the demands of the skyscrapers is increasing. The interior construction has become the essential factor which directly affects the whole project because of skyscraperization. This study has proposed the site image-based space model as the tool for supporting decision-making for preparation and execution of the interior construction. It is expected to make the space model which is suitable for the project characteristics and work packages.
