Since public rental housings (social housings) in Korea are extremely standardized and uniformed, a variety of needs of residents for their housing are hardly satisfied. Public rental housing conditions, its low quality and size limitations regardless of residents type and needs resulted into negative images of social housing and social discriminations. Therefore there is a growing demand for alternative housing options in terms of diversification of social housing design with consideration for changing households and housing requirements. The purpose of this study to investigate some housing design guidelines, to analyze layout of building complex, community designs, household units and characteristics, overall design characteristics (sustainable design features, facade design, window and balcony composition, color and materials) and to provide some design suggestions for social housing. Design guidelines are classified into site planning and building layouts, residential building and household units, and performance of housing. Community facilities and their design features provide uniqueness of the public residence. Overall housing size of foreign cases is bigger than the domestic cases. Narrow shape of household units are more dominant in Korean public rental housing. More various shape and forms are found in facade and window design in foreign cases. Some design suggestion are provided for more diverse housing units and design for public rental housing in Korea.

The purpose of this study was to examine preferential unit planning components of high-rise residential buildings across family life cycle stages. The questionnaire survey was adopted in this study, and 110 cases were used for data analysis. Based on the age of the oldest child, the family life cycles used in the study were divided into four stages: early childhood, elementary school, adolescence, and adulthood. The findings showed that the preference of the unit planning components across the stages was distinct; families in the stage of early childhood and adolescence had the growing needs for spatial features, and regarded living-related features as important. Families in the stage of adulthood tended to have larger spaces. It was noticed that unit planning components needed to be more differential when the combined effect of both family life cycle stages and housing size was considered.

Due to the development of modern society, desire for residence is not merely for the purpose of habitation. It's also used to represent the joy of living, the resident's emotional expressions, and social status. In order to express such desires, one of the most important factors used to portray them visually is the usage of color. When apartments are constructed, model houses are created to show potential tenants a sample house. The color scheme of those sample houses have been changed in accordance to the transition in the eras. Since 2000, construction companies have created their own apartment brand in order to create their own signature image. To achieve this signature image, one can alter the surface level and use other materials, and colors. I have researched the usage of colors out of the above. The criteria that need to be fulfilled to be a subject for my research are in the top 5 construction companies of the year 2010, within the metropolitan area, and open after 2009. As the result, all construction companies used colors Y and YR. An as accent colors on props such furniture and curtains, they used colors P, PB, and R. They were differences in color tones in each construction company and as the square footage increase, they used color contrasts. Hillstate and Raemian used darker shades in the larger houses. But the color tones YR and Y were used in all houses regardless of their size. E-world, Xi, and Prugio showed differences in shade and tone of colors regardless of size but rather depending on the locations of the apartments.

As the increase in quantity of apartments has been stable, consumers' needs in housing quality become more diverse. According to the changes in the tendency of residents, construction companies has developed brands of apartment buildings with the concepts of LOHAS, well-being, ergonomics, ubiquitous. However, these trends has been focusing on the Capital area, and becoming fixed and typical in the way of delux quality, large-sized houses and a healthful residence. For that reason, this research is about survey on the needs of the local apartment residents, especially in Daegu. This analysis of their preferences will furnish basic data and offer possible interior plans to building companies making inroads into the Daegu apartment market. This research is based on the questionnaire forms which had been collected for two months(in Aug.-Oct.) of 2005 in Daegu and the amount of the samples is 135. All of them are the residents of the apartments where they moved in after 2000. The contents of this research include the evaluation of plane composition and practicality, interior finishing and design, and spaces for items. The results of this research show that the interior design and finishing materials of apartments in Daegu should be improved and the drainage and uncleanness of bathroom also need to be considered, much like the results of Seoul area. However, regarding the higher age range and life stage, the bedroom 2 needs to be planned for a study and the design of livingroom is prefered to be widely open. Besides, comparing with those in Seoul, the residents in Daegu demand that spaces for things (especially those in secondary kitchen and dress room) be more organized and convenient.

In the Korean construction market the housing exceeds more than 60％ among the entire objects for remodelling. And among the 50％ of the common residence that needs remodelling, half of them are common houses with hallways. In respect of remodelling the common houses with hallways to those with stairways, This investigation aims at not only increasing the area by simply enlarging it, but also elevating the residential value by improving the environment based on the study of the existing plane with stairways. In order to do so, the satisfaction rate after living in common residence either with stairways or with hallways according to size (10, 20, 30 pyong), public space and interior environment is investigated through questionnaire. Therefore, this study tries to discover and analyze the positive and negative aspects of common residence with hallways.

From 1960 year, in Korea, for solving the cityward drifting of problem, A lot of apartment housings were intentionally constructed in the process of industrialization. After 30 years, for solving the stock problem of the deteriorated apartment housing, it has mostly been reconstructed, till now. In this paper, because we try to improve upon the method of the problem which is used n reconstruction, we propose $\ulcorner$Re-using system$\lrcorner$ of a deteriorated apartment housing. This includes all improving spheres of deterioration of faculty and sociality, which are all factors of discomfort and improving method after residents'living, individually and collectively. Accordingly, the object of this paper consequently propose the application of the methods of $\ulcorner$Re-modeling system$\lrcorner$ to all stocks of deteriorated apartment housings.

본 연구는 노인주거시설 단위주호의 부엌을 대상으로 하여 사용 실태 및 거주자의 요구를 조사한 것이다. 지금까지의 노인주거에 관한 연구를 보면, 포괄적이고 대안적이어서 자세한 차원의 노인주거생활에 대한 연구로는 부족했다. 그러므로 노인에게 적합한 한국형 노인주거의 부엌 계획을 개시하고자 한다. 이에 따라, 우리는 대표적인 노인시설 4곳을 직접 방문하여, 독립적으로 또는 공동으로 시설에 거주하는 65세 이상 건강한 노인을 대상으로 하여 조사가 진행되었다. 4개의 시설에 각각 2단위주호를 방문하여 총 8개의 부엌을 조사 하였고,조사대상자의 단위주호의 공간계획과 부엌가구의 디자인을 살펴보고, 실측하였으며 또한, 조사대상자의 만족과 선호 그리고 부엌사용에 관한 설문조사를 실시하였다. 조사한 결과, 시설에서 제공하는 식사서비스를 이용하는가에 따라 부엌의 이응정도와 사용방법 지 차이를 발견할 수 있었다. 식사서비스를 이용하는 거주자에게는 차나 다과의 준비를 위한 공간만이 필요함을 알 수 있었고 단위주호 내에서 직접 식사를 하는 거주자는 좀 더 큰 수납장과 다용도실이 추가적으로 필요하였다. 안전과 기능적인 측면으로는 잘 디자인되어 있었고, 대체로 세탁기는 부엌 수납장에 빌트인 되어 있었는데 대부분의 거주자들은 이 것에 만족하고 있었다. 본 연구결과 노인의 거주양상과 생활방식의 차이에 관한 연구를 통한 한국형 노인주거시설의 부엌 계획을 위한 기초자료로 활용되어지기를 기대한다.

Apartments amount to 58.3%, the highest proportion of domestic housing types. These apartments' lifespan (approximately 27 years) are one-third of the developed countries' housing lifespan due to the property developers and mass production. It is significantly short-cycle period considering the original physical lifespan of the apartment housing are 60 years. It has caused economic loss and environmental degradation. In recent years, research and development for the long life of the apartment housing has been actively performed, but it is limited on reconstruction and new construction. Reconstruction of existing a number of high-rise apartments is difficult owing to restrictions on the floor area ratio allowing for 40 years limit of decay resistance after the completion. Improving lifespan of the building has recently begun to receive attention as an alternative to remodeling. However, These sort of remodeling techniques tend to be focused on technology developed for the physical life extension. That means developing the techniques about dwelling-unit environment for residents satisfaction are required as well as improving physical construction. The purpose of this study is to propose and verify the Participatory Design Technique which can help the residents as the active participation in the design decision-making process.

In this study, we try to understand the present condition of elderly housing facilities in Contra Costa County, California, USA. We got the basic information of 92 facilities through the interview with the chief of elderly housing department in Contra Costa County, California. In practical way of research, this study bears various components of the elderly housing facilities, which are type of facility, financial aids, type of apartment, and provided living services. The short summerising of researches are; The present conditions of elderly housing facilities can be classified as Independent Living(53), Congregate Housing(23), Assisted Living(33), Dementia Care(12). The financial aid conditions are shown like SSI, HA, HUD. The types of apartment are studio type, 1 bedroom type, 2 bedroom type. These facilities provides meals, housekeeping, transportation, small pets. As a result of studying the present condition of elderly housing facilities in Contra Costa County, we propose the basic statistical report on the most general type of housing, financial aids, type of services that people of the states want to get.
