Analysis of User Preference for Designing Real-Time Warning Information (실시간 교통안전 경고정보 제공을 위한 이용자 선호도 분석 연구)

  • Provision of advanced warning information is one of the useful countermeasures to prevent traffic accidents. Analysis of user's preference for any information contents would be a backbone in designing more effective warning information systems. This study aimed at deriving more comprehensive and valuable warning information that leads to user's safer driving by conducting a questionnaire survey. In total, 258 people including various age groups and driving experiences participated in the survey. Preferable warning information contents were identified by this study. It is expected that the results would be useful data for providing warning information to drivers.

  • In this study, main focus was analyzing whether the retired middle-aged people's life style and personal characteristics affect house selection attributes and there are any differences according to their life styles. The finding and implications of this study were as follows. The middle-aged people were trying to pursue leisurely and healthy life. Therefore, they prefer the high service quality of health, medical facilities, culture, leisure, and entertainment facilities. These trends were caused by the expansion of the five-days working styles, the improvements of the smart consumptions, the high levels of the education, and the high social and economic participations of the females. The overall changes in social, cultural, economical circumstances made them different from other generations. Also current middle-aged people were more challenging and active and they thought themselves young compared with the people of the older generation. In the future those middle-aged people's life style will be more diversified. Therefore new housing plans are necessary for the middle-aged popple to satisfy their diverse housing needs and housing circumstances. Based on the results of this study for the middle-aged people's life style and housing selection attributes after their retirement, more studies are necessary in new and different views. Furthermore diverse house supplies, housing marketing, housing policies should be provided for the middle-aged people for their retirement and need to study more their future housing satisfaction and their housing needs.

  • A study on Composing Unit Spaces of Apartment Houses according to the Differentiation in Lifestyle by survey on preferences. The purpose of this study is to propose composition models of unit spaces for 85m2 net area apartment houses by lifestyle types. This study set up a hypothesis that there is a critical divergence of preferences in composition types of unit spaces according to lifestyle. To prove the hypothesis, investigation on variable floor plans of apartments to extract spatial composition types of units and questionnaire survey on lifestyleand preferences for composition types were implemented. To extract several factors regarding, characteristics of lifestyle, factor analysis, was implemented for each variable. Cluster analysis was conducted to cluster interviewees by similarity of lifestyle. To identify and define how each factor reacts, ANOVA and cross tabulation analysis between factors and clusters were used. The type of spatial composition was analyzed by plane characteristic, spatial relation and spatial usability on the basis of apartment plate type. As a result, lifestyle was divided into three types: reasonable lifestyle, trend-seeking lifestyle and conservative lifestyle. As, the result of investigating characteristics for the type of spatial composition according to the type of lifestyle, preferred types and main districts were different. Therefore, the hypothesis was proved.

A Study on the Residents' Preference on Apartment Remodeling Proposals (노후 공동주택 리모델링 계획안 거주민 선호도 연구)

  • This study analyzes the residents' preference of apartment unit remodeling proposals for the 3-bay old apartments built in the 1st phase New Town. The remodeling unit plans were previously developed for a 3-bay large-sized unit plan (over 85m2) and a 3-bay medium-sized unit plan (60~85m2). Surveys and interview were conducted with the residnets of the two apartment complexes in Bundang. The contents of the questionnaire consisted of the preferred plan, the reason for the preference, the improvement factors, etc. A total of 88 questionnaires were received. It was found that two-thirds of respondents favored the general 3LDK format, where living rooms and kitchens were located in the middle of the front and rear bay. The one-third of the respondents favored a plan combining the living room and the kitchen in the front. It was also found that the limitation of the remodeling unit plan caused by the location of existing bearing walls should be carefully considered, and that many residents asked additional storage space.

A Study on the Effectiveness of Supply and Evaluation of Residential Intention for Long-term Secured Public Rental Housing (장기안심주택 공급 실효성과 거주의사 평가에 관한 연구)

  • This study is conducted to evaluate the supply effectiveness of the Long-term Secured Public Rental Housing (LSPRH) program implemented by the City of Seoul since March, 2012. To estimate the residential intention of potential applicants for the housing program, two logistic regression models of residential intention are estimated based on the residential characteristics of real residents. The purpose of this model estimation is to find out factors influencing the supply of LSPRH and thus to suggest the ideas for improving the effectiveness of the rental housing program operation. The analysis result shows that financial condition, income level, and public support are the major determinants for selecting LSPRH. It is also revealed that those who are currently living in rental housing or living in a house more expensive than those in nearby areas have higher residential intention for the LSPRH program. The result also presents that some problems associated with the traditional rental housing programs - such as visually recognizable low-quality exterior building design or the concentration of rental housing on limited spots - could be solved by this new type of public housing program. Lastly, one interesting finding different from previous research is that people with the intention to move into either traditional rental housing or LSPRH do not necessarily prefer a more spacious house than their current rental house.

Differences between Sale Prices and Lotting Prices in New Multi-family Housing Considering Housing Sub-Market (주택하부시장 특성을 고려한 신규 분양가와 입주후 가격 변화에 관한 연구)

  • This study tried to find differences between housing lotting prices and sale prices owing to new multi-family housing price regulation. As the results of this study, they are as follows; First, this study shows housing market in Busan has a preferences of new housing which has a new housing form differing from the existing housing form. For example, the mixed-use apartment with higher stories shows steeper incline than the apartments with the existing forms. Second, the new housing prices are affected by the information that affect the price of the old existing housing. They are rates of green area of an apartment complex, the number of household, accessibility to downtown Busan and etc.. They are also confirmed factors that affect a rise of used-housing price in other studies. Third, brand value of apartments affects new housing prices. For example, if the major construction companies build the new apartment, it shows a rising trend than any other housing. Therefore, the local construction companies are expected to be put on a disadvantage places than major construction companies. Fourth, the lotting prices are the most important cause that lead to rise the new housing prices. Accordingly, the present lotting prices are expected that upward tendency the purchasing prices of the new housing will not continue, because the lotting prices have risen since the government removed lotting price regulations and exceeded the level of used-housing prices. And it denote that importance of housing sub-market which indicates rates of old existing housing market rising, frist preference Gu, second preference Gu, rate of multi-family housing.

  • Variable message signs (VMS) are a useful tool for providing real-time traffic information to drivers. In particular, effective warning information provision leading to safer driving would be an important countermeasure to prevent traffic accidents. The purpose of this study was to identify users' preferences for traffic safety warning information formats. A variety of warning information scenarios using text and pictograms were devised and investigated for the purpose of selecting more effective methods to provide warning information. A portable variable message sign (PVMS) was used to evaluate users' preferences. The results of this study can be used for designing better warning information for the enhancement of traffic safety.

  • The term 'well-being' which becomes a popular trend in various industries has been introduced in the housing market as well. This trend could be understood as an emerging trend rooted to customers' preference for apartment enabling residents to live comfortably and healthy in 2000s. The housing industry has attempted to meet customers' requirements by presenting' well-being apartments' emphasizing healthy and natural-friendly aspects. For instance, suppliers in the industry has adopted master plans and unit plans to support well-being residence. In addition, they introduced less-toxic-emission materials to interior However, it has been unknown that customers in the housing market also agree to well-being functions presented by suppliers and, if then, which aspects they consider mon important In order to answer questions stated above, a research to investigate perceptions of potential customers in Busan towards well-being apartments is designed and this paper is a summarized result. Based on the real-world investigations, the important functions or concepts relevant to well-being apartments perceived by customers are defined and suppliers' approach to meet these Is presented.

Residential Choice and Mobility of Korean Babyboomer after Retirement (한국 베이비붐세대의 은퇴 후 주거 선택과 이동 특성)

  • This paper is aimed to study on residential choice after retirement. For this reason, this study is analyzed in three aspects ; the factors of residential choice, preferred house types and scales, the characterization of residential mobility. This study reached several conclusions. Firstly, Korea baby boomers are likely to select their residence with different factors after retirement, and they are likely to choose their residence in the view of comfort and convenience. Secondly, apartment resident ratio is shown to be reduced after retirement, and the preference for the country houses and town houses is shown to be increased. Thirdly, the baby boomers don't reduce their residential scale in batches, while they are to show a different appearance depending on the retention scale of housing. Fourthly, The 62.4% of Korean baby boomers is to plan move their residences after retirement, 52.3% of movers, more than half of them, is to go to the different residential area. Fifth, it is analyzed that different variables are to influence on the local and regional of residential mobility of the baby boomers in Korea.

Fuzzy Hedonic Analysis of Airport Noise (공항 소음에 대한 퍼지 헤도닉 분석)

  • When measuring the value of environmental attributes of housing, the conventional Hedonic Pricing Method assumes market equilibrium. Thus each attribute is believed to be implicitly valued based on the market price. The revealed preference is the basic logic in this approach. However, if the participants in the housing market are not perfectly informed or feel vagueness regarding the attributes of the housing, the conventional Hedonic Pricing Approach could not provide relevant value of the attribute in question. A Fuzzy Regression Method is suggested to handle with the lack of information or preference uncertainty problem m the Hedonic Pricing Approach. In this paper, our main concern IS given to the fuzziness effect on the airport noise in the metropolitan areas of South Korea.
