A Study on the Development of the Cash-Flow Forecasting Model in Apartment Business factoring tn Housing Payment Collection Pattern and Payment Condition for Construction Expences (분양대금 납부패턴과 공사대금 지급방식 변화를 고려한 공동주택사업의 현금흐름 예측모델 개발에 관한 연구)

  • Since the financial crisis broke out, liquidity has become the critical issue in housing construction industry. In order to secure liquidity, it is prerequisite to precisely forecast cash flow. However, construction companies have failed to come up with a systematic process to manage and forecast cash flow. Until now, companies have solely relied on the prediction of profits and losses, which is carried out as they review business feasibility. To obtain more accurate cash flow forecast model, practical pattern of payments should be taken into account. In this theory, basic model that analyzes practical housing payment collection pattern resulting from prepayments and arrears is described. This model is to complement conventional cash flow forecast scheme in the phase of business feasibility review. Analysis result on final losses in cash that occur as a result of prepayment and arrears is considered in this model. Additionally, in the estimation of construction cost in the phase of business feasibility review, real construction prices instead of official prices are applied to enhance accuracy of cash outflow forecast. The proportion of payment made by a bill and changes in payment date caused by rescheduling of a bill are also factored in to estimate cash outflow. This model would contribute to achieving accurate cash flow forecast that better reflect real situation and to enhancing efficiency in capital management by giving a clear picture with regard to the demand and supply timing of capital.

  • Investors should understand and actively consider factors like location, future value, policies, pricing, market trends, and their income, as these elements can shift with changing local, social, economic, and policy environments. This study seeks to clarify the impact of investment factors on the performance and reinvestment intentions of Sejong City investors by surveying those who have invested in real estate. This study employs a structural equation model with confirmatory factor analysis, focusing on four aspects: value, economic and policy, psychological, and financial. We find that the investment value factor has the largest impact on investment performance, indicating that investors prioritize the investment value of real estate in Sejong City. In addition, factors increasing asset value and expected satisfaction were significant, indicating that real estate investment in Sejong City yields high returns and investor satisfaction. with a positive outlook for future reinvestment.

  • Solutions to improve collaborative energy-saving programs were developed as follow; First, the scoring for the selection of the programs between KEMCO and the NGOs' Energy Network needs to be adjusted. Second, solutions were proposed to diversify the network selected to participate in programs and to tighten the network among the participating citizens. Third, improving the compatibility with the targets that are set for the program and raising the program budget was proposed. Fourth, ideas to introduce the final evaluation guidelines for the programs by the network, to improve the convenience of the program procedures. Fifth, developing a manual to inspect energy-saving measures in households, counseling for at-home energy-saving behaviors, sharing search programs such as financial support and home repair, introducing a program energy-saving APPs.

  • High speed info-communications equipment are required with development of highly information-oriented society, the intelligent industrial facilities and social systems such as administrative, financial and traffic systems, are gradually becoming to automation, which are composed of the integrated circuits and micro-semiconductors, remote control and operation. Thus modern micro-electronic circuits can frequently be damaged by lightning surge. The protection of electronic circuits from lightning overvoltages is concentrated very interesting. In this paper, for the purpose of providing the effective protection method of electronic devices such micro-computers from lightning surges in a residential building, the protection effect of surge protective devices according to types of system groundings were experimentally analyzed. Also the effective installation method of surge protective devices was examined and proposed. The installation of SPDs in retrofits was a high remnant voltage across the protected device owing to the inductance in the long wires to the SPDs. Finally the method of installing the SPD by twisted pain wires is remarkably effective for fast rising transient overvoltages.

  • 한국은 2050년까지 주요 선진국 중에서 고령화가 가장 심각한 사회로 전환되게 될 것으로 예상된다. 기대여명의 증가와 저 출산은 고령화를 더욱 악화시키며, 이는 심각한 사회문제로 발전하게 될 것이다. 이와 같은 문제를 해결하기 위해 한국정부는 2008년에 도시지역에는 주택연금제도를 도입하였으며, 2011년에는 세계 최초로 농촌지역을 대상으로 농지연금제도를 도입하였다. 그렇지만 이와 같은 제도는 설계 당시부터 복지상품이라기 보다는 장기적으로 손실과 수익의 균형에 초점을 둔 금융상품으로 개발되어 실질적으로 노인들에게 크게 인기를 얻지 못하였다. 따라서 본 연구는 농지연금제도를 활성화시켜, 농촌노인들에게 보다 더 많은 혜택을 주기 위해 지역 토지시장을 감안하여 지역별 농지가격상승률을 예측하고 연금액을 산출하였다. 또, 지금까지 사용한 년 혹은 분기별 감정가 대신에 월별, 지역별 실거래 가격을 모형에 적용하여 지역토지시장, 고령화 수준 등 지역 여건에 부합하는 연금액을 산출하였다. 할인율자료도 가장 안정적인 3년 만기 국고채 수익률을 활용하여 미래농지가격을 예측하고, 이를 유동화하여 월 생활자금으로 지급되도록 하였다. 특히 농지규모가 가장 많고, 고령화 정도가 심각하여 농지연금의 잠재적 수요가 가장 높을 것으로 예상되는 경상북도와 전라남도를 사례지역으로 선정하고, 이를 전국평균과 비교하여 지역적인 차이도 함께 분석하였다. 이를 위해 농지가격 및 이자율 시계열 자료의 안정성을 검정하고, 장기농지가격을 예측하였다. 이를 활용하여 경북, 전남, 전국의 노인들의 월평균 지급액을 추정하였다. 분석결과 정책의 잠재적 수요가 가장 높은 두 지역이 가장 낮은 금액이 지급되는 것으로 추정되어 이는 또 다른 지역불균형을 초래할 수 있는 것으로 평가되었다.

  • In recent years, the domestic construction business is continuously stagnated caused by housing depression, global financial crisis etc. To overcome these difficulties, the construction companies should reinforce the internal marketing like the service business. However, it is not easy to conduct active internal marketing reinforcement since the companies do not directly receive customers under special situation like construction. Therefore, it is necessary to resolve the urgent issue by selecting order of priority among internal marketing factors. To address this issue, the objective of this study is to analyze the internal marking factors by using Analytic Hierarchy Process. As a result, the first and second factor represents the internal communication and working condition and environment respectively. The findings of this study will contribute to apply the internal marketing into construction industry.

  • 세계경제는 올 2분기 이후 완만한 회복세를 보이고 있다. 선진국 국가부채 문제가 점차 조정되고 있기 때문에 미국, 유로존 등 선진국이 주도하는 세계경기 상승흐름은 내년까지 이어질 전망이다. 다만 세계경기가 회복되는 속도는 빠르지 않을 것으로 예상된다. 미국 양적완화 축소로 국제금리가 오르고 신흥국 및 기업의 자금조달 여건이 악화될 전망이다. 신흥국 자금유출은 내년에도 이어지면서 금융시장 불안요인이 될 것이다. 중국도 투자조정이 지속되면서 전반적으로 개도국 경제의 활력이 과거 경기 회복기만큼 높지 못할 전망이다. 세계경제 성장률은 올해 3.1%에서 내년 3.4%.로 완만한 상승이 예상된다. 세계경제가 회복되면서 국내경기도 상승흐름을 보일 전망이다. 하반기중 정부수요는 줄어들 것이지만 민간부문의 활력이 높아지면서 올해 연간 2.8% 수준의 성장세를 기록할 것으로 전망된다. 수출이 주도하는 경기회복세는 내년까지 이어질 것으로 보인다. 수출증가로 미루어두었던 설비투자가 재개되고 가계소비도 올해보다 증가율이 높아질 전망이다. 다만 국내경기 역시 회복 속도는 빠르지 않을 것이다 선진국 적자 축소 노력으로 자국생산이 강조되면서 세계교역 증가세가 과거만큼 높지 못할 것이다. 금리상승에 따른 가계부채 부담 증가 고령층 소비성향 저하는 소비회복을 제약하는 요인이다. 올해 큰 폭으로 반등했던 건설투자도 정부의 주택공급 축소방안, SOC 예산 삭감 등으로 내년에는 다시 둔화될 전망이다. 내년 국내경제 성장률은 3.6%. 수준에 그칠 것으로 예상된다. 수요확대에 따른 인플레 압력이 커지겠지만 국제원자재 가격이 안정되면서 소비지물가는 2%대 중반 수준을 기록할 전망이다. 고용사정도 올해보다 완만하게 개선되는데 그칠 것으로 보인다. 금리는 지속적인 상승세를 보이면서 기업 자금조달 여건을 어렵게 할 것이다. 경상수지 흑자는 올해 650억달러 수준으로 사상최고치를 기록한 후 내년에도 400억달러를 넘어설 전망이다. 이에 따라 미국 양적완화 축소에도 불구하고 원화는 절상기조를 지속해 내년 원화환율은 평균 달러당 1,060원 수준을 기록할 것으로 예상된다. 다음은 LG경제연구원에서 발표한 "2014년 국내외 경제전망"의 주요 내용을 정리한 것이다.

Racial/Ethnic Residential Segregation : A Case Study of Asian Immigrants in Chicago illinois PMSA (인종.민족별 거주지 분화 이론에 대한 고찰과 평가 -미국 시카고 아시아인을 사례로-)

  • Residential segregation is often considered to be one of the social problems that intensify urban inequality This study reviews three different frameworks about the causes of residential segregation and tests their validity in the real world. The review focuses on racial/ethnic residential segregation in U.S. cities since it has been blamed for persistent socio-economic gap among racial/ethnic groups. The three different segregation frameworks include 'spatial assimilation' that attributes segregation to low degree of assimilation and acculturation, 'place stratification' to discriminatory practices in the housing and mortgage markets such as steering, blockbusting, and redlining, and 'resurgent ethnicity' to racial/ethnic preference in residential choice, particularly in-group attraction. As an effort to test their validity, the paper examined residential pattern changes of the four major Asian nationality groups through 1990s and found that their residences got decentralized but re-cluster in some selected suburbs. This supports 'resurgent ethnicity' largely and 'spatial assimilation' only partly.

  • Builders in Korea are facing significant challenges in the midst of deteriorating market conditions resulting from recent financial crunch and slumping housing sales, etc. To address such changes in management landscape, enterprise organizations need to build an efficient corporate management organization than can ensure prompt and flexible response to changes in surroundings. However, most of them base their management organization on business type and volume due to insufficient understanding and analysis of organization. Top 30 construction companies in Korea have their own management organizations and business structures let alone different competitive edges and challenges. Therefore, this paper attempts to examine the current status of management and organization of construction companies to understand their operational achievements and organizational features in and effort to develop an efficient management strategy and provide inputs contributory to establishment of corporate management organization.

A Study on the Establishment of a Collaboration Relationship between Prime and Subcontractors in Korean Construction Industry - Focused on the Gangwon Area - (건설업 원.하청 기업간 협력관계 구축에 관한 연구 -강원지역을 중심으로-)

  • Recently, a size of the domestic construction industry Has been reduced rapidly, and its economic slump Has been continued with the government real estate stabilization and tax policies. Moreover, as the reconstruction of apartments that has been added high value to the construction companies has been on the stake of high risk with delays of reconstruction start and finance restriction policies, an uncertainty of the construction markets and the competitions between the construction companies has been increased. At this point, the establishment of a collaboration relationship between construction companies has been recognized as one of the methodologies to respond actively on these uncertainties and fierce competitions. A collaboration relationship between construction companies is based on the balanced cooperation relationship for surviving together, and should be maintained on the complement and specialized collaboration between big, middle and small contractors. This paper propose a model of practical collaboration relationship to cooperate together between prime and subcontractors in Korean construction companies based on the analysis of questionnaires to the collaboration status between general and subcontractors in the Gangwon area.
