  • 본 방배동 주거복합빌딩 신축공사는 서초구 방배본동에 위치하고 있으며 이곳에서는 아파트 4개동 222세대와 오피스텔 61세대의 주거 및 부대시설로는 지하 주민생활시설, 근린생활시설이 신축되며 옥외 대지부분은 중앙광장과 공개공지, 분수대 설치 등으로 입주민뿐 아니라 지역주민과의 휴게공간으로 제공된다. 또한 지상25층 높이 약81M로서 이수교차로변에 위치하여 4통 발달의 교통요지에서 LANDMARK적인 건물로 자리잡게 될 것이다.(중략)

  • This study focuses on the planning and actual use of the transitional spaces in the residential-commercial mixed-use buildings. The range of case study include from the year of 1960's to 2000. Through the case study and field survey, we can extract the elements of the transitional space and the problems of Mixed-Use building from the viewpoint of transitional space. According to the field survey, most of the residential-commercial mixed-use buildings contain the transitional space to some degree, but there need to be a more active planning method to secure the residential factors and for this reason, the application of the transitional space must be emphasized at a higher level.

  • A purpose of this research is to suggest a housing planning on a high-rise apartment by searching a residence lifestyle based on a trend. In this rapid changing age, this will be a based data for regulating the future social housing lifestyle by understanding a whole of social fields. In addition, residence who will be lived in a high-rise apartment will be likely to get a better life environment. By researching a trend with politics, social culture, economy, scientific technique from 1970 to 2008, it is came out the most important three trend is feminism, naturalism and digital. And these three main trend continuously affect people‘ lifestyle. The flow of trend, lifestyle and the complex apartment has been related each other. There are relation between housing flow and trend. This researching data can be used for the future high-rise apartment market introducing trend and lifestyle concept.

  • Recently residential-commercial buildings are being built more like residential-oriented apartments and also as deluxe residential houses targeting at the high-income bracket that is seeking for high Qualify of life. The important factors to provide a pleasant environment for residential-commercial buildings are both common space shared by occupants and the quality of service and the conveniences. These have already become prominent as important factors when choosing a residence. This research manipulates the characteristics of commonly shared space, being an important factor of amenity, in the residential-commercial buildings recently built for sale so that a reference to planning of common space in residential-commercial buildings can be provided for the future.

  • Regarding the change of life-style, dining and kitchen space has been considered to be more important than before in many ways. At this point of time, it is very significant to understand the trend of the recently planned dining and kitchen space. Thus the purpose of this study is to analyze the dining and kitchen space in the unit of the complex buildings. It is believed that the accumulated data will be the basic information to develop more efficient and convenient dining and kitchen space in future.

  • Recently, amount of High-Rise Mixed-use Building is Increasing based on Preference of comfortable residence and good view. Government policies were turned to prefer about High-Rise Mixed-use Building because of decreased real estate Condition. But these changes have revealed that it has many maintenance problems for example- efficiency, economic, environmental problems. This paper suggests that the Database System based on various alternatives and real case. And it will be a tool in the scientific decision and value analysis from the facility management to make optimized decision.

주상복합건축물의 심의평가에 관한 연구 -서울시 건축(1)심의를 중심으로 - (A Study on the Architectural Evaluation for the Commercial-Residential Complex - Focused on the Seoul Building Design Review -)

  • In this Study, it was investigated what the critical elements of the Architectural Review by the Seoul Building Design Committee were. The critical elements selected by the members of committee were systematically analyzed. They were based on the 169 cases reviewed by the Building Design Committee. The committee consists of Professors, famous architects, architectural experts and official members. Thus, the critical elements selected by the committee can be regarded as the important criteria for the forthcoming architectural reviewing process. The critical elements selected by 960 members of the committee were classified by the frequency. The results in this study showed that the critical elements were ordered as follows: (1)floor plan, (2)landscape gardening, (3)form, (4)open space, (5)structure, (6)plan for preventing disasters, (7)circulation for men and cars, (8)facilities, (9)parking, (10)revision of drawings and documents. These criteria of the architectural evaluation established by the Seoul Building Design Committee can be applied to the fundamental preparation of the architectural review.

초고층 주상복합아파트 커뮤니티시설의 공간실태 및 평가에 관한 연구 (A Space Usage and User Evaluation of Community Facility in High rise Mixed-use Apartment)

  • The objective of this study is to analyze the space usage and user evaluation of community facility in High rise Mixed-use Apartment. This study was conducted case study and questionnaire survey. Four High rise Mixed-use Apartments built since 2000 were chosen for case study and 166 residents were collected for questionnaire survey. The frequency, percentage, mean, t-test and F-test were executed through SPSS for Win 12.0 statistics package program. The types of community facilities of High rise Mixed-use Apartments were consisted of sports, child care/study, information sharing, leisure/cultural facilities. The usage percentage of community facilities increased since the residents have moved to their current residence of High rise Mixed-use Apartments from their previous residence. The most satisfactory facility was sports facilities. The satisfaction of community facilities showed high in general. The satisfaction of community facilities was significant with gender and age.

  • 국내 시스템에어컨 시장은 신도시 형성과 주상복합건물 및 중대형 아파트의 전실공조 필요성이 증대하고 빌딩 리노베이션 등 지속적인 건설시장 성장에 따라 수요가 급격히 증가해 왔으며, 중대형 공조설비를 대체할 차세대 공조시스템으로 시장에서 평가받고 있으며, 상업용 공조시장에서 차지하는 비율도 점차 증가하고 있다. 이런 결과 지난해 3,000∼3,500억 원대의 시장 규모는 올해 4,500∼5,000억 원대로 성장이 예상되면, 매년 30% 이상의 지속적인 시장확대가 예측되며, 도입초기에 주상복합, 아파트, 교단, 병원, 중소형 빌딩 등에 한정되었던 시장은 최근에는 중대형 빌딩용 멀티 에어컨의 수요가 꾸준히 늘어나고 있으며 선진시장인 일본에서 중앙공조 및 멀티에어컨의 장점만을 이용한 혼합 공조시스템이 90년대부터 적용되어져 왔으며, 현재에는 대형오피스 빌딩의 경우에도 공조방식이 시스템에어컨 및 혼합공조가 증가하는 추세이다.
