본 연구는 고급화$.$대형화 경향을 보이면서 인근지역에 집적하고 있는 서울시 주상복합건물을 대상으로 '새로운 유형의 주택'에 의해 형성되고 있는 새로운 '주거지역'이라는 관점에서 이들의 주거특성을 살펴보고자 하였다. 주상복합건물 집적지역의 주거특성이 분화된 주거지역적 성격을 나타내고 있는지, 그리고 이들 지역은 도시공간구조적 계층성과 관련하여 볼 때 지역별로 차별적 성격을 보이는지를 분석하여 주거지역 이해에 있어 주택 및 지역성과의 관련성을 파악하고자 하였다. 연구 결과 주상복합건물 거주민들은 소득, 학력, 직업 등 사회ㆍ경제적 특성에 있어 주변 주거지역과 차별적 성향을 나타내고 있으며. 이러한 내부적 동질성이 주상복합 주거지역 간에는 입지에 따라 차별성이 존재함을 알 수 있었다. 이것은 주택의 선택에 있어 사회, 계층적 요소는 중요한 설명요인이지만, 주거지 선택에 있어 주변 지역의 성격은 중요한 요소임을 짐작하게 하는 부분이다. 결국 특정 유형의 주택이지만 어느 지역에 입지하느냐에 따라 주거 입지의 선택과정은 달라질 수 있고, 그 결과 주거지의 성격이 달라진다는 결론을 내릴 수 있다.

아파트 안전의 핵심적인 요소인 발코니 확장의 합법화로 인해 화재발생시 위협요인이 증가하고 있다. 아파트 발코니는 화재 방지와 유사시 대피공간으로의 역할 뿐만 아니라 상층으로의 연소 확대를 지연시켜주는 매우 중요한 공간이다. 따라서 생활의 편의성과 미적 쾌적함만을 중시하기 보다는 안전한 주거공간의 확보와 이에 상응하는 안전시설의 설치에도 세심한 주의를 기울여야 할 때이다.

The purpose of study is to suggest the data on what residential choice elements have to be considered to be important when the apartments are planed in middle size cities. This study analyzed the environmental characteristics of Cheong-Ju city and compared the priority of residential choice elements by using AHP(Analytic Hierarchy Process). The results of analysis are as follows. 1) The rate of housing supply in Cheong-Ju city is low at $80.2\%$ and concentrated on small sized apartments. Furthermore, the educational and traffic facilities are very insufficient. 2) While residential choice in Cheong-Ju is heavily characterized by educational surroundings, it is less affected by economic aspects such as housing prices and the value of investments and accessibility to public transportations, distance to working places. 3) It is affected by residents' general characteristics like as sex, age, life cycle, education level, properties, home ownership, number of room and type of house they want. In conclusion, the middle size cities like Cheong-Ju need the large scale residential plans connected with educational considerations, focused on improvement in quality and outdoor space. In addition, it is recommended to make plans to satisfy the diverse needs of consumers.

This study is lately stand on the basis of the importance for global warming and environment and accept changes of the paradigm of the 21st century. also it is to start architecturial access that suggest to solutions about environment, energy and health problems in high-rise residential architecture that lately the importance for global warming and environment. Spacially since 1990, high-rise residential architecture has developed into increase rapidly, and nowdays, this has become one of the new residence type. but this have diverse problems. For this reason, this building faced neccessary to improve living space and obtain to eco-friendiness and sustainability. Therefore, this study is focused to environment-friendly architectural certification in Korea and other countries, aims to suggest planning and technical elements from this system. Through 11 cases of high-rise residential architecture certified sustainable certification system, this study drew out tendency and charateristics of main strategy elements. These analysis will express informations of current level and also suggest to direction for improvement in quality of high-rise residence.

Recently, as people have more interest in health, and some change takes place in their lifestyles, a demand for environment-friendly residential space is also increasing. Research on the introduction of natural elements is mostly conducted for humans to pursue a more pleasant and comfortable life in residential space since it has one of the closest relation with humans. Therefore, it is such an important assignment at present when environmental problems are considered significant. Based on such a necessity, this study analyzed the introduction types and characteristics of natural elements in residential space by considering essential and psychological aspects more than previous researches on residential space with practical and functional aspects. As natural elements, this study put limits on plants and water that are used a lot in the interior space, and by dividing introduction types into recomposition of courtyard space, spatial partition and decorative elements, this study carried out a case analysis of residential space structures recently completed in Japan. As a basic research on space planning that is desperately required by change in the residential life paradigm and on the basis of understanding about nature, it is expected that the results of this study will be used as design basic data useful when establishing plans of introducing natural elements for residential space in the future.

The purpose of this study was to grasp major elements and actual condition of apartment unit remodeling by in-depth interviews on residents and specialists. The interviews had been conducted to interior designers who have a wide experience of apartment remodeling and residents who live in recently remodeled apartment unit. In-depth interview is a kind of qualitative method in which attention to reply of responses with open-access between interviewer and respondents. According to the results, remodeling elements were generally changing of lighting fixtures and finishing materials in the all spaces, integration of balcony into children's room, installation of furniture in kitchen and entrance, changing storage furnitures and equipments in bathroom. Artificial lighting method were selected generally whole lighting. Finishing materials were used ordinary (non environmentally-friendly) wallpaper and adhesion and tempered floor. There were unsatisfied factors after remodeling, these were dissatisfaction of design, construction defects, and stink of reflecting 'sick house'. Also they responded that they should be considering to use environmentally-friendly material at next remodeling.

주거환경은 거주자의 독특한 특성에 영향을 받는 물리적인 측면뿐만 아니라 사회적, 경제적, 문화적 등 많은 환경적 요소들과 밀접하게 관련되어 있다. 본 연구는 주거선택속성의 이론을 바탕으로 서초구의 이미지와 지각된 가치를 매개로 애호도에 미치는 영향을 규명하고, 경험적으로 주거환경의 선택속성이 애호도와의 관계에서 이미지와 지각된 가치의 매개효과를 분석하고자 한다. 분석방법은 설문지를 배포하여 SPSS 통계 프로그램을 사용하여 분석하였으며, 그 결과는 다음과 같다. 주거선택속성은 지역 명성, 녹색환경, 편리성, 부동산 가치, 안전성, 주택상태의 6개 요인으로 나타났으며, 분석결과 주거선택속성은 애호도에 정적인 영향을 미치는 것으로 나타났다. 둘째, 매개효과를 검증하기 위해 3단계 회귀분석을 사용한 결과 이미지와 지각된 가치는 정적인 영향을 미침으로서 매개효과가 규명되었다. 이러한 결과는 서초구의 애호도를 증가시키기 위해서는 물리적인 환경요소뿐만 아니라 이미지와 지각된 가치를 관리하는 것이 필요하다.

노지는 인류가 불을 사용했다는 직접적인 증거물로서, 노시설은 난방, 취사, 그리고 조명 등 다양한 기능을 가지고 있다. 노시설은 주거내부의 가장 중요한 시설물로 신석기시대의 수혈 주거지에 본격적으로 채용된다. 수혈주거지는 그 전통과 구조적인 속성이 큰 변화없이 삼국시대까지 지속되면서도 노시설과 유기적인 관계를 가지면서 세부구조에서 점진적인 변화발전상을 띠게 된다. 노시설의 유형은 공간적인 위치에 따라 내부노, 외부노, 야외노, 이동노로 구분할 수 있으며, 축조재료 및 구조적인 특징에 따라 다양한 형식으로 분류할 수 있다. 이들 노시설중 원삼국시대에 보편적으로 채용되는 부뚜막식은 취사에서 터널식은 난방에서 획기적인 발전단계를 상정할 수 있으며, 주거지의 구조 및 내부공간 이용의 다양한 변화를 초래하게 된다. 노시설과 함께 주거지의 평면, 규모, 수혈깊이, 상면처리, 벽처리 등 다양한 구조적인 요소들은 노시설의 기능을 극대화시키면서 시간이 경과하면서 변화${\cdot}$발전한다. 내부노는 위치와 배치형태, 그리고 주요 노시설의 채용여부에 따라 다섯가지의 배치유형$(I\~V)$를 띠며, 대체로 I형에서 V형으로 변화상이 확인된다. 이를 통하여 당시 주거공간의 이용형태 및 사회적인 측면도 검토할 수 있음을 확인하였다.

본 논문에서는 공공데이터를 이용한 개인 맞춤형 부동산 추천 방식을 제안한다. 이 추천 서비스는 기존의 가격 중심의 부동산 추천 방식이 아닌 개인이 원하는 요소 통해 부동산을 추천함으로써 사용자의 만족도를 높인다. 이 모델은 사용자가 실거주를 목적으로 하는 부동산 매물을 탐색하고자 할 때 거래 유형, 매물 유형, 가격 정보 뿐만 아니라 사용자가 자신의 주거지 근처에 형성되어 있길 원하는 편의 시설이나 기반시설, 치안 등의 환경 요소를 선택할 수 있도록 하고 선택된 요소들을 통합적으로 분석하여 주거지를 추천한다. 본 논문에서는 직접 구현한 서비스를 통해서 제안하는 새로운 맞춤형 부동산 추천 모델이 기존의 가격 중심의 부동산 추천 서비스보다 편의성 면에서 우수함을 보인다.
