Preferences and norms for multi-family dwellings of Korean households (집합주거 선호 및 규범에 관한 연구)

  • 주택부족 문제의 효율적 해결방안의 하나로 보급되기 시작한 아파트는 다양한 문제의 표출에도 불구하고 '좁은 땅에 많은 주택 공급'이라는 한국 현실에 가장 적합한 주거유형으로 정착되고 있다. 본 연구는 아파트를 비롯한 여러 유형의 집합주거가 어떤 계층의 가족에 의해 선호되고, 나아가 이상적인 주거유형 규범으로 인식되고 있는지 규명하기 위한 것이다. 모델에 포함된 변인중 가장의 연령과 학력은 현재 거주하는 주거유형 및 집합주거 선호에 유의적인 영향을 미치는 것으로 나타났다. 또한 현재 집합주거에 거주하는 가정일수록 높은 집합주거 선호를 보였다. 집합주거 규범에 관한 분석에서는 집합주거 선호 변인만 유의적인 영향을 주어, 집합주거를 선호하는 가정일수록 이를 한국 사회의 주거유형규범으로 생각하는 경향이 많은 것으로 해석할 수 있다.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Seoul metropolitan area households. The main results of this study are as follows. Firstly, residential location factors most preferred by Seoul metropolitan area households are accessibility of public transportation, followed by security and living environment. Therefore, we can see Seoul metropolitan area households prefer amenity and quality of life as residential location factors. Secondly, according to the results of AHP by age and household income, the residential location factors Seoul metropolitan area households prefer are different by age and household income. Thirdly, according to the results of comparative analysis between the case of Seoul metropolitan area and Daegu Gyeongbuk households, Seoul metropolitan area households more prefer safety and quality of life, on the other hand, Daegu Gyeongbuk households more prefer investment value of housing.

  • Regarding the developmental plans for the coastal areas and marine architectures, this study deal with the overall planning of apartment complexes in waterfront areas, focusing upon the analysis of their comfort and convenience factors from the perspective of the potential residence. It also analysis the intra-complex comfort and satisfaction conditions in terms of their floor-by-floor, directional. and location factors. The results of the study are as follows: 1) The order of respondents' preference on directional factor has been found to be: South > Southeast > Southwest > East > others. 2) 67% of the people surveyed on scenery responded that outward view is considered more significant than the directional factor. 3) A comprehensive analysis of floor zone-specific view preference shared that there were only minor differences among quay wall, arc, and river-seashore types. The impact of the characteristics of the marine environments turned out to be a greater point of consideration; showing that the other of floor-preference is: high-level > ultra-high level > middle level > low level.

  • This research examined the relation between personal history of residential moves and psychological independence. In particular, this research tested how actual self-importance (vis-a-vis perceived social importance) of values (Study 1) and preference for uniqueness (Study 2) would vary as a function of past experience of moving. The results showed that personal history of residential moves was positively linked to actual self-importance of individualistic values and perceived social importance of collectivistic values. In addition, the results demonstrated that individuals with frequent residential moves generally showed a greater liking for uniqueness. The implications of these results for the direction of causation between residential mobility and psychological independence are discussed and suggestions for future research are made.

  • The purpose of this paper is to analyze the residential location preference factors by households' characteristics in the case of Daegu Gyeongbuk households. Under this research purpose, firstly, questionnaire survey of Daegu Gyeongbuk was done, and nextly, AHP(Analytic Hierachy Process) with questionnaire survey results was analyzed. The main results of this study are as follows. Firstly, residential location factors most preferred by Daegu Gyeongbuk households is capital gain, followed by living environment, accessibility of public transportation, accessibility of private car traffic and security. Therefore, we can see Daegu Gyeongbuk households prefer investment value and living amenity together as residential location factors. Secondly, according to the results of AHP by age, below 30th prefer accessibility factors, 40th prefer capital gain and school district factors, and above 50th prefer living environment, natural environment and security factors, relatively. Thirdly, according to the results of AHP by household income, low income households prefer living environment and accessibility factors, middle income households prefer capital gain and accessibility factors, and high income households prefer security, accessibility of private car traffic and view/sunlight factors, relatively.

  • This paper aims at, analyzing the characteristics of immigration path, residential status and residential location preference of Korean immigrants in Washington State of United State. The main results of this study are as follows. Firstly, according to the questionnaire survey results, respondents tend to prefer own housing as their incomes are higher. Secondly, Location factors which respondents most prefer are safety, natural environment and school district. Thirdly, household income influences the housing ownership rate of respondents, according to the result of binomial logistic regression analysis on the impact of individual characteristics of the respondents on the housing ownership structure. Finally, according to the results of logistic regression analysis on the impact of individual characteristics and housing ownership structure of the respondents on the residential location preferences, (1) respondents who own housings more prefer school district as residential location factor, (2) respondents their age are over 40 years old prefer safety/amenity as residential location factor, (3) respondents their immigration period are more than 10 years prefer safety/amenity as residential location factor, (4) respondents their initial immigration region are not Washington state prefer safety/amenity as residential location factor.

  • The purpose of this study is to analyze about perception and preference degree of resident's for environmental moulding. We will find factors effected to utilization of residents. So we should extract characteristics in the way of an association factors. The analysis result of this study is as follows: First, We could know that they consider form and establishment position to be the most important factors a using environment moulding in a housing complex. Second, it is high that preference degree at environmental moulding of figurative shape located in front of main entrance harmonized with gardening. Third, it is high that preference degree at environmental moulding of abstract shape located in front of a pray ground. Finally, environment moulding of mixing form appeared highest preference degree at parking lot entrance location. As valued result of this thesis, the result of environment moulding and surrounding as harmony form is going to utilize to basic to establish in a housing complex. furthermore, This research increase dwelling peoples' satisfaction as well as arrangement of environmental moulding and is expected that is going to give affirmative effect that can enhance quality of a housing complex.
